Bought a condo and to be honest mejo mahirap especially nung nag covid kasi mas mataas pa monthly ko sa bank (and this is for 15 years payment lol) compared sa monthly rent na nakukuha. Though i made sure na i can pay the amortization even without rent, nakakainggit lang na yung ibang tao na kakilala ko nakakabili ng mga kotse etc.

Low equity higher Roi , the best thing about in real estate is you can used debt, but responsibly whenever i'm investing in real estate I would look practically in numbers and cashow instead to sell and make money through capital gains taxes are huge, there is this thing called 1031 exchange if you want to trade for bigger asset . Real estate is about management, to make positive or higher ROI. if you cannot manage stay in stocks paper asset or reits.
I agree that leverage can be used as a strategy to increase return on investment. With regards to US 1031 exchange, the Philippines unfortunately doesn’t have a law similar to it but REITS is an alternative for those who doesn’t want to be actively involved in their investment 😊

The upgrade re inverter aircon caught my attention. I think you can forego since this is a sizeable investment (imagine having 3 AC's) IMHO regular non-inverter newer units are suffice since mas robust sya and electricity are paid by tenants anyway.
Yes, appliances with inverter technology are not needed when leasing but if you’re flipping, it’s an improvement that will be attractive to buyers who will use the property as their principal residence 😊
Energy-efficient appliances may be desirable, but renters normally have their existing aircons that they would like to bring and reuse, so these people would prefer minimum furnishings at lower priced properties.

This is actually the investment strategy my dad does but what he does is more difficult since he deals with properties that have problems. High risk, high reward 😅 So I’m also planning to make videos about it in the future 😊

Kailangan meron kayong comparison sa iba’t ibang properties sa same area para malaman kung mababa o mataas yung GRM 14 😊 Walang specified number dahil yung value depende rin sa location. May location na mas mataas ang standard of living kaya mataas ang GRM pero meron din na mababa ang standard of living kaya mababa ang GRM. But please take note that GRM is just for initial evaluation and not for in-depth analysis of a rental property value 😁

Naku, pang end-use po ata iyang nabili niyo. Hindi lahat ng condo ay pang investment kahit sabihin pa ng ahente sa inyo na "for investment" po iyon 😢 Anyway, pinaka magagawa niyo po diyan na remedy, get extra jobs and have additional income para mabayaran agad yung utang sa bank. Kapag na-pay off niyo agad yung loan, at least consistent cash flow na po for you yung rental payments.

Is Hacienda balai condo in QC is a good investment for rent? Because upon researching, the rental price of hacienda balai is from 10k-16k including condo dues. But the monthly amortization in pag-ibig is 17k for 30 years and we can see that it will create a negative cash flow. I already paid 16 months equity and the turnover is this year. Shall I still continue my investment or there is another way or reason to continue? By the way, my goal is to create positive cash flow as another source of income from this unit. Thank you ❤
Hi, just because the loan term is 30 years, it doesn’t mean that you have to pay it for 30 years. The sooner you pay off your debt, the sooner you’ll be able to create a positive cash flow 😊 But of course, location is still key since that will serve as basis whether you’ll have a steady flow of tenants. So based on your capacity to pay your Pag-IBIG loan and ability to come up with creative strategies to attract tenants then you’ll be able to think if you should continue or not though it is important to note that not all condominium units are for investments. Some are for end-use 😊

There is no specific tax for rental but income from condo rental is subject to either 3% percentage tax (if gross annual rental income does not exceed PHP 3 M and not VAT-registered) or 12% value added tax (if gross annual rental income exceeds PHP 3 M and VAT-registered) 🙂

Ang pag invest depende sa investment strategy na gagawin mo po. Halimbawa, leasing, flipping, buy & sell, etc. pati investment horizon. Kung condo ang bibilhin mo po then pwede kang mag-invest sa pre selling five years bago ka po uuwi kaso kung pag-uwi mo po at hindi mo naipon ang full balance, kailangan within age limit ka pa po sa pag-apply ng home loan. Kaya yung iba po habang bata pa sila nag-iinvest na po sila para pagtanda nila, may passive income na sila dahil fully paid na ang condo. Hindi kasi need ng malaking pera agad, pwedeng mag-leverage ng investment po. Anyway, marami pa naman po akong ilalabas na videos din para ma-analyze niyo po kung applicable na po ba sa situation niyo ang pag-invest 😊

