The land is where the true value is and it allows us to pass it own to our daughter. She can stick build or buy a new trailer if she wants to. We looked into purchasing stick built but it didn’t make financial sense. We would be working YEARS to pay off a house. Everybody doesn’t have the means to do that. When we first bought our trailer people turned their nose up at us. It was a eye opener of who are truly your friends! One year later we have the latest upgrades in every room of our home except our bedroom! We going all out for our bedroom and bathroom so we’re taking our time to design it LOL! We took it down to the studs most of the work done ourselves. We don’t like unnecessary stress and HOA is exactly that! I work in healthcare. I’ve had to visit clients that live in these areas and it’s hell for older people! One house was fined for leaving their garage door up! The husband road his golf cart to the golf course located behind the house and forgot to let it down. Just CRAZY!

If you truly owned it, the government couldn’t charge you rent (property taxes) or take it (steal it) it you refused to pay the property taxes (extortion demands)! My HOA is too funny. The 80yo women spot 1 or 2 residents violating some stupid rule like painting something without getting their permission in advance or leaving a wheelbarrow out that is visible from the street. Then they send out hate emails blasting all 400 homes to not do this. They're too cowardly to confront an actual "offender". I've told them that I don't want to hear from them unless I did something.

My fence collapsed a few years ago due to ice. I had it rebuild exactly the same way it was. Didn't know at the time i needed approval to do that. But nothing came of it. Now like 3 years later, the wood has held up really well and it still looks new. Got a HOA letter saying i didn't get approval for the new fence i built. Had to send in pictures of rust on the screws to prove it wasn't new construction. What a freaking joke!

All I did was raise and apply natural stones to my existing (ground level 2 inch) circular planting areas, and the HOA said I was in violation! 3 months later, after showing photos from nearby front yards, and deciding to go to court 🃏, they digressed!

A neighbor had to replace a fence that was near the street. The HOA president refused to approve the color of his fence stain. I haven’t heard any more on it. He stained the fence as he wanted and it looks great. Fences are required to be painted or stained in certain approved colors. When we bought our house, the builder had not stained the fence and had fought with the HOA about it. We didn’t know this until sometime after closing when it was brought up in an HOA meeting. We spent over $700 on paint and painted it (in the approved color) ourselves.
I would live in a cardboard box before I would live with an HOA. We live on 26 acres and if I wanted to paint my fence as a rainbow…..I could. I cannot imagine buying such an expensive home and then being restricted as to what I can do with it. Fence “stain”?? Give me a damn break.

The stain job on her fence looks different than others because it’s blotchy which can can be due to a number of factors. If it’s an older fence it may not have been prepared right, like pressure washing to much and or unevenly. Or applying the material wrong such as stopping in the middle a board or half way up a fence and coming back just an hour later and continuing and over lapping where you left off will leave dark blotches .
Some years ago our HOA had a rule, "no Metal Roofs". The original ruled our gavalized metal roofs similar to what is used on a shed. one home owner wanted a new shingled roof that the shingle were metal. after a all HOA meeting the new metal shingle roof was approved and you could not tell the new shingles from the old standard asphalt shingle. The basic complaint was the new roof would be more noisy in metal that asphalt. Proved be baseless. SO now metal shingles.
I think there is a problem with knowledge about who does what. An HOA has an Architectural Review Committee (ARC) and there is also the Board of Directors. The ARC is made up of community volunteers that are appointed by the Board. Often the ARC functions completely apart from Board oversight and approves or denies House Improvement applications. Most of the time, the Board doesn’t know the details for the ARC activity. So when the ARC denies an application, and the Board is asked to meet with the homeowner, there is a knowledge gap right away. It is best if the Board contacts the ARC chairperson to get the details of a denial BEFORE the meeting with the homeowner. It gets everyone on the same page.
There is a neighborhood in 77090 that has never had as HOA, but for the last few years a company has come in an attempted to set of an HOA in an already established neighborhood !!
Fun fact. If you live there before hoa is voted on and past you do not have to join and are not obligated to obey their rules. If you sell it then it immediately becomes part of hoa.
One of the main problems with HOA’s (beside their unusually weird characters) is that they can raise the HOA fee at anytime to any price. So if you can just make the payment of your mortgage and they decide to raise the HOA fee from $250 a month to $500 a month, they can do it and then you have to sell because now you can’t afford your house anymore.
I get a letter while I was in the process of cleaning my dirty driveway while all my neighbors had dirtier stained driveway than mine. Talk about singling someone out and idiosyncracies of condemning someone in the process of following the rule. What is wrong with these people! I have only lived in a gated townhome community in Spring Branch for less than a year The landlord never disclosed the crazy HOA and Parking Rules. The HOA hostile board member Who has written me violations for parking in front of my garage for loading and unloading 3 violations $325 fine and now my landlord is evicting me for multiple violations Paid my rent on time. Take care of her $350K townhome no pets no kids non smoker and Has completely stressed me out., I have filed 3 small claimed cases for the max to the Landlord, the HOA and the Board for Selective Enforcement and Discrimination and Harassment Etc and the Management company that refused to give me copies of my violations and better photos etc And on tops of that they knew that I was getting multiple and others getting nothing for the same thing. I will prevail living in hell for the past year.

