    Willow tree roots will search for water might want to put in front garden if eventually you want a pool. Ask your garden designing friend on Wednesday to be sure. This house looks like it will be a lot of fun. Looking forward to watching you put your magic touch on it.😊

      Was going to say the same thing. Between the well and possibilty of a pool in the future might be better to put it in the front yard. Also keep it far away from the septic...don't ask me how I know what tree roots will do to a septic system 🤦‍♀️🤦‍♀️💲💲💲

      Maybe the willow can be the center piece of the garden in the front middle area. But only if it is far away from the septic!

      No trees near ur field lines I had to have new ones put down because of tree roots...expensive

    looks amazing, I would love to take out some of the driveway. 1. more planting space. 2. it will significantly decrease the temperate around your house. The asphalt will heat up during the day and continuously radiate heat into your yard and home. So, excited to see what you create.

      Taking out the deck and just having a nice paver patio with a modern style arbor painted in the slate would look better with ranch style and less critters. I’d demo all when taking out zigzag. Rent a bull dozer or skid steer and dumpster do it yourself and will only cost a few hundred that’s what we did and was done in a day.

      I agree completely, the asphalt will probably heat up the entire property. The previous owners ¨Paved paradise¨.

      Definitely! I’d be inclined to take out the whole loop part of the driveway and redesign it entirely. Asphalt is so ugly.

    So Exciting! If there is any way you can get the bones/structure right at the beginning it would be so worth it! Things like your driveway, porches, and front entrance will make an incredible difference over the life of your garden. I know it is so tempting to start planting but if the structure is right you will love your gardens for years to come. There are so many things I wish we had done at the beginning (30 years ago) that I am now still working around. Of course, easier said than done. Happy Gardening!

      I agree u definitely need to get rid of some of that asphalt it makes it look so so hot which it is an if u are ever planning on putting a pool in dont plant trees back there...getting the bones right is the first step that u need to do if u dont even plant one thing this year...which I know u can't wait to dig in the dirt but take some time to think things through !

    Honestly, the zig zag planter is the absolute best part of your front yard. Do not remove it!!! It is your signature planting area. People will love your unique zigzag!!!!!!! Don’t remove it!!! Ahh!!!!!! Imagine it filled with bubblegum and it turns into an amazing pink wave in front of your new home.

    Wow, Janie! What a property! Love it!!! You are going to have a blast! The transformation will be epic and glorious, not to mention, very interesting to watch. So happy you are bringing us along. Obviously, we all have our own visions, I think I would redesign the entire entrance way and have only the one, long driveway to the back and take out all the asphalt. I know: a lot of work. I am not an asphalt person. Then you would have the entire area to design with pathways and create zones. Think: contemporary hacienda 🙂. Can't wait; can't wait!!! (I'm with you: palm trees out!)

      Agreed. i think so too re the asphalt and one long driveway.. SO much work to do on this property, house and garden. I would be a little overwhelmed - ummm make that a lot overwhelmed 😂

    I actually kind of like the zigzag I think it makes it interesting I think when you add all your plants maybe we're the zigzags like angle you can put a pot and then with all the other flowers inside flowing over I think it'll look really pretty and I do think painting it to slate would look nice sometimes you'll be surprised the things that you hate end up being the thing that you actually like I've been there

      Don’t discount your zig zag bed so fast. The thing I hated most about my ugly duckling of a house is now one of its most important features. Try to imagine the zig zag as many different ways as you can and see if anything strikes a cord. My gut reaction would be large round planters between the zags or some outdoor art. Think color, pattern, texture and keep trying combos. But if you must have a straight line, fastest fix would be triangular planters. Get it girl ;)

    Omgosh, what a property, blank slate, well almost. I know you want to start in on gardens, but I think I would attack that front deck/zig zag, demo that move propane, then stand back after home painted then dream. I would hate for you to invest money, plants, time sweat to front only to demo in a year. Excited to see your process.

    Big pots in the inner corners of the zig zag would straighten it out but make it look really cool.

    Janie, Congratulations on the new home! You can have the propane tank buried underground, with a little access door at the top, so less intrusive. Love your ideas-especially the parre terre garden! Talk to the arborist about the placement of your willow-they love to get inside the water tank and pipes-you may want to place it in the front away from the well equipment. Their roots can run 200 feet.

    You could put plant pots in the recesses that will make it look fuller imagine it with all your flowers cascading over the edge! Painted a dark colour would also trick the eye.
    You might learn to love, the z quirkiness!
    Instead of moving the propane tank build a removable box around it.
    You new home has so much potential with what’s there - - it would be fantastic to see you save money and find solutions to work with what you have!

    Don’t worry about the bunnies. I live in Arizona zone 9B. One of my favorite nurseries in Scottsdale has bunnies. And they say “yes the bunnies eat some of the plants but we have so many that we let them nibble on what they want”. It’s totally up to you, but sometimes approaching nature like this is a helpful mindset. Beautiful things can grow amongst cute little bunnies. I’m

      I agree, so many possibilities with the zig zag planter. I think removing the deck would make the planter so much more appealing and in keeping with the ranch style of her home. Painting it the slate color will make it receed a bit and not be so in your face. I actually love it! 😃 I also think removing the deck will make the area much more cohesive or extend it to the front door area.

