      @@shadowfilm7980 New condos in Thailand, unfortunately, have no bath tub. I am Thai who happen to find 29sqm with a separate bedroom (glass door) and with jacuzzi bathtub with a Japanese style toilet!! Look for ORIGIN brands. They have many high end condo under ORIGIN but each branch has different decor style. Knightsbridge Origin is for luxury. Plug and play is more LOFT style etc. And all ORIGIN condos have bathtub.😍🥰🌈💫

    I've lived in Thailand 25 years and consider these condos an out-of-reach fantasy for most expats. Few if any I know would pay this kind of money to live in Bangkok. Most expats are looking for ways to live comfortably on a total of 40-60,000/month for everything, not just their condo.

      To give you some context, there are 5* hotels, including the biggest chains, where the average day rate across the year is in the 3k to 4k range and where routinely you can get 5 for 4 deals, making the effective range 2.5k to 3k a day.
      But that is just for a week or two. When you get to multiple months, you are hugely discounted again and the monthly is not 30 x 3k = 90k but rather somewhere in the 50/60k range though some are 80k I agree. You also don't need to sign for a year, maybe 3 months and then monthly.
      Then you have serviced apartments, which are larger than these overpriced shoeboxes and where the TV is more than 1m from your head.
      I don't say expats are on 40/60k. Poor retirees perhaps but I've been an expat and a real working expat would be looking at 500k plus a month and in finance, much more than that.
      Still, you wouldn't get much of a youtube audience showing the slums of 5k a month would you :)

    The Prices are way to high i think. Thats Western Level with 1500 Dollar. I think these Apartments should cost under 1000 Dollar

      You can get a high-rise apartment in Miami or Chicago for not much more. Why would anyone move to Thailand and pay comparable prices and handicap themself to far less opportunity. Go for a visit.

      You must not live in big cities. For example, In Long Beach, CA the high rise luxury apartments go for around $4k-$5.5k per month. And the amenities are not as good as what you saw in this video. Long beach has a population of 500k.

    Lived in almost every Asian country past 20 yrs. Problem with Thailand is foreigners can't own landed properties, so you get pushed to condos (unless you buy Thai Co, or put house in Thai wife's name, which many European and Aussie friends did and got it stolen). A 50 to 75 sq m condo unit can be built for 400k thb, but Thai property developers sell them to foreigners for 12m to 20m thb. Is big rip off. Almost everything you do, there's a scam waiting for you. I have friends with 25 to 35 yr leases in Phuket and Pattaya, for 500 to 900 sq m homes, so you don't really own it. Thailand has very high rental tax if you rent out anything you buy, and other costs so is hard to have cash flow positive properties. Plus high sales tax when you sell it, and you will. Rent, okay, but don't buy. You will get cheated or can't resell it. Market is flooded. Developers keep making more and more insane priced condos for sucker foreigners to buy. Watch out... Malaysia foreigners can own land, landed properties, and prices are much more reasonable, even beach front properties, which is almost impossible in Thailand other than Phuket, Samui, or Hua Hin area by leasehold. (Good luck selling in Thailand. I know houses up for resell in Phuket 5-6 years, still not sold. So it's a trap . Know what you're getting into first, and how deep. PS there's nothing glamorous about bkk.

      @@alangreenspun179 Same here. Maybe 2 years or a little more from now. Leaving the US and heading _somewhere_ else. Thailand and PI are the only two I've really been looking at much, but the info either shows off tiny places or crappy places that are much cheaper than I need, or way too pricey. For those of us with closer to $3K USD per month than $2K (and plenty of money in US and some to be deposited in wherever I settle), I'd like to know what life looks like to similar people. Heck, I think I'm going to copy and paste what I just said in a few places and see what kind of responses I get! Best of luck on your search!!!

      I guess I don't see the beauty of looking at sky Scrapers and a transport train ??? I would rather look at some form of nature. The inability of not being able to own does not sit well with me as well. I would like to visit to just visit the older Muay Tai Kick boxing schools, but seeing these videos demonstrates a place I would just as soon not live. I watched some of these videos and have come to the conclusion that the narrator has made a great business for himself, his family and friends. Many of the charges are excessive, in 4 prior year evaluation, but not in todays market. I think I'll keep looking.

