This property is not overpriced. It is not under priced either. I believe it’s priced to sell. And I believe it will sell by November. Depending on if they do international marketing or not. The reason why it is worth 21 million is not because the buildings on it but because of the land. 40 acres on the water side of Highway one in California is not only rare, but this property is the only one that has that. Also with 19 waterfront acres it’s the only one in California that has that. Also, would extremely rare is the amount of flatland that comes of that area. Geologically means that that area is not in a slide area. Also having one of the homes really close down to the ocean is nonexistent in Big Sur area, except for this place. The value is in the land and the location, not the buildings. Depends what it zoned for, but it could pull in a gray income, having weddings and using those guest houses for rentals. It’s amazing how much people pay a night and that location with that kind of land. The only problem I see is how much it’s gonna cost to maintain it. So you have to have a business on it to be able to afford to maintain it. It’s been meticulously landscaped and that is gonna require a lot of maintenance. Actually used to live about 5 miles from this property. I lived there for a few years ago, a very long time ago and the early 80s. So trust me I know the area well and I know what it’s worth. And it’s definitely worth 21 million, especially if you have a business going on to pay for maintenance. this property is like owning horses, don’t cost much to buy, but cost a lot to maintain on a daily basis

This property is indescribable, I didn't think all those unique elements combined in such a priceless landscape with stunning views of the ocean would exist in perfect execution. Kudos to the architects and builder for constructing a gem, and the property management for keeping it in pristine condition. I just had a look at the listing on Sotheby's, and for once, not a single word of it is exaggeration! I watch a lot of these property videos and this one is by far the best thing I've ever seen. Impeccable taste everywhere. They must have a huge staff to keep it all maintained so well. Really enjoyed this video.
First time I’ve ever thought a crazy price tag might be undervalued. I have a feeling this will be fought over by billionaires. The privacy is perfect for them and a curated property that has been built up over a lifetime. Priceless
It's a steal at $21.5 million. I have a friend who actually could afford to buy this property! I'm going to forward this video to him and maybe I could be a guest there if he buys it. LOL!
I’m pretty sure it sold for way more than that because it’s going to the person who can spend more . 21.5 is definitely a steal . They probably bid up to 100 M to get this
The road access is Highway 1, which runs along the coast from Los Angeles to Legget (far Northern CA). Portions of the road routinely wash out due to massive land slides during wet winters. This location is just South of the start of Big Sur, which has been inaccessible multiple times in the last few years due to massive land slides. I think the price point for this property accurately reflects the condition that you may be stranded for several weeks or months at a time.
Yes, it is an incredible place to have a home, and this one is amazing. I live within a short drive of Big Sur, in a coastal city where some very expensive homes on the cliffs are no longer able to be fortified, regardless of the homeowners cash-flow. There's a catch to any home directly on the coast here, and that home is no exception. Also, access via PCH to coastal homes change virtually every rainy season. Insurance is through the roof. There is a lot to consider, yet if money is not an object, enjoy it while it still clings to the cliffs of Big Sur!
These are some good points. My first impression (and having driven through the Big Sur area) is the isolation factor with all these grand-fathered private properties. Lots of traffic when the road is open and "less" traffic when landslides close off all your driving options. Yes, maybe you can do the helicopter routine, but that can also be problematical. Perhaps a fair price, but it will require a very specific prospective buyer.
Anybody who actually can afford this (and it's Huge maintenance cost and property tax), probably would not live there full time. Most likely a "vacation" home for them. I could see an Elon Musk or Bill Gates buying something like this as another of their homes.
What kindd of spirit rips out coral and flies it to his home half way around the world? A very evil spirit who does not belong in Big Sur; indeed is the antithesis of Big Sur.
Big Sur was my go too place when I needed to a break. I was born and raised in OC in the ‘50s & ‘60s and Big Sur was just far enough to feel like vacation. I always thought Big Sur was the only place I would live if I ever had to go back. It is the most beautiful place in the world.
OH my.... I've motorcycled to the Arctic Ocean, across the Sahara Desert, through Turkey, to Key West. But Big Sur is just 200 miles from home in Santa Barbara, and it's as favorite a ride of beauty and mystique as ever there was. My favorite, I think. Just a poor camping man, loving the unique creation. This place is MAGIC!
I really like this property because it isnt one of those hyper modern, soulless LA Hollywood Hills mansions, but has a lot of character and charme. What a place!
I appreciate the opportunity to see this estate. To me, Big Sur is eerily beautiful. It is magnificent but also unnerving. I like that the landscape and buildings have been designed to be respectful of the surroundings. It seems very appropriate to have zen elements to counter the harsh aspects of the climate and terrain. I hope whoever acquires it will carry forward the same vision.
I remember staying at the original humble little one story structure (which is where the kitchen still sits today) back in the 70s when Victor Palmieri bought it from the fanancially strapped original architect. Victor's son, Hank completed building the structure. Hank and I and other friends use to sneak into the newly built Ventana hotel spa tubs. Fun memories.
Tell us more!!! Not many people will have 1st hand experience of a rare gem that is Privately Owned. This is 100% valued based on location/land, it would STILL be worth millions even IF a single mobile home OR RV was parked there. Hopefully 🙏 the next owner WILL keep the grounds as is (and NOT parcel the land up). Worth the whole watch btw.
This is the most amazing, breathtaking, beautiful home I've ever seen. It truly is a spiritual experience, there really are no words to describe this property. Thank you for showing it to us, you are such a great realtor in describing every little area of the property, a great tour guide, and the camera work really made us feel like we were there. That property is like a shrine of nature. The nuances alone are incredible, let alone the living spaces. What a feeling just to be there. Reality then sets in and I think about cyclones, lightning storms, earthquakes, fires, and rock/landslides. Great job showing that amazing estate, you must’ve been tired, it was a lot to show.
Honestly, I like this property more than Hearst Castle. The full Japanese garden and overall landscape plan rival any that I have seen. The casitas are awesome. And the views of the Pacific Ocean are pure heaven.
if you have had the amazing opportunity to visit and stay in Big Sur then you know that this magical and absolutely stunning piece of our planet is well worth the asking price! There is really something that feels otherworldly about Big Sur! Thanks for such an incredible tour!
I went camping there about ten years ago. And at night I ventured outside my tent, and the moon was full. Honestly, at first I thought I had slept through to daytime it was so bright outside. Everyone seemed to be walking around. I went to the path that led to the beach below the cliffs, and it really was something.

