    Great video! I just have a quick question please. I saw a property that i was interested in, emailed the agency and beside the other costs you mentioned, there was also a huge agency tax, something over 7000€. That really seems extortionate and is one thing that i don't see mentioned in any of these videos. Can you please elaborate on that? Thanks!

      Hello! Thank you. We are not including the agency fees because in our case the comission is paid by the developper of the property.

    Great clear breakdown of costs, I found the best way to look at, it if you are from the U.K. is to forget the exchange rate and just count €1 as £1. Which was completely alien to the way I had been looking at what I could afford 😢 but very realistic of the actual costs.

    The tax is paid once at purchase , we have to pay property tax year after year until death in US, and local government wants to tune up house value so that they can tax more each year. Generally every 20 years the tax paid can buy another house. Spain has council fee each year, which council needs that money ? Spain seems to be more house owner friendly. Great explanation, thx.

    If your non resident then you will pay a tax and probably need a gestor to do the forms for you 300/400 Most Urbanizacion fees are more like 1500 pa. the standing charge for electricity expect 50 pm before you use any. Then internet. A guy to keep an eye on the house etc all in all 4000 pa is realistic.

      Hello! In this video we made an estimation which was based in our own experience of living in Spain, so all the numbers are real. All these fees are related to the property purchase and maintenance.
      You are right that there is a non resident tax, it wasn't mentioned in the video, because it's not about a property. The gestor is not obligatory. Internet - 20-30 euros. All other expenses are described in the video.

    Can you talk about a new tax they are charging in Spain for airbnb or seasonal vacation rental properties? We own a condo near the ocean and the accountant stated that we owed some sort of 21% tax I'm not familiar with??

    There are other taxes/material fees to be considered when one acquires a property in Spain. e.g. IBI tax paid each year. So add 1.1% value of your property and subjective valuation methodology.

      Hello! The video is divided in 2 parts: taxes and fees during the purchase and when you already own the property. IBI is a tax from the maintenance category, which is where you can find it. It depends on various factors, such as location, size, price of the property, etc., and is decided by the local council after the property is ready.

    Great videos you have done. I have a quick question, in your examples why is stamp duty etc calculated on the VAT price? That would be paying tax on a tax which is neither a goods or service which i thought was not the case. Wouldn't the VAT be on the 200k and the stamp duty also be on 200k and these then add together? thanks again

    isn't there a non-resident tax. that has to be paid yearly to be added? 1.1% value of property.

      Hello! There are 2 taxes: IBI, for the property, and the non-resident tax that is not connected to the real estate, which is why it is not in the video.

    If I buy a empty land of 50 acres with cave ruins for animal shelter what would be the expect annual tax to be paid or calculated ? The value of the property is 90k Euro for a Non-Resident
    Option a) I just keep it as it is and visit it once a year
    Option b) I do some agricultural activities like planting trees with a view to harvest after 15 years

    When buying from secondary realestate market, you said to add 14% - 15% Is that on top of roughly 13% you calculated earlier? Or is it just additional 1% - 2% more when added to 13%

      Hello! It's just an additional 1-2% because you don't pay VAT of 10% when you buy a resale.

      Hello! No, the conditions for receiving a Gold Visa state that you have to invest 500,000 euros in a property excluding the taxes.

    Hello. When buying an obra nueva I understand I pay VAT and AJD which is a percentage depending on the community I choose. to live in. When closing the transaction with the notary do I have to pay again 10% for the escrituras. Someone told me that. I have no clue. I will appreciate your answer. Thank you so much!!!!

      Hello, AJD varies if you are resident it is 0,1% and if you are non- resident it is 1.5% from the property price. The 10% VAT is paid from at the notary only once when purchasing the property. If you have any more questions, please do not hesitate to contact us.

    Are the taxes for Stamp Duty 1.5% if its a property that has already been lived in and the costs for connecting the utilities if they have already been used?

      In stain the Stamp duty can be fixed or variable. Purchasing a new property the stamp duty is variable (from 0.5% - 2%), purchasing a resale property, the stamp duty will be fixed. It is estimated at 0.30 euros per sheet and 0.15 per page. I the property has already been used, usually all the utilities are connected.

      If you become a *RESIDENT* then they obligate you to declare your assets abroad.. They often entitle themselves to 20%/year of the value of your assets. THIS is what I have known for many years..
