These are only the defects that you can see on the outside, imagine the structural defects that have been done behind the walls and in the foundation where no one can see anything.
Gday im a Roof Tiler with 19yrs experience all doing new roofs. (The cut tiles in the valley had valley clips and the full tiles next to them could’ve and should been clouted into the batten which you should’ve checked)).
I love what you do, I know first hand there’s Hundreds of homes that I’ve worked on over the years that you could make videos on. Metricon homes was one of the big builders we worked on and I’d lost count on how many blues I had with their supervisor about how the roof trusses were not installed properly they didn’t care. At lunch we used to sit inside and you’d look around at the frame and just spot faults everywhere.
The problem is they need what ever trade it is to finish their work yesterday so the new trade can come in and do what they need to do. Every trade is under the pump cutting corners to get it done so they continue to get work off them.
That is just one of many builder’s I had done work for that were just as bad if not worse, shit I got so many horror stories you would love.. save them for another day

As a builder in QLD, it is good to see an inspector like yourself showing and explaining things to people, when I try to explain why I have to put aluminium water stops or why I have to give the waterproofing ample time to dry before I do another coat, most of them think I am full of shit or just don’t want to listen. I really think it’s that time to start wearing a Go Pro at work so I can say “ I told you that “ or “ remember when I said a niche in a 70mm stud wall is not very deep “ or “ yes, you can take the very cheap quote, but you will be replacing it in a couple of years “
Certifiers should be employed/paid by the owner not the builder to try to ensure impartiality and get a rating on their quality of work after the job is signed off.

I think it’s more to do with these volume builders,they build as many houses annually as they can and they are slack at paying their tradies and always low ball the tradies with bs rates. I’ve seen it happen so many times on Metricon homes when I used to live in Victoria. If you don’t pay tradesmen decent rates for the work they do then you will get poor quality work. It’s wrong,the home buyer is the one who gets shafted. I used to do new home maintenance on J G King homes in Latrobe Valley many years ago,the stuff I saw on houses that were only 6 months old was unbelievable,some of the repairs I was doing were major repairs to brickwork,tiles,security doors,plumbing,painting,rendering. These package deals they were selling were terrible,the materials used were the cheapest they could find. I really feel for these new home buyers,it’s terrible and this should never happen to begin with.
@@IDGAF56852you’re right to some degree. But some people are just shit at what they do and always will be. It’s more about keeping the good ones and paying them well. But that means houses will be built slower as there will be less trades around. Quality over quantity

Its nice to see a house whose roof isnt covered in stupid flat sections and parapets on the channel. Somebody should give that architect an award so all the other sheep in the industry see his design and copy this revolutionary new method
imo flat roofs are the dumbest things ever.
Hey, want to shed water off your roof? Why not make it flat so it doesn't go anywhere? Furthermore, let's drill holes all over the roofing to fasten it! Nothing will go wrong!

I got out of the building industry in my twenties because of bad behavior and bullying. Im now on in the mining (design engineering) side, but we are dealing with massive skill shortage, lack of training over many years and huge incompetence throughout. High pay doesn't resove incompetence, they just spend more time covering it up/ arse covering. Its frustrating. Well done for maintaining the pressure to force better outcomes. It must be frustrating to see the same problems over and over.
Incompetence is ripe a college or university can only teach you so much and the best a thing a good teacher can do is teach one how to learn. I still enjoy learning and will never stop and we all must remember "If all else fails read the instructions".
Pride in ones work is what counts.
well in a country that allows backpackers to work as trade assistances in trade companies? What do you expect? Same for the labour hire sector where people work without need of building a good reputation.

very informative videos, to my mind part of the problem is building inspectors passing jobs seemingly not even taking the slightest glance , is there any consequence to them? Also would like to see some follow up after you find these problems & report to the builder, I wonder how many actually get rectified

Wish builders made the same effort. Everyone is happy to be paid but not finish there work properly
I think the only way to assist customers with their defected homes is for the government to hold x% of the cost in a fund and if after 5 or whatever years there are no issues, the builder gets its money plus interest.
If there are defects, if the builder doesn’t fix them, they get the cost to fix minus the balance.

As bad as all those houses that were built on Black soil here in Qld; required tons of concrete to be pumped _under_ the house slab as the houses were sinking up to 12"! No footing peirs down to bedrock, jst a slab poured straight on to black soil.
Council approved too; the company then declared bankruptcy & restarted under another name
I learn something from every video I view on your channel. References to the VBA, other Australian building standards and manufacturers installation guidelines are of great value in understanding the issues found. I wonder what the builder will say when he watches this video and receives your report. He may learn something as well.
Question: Is this the only Building Inspector in Australia who actually does his job properly?
We need to be naming these builders, it is the only way they may start to pull their pants up. Government does nothing to protect people, it should be simpler to get a builder out to rectify and even simpler to get them to do the right thing from the start. Name them!

