Here is Ocala in a nut shell…….once was a sleepy town with beautiful horse farms and woods. Bulldozers now are pushing up the farmlands grading for 400 housing units not in one location but several. If you drive the area you will still see some horse farms but pay attention and you will see many farm fields have paved turn ins with concrete curb and gutter…….fields waiting on bulldozers to cut roads on into the farms. People are seeing bears, Coyote, fox, and snakes in their neighborhoods where not seen before because their habitats are getting bulldozed away. All these new houses are priced $275,000 majority approaching $400,000. I don’t see affordable house for young families. But don’t be suckered in by the promotion of horse farms and quiet countrysides because it just isn’t so. Hwy 200 and I-75 is like a page out of New York City rush hour traffic. I moved here two years ago enticed by the sleepy small town with horse farms but since I moved here, over a thousand new living units have been in the works many of them completed.

And your nutshell is dead on! I moved here from Upstate New York in 1997 and Ocala was a perfect hidden gem...an absolute Utopia. I have watched it turn into a mini Orlando these recent years. The amount of horse farms we've lost is heartbreaking. We do not have the roads to support the amount of people that have flooded into our little hamlet these past 5 years. It takes 45 minutes to travel what used to take me 25 minutes.
We call it Slocala for a reason. A slower pace of life and no hustle and bustle. I'm in Dunnellon FL about 20 miles west of Ocala. Great place to live.

Traffic is terrible, they need to build an overpass with on off ramps on the edge of the greenway. You cannot travel east to west because of I-75 and no road for 12 miles to get under it. County planners have been asleep at the wheel for years, be prepared to hit every traffic light and sit through a few signal changes.
You are absolutely correct. My videos are pretty wordy already so I cut the history short to the early 90's when they decided to turn that barge/canal idea into the "Cross Florida Greenway." I fully plan on doing a video highlighting the entire history and actually walking or biking over the bridge. I actually have no idea who came up with the idea to walk across Florida via the greenway and have it completed in that way. I know it was named after Marjorie harris Carr because she fought the canal idea. Her name is over at the park off Baseline Rd. Don't worry, I will educate myself fully on the complete history of the canal and barge idea which I think dates back to the 1500's? I'm sorry if I jumped ahead too much or was not explaining in full, I was trying to stay relevant to today. Do you know who decided it should be a 'Cross Florida Greenway' to walk across Florida now? I know President Bush had something to do with it. But the actual person that said: "Yeah, I think we should make this a bike/horse/walking trail across the middle of the State now that the canal idea is dead..." I mean, they could have just left it green space instead of turning it into cool parks and a phenomenal paved path! Mostly I've only found who opposed and put an end to the canal. Not who worked to create what it is today. I would send that person chocolates, if I knew who it was.
The canal idea kicked around from FDR on as I recall to shorten the route for barges on the Mississippi to the Atlantic. Construction started but ran into a newly instituted environmental movement and Nixon finally pulled the plug. I think Wikipedia covers the story.

You aren't late lol! Welcome to the party! Ocala has definitely grown more since this video, but it's still Ocala. The SW side of Ocala has the most growth which means between 7:00am-7:45am the 484/i75 area is congested. But, they are working on it. There are more cars anywhere near i75 really. But considering it's a major highway, that's not all that surprising. It's busier than it was maybe 5 years ago all over town, but I still wouldn't call this a City, it's still very rural. I just got back from a weekend in Orlando...we aren't like that! We don't have an i4, or toll roads or anything remotely like that. But for the people that have been here for 20+ years (like me) it's a lot busier and bigger than it was. I have noticed that there is less patience on the roads though. The newcomers to our area haven't figured out yet that when you honk your horn at someone...chances are you work with them or bank with them or your kids go to school with them etc. I can't imagine how embarrassing it would be if I honked at one of our tenants, or one of my sales clients or one of my kids teachers or the chamber of commerce staff or something! The new ones will learn, and may be embarrassed a few times, but they'll simmer down eventually, lol.

