    I hope mall management can do something about the illegal parking as it caused the massive congestion during weekend and festive seasons. It also doesn’t feel good for the neighbourhood like this. I owned the 750sq ft unit here, the main concerns are no places to dry and hang my clothes as not every garments can put in the dryer· For someone who likes to cook, the basin and open concept kitchen will be the huge problem. I think the architects try to reduce it to maximise the space of 750sq ft. Those wanna move here, have to think carefully.

      the open kitchen concept imo is not a big issue, u just need to have a good hood. my friend kitchen with "fisher and paykel" hood, i did not even notice smoke when he do heavy cooking and i stand beside him

    No one seems to talk about the traffic along this road to the golden palace hotel roundabout is insanely terrible

    700-730k for a 750sqft with 2BR1B is really quite expensive, some more with just 1 bathroom. Views also nothing fancy, not facing golf clubs or amazing city views. No balcony and storeroom. Even dressing table have to be squeezed into the master bedroom. Windows opened from the room will be annoyed by the noise from compressors. May i know what about car parks? Does it comes with 1 or 2 car park? As i know some owner of “luxury” condos like this gets tandem car parks and that frustrates owner a lot.
    Personally i will not get this if its for own stay. For investment maybe. But have to factor in that quite a number of high rise condos is completing soon, so better think twice before getting one.

    3:44 thats why never believe in developer saying....we going to build a "Propose" infrastructure, means is just a proposal....it may not get approve or design will be different

    I wonder where to store shoes in a house like this. Because in a few months time I'll also be moving in to a place with similar layout. Tiny foyer and directly entering to kitchen

    wow the aircond compressor i guess surely will bring some noise during night time. hopefully the window quality are great to block such noise.

      True, for the premium price paid, the compressor should be designed away from the master bedroom, at least

    I would like to come over from Australia and have you guide me around of what you believe would suit a fly in fly out regularly, small family that enjoy golf and exploring KL. Fully furnished 2 bedroom minimum 1mRM for freehold required. Needs lap pool and sauna with car spot.

      @@iherng talked to some people that i can imagine residents complaining about the noise coming from the bars after midnight. true enough, there's already complaints by the residents at the condos near pavi bkt jalil/ bukit jalil city.

    Nice analysis! IMU hospital nearby also just completed! 2 largest green parks in this area. Way better than Mont Kiara, which is congested with high rise and no scenic view.

      Only expatriate can afford to pay high $$$$, they you think Mont kiara and garden international school tuition fees are so expensive? This area can’t never become upscale neighborhoods like Mont Kiara and desa park city

    I have mixed feeling for pavillion bukit jalil mall, Driving into this mall from any direction involves facing traffic bottle necks..and with the opening of ioi city mall 2nd phase, people on that side would have no reason at all to come here. A mall of this size cant survive on its own locality/population, after the novelty has died i see this mall performing as good as eko cheras, where only the ground floor would be alive.

    Very informative review. One-stop info center which even a trained Malton sales officer could not match. The larger 1500+ sq ft units have balcony, if im not wrong..

    Bro, Bukit Jalil and Puchong do not have MRT stations. Those are LRT stations. Refuse room design is a failure. Car park ambience could be better. For the price of 700k+, I do expect a balcony. Facilities look nice though. The nearly 1k/sqft price, for own stay yes, for investment it could be challenging.

      A bit too far lah. There are so many other choices=)
      Also something to consider would be the LDP traffic at the toll gate between Sunway and Puchong. It's rather terrible during peak hours.

    Watching all your videos make me realise how bad quality and building knowledge compare to my hometown and KL areas. Seems KL property are well managed and care about all details not just aesthetic. I hope all architect and related department could work on it to get improve just like those KL building quality.

      Yes, I have seen that many locations outside of KV are actually selling apartments that are subpar in terms of design, materials, and quality, yet the asking prices are still fairly high. The buyers should come to KV and expose themselves with the current products in here.

    It is not a good place to run a F&B outlet. The JMC forbidden F&B operator to have open space to run the business and rental is not cheap!

      Rental is correlated to the demand of space. Imagine with such strict rulings, the rental is still so high... Maybe the model of F&B need to change a bit. Plus running business at the outdoor area is not allowed because those are stratafied, means it's common area.

      It's based on the people around our circle Lumin. There are A LOT of rich people out there. I'm not even surprised when one buyer owns several units.

      @@iherng Property speculation would make the situation worse. Keep in mind Malaysia is low income country. The urban poor population needs affordable housing, more affordable housing. Not all these high priced housing popping up at every corners of a already congested city.
