  • ADHI Corporate unveil Affordable and Green-Certified Homes at Bwiza Riverside Development
    Kigali, 11 February 2022 - ADHI Corporate, in partnership with the Government of Rwanda, unveiled the new Bwiza Riverside Community project at a ceremony presided over by His Excellency President Paul Kagame.
    The Bwiza Riverside affordable homes project, was designed primarily with first-time homeowners in mind. Qualifying buyers will choose from four distinct affordable home sizes and styles.
    The unique construction method used in building ADHI homes consists largely of a patented system of light steel frames combined with lightweight concrete and other innovative elements to create green-certified homes.
    The method results in 53% on-site energy savings and future cost savings for homeowners. Furthermore, Bwiza Riverside will use green infrastructure to develop a sustainable community with a low carbon footprint.
    The government of Rwanda aims to create 150,000 new dwellings annually to meet the projected demand of 5.5 million dwellings by 2050. Through initiatives like the affordable housing program, the government seeks to address low and middle-income communities’

    I'm commenting from Washington State. USA. And our government isn't doing much to help its people. Homelessness and social issues abound. Our streets aren't as clean as yours. I love what Rwanda has done for it's people and environment. I look forward to visiting ...maybe living there.

      Same via the UK. High crime, unemployment and homelessness creates a dysfunctional society. I respect Pres Kagame for what he has done with the country. Puts other countries to shame esp with its history. Looking forward to visiting 2024.

    What a pleasant and worthwhile 50 minutes. A great way to start the weekend by enjoying this informative and interesting video.
    Where do I start...
    - Firstly, Well done to the Rwandan authorities for having the vision and conviction for such a project. I really hope that it’s a big success and I'm sure it will.
    - Cute is a perfect word to describe these properties. They are all so... well cute ! I agree with Gracey D and her companion, these properties are very well designed and finished. It’s great to see that they cater for different budgets and requirements but do not cut corners on quality from what I could see. I love the bathroom tile’s, they are so vibrant. Of course, the entry level house has a small kitchen, small living area and overall small rooms, but the asking price is also small. There is a need for this kind of high quality homes at an affordable price. The fact that the offerings are graduated is great, a great range of houses for different budgets.
    - The last house (106,600,000 RWF) is exceptional. That’s just 91.5K EUROs. I hope that these properties are indeed purchased by Rwandan's. You mentioned the Diaspora, to be honest I don’t think that this is the market that the Government would like to see acquiring these homes. My concern would be that the locals would be priced out of the market if non-Rwandans started buying them up. Getting Rwandan citizenship first which is possible.
    - I loved Gracey D’s genuine response when entering each of the houses. You could tell that she was blown away by them. That is evidence enough for me of the “Wow factor”.
    Thanks for sharing folks, well done on highlighting these kind of positive and progressive initiatives in Rwanda.

      On the project it's just mind blowing for me seeing that as Africa,we are getting somewhere, it's going to start with one country to another and I can't wait to see what the future holds for Africa.....

      @@graceyd Your positivity is refreshing. And yes, I agree you should be very proud of the wonderful things that Rwanda (and Africa) is doing.
      Actually, there was one other observation that I meant to share. Interest rates of 11% and 13% are crippling. I understand why they are so high but access to affordable credit makes it very hard for local "normal" Africans on modest incomes to afford to buy their own homes. Interest rates are going up around the world but I've just taken a quick look and as a first time buyer you could borrow at 2.85% to 3.15% in my country. If somehow the governments could work with international banks and national commercial banks so that the cost of borrowing wasn't so high, I think it would really stimulate the market. Which would help everyone, the developers, the land owners, the people. The banks don't need to make those kind of rates, they are greedy.

      Banks mortgages aren't always the best option,but people lack other options.....
      Loans the same, you take loan from a bank but the interest rate is very high,they need someone who is making enough profit and that would be people with different business to a point the loan can pay itself back and make the equivalent profit to the business,otherwise taking loans for the middle class and employed people is kinda wasting your future.....cause you never stop once you start it.....

      @@graceyd The Rwandan banks have to borrow on the international money markets so that they can lend this money to customers. And unfortunately Rwanda's credit rating is quite low (check out Fitch, S&P or Moodys) so they pay high rates of interest to gain access to these funds. And then they have to pass it on to their customers. I would love to see the Rwandan government (and other African countries) lobby the international community to give them credit lines at a more attractive rate, so that they can pass on these funds to the people. Who will invest and spend this money in the local economies, every new house that is purchased by someone generates so much money into the local economy. In the short term (during construction) but also in the long term as home owners earn and spend money on their homes. Affordable access to finance needs to improve or what you will see is the rich getting richer and the poor getting poorer. I know its not a fair and equitable world 😞 For example someone in Europe who owns a modest property valued at say 200K EUROs which in most EU countries is a very modest property, could release equity from it at a cost of 3 or 4%, and invest that money in Rwandan property getting returns of over 10%. Rwandans who want to compete have to make more than 11% or 13% for it to make sense for them. I suppose what I'm trying to say is that unless the Government manages to make borrowing cheaper for locals, they will always be at a diss-advantage and be priced out of the market. These things are to my advantage at the moment as a European but that's not to say that I like it or agree with it. I'd prefer to see young (and not so young!) Rwandan families being able to afford to purchase these amazing houses and raise their families in the area. Everything about this project is admirable, I just hope that it delivers what its trying to do. Real people building a community.