Ocala traffic is awful!! I live here, drive here daily ,do my best to go around closest, to where I need to go..Its like people are asleep or on their phones ,always accidents.. As soon as all the snowbirds come down, traffic is awful and the litter problem gets so much worse. When they all leave the trash on roadsides goes way down

But I live out of Ocala many years now Its like snowbirds never left and are still here and brought New York with them, interesting what it will be like when they do come back ,I try yo go to Palatka as much as possible, calmer drive, and less stop and go

The green area you pointed out East of Ocala is Silver Springs State Park. The Ocala National Forest is huge, about 100 times the size of the State Park.

Smartest thing she talks about each video is USDA.I owned a mortgage company in Ocala for a number of years and was leading the state in USDA loans when no one was using them. Its an incredible product for buyers and only available still because the government simply has failed to update maps. Its a great area, great builders, and with USDA it becomes very affordable compared to so many Fl areas.

No. Actually we have alligators here not crocs. You would have to live with alligators to have something like that happen. Like if you lived on a pond, or river. Normally alligators don’t want anything to do with us.

I was surprised at first when you said that traffic was so horrible, but if you are used to The Forest area, yeah, we have a lot more traffic in Ocala than that. I have seen a lot of people asking for more shopping out there though. If you get more shopping than the WinnDixie won’t you end up with more traffic there too? It would be cool if there was a Walmart at four corners tho.

How is the crime rate, honestly? According to the online world, it’s on par with Indianapolis Indiana, but I find that difficult to believe. I’m considering moving there, and my only concern is the violent crime rate.
Honestly, the worse crime I've personally had here is a guy trying to see if any cars in my neighborhood were left unlocked at night. Sadly, mine was, but nothing was in it, so nothing was taken. They even left my Aldi quarter in the door pocket. The entire neighborhood was up in arms about it, and all the neighbors were comparing ring doorbell footage on facebook and nextdoor the next morning. The Sherrif's office is always telling people not to leave valuables in our unlocked cars, but we are probably never going to learn. Someone just had $2200 in cash stolen out of their car! Why on earth they would leave that in an unlocked car at night I will never know. Here is the Sheriff's facebook page. It will have the good, the bad and the ugly of Marion County. Keep in mind a lot of these people are not from Marion County, they are just passing through by means of the highway and they get caught with warrants. Sheriff Billy Woods has a 'Marion County Most Wanted" every Wednesday that are pretty funny. Here's this weeks remarks by the sheriff: Marion County citizens, it’s Wanted by Woods Wednesday. This really helped. I'm moving to Florida (work transfer) in Sept. I work from home so I can live anywhere in the state. I'm an avid kayaker, gravel and mountain cyclist and hiker/trail runner; Ocala seems to be the best central location for all of those activities. I currently live in a city of 79k that laced with bike and running trails, wonderful historic center with pubs and restaurants and trying to find a city in Florida with similar attributes.
Welcome! We have plenty of kayaking, anything from rivers to lakes to the ocean or gulf nearby. As far as bike riding, you can try the paved trails like majority of the cross Florida greenway or go on the extreme bike trails like Shangri la or Santos bike trailhead. If you want to push yourself, try walking or biking all the way across Florida by way of the Florida greenway. If you do move to Ocala, you may want to add horse back riding to your activities. ;)
I have been putting together a video about Dunnellon and a video about ALL the 55+ communities within Marion County. But to go over so much of Marion County in one map and one video...well, it was a lot to go over. I'll keep trying. To be fair, I didn't really go into the Villages either, it was a very brief mention and that is also partially Marion County. ;)

We don't see many Trucks unless you're near i75 or another BUSY Highway. FedEx, Amazon, Chewy, and UPS are all located in the same area just off Exit 354. You'll definitely see Chain Business Trucks delivering around town as well...
Ocala is on my list to retire, but I lived in the Mandarin area of Jacksonville which I really liked years ago and Ocala was a place to visit. So I'm confused; Jax has probably changed a lot and so has Ocala. Will have to fly down and be on the ground to see. Initially On Top of The World caught my eye but as mentioned in this video, the HOA dues are high and now the villas (what I can afford) don't include water/sewer and that's a minimum of $65/month - yikes! I will keep you in mind when I visit in July or August. Why these months; just want to experience the heat and humidity; winter weather is lovely in Florida but the summer can be brutal.