And it ain’t too expensive for what you get either. I watch a lot of these luxury property tours here on UA-cam. So I’ve seen everything. But nothing comes close to this location and the views it provides. I love being by the ocean, and I think this is the best oceanfront property I’ve ever seen, just mind blowing!
LOL!
WITH LOUD HELICOPTERS FLYING PEOPLE IN. NICE!!!
My thoughts exactly. Palos Verde in SoCal is having some serious issues right now.
Grew up in Santa Cruz and went to Big Sur all the time and your comment is definitely appropriate!
First thing I thought. This is a temporary home, best as a short term retreat house, while you have other places to live when it slides off.
It's so beautiful and stunning!!! This is the place of my dreams. The sea, mountain, and green.
owning this house is beyond wealth; it is spiritual..
100%
Exactly! ❤😇👼
What kindd of spirit rips out coral and flies it to his home half way around the world? A very evil spirit who does not belong in Big Sur; indeed is the antithesis of Big Sur.
@@johnmichaeloconnor8810the coral reefs consented to be ripped up and transported to California
@@johnmichaeloconnor8810Wait, you’re really crying over ripped out coral?? 🪸 🤔🧐🫤
Big Sur was my go too place when I needed to a break. I was born and raised in OC in the ‘50s & ‘60s and Big Sur was just far enough to feel like vacation. I always thought Big Sur was the only place I would live if I ever had to go back. It is the most beautiful place in the world.
Same. I just wish there would be no building on the coast. I love Big Sur; untouchable. there are plenty of other places to build.:(
Like stepping into a fantasy, I think this is the definition of Heaven on Earth
I really like this property because it isnt one of those hyper modern, soulless LA Hollywood Hills mansions, but has a lot of character and charme.
What a place!
😅
Big Sur and North have that quality. So far away from the culture of Southern Cali.
If it hasn't already been said, this property should be a national treasure
It is! 😅
Been watching property tours for years, this is the most beautiful I've seen yet.
I used to live there in 1995. My uncle is the original caretaker and built the main house and caretakers quarters.
Wow, you are blessed to be able to experience this ❤
sure you did
Tell us more!!!
@@Leo23XR Oh, so you're the jerk who landed on my mom's head in '92 while we were having coffee, and since then she hasn't stopped talking about you?
@@Leo23XR so impressive!
Simply Wow.
Not only money,But you'll need to be a warm loving person to take care of this property. This is special
This home is the most beautiful home on UA-cam. It is worth every penny ❤️ ♥️
This is easily the nicest property that I've ever seen on UA-cam.
The maintenance team is top notch