      @@alangreenspun179You might want to consider the Philippines? Just like bangkok, the capital city, Manila, is a bit expensive but there are a lot of smaller provinces that has a cheaper way of living just like in Thailand. The only key difference in the Philippines is that it’s foreigner-friendly in a sense that people can at least speak basic English, the signs are in English, and it’s easier to communicate compared in Thailand. People are also warmer and kinder. I heard Thailand is called the Land of Smiles but I didn’t really feel it when I visited (maybe I should visit other smaller cities or provinces?). The Philippines on the other hand has more people who will willingly help you out with a smile compared to my experience in Thailand. Just throwing that out there😊 Hope you find the best SE Asian country for your retirement!

    I would like to see a couple of Real Estate episodes tailored to Retirees who have a limited income. The three condos IMO were tailored to wealthy or people who intend to have a working income. I do understand for the business to succeed you will have to show some upscale condos, buildings etc. What I would also like to see if what Scams or other issues that people who intend to come to Thailand to live might face and how to avoid them.

    We live on the 38th floor of an older building and we pay 18,000 for a large one-bedroom. Our building is literally next to the BTS and the Gold Line, as well as being near the river. Sure, it's not "brand new" but it has many of the same amenities as newer condos, and the walls and floors are solid. It's also bigger than most of the new units I viewed. Real estate agents will try to get new expats to overpay, so unless you're getting your company to pay for everything, (or don't care about money), look around before you lease!

    I've stayed at Park 24 twice through Airbnb rentals, even though the building tries not to allow Airbnb (shhhh). I really LOVED the city views from the 50th floor. This video was super inspiring, Chris-thanks so much!

      How do you find it on AirBnB? I usually have to contact the host to find out what building the rentals are but honestly never used AirBNB as often I find I need a proper working desk and the furnishings look kind of cheap.

      @@GL-ls1eo If you just go into Airbnb, type in Bangkok as the destination, then look at the map and zoom into the area around Phrom Phong BTS and a little south on Sukhumvit 22, you can see if there are any available ones popping up. Last time I checked in early October, there were several units from that complex. There will usually be pictures of the pool, fitness room, and the outside of the building in the pictures, so you could recognize it from that. Sometimes the description also mentions that it's Park 24 (sometimes called Park Origin Phrom Phong instead). The rooms I booked were studios, so it was smaller than the 2-bedroom unit showed in this video. Usually about $30-40 per night-not bad IMO. No proper working desk in the room, but there is that co-working/library space up by the fitness area.

      I Airbnb here also the last time I visited Thailand. Love the condo but the free shuttle don't allow baby stroller which was ridiculous because we need the shuttle more than anyone else.

      I was going to leave a similar comment most luxury high rise don't allow Airbnb but I've also always managed to rent them. Pattaya is the same.

    The way they've integrated nature - almost with a jungle oasis kinda vibe into a mega city, is absolutely stunning. I'd love to see this concept implemented much more world-wide.
    And man, the prices are nuts - I pay 1400 US-Dollars a month and don't have a luxurious pool :O)

    Those three condos are all beautiful and modern with great amenities and are in convenient locations but are all so expensive for retirees. I really don't understand why any retiree would choose to live in Bangkok and pay those rents. There are so many spectacular places in Thailand where your monthly budget all up would be less than the rent on that last condo.

      15 or 20 minutes on the BTS, especially east towards Bang Na will get you a 2 or 3 BR house with a garden for what those places cost. Or you could get a really nice comfortable 2 BR condo around On Nut close to the BTS for half what those cost.

      $1400 is very reasonable for a retired couple. It's only $350 per week, after all. Even on an age pension that's very doable. Two people each on $400 per week pension easily covers it - leaving them $500 a week to live on. That's fantastic!
      Of course this requires that you come from one of the civilised countries like Australia, New Zealand, or Canada. Tough luck if not.

    I'm puzzled about the prices. You can find something super nice for $1,500 a month in many European countries, where health care is better and the air quality is better. I thought Thailand was much cheaper.

    Just came back from Bangkok last week and actually stayed at Park24 and loved it.. indeed great gym and big swimming pool + the location is really nice.
    Actually ran into you Chris at Asok station while going to the park..but I was like "wait, what!?..was that actually...?" 😄 Love the channel mate 🙏🏻

    I’m living now in Park 24, tower 5. Daily rent is 38usd, monthly 600usd. And I wonder if someone really paying almost 1600 for a little bit bigger apartment.