I'm so glad I found your channel bud. I'm retraining to become a builder, and most of what I see are excellent examples of what not to deliver to my clients.
Also I'm noticing that many of the defects that you uncover/point out are simply a case of ignoring manufacturer's very clear instructions. I mean, these builders have the information available to them, easily accessible, why don't they just do it right the first time? Is it a matter of "I'll try my luck and see"?
A reliable quality builder can charge higher prices, and never have to advertise. I reckon builders are taking on too many projects concurrently, getting any old joe blow to do the work, and they don't have the time to properly supervise, and if they find faults it's easier to just hope nobody notices. It's a dual problem of greed (let's take on too many jobs, we'll make more money but we can't manage the quality and compliance), and lack of consequences for doing the wrong thing (well, me other mate builders do it, why shouldn't I do it too?).
If councils started blitzing enforcement and there were consequences, it would become normalised to do the right thing because the risk is too high not to, we'd see change, but while people can get away with it, nothing will change.
I recently came across your channel and can't have enough of it Is a thresher trough of knowledge. I can remenber a few years back when a German friend helping out on an owner build home, he had done a bit of roofing work while in Australia, couldn't believe the reliance placed on silicone by roofing trades here. Maybe things have changed back in Germany by now, but he said that silicon use was very limited and basically not acceptable.

It's very frustrating to watch your videos. Even though I love your channel.
What is frustrating is that nothing seems to happen to these shoddy trades people. It doesn't seem to matter how serious the defects are.
In Australia we have regulations that have to be adhered to when building a house.
My opinion is the system is broken out of date. Jail time needs to be introduced as punishment. I'm even surprised insurance companies are covering water damage claims if the initial work was not done to Australian standards.

It looks like Australia requires a Mike Holmes "Make it right" guy to help these folks like he has and is doing in Ontario and the rest of Canada. This crap is absolutely appalling, considering the cost of home construction whatever the location is. I can't imagine the display homes of these "builders" are as poorly constructed as this. Best idea would seem to be to put a bulldozer through them and start again. More power to you mate.
Garage floor cracks were probably formed when water evaporated from concrete, it shrunk and stretched. Such cracks are not structural, if they do not progress. Some cracks width is slightly warning, as shrinkage cracks are normally hairline. The floor was probably uneven from the beginning.

In Sydney the builders all have a cerfitier cousin lol so if a builder asks you to go with his certifier be worried
It seems that most tradies do the right thing, but are oblivious to the next trade or the preceding one. The trady sees a problem, but its not his job to fix others but to do what he has been asked to do. In the end the builder is stuck with all the problems. Mistakes get made, but site managers need to be pro active to see only none or small ones, not rebuilds.
The boss said hurry up, and make it disappear! By yesterday too!
Definitely informative, learning how to spot defects in my villa. Built around the mid 1980's. Having an updated kitchen soon, the floor is out, and a bowed wall, where the pantry will be installed. Obviously, construction back then wasn't any better.

Not required over a certain pitch of roof. I think 20 deg for cement tiles?
The valley may have had storm seal fitted underneath the valley cuts holding them in place, but most likely a dob of silicon at the the bottom of each water course on each cut tile with an off cut to hold up the starter side of the valley. Personally I use valley clips.
Also, best not to walk on the ridges. It’s a lot easier to replace a couple of cracked tiles than to rip up, re bed and point broken ridge caps.
I am so thankful to have the skills and know how to be building my own home so I dont have to be subjected to the shit you find in your videos. these poor people got shafted.

Speed in modern building, especially volume builds is more important than quality. Unfortunately. These are tough times for builders in general and hence so many folding on a weekly basis

For those in NSW, we can thank our state government for allowing private colleges to overtake TAFE. I personally know of 4 "tradesmen" that paid 15k for their contractors licenses without any capstone examinations whatsoever. It makes my bloody boil because I busted my arse off to complete TAFE and successfully pass my final examinations while these dicks just pay their way through.

If it were up to me, anyone who didn't attend tafe and successfully pass their examinations should NOT be permitted to work as a contractor. Simple.
I’m a boilermaker and I did my 4 years about 24 years ago. No sailing through or short cuts then….. people even failed some of the tests we did and had to repeat or give it away. Some of the “tradesmen” I meet today must get their Certs from a cereal box 😂

I don’t know why it surprises people NZ building are not known for quality , still don’t have decent insulation , alloy windows guttering that does’nt do it’s job , to many products , but like everything else if it looks good it must be good …. really

3 storey units on the southside of Brisbane had workers from overseas doing electrical, plumbing, painting and of course not licensed. Obviously had local contractor on the paper work . They didn't have correct smoke alarm system installed either. It was a disaster. Time is money and cutting corners will get the build finished sooner.
A shower pan seems the way to go.

Gradually working my way through your vids over breakfast every morning. Do you ever get results from the builders. It would be good if there was a follow up on these breaches
The thing is with many of these "non compliant" issues is that when they cause damage slowly, many people consider these just part of the normal wear and tear and aging effects of houses. They dont often see them as faults when built because it takes a while many times to manifest itself as damage. Hime owners presume all is done mostly to spec because .. they had a "builder" do the job. Let me tell u about my dads place built on stumps. The plumber did not glue the storm water pipes together and had them running uphill in some places. Consequently over some years, water was going under the house causing the centre of the house to sag by about 30 mm or more. Builder came to see and put some packing under the floor joists to level up but didnt fix the issue. My fad had to dig the entire perimeter of the house to expose the footings and SWD where he discovered the pipes not glued and had come apart in some places. Needless to say he repaired them himself. I have little faith in builders/ tradesmen ( so called) though there are good ones out there.

