I Revealed a $2.1M Construction Scam: The Project Manager's Downfall
Вставка
- Опубліковано 22 тра 2024
- In today's eye-opening episode, we dive deep into a story that hits close to home, both literally and figuratively. A homeowner embarks on a journey to build their dream home with a budget exceeding $2.1 million, entrusting the project to a family friend turned project manager. What was supposed to be a partnership built on trust quickly spirals into a cautionary tale of manipulation, greed, and sabotage.
The TikTok Inspector Conflict: When the project manager realises the homeowner enlisted the help of a renowned TikTok inspector for quality assurance, tensions flare. The inspector, known for his thorough and unbiased reviews, faces harassment on social media, a testament to the project manager's desperation to conceal the shoddy workmanship under his supervision.
A Cascade of Non-Compliance: Our comprehensive inspection uncovers a litany of issues. From the ceiling's frame installation that blatantly disregards the stamped truss layout to the evidently compromised structural integrity, the depth of negligence is alarming. The waterproofing and Hebel cladding installations are far from compliant, and the framing itself violates basic standards.
The Financial Toll: With the project manager pocketing over $250,000 and the concrete work alone costing around $200,000, the financial strain on the homeowner is immense. The situation worsens when, upon further evaluation by a qualified engineer, it's determined that the concrete work is so subpar it necessitates complete replacement.
A Trust Betrayed: This tale is not just about financial loss but a profound breach of trust between the homeowner, now an unwitting owner-builder, and a project manager who was considered a family friend.
A Call to Action: This episode isn't merely a recount of events but a stern warning to homeowners about the pitfalls of unchecked trust, especially in construction projects of such magnitude. It's a reminder of the importance of due diligence, independent inspections, and the right to seek transparency and accountability at every construction phase.

I wish people overseas watching this could truly understand that this guy is literally becoming an Australian hero. There’s been so many dodger builders in this country, scamming people. This guy saving citizens!
The same is going on in the USA. The checks and balances are only in favor of the banks making predatory loans and their corrupt financial investing in Scam developments. Massive corruption from top down. Under trained and underpaid workers.
Yeah its shocking how they build here and they dont even give you a basement with the shit service
USA----same scams going on here by mega developers backed by Banks investing in them, and the banks make the mortgage loans. Win win for the banks and developers. Another whooper is that the banks don't base the loan on the condition (inspection) of the property, they base it on the assessed value (supposedly third part since 2008 collapse). Woot!

What's most satisfying for me is knowing that the REAL clown is watching this, reading these comments and realising that ripping people off catches up with you.
Nothing will happen to the project manager. He walked away with 250k. How is that going to catch up with him. The only way I see that is if he uses the 250k to get rat arsed drunk on a long bender that affects his health, in an exclusive resort in Queensland. I love how they blame the inspector when the get caught red handed. One has to wonder how many homes these builders have fudged before being caught out.
That's the scary thing because time and time again we see builds getting inspected and passed that are below standard. The whole point of having building inspectors is to stop stuff like this🤷♂️
@@mattgraham1983 unions mate, they’re all corrupt, they all know each other, they all take kickbacks from each other and the bribery keeps the whole corrupt system running for dodgy/corrupt builders & trades, doing dodgy works, being inspected by dodgy/corrupt compliance inspectors who are incentivised to look the other way, are often corrupt through union affiliation and in some cases, will face difficulty if they act with integrity (though I don’t consider this as an excuse, they clearly lack moral fibre to begin with when they’re so easily corrupted).
It’s one of the most corrupt industries in the country, made worse with foreign money and foreign workers who have little incentive to produce work to a standard and even less integrity.

@@darkense666 I couldn't find who you responded to, but things in the USA are bleak. Google: How do lenders protect their interest in a home?
Answer and Explanation: (a) Lenders or people who providing loan service protect the interest by making the home the collateral so that the lender can seize the stated property if the borrower fails to make the payment. Lender Interest is safeguarded by liquidating aforesaid property to recover the loss. So basically the banks make mortgage loans, the financial investors (banks) back the real estate developers who hire the cheapest contractors who build shite new homes/townhouses/condos, and banks mortgage shite old homes. Supposedly things have changed since 1929 and 2008, but I'm skeptical bc it still seems like fraud is still being perpetrated i.e. predatory loans on lemon homes. Friends and family have got loans on shite homes. As long as banks can financially invest in real estate, the properties will be flipped and overvalued. The CEO's always make bank, while the banks get bailed out. First it was subprime loans and now it is substandard homes being built or sold. In Oregon, each year, the county assessor determines the property's real market value and calculates its maximum assessed value. You are taxed on the lesser of the two, which is called the assessed value. So our "system" is corrupt. There's no way these turds are worth what they are being assessed at. People frequently blame the underpaid and under trained workers. Honestly though, doesn't shite flow from the top down?

