Remarks: Developer 100% paid. 2. So now, I’m paying the Bank for the Home Loan with monthly amortization. Let’s say, nahulugan ko na si Bank ng 1.5M. So, in total may 2Million na akong nailabas from my pocket. Tapos balak ko siyang ibenta na walang profit. 3. Provided na assumable yung Loan ko, ibig bang sabihin pwede kong singilin si Buyer ng 2Million and itutuloy nya yung Loan ko? 4. Or 500k lang ang sisingilin ko kay Buyer then si Bank ang magbabalik nung 1.5M na nahulog ko? Then si Buyer na magtuloy nung Loan? 5. No. 4 Hindi na po ibabalik ni bank ang P 1.5 million with deductions not unless ipapa-foreclose niyo. Siyempre, lugi ka po rito. No. 5 refer to no. 4 answer plus kapag nag-home loan po ang malaking bahagi ng binayad ay sa interest napupunta. No. 6 It won’t be too much for the buyer if he has the financial capacity to pay and he sees your unit as valuable. Wow LA! That makes me miss In-n-out. Anyway, if you’re a real estate investor, what you should be focusing on is condo flipping or leasing and not condo pasalo. You don’t earn from condo pasalo po since this for those who can’t continue paying for the condominium they are about to purchase or they have already purchased.

Hi, sir/ ma’m, thank you so much for watching my videos. Yes, I’ll definitely make a video regarding it sometime in the future po. But just to give you a brief answer, foreclosed properties may not be necessarily cheaper. When a foreclosed property is sold, it’s on an “as is where is basis” so if there are unpaid utilities and even unpaid real property taxes, the buyer would have to shoulder it 😊 Another risk is that the property might be infested with termites. Sometimes that can be missed even with a house inspection.
Nice content, very helpful. But you forgot to mention if selling happens during downpayment period, seller might need to pull out the cheques provided by the seller to the real estate state developer.

Just to share, what happened to me, pero 2 PDC na lang naman yun naiwan sa developer so nagkaroon na lang ng agreement na kasama yun sa babayaran ng buyer, yun lang meron talaga need mag paubaya if buyer will trust the seller na popondohan ang checque 😁 may notarkzed agreement naman para safe ang buyer

Paano ang tamang pag-compute ng selling cost considering na marami nang renovations na ginawa sa unit with better fixtures, and fully furnished na rin? 2. Is it acceptable sa industry na ibenta/pasalo yung unit for a higher price? For context, meron pang 3 new buildings under construction sa condo complex na ito, at yung same unit specifications sa new buildings at unsold units ng same building is now worth P1M higher. Hello po. Answer sa question niyo po: 1. DP palang po fully paid meaning naka-mortgage po sa bank yung unit. For computation, depende po sa klase ng renovations. Paminsan kasi mahal yung ginastos pero wala naman talagang contributory value po. Tapos walang pakiang buyer sa furnishings. So pag ganito, mas okay ipa-appraise niyo sa real estate appraiser. 2. Pag ibebenta at a higher price, hindi po yun pasalo, considered condo flipping na po iyon. Although you can’t use the price of the units sold at the newer buildings as the basis of your selling price. Most of the time, hindi po yun market value at kasama sa pricing yung financing para sa stretched down payment term.

Execute means make the DOAS with assumption of mortgage legally binding. So sign and have it notarized then pay and comply with the required documents by the lender for the transfer of mortgage then register the DOAS with assumption of mortgage at the RD so the title can be annotated. That is the basic process but it can still vary depending on the circumstances 😊

Under RA 6552, you should have been entitled to the cash surrender value of the payments on the property equivalent to 50% of the total payments you’ve made since you’ve done installments for at least 2 years. However, since it happened 6 to 7 years ago, I’m not sure if you can still compel the real estate developer to give what is due. They may have removed your records 🥺

I got a condo unit months before the pandemic, paid only the equity, actually hindi pa nga po fully paid, but I decided not to push it through since hindi maganda yung developer and the management itself. Now I have to send a back-out letter but my concern is hindi po ba ako mahi-hit or ban if I decide to get a new unit to another developer? I had just graduated from college when I got that condo and I admit that I didn't practice due diligence. May bearing na po ba ang hindi ko pagcancel ko sa first condo kahit hindi ko pa naman na-apply for bank financing/PAG Ibig?