An HOA here was dissolved by getting all the neighbors on board to not pay their HOA fees. The company sued, but eventually went bankrupt trying to chase the money people refused to give them. The people felt they weren’t represented. Dues were only used as company profits. Exterior building maintenance, and basic landscaping was never performed. The company get it had sole say-so, but the HOA is an association formed thru a union of owners. A single entity should not have abilities beyond the vote of the majority in the HOA.
Had to move from a neighborhood that had an HOA but did not want to enforce the rules. I wanted rules because of past experiences in neighborhoods with dogs barking all night, dogs running loose, overgrown property inviting rodents and snakes, rental properties with scum landlords in which drug dealers were conducting business, thefts, etc. Had to leave because others did not respect the rules and didn’t give a damn about what they did to destroy my peace and property value. When you’ve got vehicles cruising the hood with music that rattles the windows, that’s your clue to get the hell outa Dodge. HOAs rarely do their job and if they do, it is woefully inadequate.
Our stint as renters in a HOA condo drove us out to buy in agricultural zoned areas. The Karen HOA threatened fines because *GASP* our sweet 100s could be seen at the top of our 6 ft enclosure!
The builder creates some serious HOA rules so that they, the builder, can sell their homes. Changing those rules usually takes a 100% vote which is probably never going to happen. The HOA has a management company that does inspections and THEY send out the notices, not usually the HOA. If you want a better HOA, vote for better people that are proactive about the inspections.
There is no such thing as a better HOA they were created to exert control over one's neighbors without actually paying for one's neighbors houses and yards.

I'm looking for a home now. I already told my agent, I don't want to live under "NO" HOA. I can't live in an area that someone controls my property.
This is why I would never purchase a house in a deed restricted area.

One of the main problems with HOA’s (beside their unusually weird characters) is that they can raise the HOA fee at anytime to any price. So if you can just make the payment of your mortgage and they decide to raise the HOA fee from $250 a month to $500 a month, they can do it and then you have to sell because now you can’t afford your house anymore.
I get a letter while I was in the process of cleaning my dirty driveway while all my neighbors had dirtier stained driveway than mine. Talk about singling someone out and idiosyncracies of condemning someone in the process of following the rule. What is wrong with these people! Thank goodness I no longer stay in these Gestapo neighborhood....

3 violations $325 fine and now my landlord is evicting me for multiple violations
Paid my rent on time. Take care of her $350K townhome no pets no kids non smoker and
Has completely stressed me out., I have filed 3 small claimed cases for the max to the
Landlord, the HOA and the Board for Selective Enforcement and Discrimination and Harassment
Etc and the Management company that refused to give me copies of my violations and better photos etc
And on tops of that they knew that I was getting multiple and others getting nothing for the same thing.
I will prevail living in hell for the past year.
Since she received a violation notice, then every other homeowner with the same damn staining on their fence should also be in violation.
HOA reminds me in Cuba “ The Committed of Defense “ they are in vigilant 24/7 to see what’s you do to your home who or what goes in /out controlling every minute. It’s time to get rid of those bloody suckers out the realty business, making money out elderly and families. That is y I sold my home move to a city with No HOA, I was paying those bloody suckers $4,000.00 a year for just to tell what to do n not in my property I realize that I was no longer the owner they were it feels like I was renting. I would NEVER pay money to a group of strangers, so they can tell me what color drapes or fences or landscaping I can have! I honestly will never understand people who buy a home, then actually pay people they've never met to tell them what they can do with their own home! Truly astonishing!

An HOA here was dissolved by getting all the neighbors on board to not pay their HOA fees. The company sued, but eventually went bankrupt trying to chase the money people refused to give them. The people felt they weren’t represented. Dues were only used as company profits. Exterior building maintenance, and basic landscaping was never performed. The company get it had sole say-so, but the HOA is an association formed thru a union of owners. A single entity should not have abilities beyond the vote of the majority in the HOA.

Had to move from a neighborhood that had an HOA but did not want to enforce the rules. I wanted rules because of past experiences in neighborhoods with dogs barking all night, dogs running loose, overgrown property inviting rodents and snakes, rental properties with scum landlords in which drug dealers were conducting business, thefts, etc. Had to leave because others did not respect the rules and didn’t give a damn about what they did to destroy my peace and property value. When you’ve got vehicles cruising the hood with music that rattles the windows, that’s your clue to get the hell outa Dodge. HOAs rarely do their job and if they do, it is woefully inadequate.
We don't NEED all these associations!🚫 telling us how to live our damn lives.
Our stint as renters in a HOA condo drove us out to buy in agricultural zoned areas. The Karen HOA threatened fines because *GASP* our sweet 100s could be seen at the top of our 6 ft enclosure!

An HOA is a group of "Karens" you pay money to each month that is then allowed to make your life a living hell.
The builder creates some serious HOA rules so that they, the builder, can sell their homes. Changing those rules usually takes a 100% vote which is probably never going to happen.
The HOA has a management company that does inspections and THEY send out the notices, not usually the HOA.
If you want a better HOA, vote for better people that are proactive about the inspections.
There is no such thing as a better HOA they were created to exert control over one's neighbors without actually paying for one's neighbors houses and yards.

I had to replace my mailbox and the guy who came to do it was refusing because of the HOA!! Talking about uniformity, I f you don’t put up my damn mailbox, return to sender on them notices like all the rest, I pay a mortgage but you can tell me what to do 🙄🙄🙄🙄
