  • This was a large sunroom addition a customer wanted added on their Home, Showing every step from digging the foundation to roofing, and painting the drywall inside. Also a nice stamped concrete fireplace.

    This is a beautiful job! I’m also from Tennessee, now residing in California. My wife & I have been wanting to build a sunroom without a fireplace before we retire in 5 years. We already have a paved foundation but the cost of labor here is too high. We’re afraid that we might not be able to make this dream come true…

    This is good work, i am about to start the exactly same thing. For this big addition did the village wants an architect to approve the permit? and if they want one how much it cost? if you don't mind to ask

    Immaculate!! Simply stunning work! We are looking for something like this to be added to the back of our house. Wish you guys could do it! This looks like it really took no time at all. How long did it actually take? And how much does an add on of this size cost? Behind those French doors, I would be looking to put our new washer and dryer there on this level so mom wouldn’t have to keep going down to the basement to wash. At our home, this would be just outside our kitchen.

    Approximately how much would the glasswork cost me? I'm going to start building my house soon and I was thinking of having a balcony right outside my master bedroom that I could later covert into a sunroom. Idk if I should just go with it while the house is getting constructed but Im already estimating to drop a good amount and I don't want to go over budget.

    Hello, thanks for sharing this video. Loved the sunroom. I was interested in adding a sunroom just like that one minus the fireplace. Would I have to pay this upfront since it’s a large amount of money? sorry if it’s a dumb question I have no idea.

      Sorry for the late response... But no dont ever pay all up front... Any decent company should be able to het started with a small down payment. Usually just material costs.

      40-50k if you are hiring a contractor to do the work. With a fireplace. Without a fireplace maybe 7k less. Also depends on the state your in a little not all that much.

      @@DanielMorrison7 awesome ok yeah we plan on contracting out. No fireplace (have a huge electric energy efficient coal stove looking heater 👍🏼) that’s pretty cool i imagined it being more (than 7 & closer to what you paid without a dang fireplace lol), also we live in Pa 😊

    Is the stamped concrete more cost effective than just covering w/ stone...looks like a lot of work?!

      Well if your doing the work yourself it is cheaper, But if your using a company it may be about the same. You would just have to compare pricing. with either rock or stamped concrete you still need the block first. the actual stone itself was gonna cost about $2,200 and everything for the stamped concrete was about $1,450. Also most of All the stone vaneer that you buy is nothing but formed concrete and stained. So really the same thing they just do theirs in a shop with molds then pop them out and they are individual Stones.

      I just covered the outside of a fireplace (220 sf) w/ Flagstone Mossrock (also called Fieldstone) and the stone itself cost $500. Im sure the labor to install it was considerably more though! Nevertheless you did an amazing job with the stamping. I had never seen it done vertically.
      Btw I’m in Az so the stone is probably cheaper here since I literally live about 30 miles from the source!

    Quick question, at 20:13 where are you running your downspout from the 2nd floor? Is there a second downspout/gutter directing water to the ground or is the 2nd floor downspout sending water to the roof of the sunroom and water is exiting through downspout/gutter at the front of the sunroom? Hope this makes sense.

      You would be looking at about $ 100 a square foot. you may have to shop around to find that price, cause a lot of contractors charge $150 a square foot. But you can find some out there that are better.

    When you say it has to be inspected, is that to get it insured or is it required for contractors? If I'm adding on to my own house by myself does it still need to be inspected?

      Depending on your county. Many counties yes you have to have it pass insoections for many reasons so its considered safe for occupancy and a roof dont fall on someone and hurt them one day etc. Check your local county for code requirements

      Brick oy stucco has to be cut out where it gets attached.

      It was through the winter. Out door work takes longer in the winter for most companies. It would normally take about 9 weeks with a small crew. Possibly 6-7 with larger crew. There is wait time for inspections and things like that.

      Well it took us about 3 months. Mainly cause we started in the beginning of winter. So it could be done as quick as 30 days. Or even sooner if you got many guys on it. We had 2 to 3 guys.

      We had a quote a few months ago…400 sq ft., very similar, no fireplace. Almost $200K! More than what we paid for the house 29 years ago! Not including permits.

    im trying to build an addition in my house and the price for 280sqft is about $50,000 the only think i request in the addittion was a half bath everything is right there i think is too much

      Well that sounds a little high. Although many contractors will charge that much and never touch the job. Im one of the few contractors i know that actually does the work also. So it sont cost the homeowner double. The contractor needs half the profit and the other half of the peofit goes to the subcontractors who actuall do the work. So if you can find a smaller contractor someone who is focusing on growing a large business you should get it quite a bit less expansive. A good average is $150 a square foot.

      Also material is going up everyday never down. And your wanting a bathroom. Thats plumbing, and fixtures etx. So that would add some also.

      If I had to guess I bet total cost is 26k . Concrete plus foundation is about 2k , permits 1000, windows about 4k for windows and doors. Siding and bricks about 2k , lumber about 5k, insulation 1500 and fireplace 1000, shingles 2k lights 1000, drywall 1000. And of course labor.

      The addition without the fireplace i believe was about 40k about $100 per sq ft. Coulda been a little less but close to that.
