Short answer: Set a budget, determine the property type you will rent, walk around the area to look for rental properties (or if you’re renting a condo, look for listings online), do a property viewing, ask for the terms and conditions, and once decided, the landlord or the broker will prepare the contract for you to sign 😊 I’ll probably make a video of the renting process in the future 😁

Hi, yes, it usually happens simultaneously. So it really depends on what is written on your Contract to Sell with the real estate developer. You'll have to read the fine print on what their terms are if the turnover is delayed 🙂 Apologies in advance if this doesn't help much.

Hi, turnover and closing costs vary per developer. Some developers have miscellaneous fees (turnover and closing costs) which start at 4% of the contract price. Meanwhile, there are other developers whereby closing costs can be paid during the downpayment period, before bank financing or could be included in the loan amount, the rate depends on the chosen period the closing costs are paid. This may start at 3% of the contract price. And then the turnover fees depend on the prevailing rate of the utilities, etc. before actual turnover 😊

I regret to inform you that a Philippine bank won’t finance a condo unit to a foreigner who does not live in the Philippines not unless you will be getting a loan from your bank that has a Philippine branch. However, if you can get a home loan from your country, that would be better since chances are, the interest rates are cheaper or better 😊

Hi, when you purchase a property from a real estate developer, you also pay them miscellaneous fees which automatically covers the expenses incidental to the registration of CCT under your name 😊

Question though, how do I check if a condo developer issues CCT when buying a condo? I am renting a condo now and one of the problems I found out is that the developer keeps on promising that they will issue the CCT over the years but they have never fulfilled their promise.
You mentioned that you are renting the condo not owning it so even if the real estate developer promises that they will issue a CCT, they won't be issuing you a CCT since you don't own the unit po. Only those who have fully paid the condominium will receive the CCT 😊

Hi, it depends po sa Contract to Sell niyo so better read po para malaman kung how much interest rate ni developer. I suggest magpadala kayo ng consularized SPA sa kamag-anak niyo o kaibigan para matulungan kayo sa pag-apply ng home loan at ma-turnover din sa inyo yung condominium unit 😊

Tanong ko lang po, during a condo pre-selling, if one decided to pay in full for the condo unit, the project would take at least 4 years, which means that the turnover would only take place a little over 4 years. You will start paying for the real property tax once ownership has been transferred to you. This means that the Condominium Certificate of Title and Tax Declaration is already under your name 😊 Since the condo unit is still pre-selling, usually developers retain P 50,000 of the total contract price, then they start the title transfer process after the unit turnover. So if your developer practices that, you’ll start paying for RPT after 4 years.

Hi, I assume based on what you said that you purchased your unit from a real estate developer. So you may ask help from the agent who assisted you with the purchase or you can ask the customer service of the real estate developer to let you know their process. Each real estate developer’s cancellation process varies but for the basic part, the Contract to Sell will be terminated on the document you must sign 😊
Question, once the condo unit is turned over to the buyer/owner from the developer is there a warranty from the developer for issues found by the owner? If so, for how long and I assume all is covered within the condo unit?

...another informative video, altho I found myself "lost" in steps 11 & 12... no worries paying the turnover or one-time membership fees, but moving forward, how can a balikbayan or foreigner pay the monthly utility bills like electricity, water, internet connection, etc. if he/she lives in the condo for just a few months each year? What are the options, if any? ... I guess it's quite important for the owner (balikbayan/foreigner) to be present during the turnover so that the unit can be inspected to his/her satisfaction. Apologies for the confusion in steps 11 & 12, I think I need to create a separate video for that since it needs further explanation 😊 For your first question, because of the pandemic, businesses more than ever are embracing technology which gives their customers to pay bills online via their website, app, or other platforms. For example, for Meralco you just need your customer account number and you can pay via their website. Utility bills can also be paid via an online marketplace app like Lozada. But for those who still don’t want to be burdened with such an option is to hire a property manager. For the second question, indeed, it is only after inspection and formal acceptance of the unit will you be allowed to hire an interior decorator or designer. Only upon the formal transfer of the physical property can you put furnishings and make changes. Thank you so much for the encouragement. Due date when paying downpayment depends on their terms and conditions. May mga developers din na late magbigay ng CTS pero ang tamang practice, a month after reservation ang start ng down payment at bago mag-simula ang monthly payment, dapat napirmahan na ni buyer ang CTS 😊
Hindi po need ng PRC REB license pero dapat may kasama kayong REB at meron ka pong PRC accreditation. Kahit na sa ibang bansa ka po, Philippine properties ang binebenta mo po at kung hindi ka legal real estate service practitioner, wala kang habol sa real estate developer kung sakali na hindi niya ibigay ang commission mo po. Hi, you can’t get a full refund but you will be able to get the cash surrender value equal to 50% of total payments you’ve done so long as you’ve paid at least two (2) years worth of installments. If you’ve made at least five (5) years of installment, you are entitled to an additional 5% for every year of installment 😊
I bought a condo unit at Major Homes in their condormitel project in CM Recto Avenue near Far Eastern University. I paid the 30% downpayment in 2 years as required. The promised handover was in December 2017, however todate it is not handed over to us because the project is not progressing. What is my right to refund with interest on my 30% down-payment which has been fulfilled in mid 2017. By now it has been 5 years ago. Can we refer this mater to RTIA
If the real estate developer has not completed the project within the period of time fixed by DHSUD which is stipulated in the License to Sell, Contract to Sell, and advertising materials, you may notify the real estate developer that you will stop paying them because of their failure. And then under P.D. 957, you can demand the total amount you paid less penalty interest but with interest at the legal rate. If they refuse to do so, you may file a complaint with the Human Settlements and Adjudication Commission. Presale buy in third world country is a big no no no. The developer raise money first from you and people , even before they get any license . The developer can go bankrupt by underestimate the cost of everything, they can face any trouble in the process of construction , they use your money to build and you can louse all if constructor get bust
It’s not really a no no per se. It really depends on the real estate developer since reputable ones can really deliver on time and they don’t need to rely on the money of those who purchase pre selling because they have the equity to finish it 😊 Also, funding is important in condominium development because the taller it is, the more expensive it gets so there will be better foundation to support the whole structure. Some buildings also follow performance based seismic design and add innovations like a viscoelastic coupling dampler to be more resistant to earthquakes thereby protecting ones investments.