I post in biggerpockets.com at times talking about the investment opportunities here. I started out doing just property management long ago and the investment opportunities are fantastic. Both investors I've worked with for years and recent investors will be happy to tell you about what I have been able to do for them. My favorite real estate is a 1031 exchange. Although, one time I did it on a short sale and I got it closed with two days left. I was swallowing stomach acid. Even though I had warned the Buyers it might not happen and they were cool with it either way. It turned out well, but I wouldn't do that again ever! At the moment, there are some great opportunities in Marion Oaks, and Citrus Springs. There may be some opportunities opening up in NW because of the World Equestrian Center, but it's too early to tell which way that will shift. I will continue to watch until the risk is a little lower before I recommend an area for investment. Right now, for investors, I am recommending brand new construction homes with no carpeting, and granite countertops as you can still get those around $180k if you know where to look and are patient. Those are renting out day of closing and the return is nice considering the only repair you need to worry about for a while is installing a mailbox. I would be happy to discuss our property management services and do an investment consultation with you if you are interested. As you can tell, it's a bit of a passion of mine.

4 bedroom houses are anywhere from $235k and up. I know there are a bunch of new construction in my neighborhood that are around $300k but that's because we only have a $5 a month hoa and the yards are a third of an acre or half an acre. There are some smaller lots in a community up the road from me called Greystone Hills that are about the same price, but that one has a community pool and gated entrance so their hoa is $125 per month. Still, considering our low taxes and the low interest rates, it's not bad. Let me know if you want to go shopping!

I live in Silver Springs and I am a plumber and work there seriously Ocala it's a beautiful place wonderful and beautiful people but it's in need of theme parks. something like Busch Garden, SeaWorld ,Zoo attraction to bring hotels and more people. and encourage them to start buying their money flow it's important" for people to be able to live and work and enjoy Ocala I hope that the government City consider in this idea some of the old residence in Ocala are too secluded and afraid of having new arrivals because I have talked to them and it seems to me that they are at the time that I live in Ocala , not ready for more new diversity arrivals. Well there ya go folks….a guy who knows he can make a lot of money if Ocala is ruined by over building. A plumber…..who plumbs new construction……he could give a flip about the quality of life for anyone he just wants to make money. And that diversity thing? We were open to it but drug arrests, shootings, thefts are thru the roof here and I promise it ain’t the gray headed people you need to be afraid of.
You aren't actually who they are advertising to. Those videos are to show Realtors and FSBO what they can do so that we will hire them for our listings. Once we hire them for a video, they upload those videos onto UA-cam so that we can have the link in our MLS listings. According to MLS guidelines, we are not allowed to 'brand' our virtual tours or pictures. Have you ever seen a 'for sale' sign in MLS listings, even tho there is one in the yard or window? We can get fined for that. So normally, we either take the signs down for the videos/pictures and the put them back up, or we wait until the pictures are done then go put the signs up. In all reality, the photographer probably has no idea what the price for the home is. They also don't want to have to change the video and re-upload in order to make a market price adjustment for the realtor. Best thing to do, is snag a Realtor in the area and ask for the price (yes, I can do this) or you can do a search on google for the address. Keep in mind unless it is a direct IDX feed (Like on our website www.GreatExpectationsOcala.com) you won't get the information on sites like Zillow or Trulia until the house has already been on the market for 24-48 hours. In this market, if it is a good deal, it will already be gone. Hope this helps. :)
I love Ocala/Marion County and my family moved here when I was a child. We cannot forget other large employers like Cardinal Glass, Signature Brand, E-One, Closet Maid, Custom Windows, and many more. Gainesville is 45 min drive North of us. Daytona Beach is almost a direct line East of us about 80 min drive. Orlando is 60 min drive SE of us. The Villages/Lady Lake is 30 mins South of us and Tampa is 90 minutes SW of us. Jacksonville is about 2 hours NE of us

Unless you have money to live in the historic district, don't move to Ocala. I find it very concerning that Ocala would be promoted as a job filled lovely place to live. Please take the time to look over the news feeds about Ocala. Realtors are not going to tell you the truth. It hurts their pocket.
Disagree with the original comment. Ocala IS a lovely place and job opportunities are coming and coming. So much construction just in last 12 months. Ocala is more affordable. Everybody is running to Tampa area... To the Ocean...Something video didn’t mention - Ocala is 90+ feet above sea level. Miami, Tampa- not so much. By elevation map we are on Florida “ hills”. Maybe we don’t have a beach view. But hurricane insurance not as expensive. You can find a house with a bit of back yard. Not a “shoulder to shoulder “ layout.

