    I own 6 condos na po, nakuha ko during preselling, nung di pa gawa, di ko pinagsisihan dahil magchecheck ako ng bangko ko may 6 digits na tubo. sa mga natatakot maginvest sa condo, tama lang matakot, pero kung mumurahin ang developer at ang panget ng lugar *along edsa-yuck/mahirap ibenta. sorry na lang. Meron pa akong blak kumuha ng another 2 condos next year. so wag matakot. ang condo dues ay 2 to 3k lang naman jusko, kampupot lang yan compare sa laki ng tinataas ng value ng property. one of my condo in mckinley nabili ko at preselling for 3.7m ngayon eh 7m na ang value. c'mon!

    Ang DP naman po ng condo like sa SMDC eh hindi mo naman icacash out... instalment din po. It's payable for about 2-5yrs. Then pag tapos na ang DP, turnover na. Then pwede mo na parentahan habang hinuhulugan. Magiging self-liquidating na.
    Also about sa paper investment like stocks/trading, kelangan tlga skilled ka jan. Pag aralan mabuti. I still prefer Real estate business... it is a good business...especially with SMDC 😍

    You cant compare real estate investment sa stocks as condo is tangible, steady investment and the risk is very low while stocks is all opposite.

    you'll not be able to make money out of your condo investment while you haven't paid it in full because whatever rental income you get from it will only go to the monthly amortization.take note.

    to also share being an ofw with condo investments, main considerations like other operating businesses, is the location and the target market.
    having hard assets such as condo gives, 1. rental income, 2. appreciation, 3. collateral (to fund other business)

    Very insightful. I like your discussion. May mga natutunan ako and also may same s mga nalaman ko rin s iba.
    And yes may mga condo n tlgang bawal ang AirBnB pero pwede ipa-rent ng 1 year or more. Iilan lng yung tlgang ok s short stay rent na condo, like yung alam ko n pre-selling sa Roxas Blvd. Ok AirBnB, etc., dun, mga 1 BR units n lng available. Maganda s mga balak mag-try ng condo rental business at magkaro'n ng rental income. Pwede ko kau assist if gsto nyo dun. 😊

    Minsan kasi nagababgo ang rules ng Developer. Kasi yong binili ko ung unit ko. sabi ng agent pede ebenta before turn over. Pero last year biglang nag hindi na pede. Kelangan mo muna tapusin saka mo pede ebenta.

    I would like to think aside from rental, my monthly pension will pay for the loan made to purchase the condo with a spot cash. I hope it'll work out. The only thing is, I need to make ends meet , cross my fingers there'll be rental incomes, and won't get sick while abroad and paying for the mortgage while waiting for my retirement.

    wag kayo bumili ng condo sobra mahal. tama lang mag rent lang kayo kay mura lang mga rent. para pag ayaw nyo na madali lang kayo umalis.

      @@danielpedinesjr1752 meron seedbox ng Atram based sa nakita ko nag bibigay dividends sa mga nag invest sa corporate bonds. Di ko lang alam kung ilan % kasi di ako nakainvest dun.

    I'm an ofw and the part where you said that the cashflow from rentals will replace the salary we have abroad. Hmm. You would need multiple units that would generate 25k a month each. So the rental payments would need to make a lot of profit. Thank you for mentioning to not believe the salestalk regarding potential rental rates

      This is an important topic that was left out a bit. Sana mas mahaba yung discussion about this. There's a lot of revenue streams sa condominiums aside from rent and property appreciation. Flipping is one. I know some who are doing unit makeovers for owners who are planning to rent it to serve the various preferences of 'renters'...

      insurance na lang Tom, but the property wala na....unlike sa house and lot, ma sunog man bahay mo, but your lot nandyan pa rin. You can build again from the fund na makuha mo sa insurance.

    Very informative content. I have a question and hope you can answer or suggest. What if yung condo na napurchase has higher monthly amortization (10yrs) compared sa rental income na pde makuha. Would you suggest to have a longer installment term like 20 yrs para lang po mas mapababa? Or do you have any suggestion po? Thank you in advance.

