    You can't get TM30 until you've paid deposit, so no way to ascertain owner until you've handed over money.

      This is true. I normally ask to confirm, which should work out fine if your dealing with the management juristic office or an agency that they recommend.

    Fashion tip in Thailand.. Wearing tank tops when walking around in a city (when not heading for some kind of exercise) is generally frowned upon and considered impolite.

    You can translate texts with Google translate app to read Thai language on the contract

      This is true. In my experience, with legal jargon Google Translate can be a bit hit or miss though.

      Thanks for the kind words! Glad it was helpful! I think alot of UA-camrs tend to do copy edit styles and often haven’t actually lived in Thailand for very long…means there is a lot of repetitive stuff out there. Cheers!

      Guess many of them get provision from agencies or are agents themselves. So they have no interest in telling you how you get Condos without an agent.

    You said something about not being able to read Thai. In this world there’s no reason why you wouldn’t be able to read the contract. Whip out your phone and point it at the contract with a language translation app. Boom translated for you to read.

      Correct. It's a great tool, but for legal contracts you will likely get some very bad translations!

    What a great video! I saw many hosts on airbnb offering the TM30 form, what are your thoughts on this and would it qualify you for other things like bank account and visas?

      Thanks for the kind words, and yes the TM30 has become something of a necessity in Thailand. It can be a bit ambiguous, but could be asked for it when doing any kind of visa reporting or extensions at immigration or when opening a bank account. It’s always better to have one!

      Thanks for the kind words! Definitely important to be aware of the TM30 in particular. Some owners don’t want to do them and that can cause a lot of problems if you find this out after you sign a lease.

      For one month you should normally go with an Airbnb or you can get a service apartment on Renthub. Cheers!

    Hi Cal! How do foreigners normally pay the rent to the landlords? Do they pay the juristic office with cash? Do you wire the money into the landlord's bank account? Do you pay at 7-11? Please let me know what is the common method to get the rent to the landlord each month. Thank you!

      Hello 👋 Normally you just transfer money directly to the landlord’s bank account every month.

    i had to watch it 2x to make nots OMG i only need a 3-4 weeks rental (( coming for dentist if i found one ))) something small quiet. any suggestion's. Of course new sub

      Check Renthub, as you will find shorter rental periods… Airbnb is also good but can be significantly more expensive. Cheers

    This might not bother some people but I just had a change put in my contract it had said owner may inspect condo at any time! WTF ! I changed to please give 24 hrs notice and I have to be present which they changed np.

      Good catch. I think often agents just use a template and will normally just change anything like that when you mention it.

      If it is monthly then a hotel will be much more expensive. Electric and water is very cheap here!

      It’s much harder to get a long term lease, as they are normally a minimum of 6 months. You might need to opt for Airbnb or a serviced apartment. Cheers

      Just ask them to send you a copy of the digital printout of the registration, as you will need a copy for immigration.

      Yeah, most landlords and agents don’t want to rent for such short periods. For this, it can be better to go with Airbnb or a serviced apartment, as they do short term rentals.

      Definitely recommend Asok area for newcomers. Have direct access to BTS and MRT, parks, and malls…and it is generally a very central and happening area. What’s your budget?

      I would recommend only renting a condo from inside Thailand. Get a cheap hotel for a couple of days and you can find a condo very quickly here!

      In terms of the housing market and cost of living, it’s totally different..much lower housing supply and much higher costs, but it matches more closely with local salaries. I’ve spent time in all of them, and definitely love those cities as well…

      There is a garbage room down the hall…normally just take it there immediately. And yes, everything has hot water.

    How about for shorter stay rents? I use airbnb and find it extremely expensive. I looked at propertyhub as you mentioned but couldn't find shorter stays (weeks to 1month)

      Check Renthub…they have serviced apartments that you can generally rent for shorter stays.

      You can find condos very easily and inexpensively here…or rooms in serviced apartments. When I came back here in 2019, my room was like $3 a night lol
