The "things I would do"- Add more privacy from main road, Clean up the landscaping in the immediate area of the house and probably put a decent size pond in. The "I likes"- Expansive greenery, space, interior and exterior of house look well taken care of.
The house has plenty of space, that kitchen is really nice, love the pool & grounds. I'd have to get rid of the wallpapers, do some light/moderate reno on the bathrooms & get rid of the playhouse & jungle gym. Very nice property!

1. Gorgeous grounds and landscaping. 2.) Love the size of the lot. 3.) Love the privacy. 1.) The house needs a total remodel. 2.) House seemed small for the amount of land. 3.) It would cost at least 100k to modernize.
Brad thx for showing us this place. Negatives for me is lack of acreage. House too big. And lack of privacy. I personally DON'T want to see a neighbor at all. What i love is that you showed it to us and was well cared for. Appreciate it Brad.
The fencing alone must have cost millions. And the grounds must require a full-time gardener to keep the grass cut. At what point does an estate become too big? And if you can afford a place like this, why would you shop at Costco or Cabellas?
Beautiful property, love the land. 3 things I love would be 1. How much space this home has. It's huge, and there's lots of room to spread out 2. The quality of the finishes I the home, everything is built solid 3. The land it sits on The 3 things I don't love would be 1. Everything is grand but dated. But with some smart updates this home can be a stunner once again. 2. the "tech" in this home. I laughed when I saw the tech room and wall of wires. I bet service guys have their work cut out anytime something needs repair. It's like fixing a fax machine - where do you start? 3. The close proximity to "Grandma's house" She aint MY Grandma and it seems a little close for all that land they sit on.
I love the shelves and cabinets every place, especially in the entrance. I love the downstairs. My MIL could live down there. I love the beautiful kitchen. I would only change paint colors a bit. I wish I could afford it, today. I would move in now. Thank yo for showing us this dream home and property. Have a blessed day.
Love the kitchen really well thought out. 2 big sink areas. Lots of counter space. Awesome cupboards. It's a cook's kitchen. Don't remember if there's a walk in pantry. I also love the amount of sun rooms is awesome. You could have plants in each o e of them. One could be an art studio, another for crafts or model building g, another for reading, one for playroom so many options. I also liked the technology room downstairs wondering if it could be a recording studio? I lovd yard pool bedrooms 2 kitchens and floors. The questionable thing was that one room downstairs a only handle on outside ...it could be used for bad or good or a wine cellar easy to get self locked in!!! I always need a way out!!! I think I would love this house! But now I'm single definitely too big for one person. T
Thank you, Brad. It’s a beautiful home! Since my husband recently passed away very unexpectedly, the house is little too much square footage for me, myself and I. Property size is perfect! I’m hoping to move out of So. California next spring. I breed Golden Retrievers, so I’m on the lookout for a turn key home on a some acreage that will accommodate a Hobby Farm/Animal Rescue.
I wish I could pay for that high, absolutely love, only thing I really noticed was, the outside, change garage doors to wood with windows, and wood solid doors. More landscaping. But that's just me. Ugh I wish I could
Things I like, the spaciousness, the land, the sunrooms, the pool and garden, the dollhouse. Things I would update to make more upscale: the stoves in the kitchens switch them to gas, update bathroom lights, get rid of the wall papers, show a video with some staging (could be just staged by a software). The house is very big and people like to imagine what it would be like if furnished. Tell distance to airport. The property is beautiful!!!!
This property is beautiful. Love all the bedroom. So much space. Great idea to extra room for guests. The laws are beautiful green area. Plenty of space for the grandchildren to have fun and the swimming pool what can I say. Only thing is I would need a time of cleaners to com in 2/ 3 times a week to clean it. Or maybe every day lol
Sun rooms, potting room and kitchen are my favorites. Love the extra rooms downstairs. Great for craft rooms, sewing room, genealogy office, gaming room etc. Downstairs kitchen area great for soap making or canning. N love the garden area. Pretty sure I would add fencing n a barn for horses
Kitchen sink at the window with the island one left. Water supply at the cook top for filling pots. Change out that cook top with range inserted with oven. Update backsplash features.
Sir, I've been following your channel for a while and trying to figure out you as a person and Kentucky for a new life and I gotta say that the way you discribed the "city people" gave away the final piece in the puzzle and I'll tell you this: one day I'm coming all the way from Brazil to buy a farm from you. I was this black swam among those you described up to the day society decided to sever connections with reality and since then I became a farmer here in Brazil and now I'm looking for the right red neck place to move my family to and I believe Kentucky might have this special spot for us. Don't believe me! I'll surprise you and remind you of this random comment on a 2yo video of yours.
@lucazarts25 - a great compliment Lucs - thank you! Now to find out what i said... :-D haha. I just talk from the hip, from the heart. I look forward to meeting you here - and greeting you to the real lifestyle we all love.
I love the kitchen, mini-apt. and the pool. I don't think I would change much besides fresh paint and maybe take out the carpeting. Beautiful property.
Minor correction. At 06:28 is doesn't say 1.48 million it says 1,484.07 per square mile. Love the acreage. Big yet not too big. Lots of great sun. So needs an off grid solar system. I am not a great fan of neighbors(just me) but I would probably place some weeping willows or shrubs around the perimeter of the home to create a natural privacy screen. It is a nitpicky thing but I would change the single sink in the basement flat to a double sink for sure or add a dishwasher. I think I would use all of that open space to have a beautiful orchard. Lastly and just for extra credit, I think I would have a hanger and spit for the fireplace in the kitchen. Would be very romantic to cook over a fire. At my stage in life this isn't an attainable home for me. Unless I win a lottery lol. Said before, if I do, I will definitely be knocking on your door(calling you). Peace and love to you and your family. As a side note. I cut the cord a long time ago. Watching your videos is way better then watching television.
Great fun Brad. The kitchen had that nice warming drawer next to the range. I would add soft close cabinet hinges. Not too expensive for this level of house. Hiring a landscaper for this is nearly a requirement.
Nice property! But, I'm sorry to hear about the size requirements. It's too much for me. I would only want 3 acres, tops, If I could afford my own place.
Mistletoe won’t kill the tree! It takes years for mistletoe to grow on trees. Look up process to even get it. We have a tree that is over 100 yrs. old, and has had it before I was even born in the 50’s. So enjoy it. Silly realtor. Beautiful property and home.
So first things I would change is the garage door to something fancier or like old barn door style. Better landscaping around the house. I would change the faucet in the kitchen to one taller and more Grand. I would change the stove to gas. To me it needs a lot of updates and some repairs. Love the built ins, the size of front door, the gazebo and pool plus number of bedrooms.
Its location is a big plus. The property is just beautiful. I love the big southern front porch that overlooks the valley. The family was very blessed to live next to each other. That is my dream to buy property and section a couple of parcels off for my boys.

