If they're questioning if you're wholesaling it's going to be a tough agent to work with no matter what. Agents that don't care are going to make you money.
It's amazing to me that cash buyers will not even entertain a wholesale deal on the MLS because it was overpriced. It's as if the list price is the price you have to pay. Just make the offer. Eventually (hopefully) the seller will become reasonable and realize their asking price was over priced.

i struggle when talking to agents because if they ask if im a wholesaler or "so what do you do" i want to be honest and transparent but i also want to use the correct verbiage to describe what i do. i know if i use the words "wholesaler" or "assign" they usually just block out everything i say after that. what are specific rebuttles we can say to these agents that is honest but also doesnt give them a red flag?

The primary objective is always to close the deal successfully. It's essential to demonstrate to realtors that conducting business with you is mutually beneficial. Seek open-minded realtors, recognizing that some may not embrace wholesaling due to lack of understanding or past negative experiences. Understand that their choice not to work with you is their prerogative, and in such cases, it's best to gracefully move on to the next realtor.
In some states like Illinois if you want to do more than one wholesale deal a year through assigning of contracts then you *have* to have your Illinois real estate agent's license. But even in states outside of Illinois, it's possible for licensed real estate agents to also wholesale real estate. You need to be transparent with your seller and tell them right at the start that you are a licensed real estate agent, but for this particular transaction you will be acting in your own capacity as an investor and not as their agent.
It is NOT entirely honest to say I fix & flip, or buy & hold, when I'm wholesaling and that's my focus. That's real transparency. Anything else is disingenuous.
