  • What's wrong with this insurance estimate from USAA? How to get overhead and profit (o&p) on roofing jobs. Are you just taking the insurance adjuster's word for it? Are you a contractor who just does the job for whatever they say that you should do the job for???
    This video will give you insight into how to write Xactimate estimates.
    In this video we look at a USAA insurance adjuster roofing Xactimate estimate, written before roofing contractor involvement for $10,795.14.
    Our client was hired as the contractor. We submitted an Xactimate estimate to USAA for $22,760.27, which we review in the video.
    We received a revised Xactimate estimate from USAA when it was all over for $19,217.32, which we also review in the video.

    I would like to add that the main reason the GCO&P is owed on any and all claims is due to the insurance companies charge for the O&P in the homeowners' premium and has nothing to do with the number of trades or complexity. See the bulletin by former Texas commissioner of Insurance Elton Bomer back in 1998 and later confirmed in 2008 - B-0045-98 and B-0068-08. This guy got it right!! You might say that is Texas, however the reasoning is the same in all states - insurance is charging the insured for O&P in the homeowner's premium, so it creates an illegal windfall for the insurance carrier when O&P is not paid. Trades and complexity has nothing to do with it. Also research McKinsey & Co. out of New York.

    I add cleaning the window (both sides) when re-glazing. I also add pressure washing/cleaning of any fence, decking, patios, etc., before painting or staining. I have had good results so far.

    Insurance companies typically pay appx. 1/2 of what they owe on their initial estimate.

    As an adjuster who used to be a roofer, I understand your side of the field as well as the insurance side. And my estimate looks fairly similar to the usaa estimate for most of my roof claims. Just remember that when it comes to flashing- we don’t pay for normal wear and tear, only actual adpl. new xactimate has it written that things like pipe jacks, vents, valley metal, are understood to be torn off with the shingles and felt. Drip edge may be a different circumstance depending on company. And unless gutters have adpl it’s on detach and reset. We pay based on what’s covered by the policy, not all dmg just accidental. Good video though overall and I wouldn’t see this as an “outrageous estimate”

    Pertaining to the sanding of the wood fence - most likely it needs to be replaced, not sanded. If you have gouges on the fence, the only way to fix it properly is to replace it.

    Why is there waste on the steep and high charges? I thought the waste factor on the shingles was to account for those being cut and lost during the installation of the new roof. But the steep charges don't cover material they cover the extra safety precautions and increased time to perform the labor.

    I work for a contractor as an estimator. The biggest issues I have with the insurance companies is getting the to pay for mastic around the lead pipes even when I submit photos of it already being there. Its so very annoying.They hate paying for stater strips as well. I did some research and found out that the more complex the job is the more O&P you can ask for. So for a burn out you can ask for up to 20/20 on O&P

    Great video. If I may comment on the "complexity" BS that is the new norm. It's really simple so this will be short. Whether or not it is complex to us general contractors is irrelevant. It only matters if it is complex to the homeowner or policyholder. Does the policyholder have experience as a GC. If not, then the services of a GC are warranted. The fact of the matter is, it's not ever complex to us; we do this for a living. If a homeowner has their roof and gutters damaged in a storm and want to forgo calling and getting estimates from 3 roofers and 3 gutter companies, that's their right to call a GC. What about a homeowner having to find contractors willing to wait for their money. Imagine getting calls from roofers and gutter guys everyday about payment. Oh and who's going to invoice the insurer. I can go on and on but, I promised to keep it short.

Unfortunately we seem to be forced to play the same game as they do (and try to do it better) or quit. There's really only those 2 choices for a contractor, I believe. Keep looking up.     Got to add the painting of the drip edge is a ripoff by using paint trim one coat or two. I believe that is an indoor wood trim, not drip edge. Xactimate needs to fix this - wrong code altogether! Try to get a painter to paint the drip edge and fascia for that ridiculous price that Xactimate offers. They have to use ladders and it is labor intensive. Usually my painters charge me anywhere from $800.00-$1,600.00 on most houses. If a two story home, it could go up from there. I hate losing money! $200.00-$300.00 to paint drip edge won't cut it! Why say paint drip edge and fascia? Because they will get paint on the fascia while trying to paint the drip edge with a custom color.
    Also the painting of the gutters in Xactimate is utterly ridiculous - pretty much all painting pricing is way too low!