I moved here from Miami and it is a big change. Think of the "fast" walkways they have in airports and the feeling that you get when you step off it and walk at a normal pace. Don't worry...you will get used to it!

We definitely get them, the same as pretty much anywhere else in Florida. It's basically a sand issue. I did a video on it once, but that was years ago. I will see about doing another one soon. There are areas that are prone to sinkholes that we all have seen. Because of the weight of the cars in parking lots and roads, they are more prone to suffer from sinkholes than houses. Here is some of the best info I have found on sinkholes in Florida and why and where and charts and graphs and maps. LOL Keep in mind, you can pay to have a sinkhole inspection done prior to purchasing a house. Geo-Tech is a company that does that. We call it Slocala for a reason. A slower pace of life and no hustle and bustle. I'm in Dunnellon FL about 20 miles west of Ocala. Great place to live.

Traffic is terrible, they need to build an overpass with on off ramps on the edge of the greenway. You cannot travel east to west because of I-75 and no road for 12 miles to get under it. County planners have been asleep at the wheel for years, be prepared to hit every traffic light and sit through a few signal changes.

The Greenway was not built for walking across Florida. It was originally designated as a cross Florida canal that was stopped.
You are absolutely correct. My videos are pretty wordy already so I cut the history short to the early 90's when they decided to turn that barge/canal idea into the "Cross Florida Greenway." I fully plan on doing a video highlighting the entire history and actually walking or biking over the bridge. I actually have no idea who came up with the idea to walk across Florida via the greenway and have it completed in that way. I know it was named after Marjorie harris Carr because she fought the canal idea. Her name is over at the park off Baseline Rd.
Don't worry, I will educate myself fully on the complete history of the canal and barge idea which I think dates back to the 1500's? I'm sorry if I jumped ahead too much or was not explaining in full, I was trying to stay relevant to today. Do you know who decided it should be a 'Cross Florida Greenway' to walk across Florida now? I know President Bush had something to do with it. But the actual person that said: "Yeah, I think we should make this a bike/horse/walking trail across the middle of the State now that the canal idea is dead..." I mean, they could have just left it green space instead of turning it into cool parks and a phenomenal paved path! Mostly I've only found who opposed and put an end to the canal. Not who worked to create what it is today. I would send that person chocolates, if I knew who it was.
The canal idea kicked around from FDR on as I recall to shorten the route for barges on the Mississippi to the Atlantic.
Construction started but ran into a newly instituted environmental movement and Nixon finally pulled the plug.

Ocala has definitely grown more since this video, but it's still Ocala. The SW side of Ocala has the most growth which means between 7:00am-7:45am the 484/i75 area is congested. But, they are working on it. There are more cars anywhere near i75 really. But considering it's a major highway, that's not all that surprising. It's busier than it was maybe 5 years ago all over town, but I still wouldn't call this a City, it's still very rural. I just got back from a weekend in Orlando...we aren't like that! We don't have an i4, or toll roads or anything remotely like that. But for the people that have been here for 20+ years (like me) it's a lot busier and bigger than it was. I have noticed that there is less patience on the roads though. The newcomers to our area haven't figured out yet that when you honk your horn at someone...chances are you work with them or bank with them or your kids go to school with them etc. I can't imagine how embarrassing it would be if I honked at one of our tenants, or one of my sales clients or one of my kids teachers or the chamber of commerce staff or something! The new ones will learn, and may be embarrassed a few times, but they'll simmer down eventually, lol.

Ocala traffic is awful!! I live here, drive here daily ,do my best to go around closest, to where I need to go..Its like people are asleep or on their phones ,always accidents..
As soon as all the snowbirds come down, traffic is awful and the litter problem gets so much worse. When they all leave the trash on roadsides goes way down

The green area you pointed out East of Ocala is Silver Springs State Park. The Ocala National Forest is huge, about 100 times the size of the State Park.

Smartest thing she talks about each video is USDA.I owned a mortgage company in Ocala for a number of years and was leading the state in USDA loans when no one was using them. Its an incredible product for buyers and only available still because the government simply has failed to update maps. Its a great area, great builders, and with USDA it becomes very affordable compared to so many Fl areas.

