Enough people moaned and groaned so i decided to make a video of the cost of materials to build this 14x14 addition. The prices were as of 12/1/2022 so these prices were definitely better than when I built this in 2021.

Great job, bro! So many people build cool stuff, but they are super vague about the cost which makes tackling new things daunting. 13k is an incredible deal. Thanks for the detailed playlist.
Thanks Sean! Yeah isn't it funny, or they didn't pay a dime 😂

Thank you for taking the time to cover the costs. 13k is an absolute deal, I'd image an addition like yours would costs 30k-50k through a contractor. If it wasn't for the Inflated costs, I'd guess your total costs would be around 7-9k.
13k is un-inflated cost. He said he's listing current pricing but he paid more. I'd guess he paid closer to 20k.
Today, for a 196 sqft bathroom addition, on pier and post rather than concrete, in my state, the cost would be more like 60K+. Depending on finish materials choices. I'm a licensed contractor and my specialty is residential remodeling and renovations. I do live in a more expensive state.
Wow! This was timely for me. I live in New Hampshire too and I called a well-regarded local contractor to get a ballpark figure for something I was contemplating. For a two story bump out 8' x 12 to maybe 20' on the floor I was told about $100,000. That's crazy when the house is only about $400,000. I might just have to do it myself! Thank you for this video!
For sure, its a lot but you can do it. Costs from the contractor aren't unrealistic, everything is insane right now and excavation and concrete slab alone could cost up to 30k
LoL
Incredible deal. I was thinking at least 18k and upwards of 23. It’s nice when you can do all of the work yourself.
Most cities including mine required a full foundation concrete footer foundation 42” below grade and crawl space foundation walls, excavation, foundation wall insulation, foundation drainage and sump pump gutters, downspouts, storm drainage connection. Which ended up costing more than your whole addition.
Yup, that will blow your budget 😂
You are good bro , very encouraging for me to put my hands in small projects which i can afford and handle on my own .
You got this Samy! Thanks so much! 🙏
This is amazing! We were told a 20x20 addition with a foundation would be $150k with a contractor! 😮
@@melindaearley2596 that's pretty close depending on finishes, features, and location, and quality of contractor
So let's say its another $10k for the additional supplies to make it 20x20. Then another $20k for a foundation. That means they are making about $100k profit off the addition. That's ridiculous! 😑
I am a contractor now, this price was with materials only. Labor is expensive, insurance is expensive, warranting your work, operating costs. It's not as simple as this raw materials number and this was as about as basic as an addition could be
I'll be encouraging my children to go into construction cause dang! 🤑🤑
Our realtor said it just cost him $410k to build a 1500 sqft house. He's selling it for $575k! So he paid $410k to all sub contractors for their work and materials. Land was probably about $70k tops. He's making about $100k! 😮
Funny we got a contractor word of mouth not writing out bid for a 14x14 living/front porch addition,$30,000 coulda been more had he actually wrote it out. This is in Racine WI
hmm, yeah i wouldn't build it for someone for 30k, not enough to keep the ball rolling.
Starting mine this week! 7.5x11.5 add onto the house, construction on piles, and metal walls finishing, + metal roof. I will contract the foam insulation for the floor, after earrings what it cost you and the time and trouble, 1100$ is cheap. Thank you for all the vidéo, you did a superbe job.
This is totally doable if you save up for it for maybe half a year to a full year! Totally something I didn’t even consider but will in the future when ever we go to buy our first home if it doesn’t seem big enough for our needs. God bless y’all!!!
Right?! Just that extra little bit of room could prevent you from having to move. Thanks so much for the support!
I wish I could save that kind of money in 6mos or even a year
About $65 per sq-ft, considerably less than contractor pricing which usually starts at $150-$200 per sq-ft. But you can build it much cheaper too depending on the home design. Just about 5-7 years ago you could build a standard add on for $5-10 per sq-ft (I know because I did) at the cheapest and $20+ if you wanted even more fantastic amenities, options style etc.
In what state?
Thanks for the cost breakdown! A lot of people are really cagey about that. Liked and subscribed.
Glad it was helpful, thanks for subscribing!
Thanks so much for the info.
Good deal! Saved a lot of money. Good for you!
