The limestone hills in Ipoh really gives the place a different feel. I used to live near Batu Caves and the very few hills gave the place a unique identity compared to neighboring districts. In Ipoh, it feels like Sg. Tua, Sri Gombak everywhere, except with much less density and congestion.

I like sitting out in my garden - not sure there's enough space for that? 8 bedrooms? I do not know that many people I want to live with. Many yrs ago, the asking maintenance fees was RM550 per month. Not sure the developer reduce the cost or not. There's only have 18 units here. Not sure in long term did the RM550 can cover for long. Therefore please consider well first before buying this property. RM2.7mil is a lot of money to spend in Ipoh. Staying in front of the highway, noise is another issue, the biggest problem is the dust. Also the spaces between your neighbor is near. The 10ft is min. from the local authority but this luxurious houses shouldn't build very close to each other. Well, that's my opinion.

For example lets say i can afford to pay 2k monthly installment with ease, not squeezing the wallet. But i choose to buy an even cheaper property just so i have more cash savings for fun. In the long run, am i losing an opportunity. Im thinking if i buy the cheaper property, it will increase my DSR which will maybe lower my eligibility for a 2nd property. So am i losing a chance here. Should people go for the highest priced property that they can afford comfortably and is it a bad idea to go for less due to opportunity cost. I live in Ipoh. I really don't like that secret entrance to those high-end residents. Also dangerous. But yet still best spot if you always travel, it is right next to the highway entrance easy access out of your expected.
When I have that money to buy bungalow, I will definitely find interior designer to re-design the interior so that's not really a problem. Structural is alright, just that the close proximity to the shared swimming pool gave me some privacy concerns. And I would suggest anyone NOT to buy any properties beside highway at all cost, as long as Malaysia have no particular law in regarding on controlling the traffic noise which exposed to the properties beside the highway.
Thing with interior design is, its high expense and dont really add value to your house. So ie, if you spend a lot on a bungalow, lets say 3m, if you want to sell it, chances are its around there or higher. But if you buy a house at lets say 3m, and spend 500k on interior design, it doesn't mean that you house price has magically shoot up to 3.5m. Then again, if you have so much money that these things dont matter to you, why not?

Also, the naming convention will somewhat impose further restrictions by the local authorities for eg basement versus lower ground. Generally it's the same thing but when the officer in charge reads it, they will run by the books and these impose further cost to the developer.
The concept of ground floor is actually adopted from our ex colonial boss... Britain/UK. It is also not uncommon in other parts of Europe from Italy to Germany to Hungary (although now, more may be following US use of 1st floor). Where's the beauty in life if everything is made straightforward.. ;)