No. Actually we have alligators here not crocs. You would have to live with alligators to have something like that happen. Like if you lived on a pond, or river. Normally alligators don’t want anything to do with us.

How is the crime rate, honestly? According to the online world, it’s on par with Indianapolis Indiana, but I find that difficult to believe. I’m considering moving there, and my only concern is the violent crime rate.
Honestly, the worse crime I've personally had here is a guy trying to see if any cars in my neighborhood were left unlocked at night. Sadly, mine was, but nothing was in it, so nothing was taken. They even left my Aldi quarter in the door pocket. The entire neighborhood was up in arms about it, and all the neighbors were comparing ring doorbell footage on facebook and nextdoor the next morning. The Sherrif's office is always telling people not to leave valuables in our unlocked cars, but we are probably never going to learn. Someone just had $2200 in cash stolen out of their car! Why on earth they would leave that in an unlocked car at night I will never know. Here is the Sheriff's facebook page. It will have the good, the bad and the ugly of Marion County. Keep in mind a lot of these people are not from Marion County, they are just passing through by means of the highway and they get caught with warrants. Sheriff Billy Woods has a 'Marion County Most Wanted" every Wednesday that are pretty funny. Here's this weeks remarks by the sheriff:

This really helped. I'm moving to Florida (work transfer) in Sept. I work from home so I can live anywhere in the state. I'm an avid kayaker, gravel and mountain cyclist and hiker/trail runner; Ocala seems to be the best central location for all of those activities. I currently live in a city of 79k that laced with bike and running trails, wonderful historic center with pubs and restaurants and trying to find a city in Florida with similar attributes.
Welcome! We have plenty of kayaking, anything from rivers to lakes to the ocean or gulf nearby. As far as bike riding, you can try the paved trails like majority of the cross Florida greenway or go on the extreme bike trails like Shangri la or Santos bike trailhead. If you want to push yourself, try walking or biking all the way across Florida by way of the Florida greenway. If you do move to Ocala, you may want to add horse back riding to your activities. ;)

We don't see many Trucks unless you're near i75 or another BUSY Highway. FedEx, Amazon, Chewy, and UPS are all located in the same area just off Exit 354. You'll definitely see Chain Business Trucks delivering around town as well...

Ocala is on my list to retire, but I lived in the Mandarin area of Jacksonville which I really liked years ago and Ocala was a place to visit. So I'm confused; Jax has probably changed a lot and so has Ocala. Will have to fly down and be on the ground to see. Initially On Top of The World caught my eye but as mentioned in this video, the HOA dues are high and now the villas (what I can afford) don't include water/sewer and that's a minimum of $65/month - yikes! I will keep you in mind when I visit in July or August. Why these months; just want to experience the heat and humidity; winter weather is lovely in Florida but the summer can be brutal.

I love JB Ranch. Actually, all of the communities have pros and cons. It's easier to find out what you want in a community and then go from there.

Possibly, but I would go for some of the grants available. Any realtor in our area should be able to pull up a massive list of grants on any listing that you would qualify for.

Thanks for this amazing information. How is rental investment opportunity in Ocala ?
I post in biggerpockets.com at times talking about the investment opportunities here. I started out doing just property management long ago and the investment opportunities are fantastic. Both investors I've worked with for years and recent investors will be happy to tell you about what I have been able to do for them. My favorite real estate is a 1031 exchange. Although, one time I did it on a short sale and I got it closed with two days left. I was swallowing stomach acid. Even though I had warned the Buyers it might not happen and they were cool with it either way. It turned out well, but I wouldn't do that again ever!
At the moment, there are some great opportunities in Marion Oaks, and Citrus Springs. There may be some opportunities opening up in NW because of the World Equestrian Center, but it's too early to tell which way that will shift. I will continue to watch until the risk is a little lower before I recommend an area for investment. Right now, for investors, I am recommending brand new construction homes with no carpeting, and granite countertops as you can still get those around $180k if you know where to look and are patient. Those are renting out day of closing and the return is nice considering the only repair you need to worry about for a while is installing a mailbox. I would be happy to discuss our property management services and do an investment consultation with you if you are interested. As you can tell, it's a bit of a passion of mine.

