I have a question, sometimes if i do not have a giest for the day i lower the prices as last minute deal say it 6 PM and for the till 7 PM i lower my price for the night like a 30-40% discount and it works for the most part. When you say you were getting most of your bookings within 14 days lead time which also coincided with when you were offering discounts, your conclusion was that you were missing out on profit as bookings were coming anyways. Couldn't it be that bookings were coming during that time more often because you were actually reducing prices? It's a genuine question, but your hypothesis is that bookings were coming anyways but I missed out on profit as I reduced prices, while it could be that that's exactly why you got those bookings as bookings decisions are primarily influenced by price. Did changing your strategy to reduce the last min discounts pay off and bookings still came anyways?
I update my prices based on my BLT, there may be discounts involved here and there but once I’m “over occupied” ie: BLT is 30 days and I’m 100% occupancy for the next 2-3 weeks I’ll increase the prices, rinse and repeat every once in a while
Lots of good points. How do you know what your booking lead time is? I mean, I have an idea for my property, of about 30 days. But is there a statistic somewhere? I use PriceLabs as well, based on your recommendation. VERY happy with that!
i was having average 10 days booking per month and i was superhost. After getting 3 star review 2 times my superhost got cancelled and now i don’t have booking and currently having 4.64 rating and the insights came down 50%. How can i increase my insights or should i re publish my listing. I have 10+ reviews currently and my least review is 3 star. kindly give me some advice

Talk to the guest and have a set of predetermined questions to help you sort our those undesirable guests

On Airbnb the properties are found actually on Airbnb.com. only 10% come from Google

Were those 3 star reviews your fault or was it a particular difficult guest? Because depending on that you could have the reviews removed, possibly.