Unfortunately these people have fallen for the oldest trick in the building registration book. A dodgy, unregistered builder convinces the owners to register as owner builders, therefore putting any liability onus on them. Thery're in a world of trouble. It's unlikely the VBA will help them as they are the registered builders. Take a lesson from these people if someone tries to convince you that "it'll be good, you save the builders profit margin"
I'd disagree in that he has made a financial benefit by deception, also, to say a PM incurs no responsibility for the finished product is contestable.
They did pay $250,000, I don’t know how much a builder would have charged but maybe that way they had a better chance at having a compliant house at the end (I say maybe because this channel shows that’s not always the case)
@@danaveye3977 His point was the VBA can walk away from it, which is true, it's hard enough to get them to act when it is entirely their job. What your talking about is if they charge him with fraud or sue for damages, which is a whole new expensive, risky kettle of fish that could easily take a decade and end with them still owning a collapsing house and broker than when they started litigation.
@@wobblyboost I know and yes, that is what I was talking about. As always, the only winners would be the lawyers. Doesn't stop this sort of thing making my piss boil and hoping for vengeance.
Yep.
It was a trap from the beginning.
They will get no help from the VBA.
If they need a legal solution they will have to sue the project manager and no doubt they will not be able to get their money back.
That said, as the owner-builder, so long as they can track down the tradies who did they work they can force them to remediate rather then having to go through the builder first.

The PM 'engineered' the whole build around him not being accountable. He's as cunning as a SHR, trying to base everything on mutual agreement and trust. Did I read right at one stage he said $5k an hour? He has really exploited their trust.
Unfortunately it comes down to the consumer. I bet you pitched a roof or 2 in your time. Imagine the costs involved these days. Would be 5x the cost of a trussed roof. Houses don't cost 2x your yearly wage any more they cost 5x
@@Severe2jz Hahaha try more than 10x in any nice suburb in australia lmao
I noticed 5200 per hour no dollar sign. So a 5 looks like a $ sign so it can easily be misread as $200 or assumed as typo thinking he obviously meant $200 but a 5 key is not near a $ key. When I read this I knew he was a con man, as once he had started the project and had him in his clutches I bet he did charge a lot more than 200.
@@brianthompson9542 The $ key is located on the 4 key. So it is by no means far. Not taking the PM's side. He's obviously a bad man and I wouldn't be surprised it the typo was intended to mislead. Having said that, if there is no dollar sign a good lawyer might have some fun with that. This is such an important channel.
As an old fart carpenter those trusses made me cringe. This all started when they privatized the building inspections.
👍
What’s mad is people are calling for more de-regulation of the building sector. These homes will begin killing people.
Privatisation = Corruption
That's what the new NZ government - not driven by ideology (they said it) - are planning to do as well, because their donors like big builders, lawyers and insurance companies want to get a bigger slice of the pie at the expense of home owners. This isn't new as we have lots of leaky homes from late 90s/early 00s when constructions were privately inspected by the builders and was used to get the occupancy certificates (CCC in NZ) etc, after building is complete, the builder and the inspectors wind up the legal entities and setup new ones and move on. It is better to be governed by ideology than this level of idiocy.
@htpcnz7378 I've dealt with my fair share of NZ council inspectors and I'll tell you right now most of them are absolute clowns and have no liability. Doesn't matter if it's private or public, if there is no liability it's all fked.