      JONAS LIMBARING you can go for refinancing on a longer term with other banks but before that, raise the rent first. If the purpose is to earn money, then rent should cover the amortization. If you cannot do both, just sell the condo as it is not fulfilling its purpose. Thanks!

    mga sir? may gusto lang po sana akung itanong. about po sa investment ngayon na tinatawag nila na KAPA yong kay pastor po. gaano po ba ka totoo yon sa tingin niyo kase 30% daw yong interest mo every month tapos tataas pa daw yon.may kilala kase aku 5k yong nainvest this january tapos makakuha na daw siya nang 60k plus this november2019.. ano po masasabi niyo dito?

      it seems too good to be true.
      any person who solicits investments should first have a Certified Investment Solicitor license from the SEC, an Accredited UITF Specialist from the BSP, or any other license from the SEC. a person asking you for investment without those license is certainly doing it outside of regulation and should be highly doubted.
      verify it with the SEC first if they can do that. if not, it is prudent to stay away from it.

    Meron na akong na downpayment sa condo tapos after 2 days meron nang housing na inoffer which is better pero diko kayang pagsabayin dahil sa limited salary ko. Pwede bang mag cancel sa condominium na pinay ko na yung reservation and requirement are good now?

      Adrian Almiranez usually two years, and the amortization of course depends on the amount of the condo that you are getting

      Adrian Almiranez Ang pre-selling depende po s area and unit ang presyo sir.
      For example, sa Boni meron po as low as P12k/mo n studio, 20 sqm. Ganun amt monthly in 5 yrs, which is down pa lang n 10% or 20% ng P3.6M total price. Tapos after 5 years, ung balance ng total price, iba-bank loan m yun. Mas mataas monthly s bank dpende s balance and bank interest.

      Hi Adrian! These are the usual factors to consider in calculating your monthly payments for a Pre selling condo.
      1. Total Contract Price
      2. Amount of the Down payment to be spread
      3. Months before turnover
      Say for example that you're looking forward to buy a condominium in Pasig, at a price of
      Php 4,000,000.00 and the lowest down payment needed before the turnover of the property is 30% of the Total Contract Price. Then giving the fact that turnover of the condo will be March of 2024, therefore 60 months before turnover.
      Php 4,000,000.00
      *30%
      Php 1,200,000.00
      /60 months
      Php 20,000.00 / month

      Wealth Arki This is true but theres a question on the coverage. Wala pa kasi nakakasagot ng clear.
      Ang situation kasi is fully paid na yung Condo but yung coverage niya ay yung price pa noong nasa bank financing stage pa. Ang point ko po is mataas na yung value niya ngayon eh di ba adjusted na sana sa current value ng unit yung insurance. Not unless kung may sariling insurance si Developer na cover yung buong building.

      Reynante Bermudez you can always check with the local registry as to the status of the land/condo. You can also get a copy of the title from the broker and double check any lien on the property. As for the charges, it would be the broker who knows the details as they are the ones who are imposing it as well as they would be familiar on the taxes. Thanks!

    Magaapply na po kasi kami maging japanese citizen. Pero gusto ko na bumili ng condo pero filipino citizen pa din ako. Anu po mas maganda bumili na ng condo na filipino nationality ka pa o hintayin muna maging foreigner nationality.? Thanks po.

    Magkano ang average monthly household income para hindi kana maginvest sa filipinas.? Seniors citizen na ako at pension ang aking monthly income. Mayroon akong health insurance at saka savings for emergency expenses. Practical pa ba na mag invest ako o dapat magenjoy na lang ako nang simpling buhay sa filipinas. Plano ko na magrent na lang nang condo kaysa bibili para hindi mawala ang emergency savings ko. Sakit pa siguro sa ulo kung maginvest. Tanong ku lang kung magkano ang sapat na monthly household income para hindi na maginvest to have a simple comfortable life.

    Super risky and it takes very long time to get your investment sa condo lalo na kung hindi mo icacash ang pagbabayad, mainly because of the very high interest at substandard materials na ginamit. Sinasabi ng agents na madaling ibenta? Hindi po totoo, napakahirap ibenta ng condo sa price na may kita ka. For renting is good pero sa location na maganda at madaming sakit sa ulo ang kaakibat ng renting business.
