Romanian Off Grid Cabin Progress

  • This is the plan, please read on......
    We're building a community with a number of cabins, the project is structured like a traditional off-plan but with the ability to transfer contracts at a nominal admin cost, also the cost of entry will be tiny compared with a typical off-plan as the project is more about community building and less about profit.
    Since I've lived in Romania for 20+ years and I know the property business what comes easy to me I'm sharing to help others while at the same time building a small community that I will be part of.
    The cabin in the video is now for sale with a plot of land, if this cabin or the project interests you and you'd like more details please contact me by requesting more information in the comments.
    I'm particularly interested in solving the following issues that I believe many are feeling at the moment, these are:
    To provide an alternative to mortgages, in my mind mortgages are a kind of bonded labor where you're effectively forced to work non-stop or you lose your (or worse your family's) shelter. I've personally benefited greatly from having time to think things over, sometimes for months before acting, this has lead to very good decisions but that's impossible if you don't have time to even think because you're in the mortgage trap.
    To provide very cheap security so if residents hit hard times they can leave to earn money and not worry about their investment not being secure.
    To build a community of like minded people who place trust and their word above everything else as things were not so long ago in England.
    To be off grid in terms of income, food and education by incorporating technology not shunning it.
    To create make it all open source so the model can be copied anywhere.

    That little oven is a literal "godsend".
    Romanians have been cooking in ovens similar to that for centuries.
    Lots of places around the country were the old folk still know how to cook and bake wonderful recipes - anything from bread to "sarmale" to "plăcinta cu brânza".

    Such an interesting project!
    I'm a Romanian living in the UK and I am thinking of coming back home.
    I wanted to know where are you located? I'm interested in getting the project details, would love to build this with my dad on the land we own in Romania. Through what my dad is telling me, builders are quite unreliable so I'm very interested in taking on a project that we can do ourselves!

    Leave the tiny door at the bottom open at a 20-30 angle.
    That's the main area that the air comes in. The idea is to allow the air to come in under the fire, with smoke flowing up into the terracotta structure and the chimney.

      It's pretty good that ceramic heater. There are much better quality hand built ones you can find however. Simple and efficient technology. :)

      Nigel is correct. Every Romanian cringes if you fully close the main door, not enough air flow. Good luck!

    The idea to build a community is great for foreigners intending to relocate in remote rural Romania, there are already some small scattered communities in the isolated mountain villages of Hunedoara county. However keep in mind that the very idea of a community of "wealthy western foreigners" automatically trigger an significant increase in the prices (land, houses). Stay first in one place for at least 1 solid year, know the locals and the surroundings to see if you can mingle with the local environment.

      Our initial sites are in the area I live in and with friends of mine that can supply land so I'm not too concerned about that. There are many ways to buy land without triggering the dreaded foreigner tax :)

    Now that uk is not in EU, I assume that there are some administrative hoops to jump through to live in Romania ?

      Nothing complex, your number one issue will be income, if you have an online income and can work remotely you're laughing

    Would interesting to know how easy or difficult it is to obtain a 'building license' for a brand new cabin from the local council?

      Depends on the classification of land, it's simple by typical western standards and land is cheap.

    How much approximately would a totally finished cabin cost?
    How much per month for security, water, sewers, 🔌 and WiFi?

      Here are your questions with my answers (assuming you're not already a DIY guy):
      Do you plan to offer a finished cabin or it would be a piece of land and materials to DIY?
      Either, the whole point is you can do as much or as little as you want, getting the main structure straight and measured up properly requires some skill and experience but many of the finishing jobs like the plumbing can be taught along with learning from endless high quality UA-cam content, all you really need if you do want to do some of the work yourself is to be pointed at the best materials, tools and information/videos. I can suggest the easier things to start with so you build confidence, it's really just about doing rather that overthinking it, you might surprise yourself. :)
      There's lots of noise and scammers out there and only honest people with real experience can teach this stuff properly. Some jobs are time consuming but simple, you can save a fair bit by doing these things yourself, also if your day job is an office job even building a little bit of your own house can be highly rewarding, especially if you have kids, it's very nice to have a hand in building your family home.
      I want to emphasize that we're totally transparent, that's the whole point, to help people get on the "housing ladder" in a new and novel way. Something you own from the start that is exactly as described.
      How much approximately would a totally finished cabin cost?
      Simple answer $10k for something comfortable and ready to live in. $15k for something with higher quality finishing, more windows etc. Solar power for example can cost $1000s but also that's something there's significant economies of scale on as with many aspects of building a community.
      How much per month for security
      That will get much cheaper the more people we get on board but I'm thinking $10 a month, something like that. All you really need is one person around at any time so once you have a few members that's pretty easy.

      sewers
      septic tank
      🔌 and WiFi?
      fiber on the street at this location, 4g on a proper antenna will get you 30mb down/upload

      Are you quoting that $10-15K in USD, Euro, or another currency?
      Could you build something considerably larger like a family home with a basement or detached cellar for storing food? A Pivniță
      Really hoping to be able to relocate to Eastern Europe or Latin America 2024-2025, buy land & home then create a permaculture food forest.

I'm very interested in the food forest idea and have two locations immediately available that are ideal for such a project. If you wanted to join us that's something we'd like to do too. The $10-15k was in US dollars.

      @@randomromania I think no matter how DIY guy someone might be, coming to another country and starting or even finishing building something is utopia.
      Investing 15K and coming to live to your house which is already 100% built may work out. The main question, if such cabin fully equipped including even forks and spoons would cost 15K together with your interest? Or would it be more than $15K?
      How much does electricity in Romania cost now?

      $15k is a basic house, this is a guide price, all is negotiable, it depends on what you bring to the project too
      Last month I paid $200 US for 700 KWH but I have solar too

      That one came from Dedeman but in hindsight there are better local manufacturers
