    Be yourself with your own real personality when reaching out to others for what you want-natural, authentic, and unafraid of criticism. Dealing with Jamil, the communication police, and the fragile ego, sharp tongue and child-like mind of realtors is just part of the process.

    If you aren't willing to give an agent a cut of your deal, you're too short sighted. First of all, half of something > half of nothing. Second of all, the benefits for both of you when you do that are astronomical. No other investor will even come across their mind moving forward

    So let me get this straight, you split half of your first deal with that agent and you might have the power of leverage working for you when that agent gives you her entire team of agents? Sounds like a win.

      How an agent gets compensated is the agents responsibility not yours. Let them figure that out.

    Hey Jerry and Jamil if i have more then 3 hrs a day to do the 5-5-5. should i increase the numbers for example 7-7-7. or should I do one specific method only?

    Would you guys recommend doing this in my local market so I can go to showings? Or is it just as good to do it virtually and use some boots on the ground?

    A question regarding building the relationship between you and the agent, if i were to find an off market deal, should I have agent represent me? I understand there are benefits to direct to seller rather than on market but what if to build the relationship you bring the deal to the agent in order for them to receive commission on representing you on the deals?

      Not if the agent didn’t bird dog the deal. If you found it, no need for an agent unless you see value in compensating the agent to handle everything for you

    Just ask for coffee no dinner just coffee. Be normal and respectful. Jamil should’ve stayed in stand-up comedy. I think he would’ve did really well. I really feel like that line was a set up to a joke.
