Beautiful home, but the location and lack of acreage, doesn’t justify $42 million . The most expensive home ever sold in AZ was $28 million and it was located in The upper canyons of the gated Silverleaf community.
Most surrounding properties with similar lot size are in the 4-10 millions range(and most of them look prettier than this one), no way this property is going to be sold at anywhere near the asking price. The developer bought a piece of land fit for an 8 million dollar house and thought he could make a mega mansion by simply cramming square footages in it?
This home is the most beautiful home I've seen here on UA-cam. This is a dream home. I love the lay out and everything about it. Thanks for showing this home. I loved and enjoyed watching this video. You did a wonderful job, and pointed out the important things in this home that you normally don't see or could go unnoticed. ❤
A giant home of this dimension and no properly sized great or living room, no designated dining room and you have to squeeze all guests into one room with 3 beds that sleep 6 people? Who thought of that???
In those few comments up here right now, it's already clear that not everyone knows how to appreciate quality. Amazing house at an amazing scale. Am I seeing clearly that some of those rooms have white oak on both the floor as the ceiling?
1. The house looks extremely masculine with the materials and colors the chose. Even the kids wing looks very masculine. As a bachelor I love the look but it's going to be a tough sale since this is a family home and it's going to be hard to convince the wife. 2. The house needs a movie theater, proper dining room and proper living room. 3. They could have at least put a bigger TV in the small screening room. 4. Flag property is not a plus because you are surrounded by neighbors on all sides. 5. Why are all of the TV's, even in the game room so small. 6. The kids wing should have really been a guest house and that's going to hurt the homes value. 7. Having an underground gun range is just amazing.
The nice 👍, the nicest house I have done in the valley was in the late nineties, it’s near the McDowell mountains and not in a development, the owner had to build his own road and put fire hydrants in, they also bought all the land behind it up to the mountain preserve, it has a care takers house on it a guest house and a main house on it with two helicopter landing pads a underground garage, a theater in it and was built out of stone masonry. I heard between the land and the houses it was around 80 million bucks.
Three reasons why this price is absurd #1. The house is surrounded by other houses on all four sides with a sliver of a driveway that enters the main courtyard. #2. Casa Blanca is not and I repeat, IS NOT a street worthy of 40 mill price tag! #3. Who wants to live in a beautiful home, nobody will ever see?! This house is beautiful absolutely gorgeous now had it been on acres on camelback maybe but not on Casa blanca, NO
If you have a family of 4 why would you want a bunch of bedrooms? Exactly who is going to occupy all of the extra bedrooms? I don't understand the obsession with having a bunch of bedrooms. I would rather have a theater which this house is missing.
Its funny how peodont understand the concept of custom. All of the negative comments in here are laughable because you're forgetting one, very important thing. They built this custom home EXACTLY how they wanted it! Its all of the hate n jealousy that comes dripping through the comments about something you will never have the ability to build and own.
This home is literally on a lot...yes, maybe 3 acres...but a lot none the less...you're living in a subdivision with neighbors! I can't imagine spending $42.5M to live surrounded by other people...if I'm spending that much, I'm buying 500 acres in Tennessee and having a home that I design built. I'm not spending that kind of money on someone else's design choices and finishes. I looked at a $36M penthouse, and my thoughts were, "well, this counter top has to be changed" , and the book matched stone in the bathroom was an awful peachy orange color...gotta go...rooms designed around gaudy furniture...awful waste of money...I'll buy the space, let my designers take care of the inside.
The developer bought the parcel in 2020 for 2.5M, right at the height of covid migration tide, and built this ugly monstrosity. Back yard, two tiny pieces of grass, front yard, industrial car park😂. And they want 42 M for this? I would be surprised if it sells for less than 10 million and the developer loses money over it.
There is not dedicated place for housing staff, the home was custom built for the current owners needs and wants which did not include this feature although they definitely entertain a lot!
You obviously don't know construction of course the house is covered in drywall! Also you need a tape measure! The front door is not 10' tall and why spend so much time on the furniture it doesn't come with the house
A urinal in the bathroom? Not a good design. Grey and whites you missed the timelessness this is dated already for interior design. Terrible primary closet looks like a barn
girls come in and get cleaned up please, mom made hair of the dog soup... one min mom were about to finish up cleaning zone 4.... now romorrow zone 3 is a 2 or 3 day clean up but it pays more then all the other zones to clean up... yummy thi some good soup mom what u put in it, awwww ox ground beef.... from one more chance ranch..... nice.... awwww we also stapled some rats by there tails to the manikins lips also... thats amazing so how was bible study today? it was cool....

Exactly!!

This house didn’t even cost $5 million dollars to build yet the sellers somehow think they deserve $42.5M for it lol
Wrong. $32mm in September for a 15.5k ft PV mansion on 5 acres. Many commenters out of touch with the current sold comps.
My realtor just sold a house for 32

23,417 square feet is crazy big, but $42 million is insane. It looks more like $15 million, even for Paradise Valley
Just a tip: the brand of the appliances is pronounced MEELA
His house is amazing! From the secret doors to the private wing, the indoor court to the shooting range. Incredible
Loved this one too
That house stands out so much from Camelback mountain. The only issue is everyone from the mountain can see the backyard super clearly
A giant home of this dimension and no properly sized great or living room, no designated dining room and you have to squeeze all guests into one room with 3 beds that sleep 6 people? Who thought of that???
The builder who’s going to take a massive bath on it.

