I buy vehicles all the time to part out and I’m messaging tons of ppl a day as a buyer and I’m indeed looking to spend my money anytime a deal comes up and will only buy cars at a deal and will turn down ones that aren’t no problem because there’s always more. Some agents have listings that are almost two years old, when you call, they don't pick up their phones, they don't return your texts or emails. A lot of them take listings they don't service.
@jerryNorton thanks for the great video. I’m virtual, what is the only way to have earnest money delivered asap for some agents? I would need to have a trusted buyer who could go walk the property while taking the risk of him cutting me out of the deal. Is that just a risk that I have to take until I weed out the serious buyers ?

Jerry, if I waive the inspection, how do I get my EMD back if I need to back out from the deal?
Impossible pretty sure at that point. Know your numbers and you wont lose your EMD. Or you get a lender. We call them Gators