Then the buyer can just pay first for the mortgage balance then the remaining balance will be paid once the mortgage annotation has been cancelled and the Deed of Absolute Sale has been executed 🙂

Hi, sir/ ma’m, thank you so much for watching my videos. Yes, I’ll definitely make a video regarding it sometime in the future po. But just to give you a brief answer, foreclosed properties may not be necessarily cheaper. When a foreclosed property is sold, it’s on an “as is where is basis” so if there are unpaid utilities and even unpaid real property taxes, the buyer would have to shoulder it 😊 Another risk is that the property might be infested with termites. Sometimes that can be missed even with a house inspection.

Just to share, what happened to me, pero 2 PDC na lang naman yun naiwan sa developer so nagkaroon na lang ng agreement na kasama yun sa babayaran ng buyer, yun lang meron talaga need mag paubaya if buyer will trust the seller na popondohan ang checque 😁 may notarkzed agreement naman para safe ang buyer

1. Fully paid na ang DP, on-time payments for 4 years already pero plano nang ibenta yung unit as pasalo. Paano ang tamang pag-compute ng selling cost considering na marami nang renovations na ginawa sa unit with better fixtures, and fully furnished na rin?
2. Is it acceptable sa industry na ibenta/pasalo yung unit for a higher price? For context, meron pang 3 new buildings under construction sa condo complex na ito, at yung same unit specifications sa new buildings at unsold units ng same building is now worth P1M higher.

Hello po. Answer sa question niyo po:
1. DP palang po fully paid meaning naka-mortgage po sa bank yung unit. For computation, depende po sa klase ng renovations. Paminsan kasi mahal yung ginastos pero wala naman talagang contributory value po. Tapos walang pakiang buyer sa furnishings. So pag ganito, mas okay ipa-appraise niyo sa real estate appraiser.
2. Pag ibebenta at a higher price, hindi po yun pasalo, considered condo flipping na po iyon. Although you can’t use the price of the units sold at the newer buildings as the basis of your selling price. Most of the time, hindi po yun market value at kasama sa pricing yung financing para sa stretched down payment term.

At the end of the video sa step 5 whuch is execute deed of sale with assumption of mortgate? How to to this po? Thanks
Execute means make the DOAS with assumption of mortgage legally binding. So sign and have it notarized then pay and comply with the required documents by the lender for the transfer of mortgage then register the DOAS with assumption of mortgage at the RD so the title can be annotated.
That is the basic process but it can still vary depending on the circumstances 😊

Under RA 6552, you should have been entitled to the cash surrender value of the payments on the property equivalent to 50% of the total payments you’ve made since you’ve done installments for at least 2 years. However, since it happened 6 to 7 years ago, I’m not sure if you can still compel the real estate developer to give what is due. They may have removed your records 🥺

If cash basis, the longest time for transfer process should be four months😊 Pero merong times na lumalagpas pa rin ng four months kapag hindi inaasikaso at nag-fofollow up yung naglalakad.

No, ma'm/sir 😊 For pasalo, you're basically asking someone to assume your balance since you can no longer pay. But for flipping, you intend to sell it quickly for a profit.

PAG-IBIG approves loan depending on a borrower’s capacity to pay, requested loan amount, actual need, and the loan-to-value ratio.Since PAG-IBIG conducts background, employment, and credit investigation, you may want to do the following to increase your chances of approval:
• make sure you can provide proof of income that shows you have a steady source of income for the past 2 years
• make sure the property you are purchasing is within your financial capacity
• make sure you have a good credit score
• make a higher downpayment
• get a co-borrower who has PAG-IBIG

I got a condo unit months before the pandemic, paid only the equity, actually hindi pa nga po fully paid, but I decided not to push it through since hindi maganda yung developer and the management itself. Now I have to send a back-out letter but my concern is hindi po ba ako mahi-hit or ban if I decide to get a new unit to another developer? I had just graduated from college when I got that condo and I admit that I didn't practice due diligence. May bearing na po ba ang hindi ko pagcancel ko sa first condo kahit hindi ko pa naman na-apply for bank financing/PAG Ibig?
