    It’s insane to me that people keep saying the price is high for a mobile home!!! I’m a contractor and I will tell you these homes are built exceptionally well in a controlled environment out of the elements. They have to “over” build these homes because they have to travel. Also this home is not a metal exterior like a barndo is. This home is fiber cement bat and board which is way stronger and more durable than the metal. To stick build this home with all of the extras it has would cost way more than $500000 I really think people should research this a little more before referring to this as a “mobile home”

      Are they better than Clayton homes? Because they are constantly getting sued for quality issues. Mostly walls cracking during moving but water leaks, water under the trailer, cheap cabinets, drawers, fixtures etc.

      Yeah. Looked up both of those 30 year old houses Guarantee you take a tour of those and there will be several issues. Mt laurel trace ???!!! That one needs a complete remodel bud.

      I could take a tour of the barnominum and notice a couple of major issues... First it's sitting in a parking lot...and unfinished.. and they want half a million dollars as a starting price.
      At $280k I could completely remodel the mountain trace house and still have a ton of money left.
      Kinda sad you don't understand that bud.
      Also there are plenty other homes under $300k for sale.

      ?? i mean i guess half a mill wouldnt sound like much if your a contractor that makes a fortune off others by cutting corners and hush money... as for normal ppl Half a mill is absurd for anything not already attached to 10+ acres of land. but i doubt you are, you probably work at the lot this is sitting on LOL

      it's still a mobile home. It's still going to begin to depreciate AS SOON AS it hits your land. You will never recoup the money they're asking for this. Idc how nice it looks, it's still a mobile.

    Too expensive. The upstairs should be done for that price. Plus, you have to buy the land and set up the plumbing. Buy a finished home for that price.

      Not only is the upstairs not done, but that price doesn’t include gutters, the foundation work, plus your land! There are so many more expenses! It would cost way over 500k.

    I can get one like this built by Amish for about 300k less. Ain’t no way! I will say though, it is absolutely beautiful, by far the nicest mobile home I’ve ever seen.

      @@KainebBOST In case you don’t know what that means, it’s a sign of quality. Kinda like luxury for the flashy folks. For us Redneck and Hillbilly folk, our kind of luxury is having the money to have an Amish built home. The craftsmanship is unparalleled to other builders, and their stuff lasts longer too. So I just wanted to explain in case you thought I was trying to be offensive/nasty.
      P.S I made mention of Amish too because they specialize in those types of homes.

    You could have a barndo built just like this for 60 grand. And do the finish work for a couple hundred thousand or less. A half a million dollars and you still need land utilities run to it taxes and a dozen other things I haven't listed. By the time you are ready to move in you have 600 plus into it.

    500K for an unfinished trailer is insane. No land, no garage, no septic, no water....It will be falling apart in 15-20 years assuming it does not get blown away in a storm. The upstairs has no wires, a/c, insulation or bathroom and has cardboard walls. There seems to be ZERO lateral support in the walls so yeah, very unfinished.

    Looking at the floor plan, the finished space is approx 2842 sq/ft. $500k for what's shown is insane.

    I have a double brick home, steel framed (1938) that is worth 500k at 3,300 ft² . Bought it in 2016 for 260k. This market is insane.

    The first tornado in ur area and this will blow over...it doesnt even need to be in a storm to fall a part. Lived in a mobile home my whole childhood...they r cheaply made. These people r makin bank building paper homes.

      And that's without financing. For example a very nice modular home with three bedrooms two bath farmhouse style might sell for 65 to 75,000 but with insurance and financing it cost well over $250,000. said this modular home trailer would be over a million dollars by the end of it and what kind of house can you build for a million dollarsAnd it would last a whole lot longerand not depreciate

    Dark exteriors are not practical at all for people who luve in the south, especially Texas . It gets over 100 ° here every summer. Dark roofs are the worst.

    No way would I pay that much for this place. You have to finish the top of the mobile home. How safe are you going to be in your trailer during tornado season? Your still going to have to find a safe area! Ridiculous

    I know some of these comments have to be family or friends trying to make this not seem like a huge rip off and a smack in the face. Ppl building ish like this and charging that is contributing to the bs prices of literally everything. $500k for this and the top isn't even finished? The level of delusion ppl have these days is out of this world. American dream is dead. Ppl can't feed their families, losing their homes and ppl doing this ish. Want to impress me... build something that keeps a family off the street. Reg new trailers are going for over $100k. I thought trailers were to make sure low income families had a roof over their heads? Ppl greed makes me ill. Also if your going to show this way overpriced mobile home at least know what you're talking about.

    My stepdaughter just bought a new stick built 5 bedroom 3 bath home with 2 1/2 garage spaces for $500,000 and of course that included the land under it. No way this is worth it unless you are located somewhere where real estate is highly inflated.

    We built a 50x100 5 bed, 5 1/2 bath barndo with wraparound porch, 4 car garage, RV bay doors and pool for less that 375k. This is way overpriced. I appreciate the quality and man hours but this is not a great deal.

    $500,000.00 ÷ 4,000 sq.ft. = $125.00 per sq. ft., the going rate for a site built home is $150.00 to $185.00 for typical home spec. home. So, with this in mind, not a bad deal at all ! And ready to live in weeks instead of 6 months.

      Glad we got our custom built home before covid hit back in 2018 for $76.+ Sq ft.....front and back porch...upstairs was last min change and we completed the upstairs room ourselves....4 bed two full bath!! So if were to sell just house....it be between 350-500k...just for the house not including land!!

    The price is too high for a mobile home. Mobile homes are supposed to be more affordable than regular homes. Mobile homes don't come with land so that price is way too high. You still have to find a piece of land that allows a mobile home, set the mobile home on a permanent foundation, make sure the land has water, septic or sewer, electricity and natural gas or LP. The expenses start adding up and that makes this mobile home extremely expensive.

