  • Although property in France is generally expensive, especially in the big cities there are some beautiful places where you can buy which are much reasonable. In today's video I give you my opinion on the ten best places to buy real estate in France for the year 2023. Please let me know if you agree or disagree.

    If people would like to be closer to Paris, I would add Tours, Orléans, Chartres and Amiens to this list

      I’m from Toronto and I’ve lived in nord pas de Calais - lievin, Lille and Amiens .. i agree they are all close to paris and close to Brussels and UK

    I completely agree with Béziers as #1. It’s so amazing. A beautiful and recently renovated central square, a charming old town, markets almost every day, dynamic light and fountain shows, close to the sea, in the middle of the largest wine growing region in the world. Fantastic value.

    I love to see Béziers at #1, my wife was born there and we visit family all the time since we are living in Montpellier. Very underrated city, very nice people, the beaches are white sand and large and it's sunny 300 days per year. Living on this region is awesome.

      You should never invest in the forex and stock market without professional guidance. Most failures and losses on investments usually happen when you invest without proper guide, help and clear analysis of the profit and risk percentage of the investment. You need a professional to guide you through the process.

    I cycled through France eight years ago and loved every minute of it .
    I’m Australian and if the visa thing wasn’t an issue I’d move there in a heartbeat , Brittany would be where I’d be looking as close to St Malo as l could afford.

      St Malo is incredible. My main culinary instructor was in S Malo many moons ago training. I'm Nova Scotia, or should I say. Nouvelle Ecosse, Canada! and many Acadians from here can trace their ancestry there.

    Interesting insight, and having traveled all over France I've been in each of these regions and most cities. I know it's subjective, but the only area I'd say is grossly overrated is the Dordogne. Yes, Périgueux, Sarlat, Domme, etc are beautiful, but they're also dreadfully boring. Part of the reason I want to live in France is the culture, and you might as well be in the UK or USA. Plus, how much foie gras can a person consume, lol! I'm glad I visited the region, but a few days was enough for me and I couldn't wait to leave. BTW, I'd add Dijon to the list. You can get a beautiful apartment there at a reasonable price and be 90 min from Paris.

    Very interesting list.
    I sadly had to sell my house that I owned for 12 years, in Lot et Garonne (between Marmande and Bergerac) last year due to a divorce.
    But, I miss France and was recently at a car event in Angouleme. I’m surprised that nowhere in the Charente area got a mention in the list e.g. Cognac?
    I keep looking online with a view to buying something again…almost at all those places you mentioned.
    I think Colmar and Mulhouse are relatively more expensive than they otherwise would be simply by virtue of being so close to Germany as well. My Mother lives nearby in Germany and prices are SO much higher that some Germans actually elect to buy there and commute to work in Germany. I think the potential downside to those places is that the weather is not always so good compared to other places in France.
    In my opinion, the actual city of Bergerac is overrated. Spend a day there and you’ve pretty seen everything worth seeing. It’s is the surrounding countryside that makes it a good area.

    For those of us in the US, a square meter is roughly 10 square feet. A Euro is roughly .9 to 1. So $5,000 eu for a square meter is about $550 us dollars a square foot. Not cheap, but not as expensive as NY, Miami, LA, etc.

    This is a great list! I like your criteria and it's exactly the information I need. I'm retired and moving to the south of France. I have been trying to find the areas where I can afford to buy but have the cultural sites, airport, railway, and are not far from the Mediterranean. Thank you!

    I would have liked to see some of the smaller villages listed near toulouse maybe, there are wonderful small villages like revel and labecede laragais that are old cathar villages with lots of charm and history,,,

    800-1500 euros per square meter, 3 km from the Mediterranean sea, and all facilities by foot, from highschool to railway station and hospital. Can you spot it ? 😊 Hope you can't 😂

    I’m an American living in Rivesaltes just north of Perpignan for the last two years. We are generally very happy here, and the people are very nice and it’s a calm and stress-free life. I have my own craft business, so I’m OK with work. The wind is a bit annoying at times, but it is what it is. I just wish there were more golf courses 😂

    I watch some of your videos and iam from Béziers. Your analysis of the city is right. For a long time Béziers was a well kept secret ... When people asked if Béziers is good they reply that Narbonne is better lol ... (That a nice city too) ... Then people from Montpellier discovered and invest there, then people from the rest of France especially when the mediatic mayor was elected begin to discover it. It is still off the radar because it is less than 200.000 habitants so for example it Iis not ranked on numbeo cost of living comparaison. In 2023 price to buy begin to decrease but i think less than others places because it is still the most affordable city close to the sea with an excellent climate. Today is sunny a bit windy and 19 C. Price 10 years ago was much more cheap (less than 1500 euros per M2).

      The only downside of Béziers is lake of work. So if you come create a company and recruit local people please.

      Pau was quite famous in the US at one time, because Abraham Lincoln’s wife was treated there for a few years after the death of a son and the assassination of her husband. She never recovered her sanity and eventually she returned to the US.

    No way!!!!! Never invest in Beziers. I use to live overthere, invest where the TGV train station is. Aix, Avignon, Marseille.

      The video is more about a good value lifestyle purchase in France. Due to high taxes and a very pro tennat market France is not a real estate opportunity.

      I just returned from a classic car event in Angouleme and have previously been to a Blues music festival In Cognac. Both worth seriously considering.
      I had a house in Lot et Garonne for 12 years. Also a good area.

    Price down in Paris has started like you mentioned due to the difficulty of getting the loan and DPE.

    There is a reason why some places are cheap in France: no work to be found, poor transports, infrastructure and lack of medical facilities, shops, etc. I would not advise investing in real estate in France unless you are planning to live there eventually. Also, check crime statistics and related information before you jump in. You would not believe how some cities have evolved in this regard in the last few years. Also, don't count on regular flights in the small airports: Beziers to Edinburgh? You have to be kidding. They barely fly from Toulouse or Nantes to Edinburgh (only in summer), let alone Bezier to Edinburgh unless you are planning to charter a plane yourself.

      Correct. And because everyone has something to say and everyone feels like they can do whatever they want, if you buy a property with a yard or parcels: expect trespass with people asking you a million questions.

    be careful with the real estate theory in this video, if the prices in most of the cities mentioned are so low it is because activity has declined and delinquency and insecurity have increased significantly.
    there is of course the architecture that remains and the services that work more or less well but to live there it is not these cities that I would recommend

    The fact you didn’t mention REIMS shows you haven’t got a fckg clue about France mate lol. Reims is brilliantly located for CDG with fraction of Paris prices, the champagne capital of the world where you wait for a doc’s appointment half the national average time. Real estate price is cheaper than any of the 10 cities you mentioned. Girl bye 👋🏼

      It is sad that certain people have to resort to swearing when giving their point of view, I did not choose Reims because property prices are approaching 3000 Euros per sqm on average which is quite high especially compared to many of the places I have chosen.

      US cities will cost you x5 as much , 375K to 600K , taxes 12K-20K+++ a year. Our salaries probably higher , but health insurance is approx 1k a month. So I'll take my saving money and buy in France ♥️ and re-learn the 5yrs of French I took in high school and university 30yrs ago. Yes some small town America is cheap but not alot of services. If you like country living it's cheap. But mountains or beach you are looking at million dollars homes. 😢And our politics is very divided 💔.

I lived in Paris and all the architectural beauty deceives you from the fact the quality of life there is actually horrendous, unless you are a multi-multi Millionaire. Then again with lots of money life is even better elsewhere.

    The value of Pau may go even higher if they add a connection to London.
