I own 6 condos na po, nakuha ko during preselling, nung di pa gawa, di ko pinagsisihan dahil magchecheck ako ng bangko ko may 6 digits na tubo. sa mga natatakot maginvest sa condo, tama lang matakot, pero kung mumurahin ang developer at ang panget ng lugar *along edsa-yuck/mahirap ibenta. sorry na lang. Meron pa akong blak kumuha ng another 2 condos next year. so wag matakot. ang condo dues ay 2 to 3k lang naman jusko, kampupot lang yan compare sa laki ng tinataas ng value ng property. one of my condo in mckinley nabili ko at preselling for 3.7m ngayon eh 7m na ang value. c'mon!
Ang DP naman po ng condo like sa SMDC eh hindi mo naman icacash out... instalment din po. It's payable for about 2-5yrs. Then pag tapos na ang DP, turnover na. Then pwede mo na parentahan habang hinuhulugan. Magiging self-liquidating na. Also about sa paper investment like stocks/trading, kelangan tlga skilled ka jan. Pag aralan mabuti. I still prefer Real estate business... it is a good business...especially with SMDC 😍
you'll not be able to make money out of your condo investment while you haven't paid it in full because whatever rental income you get from it will only go to the monthly amortization.take note.

Minsan kasi nagababgo ang rules ng Developer. Kasi yong binili ko ung unit ko. sabi ng agent pede ebenta before turn over. Pero last year biglang nag hindi na pede. Kelangan mo muna tapusin saka mo pede ebenta.
I would like to think aside from rental, my monthly pension will pay for the loan made to purchase the condo with a spot cash. I hope it'll work out. The only thing is, I need to make ends meet , cross my fingers there'll be rental incomes, and won't get sick while abroad and paying for the mortgage while waiting for my retirement.

I'm an ofw and the part where you said that the cashflow from rentals will replace the salary we have abroad. Hmm. You would need multiple units that would generate 25k a month each. JONAS LIMBARING you can go for refinancing on a longer term with other banks but before that, raise the rent first. If the purpose is to earn money, then rent should cover the amortization. If you cannot do both, just sell the condo as it is not fulfilling its purpose. Thanks!

Ang situation kasi is fully paid na yung Condo but yung coverage niya ay yung price pa noong nasa bank financing stage pa. Magkano ang average monthly household income para hindi kana maginvest sa filipinas.? Seniors citizen na ako at pension ang aking monthly income. Mayroon akong health insurance at saka savings for emergency expenses. Practical pa ba na mag invest ako o dapat magenjoy na lang ako nang simpling buhay sa filipinas. Plano ko na magrent na lang nang condo kaysa bibili para hindi mawala ang emergency savings ko. Sakit pa siguro sa ulo kung maginvest. Tanong ku lang kung magkano ang sapat na monthly household income para hindi na maginvest to have a simple comfortable life.

JONAS LIMBARING you can go for refinancing on a longer term with other banks but before that, raise the rent first. If the purpose is to earn money, then rent should cover the amortization. If you cannot do both, just sell the condo as it is not fulfilling its purpose. Thanks!

Hi Adrian! These are the usual factors to consider in calculating your monthly payments for a Pre selling condo.
1. Total Contract Price
2. Amount of the Down payment to be spread
3. Months before turnover
Say for example that you're looking forward to buy a condominium in Pasig, at a price of
Php 4,000,000.00 and the lowest down payment needed before the turnover of the property is 30% of the Total Contract Price. Then giving the fact that turnover of the condo will be March of 2024, therefore 60 months before turnover.

Ang situation kasi is fully paid na yung Condo but yung coverage niya ay yung price pa noong nasa bank financing stage pa. Ang point ko po is mataas na yung value niya ngayon eh di ba adjusted na sana sa current value ng unit yung insurance. Not unless kung may sariling insurance si Developer na cover yung buong building.

Reynante Bermudez you can always check with the local registry as to the status of the land/condo. You can also get a copy of the title from the broker and double check any lien on the property. Magkano ang average monthly household income para hindi kana maginvest sa filipinas.? Seniors citizen na ako at pension ang aking monthly income. Mayroon akong health insurance at saka savings for emergency expenses. Practical pa ba na mag invest ako o dapat magenjoy na lang ako nang simpling buhay sa filipinas. Plano ko na magrent na lang nang condo kaysa bibili para hindi mawala ang emergency savings ko. Sakit pa siguro sa ulo kung maginvest. Tanong ku lang kung magkano ang sapat na monthly household income para hindi na maginvest to have a simple comfortable life.

Super risky and it takes very long time to get your investment sa condo lalo na kung hindi mo icacash ang pagbabayad, mainly because of the very high interest at substandard materials na ginamit. Sinasabi ng agents na madaling ibenta? Hindi po totoo, napakahirap ibenta ng condo sa price na may kita ka. For renting is good pero sa location na maganda at madaming sakit sa ulo ang kaakibat ng renting business.