Hi, turnover and closing costs vary per developer. Some developers have miscellaneous fees (turnover and closing costs) which start at 4% of the contract price.
Meanwhile, there are other developers whereby closing costs can be paid during the downpayment period, before bank financing or could be included in the loan amount, the rate depends on the chosen period the closing costs are paid. This may start at 3% of the contract price. And then the turnover fees depend on the prevailing rate of the utilities, etc. before actual turnover 😊

I regret to inform you that a Philippine bank won’t finance a condo unit to a foreigner who does not live in the Philippines not unless you will be getting a loan from your bank that has a Philippine branch. However, if you can get a home loan from your country, that would be better since chances are, the interest rates are cheaper or better 😊

Question though, how do I check if a condo developer issues CCT when buying a condo? I am renting a condo now and one of the problems I found out is that the developer keeps on promising that they will issue the CCT over the years but they have never fulfilled their promise.
You mentioned that you are renting the condo not owning it so even if the real estate developer promises that they will issue a CCT, they won't be issuing you a CCT since you don't own the unit po. Only those who have fully paid the condominium will receive the CCT 😊

Hi, it depends po sa Contract to Sell niyo so better read po para malaman kung how much interest rate ni developer. I suggest magpadala kayo ng consularized SPA sa kamag-anak niyo o kaibigan para matulungan kayo sa pag-apply ng home loan at ma-turnover din sa inyo yung condominium unit 😊

Tanong ko lang po, during a condo pre-selling, if one decided to pay in full for the condo unit, the project would take at least 4 years, which means that the turnover would only take place a little over 4 years. You will start paying for the real property tax once ownership has been transferred to you. This means that the Condominium Certificate of Title and Tax Declaration is already under your name 😊 Since the condo unit is still pre-selling, usually developers retain P 50,000 of the total contract price, then they start the title transfer process after the unit turnover. So if your developer practices that, you’ll start paying for RPT after 4 years.

Hi, I assume based on what you said that you purchased your unit from a real estate developer. So you may ask help from the agent who assisted you with the purchase or you can ask the customer service of the real estate developer to let you know their process. Each real estate developer’s cancellation process varies but for the basic part, the Contract to Sell will be terminated on the document you must sign 😊
Question, once the condo unit is turned over to the buyer/owner from the developer is there a warranty from the developer for issues found by the owner? If so, for how long and I assume all is covered within the condo unit?

For example, for Meralco you just need your customer account number and you can pay via their website. Utility bills can also be paid via an online marketplace app like Lozada. But for those who still don’t want to be burdened with such an option is to hire a property manager.
For the second question, indeed, it is only after inspection and formal acceptance of the unit will you be allowed to hire an interior decorator or designer. Only upon the formal transfer of the physical property can you put furnishings and make changes.

Due date when paying downpayment depends on their terms and conditions. May mga developers din na late magbigay ng CTS pero ang tamang practice, a month after reservation ang start ng down payment at bago mag-simula ang monthly payment, dapat napirmahan na ni buyer ang CTS 😊

That would be quite challenging since each preselling project caters to a different market and varies in location. For example, a condo may be a top but not anyone would be able to afford it.

Hi, you can’t get a full refund but you will be able to get the cash surrender value equal to 50% of total payments you’ve done so long as you’ve paid at least two (2) years worth of installments. If you’ve made at least five (5) years of installment, you are entitled to an additional 5% for every year of installment 😊
I bought a condo unit at Major Homes in their condormitel project in CM Recto Avenue near Far Eastern University. I paid the 30% downpayment in 2 years as required. The promised handover was in December 2017, however todate it is not handed over to us because the project is not progressing. What is my right to refund with interest on my 30% down-payment which has been fulfilled in mid 2017. By now it has been 5 years ago. Can we refer this mater to RTIA
If the real estate developer has not completed the project within the period of time fixed by DHSUD which is stipulated in the License to Sell, Contract to Sell, and advertising materials, you may notify the real estate developer that you will stop paying them because of their failure. And then under P.D. 957, you can demand the total amount you paid less penalty interest but with interest at the legal rate. If they refuse to do so, you may file a complaint with the Human Settlements and Adjudication Commission. The developer raise money first from you and people , even before they get any license .
The developer can go bankrupt by underestimate the cost of everything, they can face any trouble in the process of construction , they use your money to build and you can louse all if constructor get bust
It’s not really a no no per se. It really depends on the real estate developer since reputable ones can really deliver on time and they don’t need to rely on the money of those who purchase pre selling because they have the equity to finish it 😊
Also, funding is important in condominium development because the taller it is, the more expensive it gets so there will be better foundation to support the whole structure. Some buildings also follow performance based seismic design and add innovations like a viscoelastic coupling dampler to be more resistant to earthquakes thereby protecting ones investments.