Hi Brad, here's my like list 1. Love the gated entrance at the street 2. Love the basement 3. Love the generac generator Dislikes 1. Get rid of the carpets in the rooms Gross 2. Over growth of plants really needs to be cleaned up 3. That room with all the technology really looks bad all hanging out with each other What I would do: Get a workshop set up behind the pool area like 20x40 Definitely have someone mow the lawn for me, but the smell of fresh cut grass, amazing That room in basement looked like a walk in safe for my weapons! And perhaps a storm shelter, really don't need a handle on the inside as you would unlock door with key and push door open
Hi Fred Sanchez, Thi sis FAN-TASTIC Feedback! Thank you!!! :-) And I agree with all of these things! YES! and grass - I will miss that now till March. but its coming! :-). Happy Holidays to you and your Fam!!!
The sunroom had oversized slider windows with a nice rail slide system. I agree with the comment on the fencing around the pool, It is best for area/patio around the rim for maintenance and ease for cleaning it. The house is beautiful and quality built. The desk in the laundry room was normally used for those that made clothes so that they could use the washer and dryer easier to finalize fabric and such(at least that is what my grandmother said when I asked about hers). I would recommend fixing the attic access door from the broken piece seen quickly. Overall this is what I am looking for for my kids and I to move to getting out of CA. Very well done video and love watching them.
Love this! The kitchen is great but I'd have to put in wall mounted ovens. Live that it's outside of town for a little privacy but also close to everything. I love this area. My mother was from Frankfort and we'd visit every summer. If I ever hit the lottery I'll be calling!

