I was accepted to UF for transfer recently and as an out-of-state student I am so thrilled about the idea of getting to live in Florida later this year, especially Gainesville. Just closed on a place in Northwest Gainesville from overseas. Superb timing with the hurricane coming. 😅
So far Gainesville has faired well with the storm. We'll see how the rest of the day goes but hopefully your property doesn't see any damage.

Why is home insurance going up SO HIGH!? Mandatory flood insurance, old roof insurance..ate people leaving? Please share your thoughts.
A lot of insurance companies have left the state and there was also a lot of insurance fraud happening. I believe Citizens is currently the only company with mandatory flood insurance but others may follow.
how far is each section from one another?
As long as it's not a peak traffic time you can get just about anywhere in 25 minutes.
Gainesville has its positives and they are shown in this video, but a majority of each region is unfortunately run down, impoverished, and neglected.
Downtown is past sketchy.