These inspectors also need to be held accountable. And the $250 000 need to be returned to the owner so the owner can at least pay for some of the defaults to be repared. He needs to be to be sued and charged.
The insurance on house projects is completely out of step with how much it costs to make rectification, I'm out of pocket $80k and the insurance is fighting me over a max of $60k, but only want to pay $30k.
250k won't even cover the new concrete job if they use two layers of mesh as advised by Faisal
As much as I agree with you sentiments - 'laypersons' making the comment "...and charged" shows the ignorance (and I mean no offence in that) - of people thinking that their is some 'MAGIC SQUAD' that goes around charging unscrupulous individuals. Let me tell you - there is NO SUCH 'MAGIC SQUAD' - yes - that will shock some - but the police have ZERO interest in the typical civil claim - I repeat - NO interest. People need to be aware of their responsibilities - ALWAYS consult your lawyer about the LEGAL responsibilities. But as most people seem to think that a lawyer is a 'blood sucking scum' and charges them too much money - they go off on their 'merry way' - blundering into trouble and COST - and the result is usually something like this SH-T FIGHT where a SCUM SAM has taken advantage of someone's trust. Hopefully these people can afford the financial burden of the repairs - but if not - most likely, they are on their own - and it appears to me that the PIECE OF SH-T designed it that way. And yes - the seeming lack of accountability of inspectors is a BAD JOKE - how inspectors seem to escape any responsibility - is a BAD BAD JOKE - and seems to assist the SCRUM RAT tradies from any responsibility for their BAD BAD work.
I hope you're not trying to insinuate that lawyers are not bloodsucking scum. The best way to solve the legal system is to cap lawyers income versus the liability and type of the suit... As it is, it is absolutely a corrupt system full of very willing lawyers. @@elvispresley3340

That concrete drive is nuts! Everyone in the world knows you can't lay it on top of the soil. People just can't cope when they get called out. I would be so paranoid getting a house built in Australia after watching all these videos. Way too much stress.

For the sake of argument, you could design it to be laid directly on the soil. It would need to have an embedded beam grid, like a large span live loaded floor. Would cost a proper fortune, too.
Before I build my house, I'm going tell my builder to view your videos then tell them I'm flying you up to Cairns to do the inspection. That'll keep them honest.

