    Here in Hawaii they had to pass a law. The investors were buying all available real estate and turning them into vacation rentals. It was becoming impossible to find affordable housing. 😕

    Airbnb should stay as they began - owners, not the companies, renting out a part or the whole property to guests. Companies purchasing residential properties and listing them on Airbnb should be prosecuted. However, if a property owner has a house in a no-short-rent zone it becames a very difficult question.

    I dont necessarily agree with how the city regulates Airbnbs (plus other short term rentals), but is very concerning how willing and nonchalantly these "legit" companies break the law.

    The laws against renting your own property are ridiculous. However I understand the reasoning because short term rentals decrease the value of adjacent Real-estate. No one wants to live next to rentals with vagabond transitory people coming in and out. But there has to be some sort of compromise.

      Yea usually im against more regulation but it does hurt the locals who are trying to either sell or setup a long term investment as they have to directly deal with the short term croud which will always be cheaper. Also if your area is known for loud crazy daily parties it drops your value as well

    I’d say about 30-50% of the time, my Airbnb host asks me to lie and say I’m a friend. I’m staying in an illegal Airbnb as I write this. Of course you don’t know that until you arrive, and if I complain to Airbnb they will do nothing.

      Are you not paying attention to the video??? They aren’t saying they aren’t allowed to rent, there are just certain rules to avoid certain larger city domino effects eg. the rich buying up and turning places like Miami Beach and the surrounding area into their own personal party city business to profit from. Not all rules are bad..

      Airbnb *wants* you to believe the hotel industry is behind this, but in most cities, the push for regulations is from residents who are fed up with longterm housing being converted to Airbnbs and the increased rents, housing scarcity and displacement short term rentals create. They’re also fed up with no longer knowing their neighbors and all the nuisances created by what are essentially unsupervised hotels operating in residential areas.

      They are fully allowed to do this, as long as it's for 6 months. If this special law wasn't in place, corporations would just buy up all the houses and short-term rent them out for exorbitant prices. If that's what you believe in, then you also believe in corporations making renting insanely expensive for the common person, and also bidding up property values to the point where no one can afford to own anymore.

    In my area Airbnb is quite common but the owners of the properties have cameras everywhere the owners are on the property that very strict rules and guidelines I live next to one never had a problem so I guess it depends on people that are releasing them out

    I've used Airbnb and its very convenient when traveling in a group. But I also live next to an Airbnb and they have crazy parties which can be really annoying. I've tried to speak to the owner about this and she doesn't seem to ever address the issue.

    This is exactly why I don't use AirBNB; Any issues and the call is outscourced to some call center overseas and you never see your cash again unless legal action is taken. Then you're left out in the cold.

    The truth is hotel & motel monopoly is very powerful!! I definitely think anybody that wants to rent there property should be able too. But, I've been around neighbors that listed there property on Airbnb. Just say it wasn't too pleasant!!!

    And at a recent AirBnB in South Florida students overdosed on drugs. Its tragic & unfortunate and if a city doesn't want them in their town they have a right to refuse them. Also, most of them do not pay tourist, sales & income taxes, which is highly illegal.

      I really think half these airbnb rules that pass are because of hotel chains and other places mad they lost their cut because to have them in some cities now you have to pay the city a minimum amount which to the right person isn't going to be an issue.     In Amsterdam, you’re only allowed to airBnB if you own a property. And trust me, people care about their personal properties, and vet guests better, like letting to solo travelers/couples/pairs and not to a group of ten.

      I go to Amsterdam many times a year. The owner is nowhere in site nor on property. You city is grossly overcrowded with over tourism. Look to your neighbors and their money grab for expensive nightly rentals. If the city actually enforces the only so many week rentals in your city you will have a much nicer , controlled ( less crowds and parties) place in which to live.🤷🏻‍♀️. Many of Amsterdams’ problems will be solved.

    Why doesn't Airbnb check addresses against a database for no short term rental zones? If such database doesn't exist they have the money to build one. That way they could block posting where the propriety is in a prohibited area.

    I don't see the issue with short term rentals. If somebody buys property, they should be able to rent it for 1 day at a time for all I care.
    The noise complaints and disruptions are issues, but I don't know why they're trying to just outright ban short term rentals

    AirBnb just wants to turn a profit and they should just say that. It's not about helping homeowners financially. I'm from South Florida, no one living in Miami Beach is "trying to make ends meet." Miami Beach is an ultra expensive city where a lot of wealthy white people live. That's why the mayor is a white man. Whereas, the mayor of Miami is Latino. (There is Miami, Miami Beach, North Miami Beach, Miami Gardens, and Miami Lakes, FYI.)