Nice I am looking to move I am about to sell my home in NJ I probably have a transfer from my company TFORCE FREIGHT locate in Ocala,I am looking for a 1 home with 4 bedroom, New construction, better in a new residential development, any idea in prices?
4 bedroom houses are anywhere from $235k and up. I know there are a bunch of new construction in my neighborhood that are around $300k but that's because we only have a $5 a month hoa and the yards are a third of an acre or half an acre. There are some smaller lots in a community up the road from me called Greystone Hills that are about the same price, but that one has a community pool and gated entrance so their hoa is $125 per month. Still, considering our low taxes and the low interest rates, it's not bad. Let me know if you want to go shopping!

Well there ya go folks….a guy who knows he can make a lot of money if Ocala is ruined by over building. A plumber…..who plumbs new construction……he could give a flip about the quality of life for anyone he just wants to make money. And that diversity thing? We were open to it but drug arrests, shootings, thefts are thru the roof here and I promise it ain’t the gray headed people you need to be afraid of.

You aren't actually who they are advertising to. Those videos are to show Realtors and FSBO what they can do so that we will hire them for our listings. Once we hire them for a video, they upload those videos onto UA-cam so that we can have the link in our MLS listings. According to MLS guidelines, we are not allowed to 'brand' our virtual tours or pictures. Have you ever seen a 'for sale' sign in MLS listings, even tho there is one in the yard or window? We can get fined for that. So normally, we either take the signs down for the videos/pictures and the put them back up, or we wait until the pictures are done then go put the signs up. In all reality, the photographer probably has no idea what the price for the home is. They also don't want to have to change the video and re-upload in order to make a market price adjustment for the realtor. Best thing to do, is snag a Realtor in the area and ask for the price (yes, I can do this) or you can do a search on google for the address. Keep in mind unless it is a direct IDX feed (Like on our website www.GreatExpectationsOcala.com) you won't get the information on sites like Zillow or Trulia until the house has already been on the market for 24-48 hours. In this market, if it is a good deal, it will already be gone. Hope this helps. :)
I love Ocala/Marion County and my family moved here when I was a child. We cannot forget other large employers like Cardinal Glass, Signature Brand, E-One, Closet Maid, Custom Windows, and many more. Yes, it is wonderful to have these other business parks. Let us not forget other major businesses in our community.

You are welcome to visit ours any time you like! They also have them at the public library. If you want to buy one, you should be able to find one online. They are called wall maps. My husband has had this one for about 15 years or so.

What city ocala is close to
Gainesville is 45 min drive North of us.
Daytona Beach is almost a direct line East of us about 80 min drive.
Orlando is 60 min drive SE of us.
The Villages/Lady Lake is 30 mins South of us and Tampa is 90 minutes SW of us.
Jacksonville is about 2 hours NE of us

Unless you have money to live in the historic district, don't move to Ocala. I find it very concerning that Ocala would be promoted as a job filled lovely place to live.
Please take the time to look over the news feeds about Ocala. Realtors are not going to tell you the truth. It hurts their pocket.

Disagree with the original comment. Ocala IS a lovely place and job opportunities are coming and coming. So much construction just in last 12 months. Ocala is more affordable. Everybody is running to Tampa area... To the Ocean...Something video didn’t mention - Ocala is 90+ feet above sea level. Miami, Tampa- not so much. By elevation map we are on Florida “ hills”.
Maybe we don’t have a beach view. But hurricane insurance not as expensive.
You can find a house with a bit of back yard. Not a “shoulder to shoulder “ layout.

I moved here from Miami and it is a big change. Think of the "fast" walkways they have in airports and the feeling that you get when you step off it and walk at a normal pace. Don't worry...you will get used to it!
Thank you for the video. I am from New Jersey and I cant wait to move to Florida. Many people have been saying there are sink holes in Florida. Is Ocala located in the sink hole areas? Thanks
We definitely get them, the same as pretty much anywhere else in Florida. It's basically a sand issue. I did a video on it once, but that was years ago. I will see about doing another one soon. There are areas that are prone to sinkholes that we all have seen. Because of the weight of the cars in parking lots and roads, they are more prone to suffer from sinkholes than houses.
Here is some of the best info I have found on sinkholes in Florida and why and where and charts and graphs and maps. LOL