What appears to be clear is that FEW tradies can understand or build to manufacturers' guidelines.
Hebel, blue board renders, etc., faults, etc. everywhere. Give me a reputable brickie any day; then you just have to watch the overhang, gaps, mortar, control joints, and clean up..

If your house is somewhat new, it would have required a soil report to be done, the soil classification will be in there.
So much useful information here. Makes me more and more worried about my 6 year old apartment. I am 99% sure that waterproofing hasn't been done correctly. To date, 4 out of the 5 balconies in the building leak and bathroom/laundry areas have dubious waterproofing. One owner was told by the builder to tell his tenants not to splash water on the laundry floor when dealing with water leaking down into the basement garage.

No sarking under the roof tiles. BCA requires it for rafter length > 6m and in certain wind category areas. Irrespective it’s a dumb cost saving leaving it out.

i have a house made of hebel contructed in 2019 and there is a greater then 5m hebel span wall with no contol joint and on class h1 slab. i also looked at hebel manual and these distances are just a suggestion.(DESIGN & DETAILING CONSIDERATIONS) section. but according to this i shouldnt have over a 5m span. and there is slight cracking on this wall where the hebel panels meet. I also also had 2 differnt inspectors to this property and not one has mentioned this as an issue.
Why didn't you use your water meter thing to check those other bits you were pointing to at the very end like you did the door jam?

There will always be bad trades people. That's why we need proper inspections of building, plumbing and drainage and electrical. The question is, are the inspecrors bad or are they pressured to turn a blind eye to get more houses built because of the shortage?
The electrical inspectors used to spend all day on one new house picked at random. They then had check inspectors monitoring them at random.
Thank God we live in a house built in 1959. It’s as solid as can be. Other than cosmetic updates, we’ve only had it rewired and the asbestos removed from the eaves. Not moving anytime soon.

Brilliant content!! Watching from Canada. Thats some terrible workmanship I have ever seen. House design looks nice though. Our City inspectors inspect everything here and you can't move forward unless you pass inspection. I guess the local council/city don't inspect homes in Australia?.
Hi , there was an issue about 15 yrs ago there was a government push to build more home builders/developers projects were being held up due to the amount of inspections and local council rather than employing more inspectors told builders to employ there own building inspectors.
Of course if you want more work as an inspector your not going to tell the guy that pays you he does dodgy work.
This ultimately led to the Green Square Tower and Opal towers both in Sydney NSW being condemned 4 yrs after being built with little redress for the owners.

how is this allowed, once councils provided building inspectors, surveyors, now its out sourced to private building surveyors that of coarse would not want to pull the builder up on shonky work, else the private surveyor would not get any more work from the builder and other builders as well

Does a timber acess hole cover meet fire ratings? At least the kitchen exhaust was flued to outside. Most aren't. Can't have a pvc flue over gas cooktop. They also often use non rated flexi duct. Plenty of non compliant cableing in that roof cavity too.

Most Certifiers can’t even reference relevant standards let alone enforce them.

In Japan, houses depreciate and aren't built to last. In Australia we have old houses that were built to last and that's the mindset. Unfortunately modern Australian houses seem to be built to Japanese expectations, not Australian ones.
Flabbergasted to learn that modern cladding is made of polystyrene!!
@@jetnavigator Well, Japanese homes aren't built to last because of earthquakes. They wouldn't last even if you tried to build them to last, you'd still need constant repairs, which might be more expensive than just rebuilding it.
Blue board and Hebel are problematic, even when they are built to comply.
@@GameFuMasterDepends. Old Japanese buildings would still outlasts all the weetbix houses been built now. If you've ever seen old Japanese building techniques, which are built with seismic movement in mind. You'd see the results of master craftsmanship

2. They cost a gazillion dollars to make due to the carpentry.
3. They still need constant repairs and maintenance, far more than what the average home owner could spend their time on.

Pause at 09:00 that gap is big enough and a perfect entry point for roof rats to enter and breed. Just imagine the amount of droppings as well as urine by these pests , not to mention their tendency to chew everything even electrical wires, which is a potential fire hazard.
The valley cut tiles are fixed using valley clips so I’m not sure what you’re talking about there. Also how are you posting a video walking around on a roof without a harness or any fall protection?

Is there a home that doesn’t have defects? I continue to find them in our home & it’s frustrating. Many problems don’t appear until after 5, 10, 20 years!

This is a good question. I believe houses without defects do not exist. Actually there is no complex engineering work without defect. Any engineering - construction, automotive, electronics, software. There are design defects and workmanship defects.
McDonald's coffee is non-compliant.
PVC down pipes need to have protective coat of paint but sewer vents that are made of the same PVC pipe do not? Could you clarify. 10:34
Even the insulation Batts are poorly installed. For a new house as a whole, that is atrocious. Quite possibly a demolition.