    Why would they put pressed board in the attic? Why would they put it in anything? The floors being a different color looks very cheap. Floors should be the same color throughout the entire downstairs of the house.

      I agree with you. There was a house that went up for sale here and every where you looked was a different floor and wall . It truly looked like a store display The kitchen sink looked nice with the stone counter and tile backsplash but look slightly to the left or right and it's a completely different counter and backsplash. The kitchen floor was 2 different kinds of wood and tile ( 3 different floors in 1 room 😖)
      Now imagine that chaos throughout the whole house.

      it honestly makes no since why mobile homes are so much my average price of brick homes with land in the nice part of my area cost this much which my area is more so the poor town in Lumberton NC but its insane even the average mobile home isn't far off from a house around here at 120k so idk what to do i might just rent when i move out i just hate not owning my place. would be nice if we could go back to when they cost 60k and the nice ones where 200k but that's just a hope sadly

    I recently talked to an independent insurance agent and I was told they don’t know any company that will insure any mobile home over 200K. Does not matter how much you pay for it. I’m in Florida

    I love that the stairs aren't right inside the door. I haaaaaaate that type of configuration!!
    This is a beautiful home. I wonder what the price would be if it were a conventionally built home. For sure, I'd screen in that back porch. Maybe even install windows and condition the air.

    Lots of debbie downers commenting. Before you start talking about how these things will fall apart when the wind blows...do your homework. Stick homes are 2x4 and these are 2x6. I've been inside many of these new modular homes and I can tell you they are better built than MOST homes on site. As far as price...it's relative. The unfinished upstairs is the way I'd want it, but that's me. I'd enjoy finishing it out. Some of the features I'd forego which would bring the price down. But I'd be a player at $425k. Beautifiul home.

    Mobile home manufacturers have lost their minds! It is a trailer! $500,000? Maybe it's 4000 square feet, but the 2nd story isn't finished and has no plumbing, electrical, HVAC. That trailer is worth half what they are asking!

    For that price the second floor should be finished. Plus I don’t like the different colors of flooring. It should match throughout the house. For $500,000 I could buy a nice brick house. My house is 4000 sq ft and we paid $300,000 with a pool in TX. Completely finished.

    Absolutely stunning. But you can build this home for far cheaper. Barndos can go on a slab, crawl space, or basement foundation. A crawl space barndo with this space can be built for 80 to 90k with basic interior furnishings to be livable. For another 50k it could look like this. So the markup Trudy is outrageous but you do have to consider it’s had to be on a mobilized platform for relocation to owner which drives up the price a bit too plus it’s fully furnished. Just build your own. The siding to a barndo can be bricked etc. not just or only metal. I’ve been doing my research on these and have 2 family members one bio and one extended family member who have built these. Think of it like a modular or stick built home that is dried out but you have to finish the inside. So so many possibilities. The higher end you go, the higher the price.

    Half of a million? This is for the most ignorant of all the home buyers. You still have to buy the land, get electricity, and all utilities to the property, which could add a couple hundred thousand dollars...at the end, you still have a mobile home, which only depreciates. Just build a house onsite and save 250k or more.

    Since the upstairs isn’t finished would the house be considered complete or under construction as far as taxes would go? My grandfather built his home and intentionally never finished the second floor because he didn’t have to pay taxes until it was completed. That was in Washington State in the 70’s(?)

    That is a manufactured home not a mobile home. A mobile home is not a stick-built home which this one obviously is. A manufactured home is built like a traditional stick-built or site-built home including the studs in a factory and is assembled onsite. A mobile home does not have 2 x4 framing throughout with barely 3" thick walls and are in the main 2 x2's and luan with 24" doors and barely 7 foot ceilings wrapped in metal siding.

    It is nice..the fireplace in the middle of nowhere is just pointless. Sure it's a focal point but for who? It does not work for me at all. Don't be cheap at $500k and put a real fireplace in the living area that is useful..and for that price put one in the dining area too...not just a post with a cheap cabinet and 1980's fireplace...come on, do better. and tell the dealer to fire the staging we xpert they have...a giant sectional in the entry ...honestly!?

    I'm from California. This is what you would expect to pay for a mobile home less half this size, but in a park where you do own the land, over looking Lake Jennings. Not a park with space rent.

    Sorry. But mobile homes lose there value after 5 yrs I know I live in a mobile home. On 2.54 AC. SO I would stick with a stick house. Houses don’t lose there value … unless a tornado knocks it over.

    Well, when I have lottery money in the bank, I guess I'll have to call ahead of time and talk and ask about certain points of details just to see if they would make some changes, but I would also be adding the
    Cozy cabin, I have my own ideas people, but I do love the majority of what they have

    Bottom is huge,but it would be ideal if you have a big family or if you do crafts or are an artist,that space up there would be amazing,You could still add a few more rooms up there too .🥰

    What's the point? You get a normal house that size for that price and it'll be built much better. Whoever came up with this completely misunderstands the reason people buy mobile homes

    I built a 4 bed room home for 180 it’s worth almost double now the value of this mobile home is going to decrease in value it’s beautiful but 500k there is no way

    Where would you put the flat panel tv,everyone knows the it's gonna be a rather large tv,and I have noticed paint on some of the trim ,well I don't want any paint on anything,,yes it is my favorite

    Ya they getting crazy for a mobile home people are building massive real Brandos for half the price so what’s the point mobile homes are suppose to be affordable not a half a million

    Real barndos are free span metal buildings on a slab. Slimy trailer builders trying to coattail them some more money.