Good eye! They have textures, textiles and woods on almost every surface
I love how this home feels homie instead of looking like a office building
The interior designers did a great job doing that
I have indoor pickles too. In my fridge to be exact

Not every house is going to have a feminine touch. The TVs are just staged. Whoever moves into the house is probably going to buy a bigger TV.
Great home, cool tour and well edited scenes. Thank you for the post. Good work.
Glad you enjoyed it
Very beautiful but overpriced
Love all the decor and different textures and secrets hideouts😂 beautiful home❤❤❤
Glad you liked it!

Wow! Hope to tour it one day!
Thank you for your hard work on the tour. I truly appreciate it.
Thanks for watching!
WOW. This is an incredible home. WOW!!!
Seriously is, thanks for checking it out
❤love lots of great features and style and design and colors it's a beautiful place
Agreed! Beautiful home
Another great video Gav and the intro went crazy!!
❤️

I'll never understand how $10,20,30,40+million and single digit bedrooms are ever in the same sentence. All that square footage and 6 bedrooms?
Maybe they don’t want guests lol
😂 so true
It's custom built exactly how they wanted it. What part if that don't you understand? Who the hell wants a bunch of guests staying at their house?
@@smokiedavinci
Why have a dining table for 8 - 10 people and a huge kitchen if you don't like guests?
If you have a family of 4 why would you want a bunch of bedrooms? Exactly who is going to occupy all of the extra bedrooms? I don't understand the obsession with having a bunch of bedrooms. I would rather have a theater which this house is missing.
Love your videos, wish I could have access to such houses, Great work you're doing
Thanks for watching!
How flimsy did the mudroom closet door look when you tried opening it 😂 you would think a house this expensive would have better quality doors
$42 MILLION 😂. NO ACRES. Beautiful home, but that price😮. Good luck❤
Cool vid 🔥
Thanks for watching!
Impressive!
Thanks for checking it out!
These intos are going crazy
@sagesmedia
11:37 ... Oops. Minor oversight! Looks like a very flimsy door.
This house is nice, but I was strangely distracted by this boys ankle grazer trousers! Is this a new trend for youngsters?
They are dreaming! They will be lucky to get $21 million for it.
The emphasis you put on the letter T when it’s at the end of words is annoying
Welp, this top secret bunker has a youtube video. Pretty sure i won't buy that now haha
$42M single story? Wtf
Symbols on symbols. Art, checkerboard, butterfly
"North of 4 M for a 66 feet range. Why not spending a little bit extra and get a decent length? 66 feet is not a challenge for anyone!
They will be lucky to fetch 25 million for it

This is custom to the homeowners liking and after speaking with them sounds like they love the home they built
The house in Gilbert for $20mil was much nicer and more functional
Love that home too!

Wonderful home....the fact that youll be paying $180,000 a year in taxes 😐 for the rest of you life (living in this home) is the deal killer.
The listing says $28,000 a year 🤷♂️
Yeah closer to 25-30. Arizona isn’t too bad.
Hmm.. On a flag lot….deal breaker
37:01 anyone catch the sign 💩
What sign
@@gagemiller2310 pause at that time and look around
not 1 pic of the garage spaces.
I’m thinking the owner didn’t want his car collection shown 🤷♂️
👍
Maybe $12 million
Out of curiosity, is this the highest MLS listing price in the history of Arizona?
There is a house west of this house asking 75 mil and one in Silverleaf for 65 mil
This is currently the most expensive listed built home in all of Arizona as of today
Omg, sensory overload!
22:28 It should be the picture of the Secret Service sniper above or at least nearby, not the "target's"
40’ tall ceilings. Not close. Not a little bit.
More like 27ish or so. Looks taller in person for sure haha
No Solar? Metal Roofs? Imagine your electric bill $9999999999 monthly, lmao
Industrious does not mean industrial…. Also… prohibition era… not “prohibition area”.
You are right, I misspoke
just told us where the bunker is.

I guess the owners are eating centauri honey eur 1,100,000.00 😅😅😅
Beautifully designed but you wouldn't see your family members for a week.
Fair point but sometimes space is nice haha
Very nice villa, but the toilets are still attached to the floor and the cupboard door is stuck to the carpet? 11:36
Nobody give you 42 million for this
It’s not the most expense house in Arizona currently on the market.
Currently built
Having alcohol and firearms any where in the same vicinity is totally irresponsible
🤣
moore u gotta slow down driving down the st. i know but i was staring at you thats why, my bad. im tickled pink cause my dodgers won back to back
Are there no servants quarters for the help?
There is not dedicated place for housing staff, the home was custom built for the current owners needs and wants which did not include this feature although they definitely entertain a lot!
Who built this Sam Fratantoni?
Regal American Homes
5738 N Casa Blanca Dr, Paradise Valley, AZ 85253 😄 Not completed as per google maps photo but interesting to see the layout against the location.
Why does he pronounce roof as “ruff” tf
Why does anyone do anything
Who actually is this home built for.
James Bond

I wish I could buy it but I cant😢
1 day

wakenya mpo
Why does everything look so cheap so a house that much
One day.
What? Apply to be a janitor?
$42 million and $5k on the ‘gym’ 🤔🫠🤣
This guy is AWSOME that owns this home, he's a TRUMP fan! TRUMP 2024!
.
That "artwork" in the living room has to go. 🤮
Why do they seek to separate themselves from their children… I love the home with the exception of of a separate space from the kids
