    This lawyer is giving out good information as I have been working in rural property for 31 years. Rural property is completely different to buying a coastal property as there are many different land categories and building categories as well as Areas know as Pecuarias, Veredas, corredores Verdes etc. The only thing I would add to his list is an "Informe Urbanistica" town hall report on the property you want to buy stating that is has been officially approved by the Junta de Andalucia the local government and not just the local town hall.

    for the cash buyer the process would be faster ?
    I would like to know more about taxation for the EU citizen, cases resident or non resident ..

      Hello Harri! Yes for the cash buyer it will be faster because you can skip the entire part about the mortgage. However you still need to go through the other steps like having an NIE number etc. Can you specify what tax you want more info on? As there are quite a few. Normally what we do for our clients is that our lawyer will help you by looking at your situation and give you the best possible options for tax planning wether you are buying a house/apartment/property or also selling one you already own. If you are planning on making income from the property via renting it out etc there are also a few things you will want to look at regarding tax on those incomes.     Great video and very informative and easy to follow - thank you. Once question : You say it 'takes time' to obtain the NIE and gave 3 options. Option 3 would be to apply from Spain but you didn't mention where/how. This information would be very helpful. Gracias.

      Great question, you apply at a place called "Directorate-General", normally this is a local police station. Do note though that not all police stations handle these types of requests so its good to call first.

    I plan to purchase an apartment cash. I'm guessing that would be the fees associated with that.

      You shouldn’t have to pay any other fees than the ones we have listed here. Unless of course you are talking about cash like physical cash then there might be some kind of handling fee for that by the sellers bank who will have to accept it and verify its real bills etc.

    Really good video guys. I watched all of it and also I downloaded the pdf which I will study. I have a question as I am a Spanish person living in the uk. I supposed, I am considered a non resident too if I no longer live in Spain for 182 days. So my question is do I need the NIE or it will be just the DNI that I need in terms of taxes. And my second question is what is the best bank with no conditions for non residents to get a loan?

    Sir,I have a question for you.I am British who has got residence in Spain this year.I had been living and working in Poland,where I bought a flat.Now,I am selling this flat and planning to buy a flat in Malaga, Spain.When I transfer my money from Poland to Spain,do I have to pay any Capital Gains Tax in Spain?My Poland home was primary residence but I moved to Spain 8 months ago to Malaga and was living there.Now,I am in Poland to sell my flat. I know that I have to pay 7% when I will the flat.Thank you very much

      Hello Oliver, thank you for your question.
      To answer it short: No you don’t need to pay tax on moving that money.
      I would also suggest keeping the money in you current account and transferring it directly to the agreed upon account with the seller/realtor. There is no need to make an extra transaction to another account in Spain, this will just cost you extra in terms of bank fees and conversion fees given that your current account is not a euro account. Hope this helps.

      A simple wire transfer works best once you and the seller of a property have decided to move forward.

      @@bubumic2971 There is always an estimated 10% tax and fees on the advertised price you see of a house. And there is capital gains tax if you later sell the property for a profit.

      Precis du kan spara tid på att lösa det redan nu. Gör du det själv (via ambassad eller på plats i Spanien) så betalar du endast en skatt på €9.75. Men ger du någon en fullmakt som gör det åt dig exempelvis en advokat så kan dom ta en avgift för det som varierar. 🙂

    If you want to buy a house for residency but are buying the house with a friend (each will live there half the year), do you have to buy a $1,000,000 home, or can you both get residency off the $500,000 home?

      Tax is calculated on property sell price, doesn’t matter how you guys decide to finance it sadly.

      You can get a Golden visa and be good for 2 yrs if you bought a home over 500k. Check with any lawyer or this one as we got our information via You Tube videos as well.

    if you are interested in buying property in Marbella and since I am convinced that Spain is almost course finished What will happen to real estate Of course they will lose value I wonder Are there any insurances for such in Spain so that one can go indemnified out of this Spain's economy is bad and that means that those who have real estate and such will be the ones who have to pay for the party Therefore, I wonder if there is insurance that protects I love the Spanish people and Spain as a whole I think we are wonderful there

    I just can’t understand that anyone would pay so much for a used holiday home, it’s not better than a used car. 20-30 years old and more. When there are brand new homes for almost the same price and with warranty ! Old things always need DIY and that is so expensive these days both material and labor.

      People often buy them for the location and renovate them to increase the value. Also sometimes new production means you need to wait 1-2 years for it to be built. Different homes suit different people depending on life situation, budget and/or if they are looking to make improvements to the home to sell for a larger profit.

      Sometimes it's nice to buy a house that has been on its foundation for a few years, then at least it's solid, also, you can't buy the location, without the house, new houses tend to be out in the suburbs, that's only a place you go if you have no other option.

      Depends on the level of security you want to have. An agent can help with all this but they are also sales people who want to get the deal. If you are spending millions on a house that will be passes down for generations some people like to have a lawyer by their side. You do you.