G-day Brad all that place lacks is a tennis court. and a couple of practise greens and rent it out as resort during the race season. Cheers and thanks for the video.
Man here in michigan we charge 70 to 90 bucks an acre for lawn care. My plan is move there and live out my life and maybe mow a few lawns. Lol. We'll definitely be getting with yall when it's time
Very lovely home and looks like it was very well cared for. I did notice a few updates that are needed and one peculiarity. The one think i really thought was a bit strange about the house was the pool. The pool fencing needs to be adjusted as the fencing is just too narrow around the pool's perimeter. They fencing needs to be widened to create a larger perimeter around the pool so you can walk around it easier as well as have enough room to put lawn chairs around the pool so you can sit beside the pool and sunbathe on lawn chairs. The way the fencing is now it just does not look inviting it looks like the pool is incarcerated with steal bars around it. Inside the house i saw wall paper and ceiling boarders in the dinning room and the bathrooms which is very dated. Absolutely, get ride of the boarder paper and that leopard wall paper also needs to be stripped off and replaced with paint. The walls needs to be painted white or a very light neutral colour. White might be best for that windowless bathroom to try and lighten it up a bit it is just too dark in there. In general i thought the bathrooms looked a bit dated the fiber glass shower stalls have got to go. I find fiberglass shower inserts much harder to keep clean because they get riddled with hard water lime and they scratch easily and are not the easiest to care for. Most people expect updated bathrooms with simple timeless tile or marble title shower stalls, glass shower doors, an updated variety with stone counter tops and new faucets and some of the bathroom mirrors also looked a bit dated. Most people who are spending 800k are going to expect bathrooms to be updated. I would also get ride of that ceiling mural at the front door and put in some kind of a decorative wood beam ceiling treatment instead. The arched ceiling is a lovely feature i just think a wood beam treatment would show off the feature much better. The book cases are very nice but the mural dates the house. Because it is the front entry way and the very first thing you see of the house is that mural it set the tone for your first impression of the home as you enter. The dated mural on the ceiling makes you immediately determine this house is dated and really needs to be updated. Given that, if you were going to fix one thing on my list it would be to pain the mural white and add a wood beam feature in that ceiling archway. I do not think it would be expensive to do because it is just a bit of paint and some wood trim but i think it would make a huge improvement on the home's first impression. Overall the house is lovely and i absolutely love the high ceilings it really makes it look and feel grand and spacious. The most impressive feature of the house is definately that gorgeous kitchen, i absolutely love that kitchen. Clearly they spent a lot of money on that kitchen but unfortunately now they need to match the quality of the bathrooms to the quality of the kitchen. Since they did the kitchen update it now looks a bit like they cheaped out on the bathrooms with those fiberglass shower inserts and now the whole house's quality does not quite match up across the home on a whole. I think if they did these updates overall they probably could adjust the homes price to recoup the expense of the updates. Unfortunately, the home buyers nowadays expected everything to be updated to today's design tastes. They expect the house to be perfect and turn key with nothing for them to do in the way of updates when they move in. Buyers today want it to be move in perfect especially at these higher price ranges. The wealthier the homebuyer's are the pickier and more demanding they are, sad but true. Overall it is a lovely home and they clearly put a lot of love into building it as well as caring for it. I hope this was not too critical you did asked for feedback. Love all your videos Brad keep up the good work!
1.the house is gorgeous 2.i love the kitchen 3i love the grounds That's the things I like The things I don't like are 1.The frog ponds 2.the garage isn't big enough 3.the little house is in the way to put up a bigger garage I also know the these things can be fixed