    My word, Janie! What a big property! I see lots of opportunities. Don't burn yourself out trying to get it all done at once!! I think I would replace the asphalt and the grey stones in the back with pea gravel. I would also suggest removing the deck in the front and creating a patio with pea gravel after removing whatever is underneath it (concrete maybe?). This would eliminate the critters and eliminate all of the work with painting or staining decking. If you decide to change it out later, pea gravel is very forgiving and not super expensive. I'm sure you will get a ton of other ideas from viewers as well, in addition to Michael's advice. I can't wait to see the changes progress!!

    Your initial plans for the garden sound amazing and your painting plan spot on! It will be beautiful! The zigzag planter may look amazing spilling over with your annuals, like your swoops!       I just had an idea….how about adding cap stones to the zigzag planter rounding over the sharp corners for lots of swoops, curved in and out!

    I’m so excited to see this transformation over the next few years! Everything looks so mis-matched and disconnected, I think it’s going to look so fabulous once you get the house painted and all of those fences painted one color- that will make a huge difference instantly!

    Once you paint the zig zag in a slate color and plant it you'll forget all about the shape. Plus you can fill it with things bunnies eat because it's too high for them to reach. Adding some evergreen trees (deodar cedars, for instance) will give you winter beauty. And the size of the property can handle some large trees. Have fun and thank you for taking us on your journey!

    OMGOODNESS girl, you have your work cut out for you. It will be a lot of work, but I’m excited to watch you turn this place into a magical place. My yard is 13.5 acres and I started from scratch too about 35 years ago. So trust me, I know work.

    Yay, so exciting. My first thought was cut down those palm trees. They just are out of place there as well as the zig zag. And when you showed the north garden I immediately thought "secret shade garden". I love Chinese pistache trees, so beautiful in the fall. I can't wait to see what Michael comes up with. He's so amazing. You definitely have a blank slate and so many opportunities and now that you know so much more about gardening it's going to be wonderful to watch. Happy gardening!

    I had a thought about the crazy zig-zag planter… you could totally soften those harsh edges with some Supertunia Vista Bubblegum and Sweet Potato vines. That will tide you over for a bit until you figure out what you want to do long-term. Either way, you’ll put your stamp on it for sure and we are here for it! ❤

    Keep the willow away from your sepiic system it will go straight for the water and can really give you problems in your septic lines. Its going to be beautiful im sure cant wait tto see your adventurers.

    The long driveway entrance would look beautiful with small ornamental trees spaced out evenly, maybe an okame, Kwanzan or yoshino cherry perhaps. I feel the flower border along the driveway would take too much work and money because it is enormous. Also any of the man made brick used in the flowerbeds would look beautiful if replaced with natural stone walls. The property is beautiful with lots of potential. God bless.

    Yay for you, how awesome! I kept getting vibes of happy childhood memories and summertime vacations at out of the way roadhouse motels or motor hotels, like along Route 66. All that safe space for kids to run and play. I can't wait to enjoy your transformations.

    Yes, the bunnies will eat your garden-but, you’ve got a lot of land there, they won’t take it all out! I love the fig tree. There’s nothing like biting into a juicy fig right off the tree 😊

    In SoCal (SD county) we call Palm Trees Roman candles because they go up in flames in a fire. I think you need a drone now 😊

    Honey bees: They are bees that weren't inside the hive when it left. After a while, they will leave. I had moved a hive and had a handful of bees that hung around the original location for around 2 weeks. I doubt there's a queen with them. Without a queen, they won't stay. Such great garden potential with your new home!

      Two weeks is all the life left of a scout bee that goes out to forage. They sacrifice their final days as guard bees to fight off intruders. You can tell thier age by thier wings and fuzz.

    I'm not sure if you mentioned this already but make sure you research what can be planted by the septic tank and drain field. There are some limitations on what you plant there. The pomegranate looks good to me. What about made you think it wasn't doing well? Hopefully you have a ladder to keep your fruit trees pruned. I can't wait to see what you do with your new garden.

    Well you have your work cut out. Maybe replace the asphalt with pea gravel. I don't think you need anymore planting room or maybe you want more.

    Your excitement is infectious. I am so happy watching you dream. I did the same when me and my husband moved into our 2 acre forever home. Those bunnies will be so happy to share your garden. The bunnies I have bite off the foliage from my plants and leave it. It would be one thing if they were hungry and ate my plants. But they bit into my plant, destroy it and spit it all back out. 😂 I hate bunnies now.

