I love this place! You have made me fall in love with KY. My daughter & her two boys are planning to move to Frankfort (I think that’s correct). My husband & I are considering moving to and want a place like this but maybe not as much land and would qualify for VA loan!
That is one of the nicest manufactured/modular homes I have seen in a while. The over all layout of the house is very nice. I like how the kitchen is open to the rest of the house, but not too open with the breakfast bar so you can sit on either side of it.
I also appreciate the NN security system. (nosey neighbor). NN may sound bad, until you do not have one.

I'd move the shed to the back wooded area and use it as a cabin back there when hunting season was upon us. It would give us a good rally point.
First, congratulations on the progress of your diet. 29 lbs. way to go. Second, the exact time to pick peaches is determined by the cultivar, but generally they are harvested from late June through August. Definitely wouldn't have been any peaches on that tree. lol
The house is kind of deceptive. It is larger on the inside then one might think seeing it from the outside. As for the little shack being man-cave/she-shed. There is so much space between the house, the shop, and that little shack, the couple that lives there are going to have to make an appointment to see each other. Just so they will know where the other will be at any given moment. The entire building of the shop could almost be finished off into a second flat if one wanted to. Surprised there wasn't any wood burning stoves anywhere. Lastly any idea how thick the concrete floor in the shop is?
Oh forgot to mention that place and the views are just gorgeous.

Set it up for a drive in like movie experience. Nice screen, projector and a Bluetooth speaker. Wow that would be fun.

Amish country is so pretty, they have it in Ohio, indiana and Pennsylvania, lancaster PA is so gorgeous, their craftsmanship is unbeatable and their food is delicious, and everything is handmade, home grown and built to last and they are so smart and economical.
Beautiful place.
They don't always follow the building codes in the area, though. No electricity, no indoor plumbing and a lovely outhouse usually.

So Beautiful , I’m moving down to Leslie Country on the boarder of clay looking around Great Creek - Bear Branch area looking for 1 level 2+ bedrooms & 2 full bathrooms and maybe a half bath , would be nice full basement 4 -6 acres (5) ideal no horses - pound ! - 1-2 acres woods ! 1,2,3 grass !

I never liked the ones whose wives or girlfriends showed up early in the morning on payday and waited in the car texting on their phones all day for the paycheck, usually with at least one kid in tow. Think that's everything for now. Gorgeous home and property. By the way, Mennonites are more electricity friendly than Traditional Amish however more Amish are coming around to electricity & cell phones for business only. Keeping it separate from traditional from home and church beliefs but needed to expand in all areas of businesses.

1) how much for driver's license transfer & will we have to take test again? Just new license for fee - and yes, you take a written, it is super easy. It freaked me out too, but it was nothing.
2) do you know annual property taxes? I will guess $2500-3000/yr for this farm - that is pretty close.
3) what is the annual precipitation rate (snow vs rain)? We average 45-48 inches of precipitation per year. I like to say we get about an inch a week - because the average is like 4" per month. Snow - some years we get none, and I have seen 12" in one storm. But the honest answer is, "we get 2"-3", 2-3 times a year and its gone in 2-3 days. I don't think you'll find many locals who would disagree with that.
4) how reasonable is auto insurance there obviously driver's record comes into rate, so an clean record for 5 years? It so depends on the carrier too. We use Farm Bureau Insurance and they have been the best rate for us for decades. I don't pay those bills - but I can assure you it is cheaper than what you are paying. Guessing, 500-800/yr.
5) cost of living vs median income in this area?
Kentucky
Median household income: $45,215
Regional price parity out of 100: 88.6
Real income: $51,033
(BTW, California real income is 56k and New York is 52k) - so are you really making more money if you live in CA or NY as an example...
That all said - NOW, I like to also look at Median Income to Median House prices - this is telling. This is Number of years of Income to cover purchase on a Median priced home:
San Francisco, CA - 9.6X
Louisville, KY - 2.8-2.6X (depending on which site I looked)
Lexington, KY - 2.8 to 2.25X (depending on which site I looked)

I am going to have to weave that into a video - I'll give you credit! hahaha Taxes will be on Agricultural Exemption certificate - so you pay on the house and 1 acres, then the rest of the land is taxed on much lower. You may pay $3,500/ac for example, but might only be taxed at $500/ac. Long story short - we are guesstimating the taxes to be around $3,000/yr. And that will be off - we just don't know by how much - or which direction. :-D hahahha - but that will be close. Hey Tom, you really indeed made a pretty cool documentary. I really like it, so I have abonnized your channel. I was just searching for Amish and found your channel. Even though I am from Hamburg, Germany. But my sis' is living in Rapid City, SD right now, after she has emmigrated bout 25 yrs ago. First she was in D.C., afterwards in Chicago, and now as I said before in South Dakota ;-)
But where the heck, in which States do the Amish reside? Annie my sis' and me were talking about Lakota Sioux last night and I reminded her of the Amish. And I was not sure, it must be at the East Coast, maybe Maryland or somewhere nearby. But I don't know. Maybe you can help me up ;-)