How do I buy a property's own plan hatching through the owner, and what is the credit limit and what would kind of person do? I'm on a disability social security and I'm also a new part-time job, but I don't like to move some place and I want a complete privacy. I don't want to be round neighbors or anything like that, but I really want to be able to have a nice piece of land that's my own. And how do I get be able to do that with the width of the owner? We'll find the answer and let me make payments do. It was dim , he was out the bank

Brad Simmons I like your properties but we need more information if I plan on spending a lot of money and moving there to Kentucky. Then I need to know more about the land the property anything starting out with does it have fruit trees and if so what kind of fruit trees. I like peaches. I got relatives in Tennessee and Kentucky. My grandpa and grandma was from Kentucky.
Hi the one thing that I would say that is a negative is the wires that are in different places throughout the house and they're not covered they're just open bear whether it's in a big room a small room off the bathroom wherever to me that's a hazard and like if you've got kids if there were anything like my brothers they weren't bad they just were mischievious and whatever reason it's not a good idea to have open wires all over the house and that they were in this place in several areas other than that I really like the house although I would paint I also would want to add more land but it's it's very very functional I am very pretty they have to be both I also would want to know which walls are load-bearing and which walls were not so that if in the future I wanted to change to make some rooms larger that that would be possible anyway awesome thank you for the video I remember watching you guys years and years ago and somehow I lost track of your station and now I'm back on yay thank you
Did you catch the typos in my reply It said I am very pretty I meant to say the house was very pretty I think I need to re-read my stuff before I say hit send
Hi bella2008, sure - come do a site visit. I would get rid of the white shelving when you first come in. Love the Great room and old wood flooring, maybe the lock closets were a liquefied cabinet?, loving the the screened room, very southern! I liked the lights along the stairwell steps, I would do some remodeling in the kitchen downstairs! You skipped the little yellow pool house maybe or gardners house. Like the garden area too! Maybe start a fruit farm?👩💻🌻🇺🇸🙋🏼♀️💞.
Love this place brad... That downstairs big room is the media room. I would mow that place and I would trim back alot of the shrubs and trees. Needs some curb appeal. I would add a pole barn for my classic cars and mancave. Love this place . What are the taxes on this place ?

Been by here many times and took photos when visiting my son at UK university now I moved in 2016 never been happier love Lexington.
This is a dream. Absolutely beautiful. This country is gorgeous.
The item with all the cleaning supplies in the silver drawer at 12:40 is a bun warmer. Now that you have been edumacated you can be fasisticated! 🤔😁
The house has plenty of space, that kitchen is really nice, love the pool & grounds. I'd have to get rid of the wallpapers, do some light/moderate reno on the bathrooms & get rid of the playhouse & jungle gym. Very nice property!
Leave them. Plenty of kids or grandkids in potential buyers that would love them.
Love: land size, landscape square footage Negatives electric stove the sound of that lawnmower and has no tower. 😊 everything is so green 🥰
Thanks for the tour, this house is exactly what I'm looking for next year.
Next year we will be in a depression worse than our grandparents went through before ww or should I say stagflation

Beautiful kitchen, beautiful screened in sunrooms/porches, beautiful acreage. Remove carpet, remove wall paper, and this home only in my dreams.
I trust the cabinet doors open. I wouldn't choose it cause u opened every cabinet. Just show the house. This video looks nutty
Hi Stephen Long, you wouldn't buy the house because I opened every cabinet... huh?
Love all the other things in the kitchen, heat lamps are awesome!