    WOW! Congratulations to you and your family Janie. What a blessing! I also live in the Sacramento Valley on 1/2 an acre that is undergoing renovation for the past 4 years. I am so very excited to continue following your journey and get some much needed tips and tricks on gardening in such a large space.     Oh my, it is fantastic. As for the palms, I live in Southeast Florida, and I dislike palms very much. I am not saying that they aren't beautiful, but to have a cottagey garden, I think they ruin it. They are also soooo messy. Always dropping fronds. There were some beautiful palms in our yard when we moved in (many years ago). Last year they succumbed to a disease and we are currently palm tree free. Now I have the pleasure of planting some gorgeous flowering shrubs. I am so happy for you and your family; you have worked so hard and are very deserving. Looking forward to Michael coming over and of course, Robbie.

    Wow! How exciting for you and your family. I think you’re being very wise to take your time and slowly make changes. Consulting Michael will be so helpful. His work is incredible and I’m sure he’ll be able to suggest some great changes. I’d love to hear his ideas for the large amount of driveway and asphalt….ways this could be changed on a budget or in stages over time as budget allows. Your new home and garden has so much potential…lots of fun projects for years to come!

    Before you start digging and planning the front find out from a septic company if your field lines are out there. If you have an aerobic system you have to be careful where your sprayer spray. The water has chemicals in it and can burn the foliage on your plants. You have to be careful what you plant if they are there. Also there are tanks that can be buried for your gas, and it may not be as expensive as moving it. I am so excited to see all your improvements.

    Yes, those bunnies will change your plans! I have bunnies and deer - they are definitely a challenge…. But, they are so wonderful to wake up to with your morning coffee…

    A saucer of water for the bees! Just until your uncle advises! You seem to know your septic leach lines are in your parterre garden area; smart to pay attention to your plant choices. What a wonderful adventure! No wonder you've been so excited. Your orchard is fantastic! Enjoy, Janey!

    How exciting a total blank slate. I think your fruit trees have been really neglected and after some proper pruning, feeding and care they will bounce back. Bunnies...yeah they are going to eat a lot, kinda like deer do. Lots of gardeners battle bunnies in the garden. Love the idea for the island. Big pots in front of the zig zag planter will totally help camouflage, same if you did big pots on the deck in those indents of the zig zag and slate paint it will disappear even more. So excited for you!!!!!

    Fantastic, the possibilities are endless. With that amount of space you will never run out of projects and new ideas. I like the zig zag because its unique, who else will have that?? You will make it look beautiful and the pots and trailing plants will soften it. I was wondering if painting it a dark color with the sun hitting it will make it too hot for the plants in the summer. Country living . . . septic, well, critters and the great solitude of outdoors! Love the new office and the BLUE as Iḿ a blue/green fan. Congratulations, so exciting!

    Wow what a fresh pallet you get to work on,it's vast. What fun is in store for you .I can't wait and am almost as excited as you to watch you plan and design your new home yards.i am not good at that so to watch you as you do is soo much fun for me.Thank you so much for taking us along on this step to create the yards that will be the place where you will make such good memories with your family.Love to you all.

    I think that zig zag planter is fun and funky. I think you should embrace all the wildness that that is for thr time you have it (and maybe you’ll just change your mind).

    Janey - don't worry about the bunnies. I have so much wild life in my yard, the bunnies will eat the clover if you plant it and let it grow around in areas in your yard. It would take more time to manage the situation than to just work around it.

    If some bees were left behind, if they don't have a queen, they'll leave, but sadly, they will likely die.
    You have a lot of work ahead of you, but it's like having a blank slate, and before you know it, you'll be making it yours. Exciting!!

    Janey!! That propane tank is a perfect opportunity to camouflage landscape it!!!! I'm sure you're not the only one with that issue. Good opportunity to teach others how to do the same.

    Paint the propane tank into a watermelon I saw someone do it and it was beautiful and the little thing on top they made it a lady bug sitting on the watermelon.

    I was also that city girl that moved to the country. You can totally move that propane tank, we did a few times. Just make sure it's easy access for the propane truck. On to critters, yep you will experience all new gardening issues from deer, skunks, possums, gophers, moles, voles, foxes, coyotes and cute little bunny rabbits. FYI Wrigley's spearmint gum doesn't work on gophers but cats do! Oh you are going to have so much fun in just the planning alone❤

    OMG Trees, Trees, and more Trees please! and when you think you’ve planted enough, plant more trees.🌲🌲🌲You’ve got to replace the crape myrtle, birch and redbud trees you left behind. (imagine what a row of redbuds would look like 😍🥰😍) And I agree with you 💯 percent no palms trees! They definitely belong elsewhere, like on a tropical island with Gilligan maybe. 🏝️ I’m so glad you’re getting rid of them. Congrats on your new place and happy gardening.       I don’t love the zig zag but there is soooo much work to do and bigger problems like propane and asphalt so I think she can work with it to save budget for other things. Hopefully they made a profit and last home and got a good deal on this so she will be able to make necessary renovations. I have a feeling the inside of the home needs work as well….

    I had a big fat bunny come through eating the tops off most of my new perrenial garden this spring. I've been keeping an eye out for him all summer, but so far so good! I hope he moved back where he came from!