    Looking at these condos gives me the feeling of sheer joy. I would love to rent one of those wonderful condos for 1 year and see that amazing view for 1 year and learn about that area for 1 year. This is definitely my idea of Living My Best Life.....

    One thing that I can tell you - is NEVER expect to get your initial deposit back. Just go into a rent situation knowing that and you'll be fine. Most expats are used to a system where that is returned and it simply just doesn't happen in Thailand. Also the owner must file paperwork in order for you to receive your Certificate of Residence which is necessary to get a driver's license etc. If the owner won't do this - then DON'T rent the space. Thais do a very good job with creating a good first impression - but once you peel a couple of layers back you really see that a lot of what you see is smoke and mirrors. I have seen spaces (such as those featured) go to complete $hit in 10 years... pools are not kept up, gym equipment becomes 10 years old and not replaced/serviced etc. Check thoroughly before you move into a space.

      To put things in contrast, I've rented 5 apartments with Thaï landlord in the last 10 years in Bangkok and always got my deposit back. Never been true an agent (totally useless imo and most not reliable when contact them..). One landlord even upgraded the A/C unit at her cost due to noise complaints without asking much question. Defect from the room unit are often the following : painting / spotlight position / cracks/ doors adjustement... And some furniture easy to fade, yes. Often technician available at the juristic office isn't better than the builder who build that building about finition. Don't ask them to cover a crack or paint a wall... Advice i can give to anyone looking for a condo in Bangkok is to make sure there is no new construction or vacant land beside the building or one day you will have to deal with noise pollution. Beware that most of those apartments are poorly insulated from noise. Also depending of the street your condo stand by, make sure of no stray dog presence on your way to 7 eleven at night and street food seller to ruin the pavement with waste. About amenities most recent building for the last 5 years seems to have very correct gym equipment you can really use, not like 10/15 years ago were everything was crap. Also in my opinion all condo amenities i have visited except mine (friends/airbnb...) were well maintained. I guess most of people having issues with that part renting low budget condo like ''Regent', Lumphini...''. Also lot of people rent older buildings to get cheaper bigger surfaces (Sathorn/Silom/Sukhumvit...). Once renovated this is look awesome but their swimming pool and other amenities are often in ugly condition... Also avoïd to rent anything in the phra khanong district (Onnut to Samrong ) this area is easy to get flooded in low season.

      @@method341 i've seen quiet few cases in expats facebook groups but some landlords are also tough to deal with once you have signed the contract. It's probably 50/50. I also think it depends on your relationship with your landlord (i always pay on time and communicate regularly by LINE app if issues.) and honestly if you have a Thaï girlfriend or boyfriend at the moment to sign i do think it probably discourages some landlord to act badly. Also what i observed after so long in that country is Thai people in general are more confident to annoy a foreigner for small scratches, or minor, normal use damages as they would not do with a Thai tenant :) like many other things :)

    Yeah, cool. Like the yellow stain on 3:21 haha. Sky-lounge/2-pools/gym/coworking area/and extras are currently a standard for every relatively new condo. You can get a 30sqm studio for 10k baht near MRT/BTS with the same amenities. It's just you buy extra bedr/bathr AND location for extra 20-30k. While First and Second are not being any special, I'd say they are like 10-15k overpriced above the market average. But can completely justify the last one though as It is simply the unique multilevel layout, great views (can imagine the evening one) for both MB and Living Room

    Me and my family stayed twice at the Park Origin Condo during our visit to BKK. It's one of the best in the city, with the swimming pool and gym way up on the top. Our son loved the kids park inside the condominium, and the coffee shop as well. The best thing was the hourly shuttle service from the condo to Phrom Phong station.

    The view from the third condo has a solid view of two of my top five buildings in Bangkok! Very primo view. I Still wouldn't want to live over in Silom, but a great view non the less. LOL

    Beautiful expensive for Thailand properties. It would be nice to see more affordable apartments for retirees on a limited income. My concern with these ultra high rises is fire. They're also a bit too 5 starish for many of us. I'm surprised how much traffic noise there is with the windows closed. Otherwise, awesome views. Amenities don't hold as much value as comfort and affordability. Nice tour, thanks.

      These are grossly overpriced condos even for Bangkok! I am paying 12,000 for a brand-new 1 bedroom apartment in Pattaya with direct water views on 22 floor. 46Sq Meters. Gym, pool, sauna, club lounge, co-working space, cinema with a projector.