Hi Brad, here's my like list
1. Love the gated entrance at the street

Very well done video and love watching them.
love this in Lexington, 1 hour from my house, but damn it's almost a million dollars, but soooo nice, i love it...
Beautiful property!
love the land and the layout
Love this! The kitchen is great but I'd have to put in wall mounted ovens. Live that it's outside of town for a little privacy but also close to everything. I love this area. My mother was from Frankfort and we'd visit every summer. If I ever hit the lottery I'll be calling!

@@BradSimmons Oh, that's my problem! I keep forgetting to buy the tickets! Lol.
Love it Brad. I’d fix the front porch
Ditch the locks on closets

Love the laundry room
Love brick sunroom
Love safe room for gun storage
Beautiful grounds!!!

I wished I knew more about this stuff. I should have known that. Thank you for helping me on that.
The "drawer" that you did not know what it is, is a warming/ holding drawer so you can keep food at a ready to eat temp while cooking other items...

G-day Brad all that place lacks is a tennis court. and a couple of practise greens and rent it out as resort during the race season. Cheers and thanks for the video.
Hey Brad, that 1,484.07 was the sq miles and not people.
Man here in michigan we charge 70 to 90 bucks an acre for lawn care. My plan is move there and live out my life and maybe mow a few lawns. Lol. We'll definitely be getting with yall when it's time
The front room is the formal dining room. That stainless drawer is a warming drawer.
I wouldn't change nothing inside the house or the property!!!! It's beautiful the way it is

@@BradSimmons Already am
Another awesome property!
Thank you Brad
Thank you!!!
Hi Brad, I would definitely get rid of the tile floors, and make them all wood floors, but love it otherwise. I would like more land though!
It would be a great bed and breakfast place! Have a few horses for grazing and riding too!
Right on Brad, I know exactly where this is. It is a beautiful place
Love this house really looks like a Home. Need the kitchen island to have dinning seating capacity love traditional houses
Loved the house overall. I would remove tile from front entrance and put in brick. One bathroom needs updating. Enjoyed the tour, thanks.
Lots of mistletoe on Lexington tree's . It takes a lot of years to hurt the tree's. And magnolia tree's are beautiful, absolutely beautiful
Hi Brian, A-GREED!
I love everything I would have to add a few out building's to use as work shops
BEAUTIFUL property!
I k own hat was a hear ago. Jr that was perfect for what I am wanting.
6:29 the AREA is 1.484 million sqaure miles. The population in 2012 was 703k, the population in 2016 was 506k

Great stacked fire place!
Show us houses in the winter
7 miles is an hour away in the Denver metro area....The suburbs too.
Hay, for sure!
Super nice. 800s is a little too high for me for 10 acres, but very nice house and grounds.
Beautiful home
The kitchen of my dreams!
This is perfect, wouldn’t change a thing I love ❤️ it
Love it!
Hi the one thing that I would say that is a negative is the wires that are in different places throughout the house and they're not covered they're just open bear whether it's in a big room a small room off the bathroom wherever to me that's a hazard and like if you've got kids if there were anything like my brothers they weren't bad they just were mischievious and whatever reason it's not a good idea to have open wires all over the house and that they were in this place in several areas other than that I really like the house although I would paint I also would want to add more land but it's it's very very functional I am very pretty they have to be both I also would want to know which walls are load-bearing and which walls were not so that if in the future I wanted to change to make some rooms larger that that would be possible anyway awesome thank you for the video I remember watching you guys years and years ago and somehow I lost track of your station and now I'm back on yay
thank you
Did you catch the typos in my reply
It said I am very pretty I meant to say the house was very pretty
I think I need to re-read my stuff before I say hit send
I absolutely love this house. I should travel to Kentucky and see it in person.
Hi bella2008, sure - come do a site visit. Wow awesome laundry room
i would remove some the walls in the kitchen so you can see outside view. and make the livingroom/dining/familyroom into one large open space.
Love the whole thing.
Love tile!!