Definitely! Thanks for supporting the channel 🤘🤘🤘
Considering the average new construction is 200 a sq. Or 39k for this. That’s not bad at all.
Great build! I don't know why but I looked at this build and was thinking it was $1000 lol but that's not bad
Excellent job
Thanks so much Tracy!
🤘
Thank you for this!
Glad it was helpful! Thanks for the support Jon!
Incredible dude. I’m hoping to do a similar project, so this was an awesome resource🤙
Thanks!!! You got this 💪💪💪
Excellent vids. Thanks man!
Curious why the owners used a different siding color on the addition instead of having it blend and match the rest of the house. Beautiful job on the build and great video with clear directions.
I'd imagine the same color wasn't available.
U did a good Job brother thanks for the video
Excellent build. The cost is why I opt for building log cabins. :-).
Man, cheaper than that?!
Great video....salute
Great job!! I would happily pay that much!! Thank you for the video!!
Thanks so much! Right?! I think everyone would. Lots of sweat equity
Labor costs would double the cost easily.
Probably sell it for 60k
I need a 2023 cost breakdown🤣
I wish I knew how to do any of this.
This is a good deal. Whats that about $66/sqft? You could literally do this as a full time job flipping houses.
Right? Just need some starting capital.
Great breakdown. Thanks.
Thanks dude.. it gives me a good estimate..
My neighbour recently did an addition to their house about this size, plus a new kitchen and finishing the basement, new deck, and some new dormers on the roof. About $400k
Yeah, it’s not cheap to have someone else do it.
Wanted an addition on my duplex and a contractor wanted 170,000 I was so suprized.!! I loved this video?! Could you come help us haha 😂
Lol, that sounds about right. I’m doing a 12x24 addition with a basic bathroom and a walk out basement area for 130
I like your energy😁😁👍
Thank you!
Great job!!
Thanks! You’re my boy Blue!
The nice thing about putting money into your house is your not really losing money because now the house is worth more then the money put in
Hello from Manchester, NH! Thanks for sharing!
Hey! So close, small world! Thanks so much for supporting the channel 🤘
I’m looking to add office room of 14x12 in my backyard, not sure if I need any of drainage or plumbing as this will just be office room to work in.
You won’t need to do plumbing if it is just an office space. I could provide you detailed architectural drawings in case you need it.
Love your videos
Thanks so much! 🙌🙌
It looks nice 👌 good job
Thank you! 😊
Thanks for the break down. This was helpful.
I’m glad! Thanks for supporting the channel 💪💪
Thank you thats gonna help gonna try it thanks
Sounds like a good deal to me!
I got quoted $75K by a contractor for a 11x13 addition. Totally flat no slope or anything. I laughed the guy out of my house. I'll just keep working from the bedroom.
lol yeah, location varies a bunch. Maybe he wasnt interested in the job and you got that price.
But how do you do it with kids and dogs in the way?! That’s my question. 😂
Great savings. Imagine having footings and block work!! I can imagine a contractor charging 100k for this now. Almost makes you want to throw up.
Lol yeah a poured foundation would have doubled the cost easy.
Thats not bad for that square foot space. It added around 25,000 to the price of your home.
Right? A bit higher it around 200sf here
Great job 👍
Thank you Eduardo. 🤙🤙🤙
wouldnt a small pony wall around the bottom save alot of energy?
Not too sure, always an option.
14'x14'= $14K.
Seems reasonable.
Ty
Youre welcome!
Had an estimate for a 12x12 addition recently. 80k in NY.
It’s possible, variables of foundation, finishes, cost of living and labor market
It’s not as bad as i thought with the cost…..i wish you were local to my area…… i was curious about this in your last video i watched
Yeah its not too bad when you ponly account for material, with time and profit you're at least 3x that number.
I wish we could do this ourselves, 2020, a guy quoted us 15K. In December a guy quoted us a lower price.
Wow 15k in just labor? That's extremely low. I would be cautious.
@@BreakFreeHomestead yes indeed. So many scammers. We are still looking.
Did you do a walkthrough of the finished job? I didn't see one.
Hmm, im not sure if i did, the closest one would be the trim video i think.