if you have had the amazing opportunity to visit and stay in Big Sur then you know that this magical and absolutely stunning piece of our planet is well worth the asking price! There is really something that feels otherworldly about Big Sur! Thanks for such an incredible tour!
Thank you for watching! We feel very lucky to have toured it. It’s a sanctuary
I went camping there about ten years ago. And at night I ventured outside my tent, and the moon was full. Honestly, at first I thought I had slept through to daytime it was so bright outside. Everyone seemed to be walking around. I went to the path that led to the beach below the cliffs, and it really was something.
@@stevesilva2780 what a beautiful story! Thank you for sharing! I have quite a few memories in the area that felt surreal then and now like a beautiful dream
HOLY MOLY!!
Of ALL the hundreds home tour videos I enjoy on UA-cam, THIS is the MOST BREATHTAKING, JAWDROPPING, HATE-BEING-POOR house I've ever seen..
Wow.. It's like being in Paradise.. Beautiful Property throughout.. Whole Family can enjoy true peace of mind. Incredible Views.
Probably the BEST VIEW I've ever seen on ANY house tour on UA-cam. I would sit out there all day. I totally believe that your blood pressure dropped there. It's beautiful.
I got goosebumps watching the whole video.. This is by far the most epic and beautiful property tour on UA-cam..
Thank you for showing this property to the world.
I could feel the sun, the wind the wave crashing to the rocks just watching this. It is like a church where your faith is right infront of you every single waking moments
This is by far one of my favorite properties I’ve ever seen. Such a dreamy oasis, I’d imagine it felt like stepping into an actual dream, with the luminous misty hillside perfectly nestled on the cliff.
Maybe one of the nicest views from any Funicular rail, too.❤
Couldn't agree more!
@@CelestialJupiter When the weather is inclement, you’ll have to cart all your groceries through the rain on that funicular. But you know what, you could invest in a raincoat and umbrella! I bet those Pacific views are only enhanced by stormy weather!
Does anyone think that’s why the price is suspiciously low? A little too much inconvenience for those billionaires? I don’t recall seeing any kind of garage or car port. It looked like you’d have to walk quite always from where you parked. But if they hosted car events here, surely there’s a garage some place? They hosted car events here, right?
Hope someone doesn’t snap this place up and tear apart all the ponds to erect some steel and glass monstrosity that hangs off that cliff.
Probably the best home I have ever seen on the internet
It looks like the most affordable 21 million dollar home I've ever seen. Truly spectacular. Thanks for the video!
The BEST house tour I have ever seen. The words stunning, incredible, and peaceful fall short when describing this amazing property. Thank you for sharing this stunning home with us.
Definition of paradise. Any modernization is absolutely unnecessary. This is when extreme good taste meets money. You can see the care and affection with which the owner built it. Beautiful.

Forget all that lawn, if I owned this property I would turn it into a huge native garden and hold walking tours. Big Sur is the most beautiful place that I have ever been to and I've been around the world.
I put in an actual "food" garden tucked away on the property. We must grow our own food, as much as possible; especially if you have 43 acres in a zone 8/9 area.
This is just incredible! It does feel spiritual, as one of the other viewers said. Big Sur is one of my favorite places on earth.
Nice job in showcasing this amazing piece of breathtaking property. I watched it to the very end and I felt so tranquil. At peace. Bravo!
One of the most beautiful properties I have ever seen ❤❤
Oh it's stunning. I can see why the owner loved it. He probobly had low blood pressure from the peace beauty and nature. What a beautiful job on the landscape koi ponds the casitas. I would love to own this piece of heaven
The south coast is amazing but this property - WOW! No words for this, just awe and worth the listing price for an ICONIC piece of land. Where the sea meets the mountains 🩵
Oh wow! I love this property and location! And I’m a child of the 70s, so the mid-century architecture and interior of the main house feels like home. The buildings are a true second to the location. Imagine this place on a stormy day, just so atmospheric and poetic! And that giant driftwood horse sculpture is beautiful.
Watching this video, I feel like crying. It is so incredibly beautiful, ahhhh. I live in California and hope to never leave this beautiful state. There is beauty everywhere, but Big Sur is a whole other level. This property is stunning.