I'm not an engineer but I know that when you bolt timber together as in that triple truss, it's not the sheer strength of the bolt that takes the load, it's the friction of timber on timber that does, and that is proportional to the compressive force applied by the bolts. That bolt with no nut was applying zero compressive force.
You'd be correct, the bolt in that situation is under leverage and serves only to weaken the trusses by enlarging the hole as they independently shift.
In ye olde' days they'd have stipulated a single truss that large but timber that size is too expensive now.
The concreters absolutely fkd the owners. They would've known to cut and fill with road base but pulled a swifty and still charged a quarter of a million bucks!
I wouldn't doubt that the PM actually found the cheapest bids but submitted fake invoices and pocketed the difference. For the construction cost to be that expensive you should have seen at least some good workmanship and it appears that not a single sub did good work. Your so dam good at your job it's no wonder dodgy builders crap themselves when they find out your doing an inspection
Weird they try to put up a fight against having an inspector come. That's like a criminal yelling "I didn't do it" before police even say anything, all you're doing is arousing suspicion to anyone with half a brain. Sadly with how common shortcuts like this are considering all the content, I imagine at least some people are getting away with it unfortunately.
Last time I used a private Building Inspector he did a visual of works from his car in the driveway as he was so obese it was too much effort to get out of his car. He passed it without question.
I'd love to see you inspect a house built in the 70's & compare the work standards...
You're a legend 🙌
Corners were cut with the concrete but the Engineer's hypothesis was incorrect. In my experience(25+ yrs) cutting cotrol joints and since obtained an Engineering degree (Civil) in the industry for 8yrs, those cracks would have occured between 12 an 48 hours after the pour. The cracks will open up slightly but will be limited by the steel (depending if the steel is within the concrete).
I'll start of by mentioning the lack of expansion joints. For this development, max 12m. Idealy every 6m in the long sections. Lack of expansion will not cause cracks. It will cause lifting, due to the increased length of the concrete.
I think it is most likely the cuts were done too late. That is why the distances seem to be so short between cuts in some areas. Trying to cover for a late cut.
Once cracked, no amount of cutting wil releive the cracks unless cut through.
100mm is what AS 3727 requires for resi paving. SL62 mesh if the cuts are max 2m, SL72 if cuts are max 4.5m.
Double layer steel for a job like that is ridiculous. For highly reactive soils the control joints should be closer.
Regarding the cut bottom chord in that truss, the engineer you had onsite was describing the actions if the truss was stand alone. That truss is essentially nulled by the compromised bottom chord, but the roof isn't about to collapse any time soon. There will be deflection and cracking in the gyprok below. But no catastrophe like old mate was going on about. The useless truss is in a system of trusses. The adjacent trusses will be overloaded by 33%. The only way a catastrophic failure would occur if multiple trusses were failed in a row. The factors of safety with more than account for that additional load.
Stick to the original engineer's response. That was a lot more reasonable.
I feel sick to the stomach!!!!! Never seen such rubbish work in 40 years of building. I come from material conservation science back ground, heritage building conservation/restoration in Europe, 40 years building/construction. The 'good old days' 80% of those on site were over 35 years old with a few young apprentices or tradies. Now a days onsite 90% are young ones (as in this video having a laugh) with very little experience or common sense. The system (politicians + bureaucrats) created this mess. I am happy to be out of this industry.
You would be absolutely shattered if this house was yours.
Very expensive lesson
The fact that this build is in Victoria is a huge red flag!!
Going by the shoes at the front door, he seen them coming.
The biggest issue with this home is the fact it's an owner builder. These people could sell this pos tomorrow and some unexpeting family has to deal with this garbage
I would be shattered i was so frigging stupid, yes i would.
Name the offender please so judgment can be made
The so called project manager is liable for 75% of the problems and the relevant trades contractors are 100% liable for their respective non complainant work, The building certifier for the government is 100% liable.
The owners are the builders . When they appointed themselves as the builders, they made them liable for everything.
Absolutely correct. These people need to read carefully what they agreed that the PM can do and check if he has any insurance.
@@banana-ui2qd So what's the point of a project manager? What's stopping the project manager from taking the money, hiring shoddy trades and not caring about the quality of work, and then just pocketing the rest of the money and then blaming others?
The Project Manager is unbelieveable he thinks he is smarter than the structural engineer, glad that you bring the engineer to check the slab, and how the project manager really did stuff up with reinforcement of the slab.
If they stuffed up he would have shown an engineers detail of how the concrete should have been done. Cracking in concrete is a characteristic and is unavoidable. As a normal person with no idea what do you think may increase the chances of it cracking from the sun, correct making it black oxide. Most concreters will refuse to do black concrete because what is shown in the video happens every time and when the owners are made aware made to sign a waver to say the except its going to crack 😊
THe structural engineer didnt have many issues and provided some very simple, day of work solutions. Even the hire and engineer said he could fix it with nails and a 4x2. The PM isnt responsible for the quality of the work by the tradies especially when he advised the owner that he would be fairly hands off. I agree the work is shoddy, but the concrete and carpentry/truss installers are to blame there.
@@surferscollective613 so what is the point of a project manager, if they don't even have to care about what goes on?
@@xc5103 it depends on what their contract requires. Too many trades and professionals dont even know how to manage jobs because they expect the pm to do everything...imo project managers are not needed as much as we think
@@surferscollective613 That's the rub. "Manager" lives up to its namesake.
1:07:50 🫶😂 this honest engineer is shaken to the depths of his soul
Greed always ends in trouble. Be humble people and don't let money rule your life
Ha, not remotely surprised he's active in Glen Waverley and surrounds. More money than cents around there... The entire area went from literal paddocks with horses into row upon row of mcmansions. Prime real estate for scam builders.
We need more people like yourself. There are too many dogmatic brothers. Thank you for your service and great content!
