How to buy real estate in France - Leggett's guide for Americans

  • We're not sure if it is the strength of the dollar, or the huge success of Emily in Paris on Netflix, but American buyers have been snapping up their very own slice of French real estate in droves!
    Last year, Americans were our 4th biggest buyers, and there wasn't a week to go by without us helping a client from across the Atlantic pick up the keys to their new home.
    This is the first of a series of videos specifically designed to help buyers from North America, we hope you will find it useful.

    I love your very educational video and will make a decision probably renting first and then scouring the area where I want to live ,so far I like Nice and Beaulieu I don't want a car,I have a German passport but live in US,that should maybe make the transition to spent 4-5 months in south of France easier.I will definitely contact you thank you

      - Like Americans, Canadians do not need a visa for stays under 90 days within the Schengen area, which includes France. For stays longer than 90 days, a long-stay visa is required.
      - The process for obtaining a long-stay visa involves similar steps, such as providing proof of income, health insurance, and accommodation.
      2. **Property Buying Process**:
      - The general steps of purchasing property, such as making an offer, signing a preliminary contract (compromis de vente), and completing the sale (acte de vente), are the same for Canadians as for Americans.
      - Canadians will also benefit from the support of estate agents like Leggett Immobilier, who can assist with navigating the local market and legal requirements.
      3. **Financial Considerations**:

    I would like more information, please, about buying new build/ off plan apartments. I've seen plenty of listings that interest me but am unsure of how these contracts and their financing work.

    I am sure that having cash is the most efficient in any property purchase; however, what is a more common down payment amount for an American buying property in the Cote de Azur, such as Menton or going inland from there? Is there a certain agent who is more familiar with this area and financing possibilities?