i picture Big Sur whenever I hear "california Dreaming." Gorgeous sound, gorgeous scenery.
Definitely one of the true unique properties that's been toured on UA-cam. Nothing cookie cutter about it, it just fits perfectly in its setting.
I'd love a bit more detail in the tour, but I also understand trying to keep things shorter for youtube metrics and you guys still did a great job.
Thank you, Gavren for inspiring me. This is Luxuries in -OM- this beautiful Oceanfront home.
Love this property! It's a piece of heaven!!! I can't imagine having big redwood forest like this at home!!!!!!
Born in Carmel raised in Monterey, and never lived anywhere else Why would I.
Monterey-Pebble Beach- Big Sur-Pacific Grove-Carmel.. Carmel Valley- The entire region is beautiful. Yes lots of very wealthy people moved here.
My family has been on the Monterey Peninsula for 10 generations. Not many can say they were born in Carmel(both of my parents were), most just assume CHOMP has always been around.
Growing up in PG, as a kid I often took it for granted. Now, I absolutely cherish everything about the area. My great grandmother used to tell stories about Carmel, how nobody wanted to live there when she was a little girl because it was cold and windy...now look at it. Lol. My great grand dad built a modest chalk rock home in Carmel that is a designated historical site to this day.
Thanks for sharing your love for our beautiful home. Have a great day!
What a breathtaking view...the serenity is beyond compare...actually all you can hear is the sound of silence. I love it.
Never seen a better use of location!!!!
Wow just speechless! If you opened that place up and made it a retreat you could make millions! But still to have the place all to yourself is a dream!
These hidden gems we’d have absolutely no knowledge of if it weren’t for tours such as this one. EXCELLENT walk around❣️
This… THIS IS THE MOST BEAUTIFUL PROPERTY IVE EVER SEEN
Absolutely beautiful property but masterfully shot. Intro was like a movie, beautiful! Infinity edge koi pond for the win.
Remarkable and restrained yet spectacular. And 21.5M is much, much less that I would expect.

@@Gavren actually those "redwood" trees are pines and eucalyptus. Sadly eucalyptus trees are very shallow rooted and fall over easily in high winds and extensive rain.
Out of the countless home architecture videos I've seen on YT, I've never wanted to live in a place so bad.

the most beautiful landscape; house with extraordinary stunning to ocean view I have ever see .
This is the most beautiful home I’ve seen. You did a phenomenal job showing the property.
For $21.5 million dollars, this is definately worth every penny, infact it is underpriced. Love it ! Will need at least a million dollars per year for upkeep.
Definitely. De-finite-ly.
If this guy is making a video touring the whole home it means they can't sell the house. The house needs a lot of work to be brought up to modern standards.
Purchase price most likely covers only the housing structures, not the land.
@@dieggosilva9909 That's not how it works. Purchase price covers the entire property.
21 million is an absolute STEAL for this property! Definitely one of the most beautiful properties I’ve ever seen. So full of life, light, and character. Thoughtful and unique. Not sterile at all.
Realtor’s fees, taxes and god knows what California adds probably pushes the price a lot higher.
so epic, love the introduction with you driving in the convertible automobile, its the perfect way to reach such a beautiful destination, beautiful video Mr Gavren
Thanks so much! We loved making that intro with the T bird
I have never seen something like this. Just to look at this property makes me like I would be somewhere outside of our reality.
This explains why so many people can live near San Francisco and apparently not even notice the shithouse it's become...
Living in a place like this certainly would foster a diisconnect from reality and a lack of empathy for sure.
Awesome house though!
Truly outstanding! Thank you for showing us this property. So worth the price. Love it.❤💕
Great tour Gavren. You were born to do this type of work. Really enjoyed it and watched the entire vid. And Seems like this property would list for much more money.
