I've been a landlord for 25 years and he and I are about as different as we are the same. I always start out as a "Hard Nosed Landlord" and everything is according to contract and the law etc. Any relationship with them gets built over time of them being good tenants. If they have hard times and I choose to forgive late fees or a repair that is theirs to pay I expect them to listen to my preaching a little bit. Most usually value my educating them on their own finances because they were never taught finances properly in school or by parents. I usually don't allow tenants to work for me but when I do allow it I always create a hand written contract that's very simplistic and gives the basic expectations of work done and price paid and make sure it keeps things separated from our existing landlord/lease contract. i NEVER allow my government assisted tenants to do any work for me!!!!! Those people are always trying to screw the system for more money, work under the table for cash and have even tried to get me involved into their fraudulent ploys!

This is why this judge is my absolute favorite; she keeps the focus on the issue being addressed (doesn’t allow the litigants to go off on tangents), knows the laws and applies it to the situation (keeps her emotions and personal preferences out of it (Judge Judy would be a great example of emotions ruling her decisions) ), and try’s to teach the litigants how their choices brought this mess into their lives, and does a bit of common sense teaching to help them make better decisions in the future. I’d trust her court any day. Too many courts today are presided over by pro-active judges that have absolutely no regard or respect for the constitution or the laws.

She is the type of woman that gives everybody a sob story about how hard her life is even though she’s dating abusers and can’t get her own life together. I believe he gave her multiple chances to get her life together but it never seems to really pay to be the “nice landlord”. There definitely is a lack of professionalism but I do think this guy really tried to help her out multiple times. $1,000 is definitely not enough to cover all that damage. All of these shows are edited for content/tv. Defendants say all the time they have some magic evidence that will exonerate/clear up/explain their side. She was inconsistent on nearly everything, she cut the grass in July and received reduced rent, but yet claimed it in her countersuit. She tried to charge $150 a day for 3 days to clean an apartment. She sent a text message on 9/28 stating that she was going to leave and pay October's rent, she didn't pay October rent and she didn't leave until November. Late fees, not paying rent on time, there was no consistency in her story that could explain all of these issues.