I think your plan is risky since the Filipino wife you might end up marrying most likely do not have land and you may probably have to be the one to purchase the land but it won’t be registered under your name. And then you need to lease the land from your wife, so I think you’ll be protected more if you put up a corporation instead. What I shared is based on my learnings so far so yes, it’s also best to consult a lawyer for this 😊

It’s not necessary but having a professional to guide you and provide you with vital information will help you avoid costly mistakes as well as enable you to make an investment that matches your risk tolerance and investment horizon 😊
@@yasseinvlogs5585 A real estate company is one that does real estate business so it can either be a brokerage firm, property management group, real estate developer, real estate investment group or real estate dealer. You don’t necessarily have to form a real estate company right away if you’re a real estate investor since it depends on the level of involvement the business requires, the period of time for investment, etc. For example, if you will focus on long term investment then a company offers asset protection. Another example is that if you focus on active real properties then you’ll need people to help you manage or operate it 😊

Mas marami rin sa namumuhunan sa real estate ay mas gusto na nasa wikang Ingles lalo na at ang mga katawagan at dokumentasyon ay naka-Ingles. Kaya Taglish na ang magandang kompromiso para sa lahat. Pwede naman po akong tanungin kung meron kayong gustong linawin.

Naku, pang end-use po ata iyang nabili niyo. Hindi lahat ng condo ay pang investment kahit sabihin pa ng ahente sa inyo na "for investment" po iyon 😢 Anyway, pinaka magagawa niyo po diyan na remedy, get extra jobs and have additional income para mabayaran agad yung utang sa bank. Kapag na-pay off niyo agad yung loan, at least consistent cash flow na po for you yung rental payments.

Is Hacienda balai condo in QC is a good investment for rent? Because upon researching, the rental price of hacienda balai is from 10k-16k including condo dues. But the monthly amortization in pag-ibig is 17k for 30 years and we can see that it will create a negative cash flow. I already paid 16 months equity and the turnover is this year. Shall I still continue my investment or there is another way or reason to continue? By the way, my goal is to create positive cash flow as another source of income from this unit. Thank you ❤
Hi, just because the loan term is 30 years, it doesn’t mean that you have to pay it for 30 years. The sooner you pay off your debt, the sooner you’ll be able to create a positive cash flow 😊 But of course, location is still key since that will serve as basis whether you’ll have a steady flow of tenants. So based on your capacity to pay your Pag-IBIG loan and ability to come up with creative strategies to attract tenants then you’ll be able to think if you should continue or not though it is important to note that not all condominium units are for investments. Some are for end-use 😊

There is no specific tax for rental but income from condo rental is subject to either 3% percentage tax (if gross annual rental income does not exceed PHP 3 M and not VAT-registered) or 12% value added tax (if gross annual rental income exceeds PHP 3 M and VAT-registered) 🙂

Ang pag invest depende sa investment strategy na gagawin mo po. Halimbawa, leasing, flipping, buy & sell, etc. pati investment horizon. Kung condo ang bibilhin mo po then pwede kang mag-invest sa pre selling five years bago ka po uuwi kaso kung pag-uwi mo po at hindi mo naipon ang full balance, kailangan within age limit ka pa po sa pag-apply ng home loan. Kaya yung iba po habang bata pa sila nag-iinvest na po sila para pagtanda nila, may passive income na sila dahil fully paid na ang condo. Hindi kasi need ng malaking pera agad, pwedeng mag-leverage ng investment po. Anyway, marami pa naman po akong ilalabas na videos din para ma-analyze niyo po kung applicable na po ba sa situation niyo ang pag-invest 😊

I think your plan is risky since the Filipino wife you might end up marrying most likely do not have land and you may probably have to be the one to purchase the land but it won’t be registered under your name. And then you need to lease the land from your wife, so I think you’ll be protected more if you put up a corporation instead. What I shared is based on my learnings so far so yes, it’s also best to consult a lawyer for this 😊

You don’t necessarily have to form a real estate company right away if you’re a real estate investor since it depends on the level of involvement the business requires, the period of time for investment, etc. For example, if you will focus on long term investment then a company offers asset protection. Another example is that if you focus on active real properties then you’ll need people to help you manage or operate it 😊