    I really like your videos, With that said I am at the "Truck Load" right now. Description is VERY vague and states labor and truck. Does not state if it is to load and or load and unload. We add a MAP of the nearest dump and charge "to and from" the job site with two people and add that amount plus 45 minutes at the dump. Dump and OSHA require 2 people buddy system for safety.
    So long story short if the nearest dump is 30 minutes away the charge ends up 2 people x 1 hour drive time = 2 hours plus the 45 (x 2 people) minutes at the dump to weigh and pay so total charge is 3.5 hours plus truck load dump fee. Works out more than fair.

      +Duane Lumm Agreed! I'd say, use a "Bid Item for that line item with your own custom price. Then include an F9 footnote below with the description from above. Include supporting documents and attach them to the images section of the estimate. You should be good to go every time. 👍👍👍

    I have a question on depression, the adjuster include 15 years of depression because the roof was so old but my claim was base on wind damage. The depression was more than what the Aliason Insurance wrote me a check to start. I don't understand "Depression" explain this ?

    Question.. For the ones who say that the removal of the pipe flashing, vent, etc. is in the removal, I for the longest time have shown them that it is not, just as you have. I am not sure when Xactimate did this, but the common items that the adjusters leave off the estimate as "remove" and only estimate for replace.. I have noticed that if I were to go into the description of RFG FLPIPE when it is set to remove or R&R, you will see that XM8 has this added..
    "Note: This removal activity is intended to be used when the pipe jack flashing only is being removed for disposal. If the pipe jack flashing is being removed along with the shingles on the same roof slope, the pipe jack flashing removal would generally be done with the shingle removal line item and this removal item would not be needed. Ultimately, it is up to the estimator and/or parties involved to determine what line items are appropriate for the specific situation they are estimating."
    I have had that used against me. At that point, I push to get away from this and get back to reality and ask if I should just put an additional drip edge on and not remove the old one, because it is a separate action from removing the shingles.
    I am in the same thought process as you, just wondering if you were aware of that and if you have any thoughts on it.

      Scott Crissey - Thanks for the awesome and informed comment. I have seen that this was added recently to the Xactimate illustration. But it seems to be up for interpretation, which still gives you a tiny bit of leverage. Ultimately however, there's no silver bullet, so to speak. It doesn't always work everytime. In fact, we structure our estimates the way we do (with all removal items separate and listed first) in order to have something to quickly give back to them, showing them that we are reasonable and willing to compromise to work it out. Thise items don't add up to the most significant portions of the missing items, most of the time. Then later in our discussion, I might not be so willing, and maybe they want to help me and be reasonable with me. You never really know. It comes down to the inside adjuster, most of the time. Last week we had 2 different State Farm claims in the same market - the aame State Farm team (team 66) - same contractor, same neighborhood. 2 different adjusters 2 days apart. The first was denied all O&P but approved all removal items and flashings, etc. The other one on the following day approved all O&P but denied all the flashings and removal items. Net result was about the same though on both: $2800 additional on one and $3800 on the other. The honest answer is that I just don't know, my friend. But I'm going to use hard work and fundamentals every time. I'm going to write the estimate correctly every time. Just 2 days ago I looked at a State Farm estimate that has the removal items included the first time. Therefore, I have my answer. I'm going to keep including those items. Hope that helps, although I'm sure it still leaves frustration. For that reason, I think we have to figure it out together. Let's keep learning and keep trying.     Estimate was written in April though. Price list is correct. Usaa has independent adjusters. Where's the flashing? Gutters should be detached not replaced. Where's the depreciation? Lol.

      It really depends on the scenario, but generally you want to try to submit your estimate and work it out as much as possible before the build. But I would get the customer signed up before doing so. Whatever they don't approve on the front end (before the build) still has a chance of being approved after the build on the "back end". You come back to them again with an amended estimate AFTER the build and it is now an INVOICE. Hopefully that makes sense. :)

    Well we're your wrong, is it it up to the carriers policy, many carriers do not pay for removal of items that are part of the removing shingles,. Dumpsters are specific depending on ARMV codes, so your statements are incorrect, if you window contractor breaks the window it's on his liability. So you might need to go back to school yourself