    I was just in Bangkok last week touring condos along the bts railway locations. These prices are not at all correct. I looked at condos that cost over $1500/mo USD and they were old and smelled like garbage. Very disappointed in the bait and switch

    I have lived in Bangkok almost three years. I have lived in two different locations during that time.
    I have found that many of the condo rentals are well used and very rough around the edges.. Even after only being a few years old. Meaning some furniture worn to the point of should be replaced. Especially mattresses . This is due because the furniture is usually of low quality. And the number of renters the specific unit might have had. Don’t expect them to paint or clean any scuffed or dirty walls. They will for the most part do a basic cleaning before you move in. And they usually will not replace any furniture.
    So it might take time to find a decent place. One that is fairly new. Or one a few years old where the owner actually maintained it properly

    Gosh….. honestly a bit more expensive than I was expecting. $2,250 can get you a decent apartment in Brooklyn or Jersey City. Not in a luxury high-rise, but you could get luxury with amenities for under $3K around NYC.
    I wouldn’t move to BKK > NYC to save $5-$600 on rent. It would take almost a year just to make the flight there worth it! 😅

    ohh wow...that's really not cheap anymore! we ofc dont have condo buildings, but Germany is cheaper than what you showed here! just watched an other Bangkok video before this where they showed a smaller but new places, a little further outside of the city - with a MRT downstairs for less than US$200

    Love the videos. I’d like to point out though that I looked at a very similar apartment in the address ashoke in June 22 and the agent then quoted 22k a month, a far cry from the 50 odd range being advertised. I’d advise anyone looking to check out multiple agents and figure out what works best for you.

    It would be great if you can do short term rentals as well. Hotel prices with the big chains are pretty high and with 45 day visa stays now, 1 month rentals are looking to be a better option. I know there is AirBnB but I can't rely on the photos they provide.

      I always stay in AirBnBs, all around the world, and never had any serious issues! Make sure you read the reviews from non-Thai guests about any apartment you are about to rent through AirBnB!

      I've also had issues with AirBnB and find it better to use an OTA (eg Agoda). No service fees or bs cleaning fees. Can find serviced apartments.
      But lately the monthly rents are a bit higher then I was expecting.

    You know there's a lot of condominiums in the BKK vicinity like Bangna district and Samutprakan province . Anyway you can see a nice view from the high floor from there and also the rent fee is affordable.

    The Address - Reject: Maid service once every 2 MONTHS? At that price, I would expect every 2 days. Or at least weekly. AND the refrigerator is hinged on the wrong side.
    Park 24 - Reject: It has a library? How can it be a library if it has no books?
    Ashton - Reject: Impractical floor plan. Have to carry food downstairs from the kitchen to the dining room, and carry dirty dishes back upstairs.
    But ... more important ... Why should I go to Bangkok to live in an over-priced high-rise condo? If I wanted to live in an expensive high-rise in a hot, humid city where there's a thunderstorm every afternoon, I could go to Miami and not have to worry about my visa expiring.

      Exactly... What people don't see in these youtube videos is that the weather is horrible. Very hot and humid and the air is way too polluted to be healthy. I was there four days and was happy to return to Germany where I pay 600€ mortgage for a two rooms apartament 🙂

    Been a legal resident of Portugal since 2016...Bang for buck tough to beat...for a T/1 - 1 bedroom condo in one of the most expensive places in Portugal...my gal and I pay €700 euros a month...that's 350 each...Impossible to find in most places of the world...I'm in Bilbao, Spain today...Flew here for €30 euros...That's the beauty of Europe...Did Asia during my Navy days...Too many people, too far away...I won't live in a building over 10 stories, period...Thailand is beautiful...not my cup of tea...🇵🇹🤘✌️🤙😎

    I think these owners are overly confident on the market. They are pricing things too high on expectations. What that comes down to is many of those who may rent will be very selective and/or go elsewhere. As a result they (owneers) will be sitting on vacant units, instead of being more realistic/flexible with their lease terms where they could fill those units (and the rent payments that come with it).
    It is nice to have a view, but over time they become less significant and in many cases boring or "same same". Pools and gyms at most places drive up the rent and are seldom used - way over valued. Doesn't really mean jack to most people.
    50 k ? Are you friggin kidding me. Good luck bro.

