    Hello, I really like they way you explaining, straightforward and based on data.
    I have two questions;
    Why do you not recommend an early booking? The earlier they book, more expensive the rate is isnt it?
    Two, i dont think we can put security deposit to Airbnb nowadays.
    I bought your 2 books even before I was a host :)

      Not necessarily, someone booking in advance may know something you don’t which would have allowed you to increase the rate

    Thanks again for these wonderful videos! They are giving me the confidence I need to be a successful host! Do you by any chance have a video on transferring a listing to a different host? I will be hosting my own condo soon but want to honor the reservations my current manager has booked. 🤞

    Love the channel.. I Have a question I manage 4 listings as a co-host (Am a student) what app do you recommend only for Chanel Management I need to have all of the cal in one place to prevent the over booking? I appreciate the answer

      I recommend you use only one platform if at all possible, become an expert at one. Otherwise, any PMS will sync your calendars if they connect to the platform.

    Hi Daniel, We have a condo in Bogota and we are just getting started w abnb. Its on the 7th floor and since its a new building the elevator isnt yet released to guests yet. Im afraid to ask reviews as guests are currently climbing 7 flights of stairs. Are no reviews better than a bad review? I was thinking of waiting till elevator is working before asking for reviews but this obviously means we arent getting those first 3 reviews right now to grow our business. What would you do?

      @@OptimizeMyAirbnb Thanks Daniel - Guests started giving us 5 star reviews without us even asking, so the problem took care of itself - now we have 3 five star reviews and have already unblocked calendar and connected to price labs, thank you!

    I’m giving this a try. My 4th new listing. Question, do you wait till you have 3 bookings or 3 reviews? Meaning we have to wait till a guest writes one up to 14 days after their stay, could put us in July before we have reviews …? We are going into summer busy season and I don’t want to miss out on potential summer bookings. I understand your strategy makes sense.

      3 reviews! Good question. Guests generally understand the power of the first reviews. I also suggest you nudge them. At most, what I've seen, is needing 4 reservations for 3 reviews which come, at most, days after the reservation.

    Hello Dany, do you recommend to have a security deposit? Does it help in your ocuppancy rate not to have one?
