      that is the toughest part of the business, trades people and contractors can screw you over badly especially if you ain't there. Its hard enough to find good people in my own city, i would be scared to do this far away. Email and text won't cut it for me. Owning properties is a full time job, i hate that people keep calling it passive. I fully renovate my rentals and little things always come up like appliances, roofs, plumbing and electrical issues.

      @@TheLynLyn57 Owning a business isn't a welfare system. Pay people the going market wage for their skill set. If you want to be really nice, you can pay them more. However, they run their own business and will tell you what they want as compensation. If you agree to that price and it seems around where the market pays for those skills so be it. Everyone is happy. However, if people want a higher wage, they are more than capable of starting another business or getting a better skill set that the market is willing to pay for.

      @@abel5925 That's not been my experience. I need to check on my in-town properties at least twice a month anyway so it wouldn't be a problem to check and change the batteries then.

    I have been binge watching your videos. Getting ready to retire in 5 years. I built the following in my backyard: huge fire pit, 16x12 pergola, composite benches around my fire pit, and several decks at my previous houses. I currently have a 4x4 Van with 200 watts of solar power, and a solar shower. So most everything I need to build in my first airbnb rental (probably an A frame cabin) is fully within my skill set.
    I was just going to live in the desert building and riding Jeeps, but now.....you have opened my eyes to the possibilities that await me in retirement. Thank you Sir!!!

    My husband and I manage an airbnb in Puerto Rico and we live in Indiana. You are 100% right, is all about having the right systems in place. So far, A year and a half up and running. It took us about 3 years ro start it due to renovations etc. Pay your cleaning/maintenanve people well and they"ll be there for you. 🙌🏼🎉

    We built/lived in a tiny house we ended up giving to my little sister. We are now almost done renovating our first Airbnb near Mount Rainier in Washington. It’s on 10acres with multiple creeks and a waterfall. We are thinking about doing multiple Airbnb’s on this one property. So glad I found your channel!

    Remote hosting was (still is sometimes) extremely difficult for me to do. The issue is I am a control freak type A personality that really does place the guest experience ahead of the money and who is in love with their house. BUT with the right cleaners, I can at least sleep at night. Treat your cleaners like freaking Gods! Train them properly, make a house “Set Book”…photo the vignette settings for each room. List the things not to miss! (Like: Don’t forget mirrors on the backs of doors! Or Be sure to empty crumb tray on toaster!) Pay them well. Give them unexpected (non-deductible) gift cards with thank you notes hand written. They are you eyes, ears and boots on the ground. They are 90% of the battle.

      What scares me is what if they don't show up to each check out and I can't find anyone reliable last minute? because what if someone isn't always available and willing to go there to clean at the exact time I need them between check out and check in that day that's the scariest part

      @@birdsofparadise1 That is a very real possibility. However, if you interview well, pay appropriately, incentivize premium service there is no more threat than any other risk to vacation renting (theft, damage, high maintenance guests, extended power outage during a guest stay, internet outage during a digital nomad guest stay, appliance failure and no way to get replacements or delivery and setup within 24 hours). You must make every attempt to have a plan “B” for everything. This includes a cleaning back up…hire a company with multiple workers over a single owner operator, offer a bonus at the start of the season for 100% service with no failures (like $500 bonus, cash under table or $50 for every published review that speaks to cleanliness), we maintain a 29 hour window of vacancy between guests for a cushion. Worst case scenario, our cleaner has to clean it in the night time or start 3 hours early the next day. The only option is to live close enough that you could do it. We are 8 hours away…I would not enjoy driving 8 hours to clean but I would to ensure a $3000 guest stay was not hampered.

    I love how real you are about the process of filming a video lol. My channel is small but the time it takes to setup cameras, audio, and lighting and everything else takes sooooooo long lol. Sometimes it really does take 1 or 2 hours just to get setup... then I have to decide if i should just put off filming till tomorrow or power through the sleep deprivation lol.     Thank you for being so transparent and making these types of videos Rob, they're very informative for those of us doing our research and learning how to follow in your footsteps. You mentioned your core team members for setting up a short-term rental business but do you not need a property manager for any of your listings in any of the locals? What if something happens to one of your properties in-between bookings that your cleaners aren't there to witness? Such as burglary, vandalism etc... Thank you again!

      @@Robuilt Im just getting started…. Getting ready to hopefully go into escrow on a cabin in SoCal. I would really appreciate if you could provide clarification on a couple of things please:
      1) Owner/Agent has to be able to arrive at property within an hour. If I am outside of that time frame, who do you recruit to respond to issues? Is it just extended services provided by your cleaning service? When applying for STR license, do you list that cleaner’s name as the “agent”? Do you pay them a flat price each time they get called out to a property? May I ask what a fair price for a local house-call would be in So-Cal?
      2) Do the cleaners do laundry at your properties if you have a washer/dryer?
      3) Who maintains chemical balancing for outdoor hot tubs? (Cleaners, handyman..)

    1. Have a team of handymen, cleaner, contractor, landscaper, etc.
    2. Trust them, make sure they are people you know (or get referrals) and pay them
    3. Automation- Make sure the cleaners and handymen, etc. have the schedule. through a shared or exported Airbnb schedule.
    Ex. Your porter (app) -sends a text message whenever someone books in or checks out. Or export the Airbnb calendar to their phone.
    4. Ask a realtor for who he knows. It's their job and they know people.
    5. Send automatic "Any way I can make your stay better" "Check out message" texts including your contact info.
    6. Dynamic pricing app- to change pricing in the market for the demand for that day
    I like the way he makes it sound easy and not complex.

    I do have one suggestion, which I hope you or your team still see, since this is an "older" video:
    Please copy the technique of Bigger Pockets by including a Show Notes section that lists referenced topics.
    For example, it would have been very appropriate to see web links for AirDNA or Price Labs or your automation sites for cleaning and messaging. That wouldn't necessarily mean you vouch for them, but at least we'd know without grabbing a pencil (so 2000s!)
    You list swag and self marketing, which I completely understand, but like the camera type info really only applies to budding UA-camrs, NOT budding Airbnb hosts.

      U still have to pay for the material and labor, even with a 20% property manager. Right?
      A contractor that u can trust? A handy man that u can trust? Sure thing , keep on dreaming. They are all in on it, just watch the movie, Parasite.
      Paying a Property manager 20% as u do not have the Parasite syndrome in your property (s). Plus, some bad-hombres in South and Central Florida as an example. Member, your avengers make more money when things go south. Trust and Business do not go together. The TV does not work anymore, 400 to fix it, well all that it was needed was to plug it in, a fake leak on the roof, 300 per leak,
      There is something this felllow is not telling us....

    Can't wait to see these courses. Also you should look into the new lidar autofocus DJI is releasing. Or turn off your autofocus and mark the focus ring in the right spot for your sit down shots.

      Sigh, yeah the AF is just killing me on the Canon M50. I'll be upgrading to the Sony A7C pretty soon and I think that will fix my issues.
      Manual focus is too much work for me lol. Too much to think about for my little ADHD brain.

    we stayed at an upscale abnb in Miami - walking in there was a huge pile of garbage, ants and flies and dirty towels in the washer. it was horrible - they never sent anyone to clean up, we had to take out 8 bags of garbage oursleves

    Cleaning is hard! People think it’s just wiping and dusting. It’s not. For a small studio. It takes 1 1/2 to clean everything and make the bed. The bending and scrubbing puts a toll on the whole body!