    I'm from NYC these places would cost $5-10k plus in Manhattan with less amenities. $1500 is good price but still expensive for Bangkok if that makes any sense.

      Same here in SF,CA. For this kind of luxury high-rise living it's very expensive here. Hell, for $1500/month you're lucky to get a room in a shared 4 bedroom older place with one BA! There will be literally dozens of applicants for that room. So, I do think that these prices are high for Bkk but I don't have as much sticker shock because of where I live.

    Believe it or not, this is 'mid-range' in Bangkok. I love how so many people comment and think these prices are 'robbery'. These are the most sought after areas of a mega-city. And they aren't little 1 bedroom shoeboxes (that yes, you can find for 18,000 - 20,000/month). I will continue to show videos in the low end, the medium end, and the even higher end.

    My two cents since I saw many complaints about the prices. All these 3 buildings are at the top range of each developer (luxury segment as they claim), hence the high prices. The super luxury segment can go even wilder. If you go lower in the range the prices can be 3-5x cheaper but of course you get inferior locations and less amenities. For example:
    The Address -> check out Life or Aspire brands from the same developer
    Park 24 -> check out Knightsbridge or The Origin
    Ashton -> check out Ideo or Elio
    I am a real estate investor myself and can say that the rents have returned to the pre-covid prices (in most cases) but not higher. There are both an oversupply and a supply shortage in the market depending on what locations and segments you are looking at.

      These prices 50-60k per month for 70 m2 are ridiculous. You can build a 70 m2 apartment for less than 2 M Baht. The interior is mostly low grade materials. Rent should be around 10k for this.

Just an example: a well-decorated mid-sized 1br dog-friendly apartment close to Ekkamai BTS will fly within a week of availability with high rental yield while a tiny studio apartment in Phrompong could remain listed for as long as a year if not longer. Customers searching in different areas do have demands for different products.

    This is great. But one problem... I want to rotate between cities. So maybe your version 2 of your real estate business is for you to buy some properties in several cities and then provide a meta rental service where we can stay for a month or few in one place, then switch cities to another of your properties.

      I pay around 1,800 Baht per month for electricity and water. 1 bedroom 500 Sq Ft apartment. I run aircon all the time day and night.

      If I would run Aircon all day I will have 1000 Euro bills... I am running less than 3 hours daily of 1000W heat, and that's around 100 Euro, no fridge, no big lights, no TV... congratulations to how we are f*cking ourselves here 👍 sorry...

    Would love to see apartments with clothes dryers in unit. Seems rare, but to me essential. I've lived in apartments (in the US) that didn't have in unit washer/dryer. It's such a time-suck to not be able to throw your clothes in and run other errands.

    We lived at Park Origin Phrom Pong (“Park 24”) in 2020/2021 in a 2bd 1bath. Our rent was THB 28,000, almost half the price their are asking for the unit showed here.
    In 2021 we bought that flat. As we are not in Thailand now, the flat is rented for THB 38,000.
    THB 55,000 for a 56sqm flat in Bangkok is a massive stretch ;)

      These are grossly overpriced condos even for Bangkok! I am paying 12,000 for a brand-new 1 bedroom apartment in Pattaya with direct water views on 22 floor. 46Sq Meters. Gym, pool, sauna, club lounge, co-working space, cinema with a projector.

      @@alblack9869 I mean the Condos are very big and uber modern and also 2 bedrooms... so ok i can see the price being what it is.. But I just don't see how this is a good indication of condo prices that the average Joe can afford. Definitely not for your average retiree. Be good to see more moderately priced units for say 1 retiree.

      @@LukeLoewen The reason why I KNOW that these prices are inflated is very simple: I am a Real Estate Professional and I know market prices in Bangkok and Pattaya, not to mention for two bed condos in these particular buildings! As an example, you can rent a condo in "Park 24" right now for 40,000 Baht per month!

      @@LukeLoewen My best advise to you is to do your own research and try to rent a condo directly from the landlord on Fase Bouk Merketplece (I deliberately wrote it like that because Google sometimes deletes comments which mention certain competitors)

    great job. That luxury is way out of my price range. 🙂 I am in Vietnam currently and do plan to live in Thailand at least one year eventually but at 1/4 of the price of those amazing places. I have to live the cheap life. 🙂

      15-17,000 for a 1BR unit is very doable in BKK and I’m talking about excellent buildings here next to the BTS.