      The profits is only for Uber and AirBnb big bosses they made it believe that people will be free of a boss and will make tons of money working with these platform but is not true they are the only ones making money not the people

    Air bnbs on my block are making the neighborhood worse! High schoolers throwing parties every weekend - or on a Wednesday when all of us come home from WORK exhausted or needing to study - we have their annoying music super loud vibrating our windows.
    It’s corrupt and is making people looking for a place to live even worse with a shortage on houses and rent going up. Very selfish.
    I agree with mom and pop air bnb a if they want to make money from an extra room - not buy an ENTIRE property to rent out to random people

    Ok. This is BS. I get the issue about corporations buying property to make flop houses for companies. That lessens value of surrounding properties, and the guests may be disruptive, which is completely unfair to the neighbors. But, the question remains, what about the mom and pops? The big hotels, which may be funding these "lawmakers", have been fighting homeowners renting their properties, not because they’re worried about neighborhoods, but because they don’t want competition for tourist dollar market share. There are rules on Airbnb, and those have to be stricter - but, disallowing all homeowners (not renters) to rent their home is throwing the baby out with the bath water, and only benefits other corporations- namely, hotels.

      Have you heard of over tourism? Air bnb is why such thing as over tourism exists. ( cruise ships close second for many destinations.)
      You would most likely think differently if your home was next to one of these homes with constant renters, streams of new people, and parties. Jus sayn

    Not being able to rent out your own property is none sense. To address noise complains and very loud parties. The host following the law can set the rules of no partying and take responsibility to enforce this. If the host keep allows guest to break the rules and law.Airbnb can implement a 2-3 strike policy that kicks the host from the platform

      Because it can artificially increase the cost of living. It is nearly impossible to rent in my city because you can get 4x the income doing short term rentals. If there are no restrictions then it becomes a race to the top while the permanent residents are forced out. This only really affects areas with high short term rental demands (mostly due to tourism).

      @Alex Miami Beach is hardly affordable, if you want to live there you should shell out what it costs. Airbnb does not raise the cost in an area like Miami Beach, rather it brings the hotel costs down and brings more tourists to the area to spend more money at more places.

      Exactly know if there is regulation like they require fire extinguisher smoke detectors a map inside stuff like that I can totally understand by telling owners or even people that do rental arbitrage which get permission from landlords to rent the properties and re-rent them out I don’t see why that’s any of the cities or governments business seems more like this Airbnb and VRBO etc. became an issue when the Hotel corporation started to complain and paying and helping finance certain things for local governments and state officials typical.

    AirBnB is just expensive as any other short term rental ( hotel, hostels etc)
    It doesn’t compare to Uber at all.
    If you travel it is just expensive.
    It is not the flight, food, Visa (borders and countries) etc but the accommodation that is the problem. And that is worldwide the issue.

    Regulations sweeps are happening all across the country on STR. It's been our dream to have a "second" vacation home that can help pay for itself through sites like Airbnb, but that we can also use throughout the year for ourselves and friends and family. We are FINALLY at a place financially where we can do it but now we can't in the state of UT due to regulations and giving cities power to enforce ordinances. I guess we have to be in the 1% to have a vacation home now...

      @@skyak4493 well, I mean I did not buy a STR recently because i learned that it would go against the city's ordinance. The city I was looking in had one in place since 2018, but the state actually passed a bill 5 years ago that specifically aimed at allowing more airbnb's statewide, letting city's have the power to enforce their ordinances only if there were noise or neighbor complaints. So, the state and some cities did not see eye to eye regarding short term rentals, but the state was overall in favor of tourism. Now, with low housing inventory and affordability for residents, I understand why the state would walk back that bill, which they did just last month in March 2022. It is just unfortunate timing for us as we had been wanting to get a STR property and have been saving up to do so- but, as I said, we will not be in cities that disallow it. We found the perfect house in our budget but had to pass because of that city's rules on them. We want the space for us, and for friends and family when they visit. Our current house has no guest room, and is a 3 story townhouse which is too many stairs for my aging parents. Idk, don't be quick to judge.

      @@jeslynlane It sounds to me like you dodged a bullet. If you had bought the extra home and then had the government break the economics it would be terrible. FWIW airb&b spends big on lobbyists so the original state law was likely corrupt.
      Property rights and regulation are a big deal for local government. For a very large corporation to be buying favorable treatment really triggers my hostility. My position is that everyone must obey the same laws.
      To make room for private short term rental;
      -limit it to registered local business that pay appropriate taxes and have appropriate insurance and finance -not lying to anyone
      -make clear liability
      -limit the number of homes taken from local supply for STR
      -possibly limit the times homes can be STR. If there are events that sell out all hotels then STR could be allowed to expand the event to it's manageable max.
      STR is not all bad, but it is out of control and doing damage.

      @@skyak4493 I definitely don’t disagree with you, and have seen the effects of STR especially in smaller towns and tourist destinations. I would be happy to pay taxes and get permitted to local laws, as well as operate within a set allotment of STR in one area, I do think that is a fair way of doing things. I’m also in favor of outlawing large companies, who are buying STR properties en masse, from listing on Airbnb. Unfortunately for us, it doesn’t seem like we’ll have any options nearby us in this state for the foreseeable future, as we could not have an owner occupied situation, those are usually allowed (they seem to be more lenient towards basement apartments + shared rooms within a home, as it doesn’t necessarily detract from housing supply for owners who already have those things).

    This is why there are no affordable homes or rentals in the places millennials want to live. AirB&B makes most of it's money and gets it's scale by directly violating zoning laws. There are mountains of regulations and taxes for legitimate hotels and rentals -these short term rental aps evade all of them!
    It the same with uber and lyft evading licensed taxi fees, rules and regulations.