Well Said. We need more independent Inspectors in all industry.
Can we appreciate the mad lads at the end for calling out the septic tank 'all non compliant over there'
I'm guessing that the high vis guys that came over were worksafe inspectors wiping the smiles off their faces
The start of building quality degradation started with the volume builders AV Jennings. They were able strongly influenced how the code was changed so they would profit from being able to use less materials to build their houses, then radiator pine was introduced for the frame instead of obhw and the light building code and it's been a slippery slope from there. It is very unfortunate we have ended up with the paper houses that take 2 lifetimes to pay for, are lucky to live out the 7 year mandatory insurance scheme (hope no one has to make a claim on it.) Where do you start to fix a system that now is the norm? It is a tragedy but it is one of our most basic needs -food, shelter and UA-cam .
It's clear they had 100% trust in this family friend, probably paid extra on everything to "get it done right" as she said. Absolute betrayal.
And what does the PM mean get a real job, does he think inspectors are pointless?
The pile of signed off surveyor certificates he has implies that he know, for the right price that the right surveyor is quite useless.
I can’t see where the $2.1m went. I reckon the PM overstated some of the invoices and made more than his 12.5%
VBA is MIA, as usual. This is why people have lost faith in government.
These inspections just get better and better (or bad to worse)
Love ya work
You are a legend my friend. Keep being awesome!
I would love to see you collaborate with FriendlyJordies on a special report into substandard building practices. He has already done some good work on corruption in building at the highest levels of government, so it would be great to tie in and show people what that looks like for substandard work for homeowners.
Great work. Please keep contractors honest.
FriendlyJordies has not published anything since he took down Coronation.
I think some people with reputations for real violence made very real threats against him. Not just firebombing his house.
Yeah those mob thugs that idiot Bruz and the gambling lobby hired@@stuartlaird7341
Another great video.
Thanks for posting a very informative content.
Keep up good work ✌️
You got me with that fake location in the intro. I was legit about to look into becoming an inspector solely for the off-chance of work holidays in Fiji.
Respect to you, please keep up this awesome work you do
THANK YOU , For ALL your videos they help me understand what Builders can not do , so much Non Compliance works
KEEP UP THE GREAT WORK and Videos 👍👍👍
This guy is a hero thank u so much for doing your job keep the builders honest
I don't know of any professional worth their salt that wouldn't enjoy have a qualified person go over their work as long as it doesn't interfere with them doing their work.
How did I know that clown worked for Burbank😂 worst builders ever
Thanks for bring Faizal on - so good to hear from a professional and their assessments of the area and how to properly to do the right thing. Breaks my heart for this owner
Never been interested in this kind of thing and i work for a walls/truss manufacturer. I will say seeing this makes me more keen to learn and also want to always get site inspections get done before buying or fully building a new home. Keep up the good work hope the owners can get things back in order
As someone who lives in Sth East suburbs as well, It's always been dodgy AF here.
Wouldn't be surprised if inspectors that sign off on some of these job sites are still being paid off with slabs of beer like the 90's!
Love what you do here, Very professional and If I ever get a house built I'd hire you and the team in an instant just so I don't get any NON COMPLIANT, I'd even tell the builder in advance just to get them on edge to do the right thing. ;)
even the engineer stressed out when he saw the roof LOL
Great report, the Insurer for the Builder, the building surveyor, and the client-appointed Contract manager must be tearing their hair out - with demolition costs and rebuild plus loss of time it will be a sizeable claim. The VBA should be removing these people from the building industry, my condolence to the client, I feel very sorry for them especially because they appeared to have paid top price for the advice. Keep up the good work, and more strength to your arm.
fantastic work brother👏👏👏👏👏👏👏👍👍👍👍👍
The guy in the photo looks like Ray Shoesmith…. Mr. Inbetween 😂😂😂😂
Ray is more trustworthy haha
You know the tradies who like your Chanel are the good ones haha
You sir are a legend I am about to look into building my first home, I am 30, I know absolutely nothing about it, but you are doing gods work mate. I have heard so many horror stories about building homes, it really deterred me, but people like you existing makes it better. Good on ya mate!
I would love to see you looking into 400k-600k housing, that's really where things get dodgy.
The knowledge this man has is astounding! To be able to see the issue and quote the corresponding detail off the top of his head really is something.
This is why you never mix family/friends with business.
He certainly took them for ride
Houses in Australia seem like deep fakes. Fake concrete/block/stone walls made out of Styrofoam, external house walls made out Styrofoam with some crap on top of them. Is Styrofoam cheap there?
Don't buy a new house. Don't buy a new car. Both are absolute rorts
You'd be certifiably mad to buy a house in this market.
Hebel is 9 times better at insulating than brick.
It gets fucking hot in Australia.
Yeah it's not as strong, but with the cost of power, You can see why it gets used.
Love your videos mate, really appreciate what you do!
I have a suggestion with the beginning of the video, the sections of the AI voiceovers (reading letters and messages) can be a bit too much sometimes. It was a bit lengthy due to how long the letters and messages were. I feel like you can better improve these sections by simply displaying the messages and giving a quick summary and asking the audience to pause the video if they wish to read it all.
I hope you find this helpful. Thanks again and keep up the great work!
At what point will there be a royal commission into the building industry?
with labor and the unions in charge, no bloody way it will happen, the people voted for these idiots, deserve what we get, this state is fcuked for the next 10 yrs at a minimum.
After they stop letting people become Owner Builders!
Never. The developers doodles are in the politicians pockets because they need the population ponzi going otherwise the whole thing is going to come crashing down.
How does this all get corrected and that project manager criminal abusing you??!!!!!
Calling somebody a clown on social media is not criminal abuse? and the Builder fits the cost of rectification and that would just happen to be the Owners!
37:40 the non lamination. The beam has a red x they knew about it too. Absolutely disgraceful
Can not explain how much i love your work bro. you are a legend. Keep going hard and strong on these cowboys brother.
Worth the wait 👍
That's brutal, feel for the home owner
