Is the void in the ceilings purely because there are so many bathrooms and waste pipes, you can't run them externally as it's terraced so you have to run them through the ceilings?

Yes we use bridging finance for all out HMO developments. Sometimes use Dev finance too so the lender funds the build. On completion of works refinance onto a HMO mortgage with commercial valuation

Great insight, I invest in properties. In the north west, just standard BTL’s an flips, but as you no normally btl dont stack up in this climate ,,. Is Hmo the way forward 🫤

In the room kitchens I take its stove and sink in all? Then tennant can add fridge dishwasher etc
In some cases we provide a small kitchenette so a cupboard and under counter fridge. We don’t do hobs / sinks unless the room is like 15sqm plus

All depends if you have to carry out an extension or not but usually 7 bed around £135k, 8 bed around £150k

The property is massive whats the total m2 .?
In the video we go around 3 developments, but in general we also look to buy houses circa 150-160 sqm+ to create 7 Beds plus!