This is awesome!!! Do you know where I can get a materials list for a 20x20 garage build?
I’m curious why you didn’t opt for a standard foundation/ footing, obviously it’d cost a little more but that way it’d be better sealed off from rodents and animals.
To match the existing basement it would not just be a little more. Probably triple the price.
5:50
Great work and thanks for info...was it difficult to find matching vinyl siding?
You're welcome! So most siding has the brand printed on the back, and this was. Just had to go through a building supply house to source it local. They had it online but it woulda killed me on shipping.
The vast majority of people who attempt to ding projects like this themselves will end up with a result they will not be happy with, or decide to hire a contractor in the end. I see it often.
Yes we need $#
Hi, thanks so much for the video and all the info. Do you have the list of material and the cut instructions to share?
Thanks so much! unfortunately I don't have the takeoff or cut instructions.
Is it cheaper if built out of concrete blocks?
You would have to do the calculations. I don't use concrete blocks.
good job from amesbury/ma
Hey! right down the road practically. Thanks so much!
13 GRAND WOW I WOULDNT LET YOU BUILD FOR ME
lol I wouldn’t build that for 13 for you
Thank you for the videos that you provided on this build. Did you prepare your own drawings or did you have to pay an architect?
Thank you! I just provided the town with a sketch of the build and dimensions. Might be different elsewhere.
Thanks for the info. I'm planning on doing an addition but I'm not good at building.
Better start studying! 💪
Good job great video as well
The price is a steal compared to prices in Canada
Thanks! Yeah the lumber gets cheaper when they drive it in from canada? so silly.
Great 👍 job! I'm in NH as well. What about blue prints to submit to the town? Where did you get those?
Thanks Maria, thats awesome. Where at? I just submitted a sketch of the build and calculated everything myself. You would have to talk to your building inspector or town to see if that is sufficient.
Of course the moment he talks cost the wind took out the sounds ugh
Roughly around $13,000
Thanks for the info! a subscription from me 🔥👍🏽
You're welcome! Thanks so much Carlos! 🤘🤘
$18,000 for materials
A few dollars less.
Considering the average new construction is 200 a sq. Or 39k for this. That’s not bad at all.
Are you going to put anything around the bottom?
I haven't, you could do like a fake stone that wouldn't look too bad.
Can I have that sheet of paper😂😂😂
Haha the secret paper, it only said costs not amounts 😂
Could you please build for me.? I live in Nc.
Haha, unfortunately building this for someone would be nowhere near this price.
Where in NH?
We're in Bradford
Personally I dont consider it an addition without a foundation. Being built on footings like that makes it more of an enclosed porch to me. An addition is a legitimate part of the house and should not be distinguishable from the original part of the house.
Did you have to get a architect or building permits?
I’m in nyc
No I just provided a sketch to get the permit then the required inspections.
Probably a bit different there 😳
Love the videos but you don’t really get straight into do you 😅
good investment
Right?!
Yo...why u steal my crocks bro??
You got permit ?
yes.
Where’s the foundation ?
The structure won’t last
25 years tops
lol ok whys that?
@@BreakFreeHomestead
No concrete block foundation.
With footers
I wouldn’t install a block foundation, might as well have poured walls, these sonotubes are of sufficient depth and sizing.
@@BreakFreeHomestead looks ridiculous with know foundation.
That wouldn’t fly here and n Northwestern NJ
Your math is wrong😂 but i love the work you’re doing!! Keep going!!
What?
@@BreakFreeHomestead after seeing you replied i went and double checked my numbers, the program I’m using put in a $6,000 labor cost for some reason. Took that out and your number was spot on! I was wrong lmaooo my bad bro Imma delete the OG comment
@@papaboat7900 oh no worries, this was an actual calculated cost, not from a program, I'm like what? How would it be wrong. 😂
Man 6 k labor cost you could sell these and turn serious profits 😂
👍👍🌹🌹
That’s really cheap!!! couldn’t of hired it done for that
Right? Haha yeah if someone built it for that price ti would be their last job before their on the streets 😂😂😂😂
Umm... what about under the house?
Just left open?
No insulation?
If so, how are rodents not going to breed in it?
We used closed cell spray foam underneath, haven't had any issues.
