    Attached garages are the norm here in North America, and they're great, right? Sure, they keep your car nice and warm and keep you from getting wet when transitioning from your car to your house in a rainstorm, but what if they are adversely effecting your health?
    VOC's (volatile organic compounds) are gasses that are emitted by a number of common materials that you find in our garage and they have been found cause headaches, nausea, dizziness, liver damage, cancer, and the list goes on and on. Car tires, paints, solvents, gasoline, lubricants and adhesives can all emit VOC's and they are all commonly stored in our garages.
    When we attach our garages to our living quarters and put a door in between, we let those VOC's build up in the heat of the day, only to suck them into our houses when we open the door to go inside at night. Then, because our houses are built nice and tight to save on energy bills, we end up breathing those VOC's all night long - and for days to come.
    So what should we do? If we are designing from the ground up, the first and best step is to separate the garage from the living quarters and have an open air walkway between the two spaces. If we must have the two spaces share a common wall, we need to make sure that they have zero air communication between them.
    In this video, Jordan explains how they are sealing the garage apartment living space from the garage and shop to ensure that the occupants keep breathing clean air and stay healthy.

    So glad to see you back Jordan. Every single video, I learn something. I can't remember what it was, but a few months back, I was doing a job for a client and I remembered "wait, Jordan Smith had some great advice on this!" so I went and found the video on the lunchbreak, took the advice to heart, and it all went better than it would have if I hadn't had that video in my back pocket. Missed you, man! Loving the new content, and this video is yet another example of "things I had not considered but will now consider going forwards".     I agree with you. Got any science to support your speculation? I used aerobarrier to separate my attached garage from the living space.

    How about old three story buildings that have car garage under the apartment unit? Is this going to have any effect, especially in the third floor?

    As I Zip my first house build (and probably my only house build), I’m doing the same: continuous air control layer that separates the attached garage.
    Little known fact (though it is in Huber’s tech documentation): the backer-less Zip tapes have a release agent applied to the outer surface. If you plan to overlap anything on the back of Zip tape (other tapes, liquid flash etc) you should clean the tape with acetone or rubbing alcohol first.

    You lost me after dismissing ERVs with 'better to prevent that in the first place.' Because you can't do that for so many things. Because we, ourselves, human beings, are also polluting the air by the simple fact of inhabiting it. You need to start with an air recycling/filtering system as your default, and then build on that with refinements. Starting with 'no pollution' and then trying to reinforce that is the wrong strategy. At least so long as your goal is to build a space that holds natural pollutants like human beings.

      You might’ve misunderstood me. The apartment on the other side of this wall has an ERV. And a dehumidifier. And VRF air-conditioning. I love breathing fresh air inside and outside and I know my clients do too. My point wasn’t that ERV are not necessary, but rather that an ERV should not be used as a Band-Aid solution for poor air sealing from outside pollutants. Cheers!
