For a start up family, this 2 units are fantastic. I have 3000 SQ.meters in Imok, Calauan, Laguna. Also another 2.2 hectares adjacent to it. Also 41 hectares of a mountain (above 20 degrees) so DAR won't touch.

Tama ka jan sir Jay. Hindi naman kelangang gumastos ng mahal. Kahit sa simpleng furnitures basta maayos ang gawa at masinop na pagme-maintain ng bahay... magmumukhang sosyal ang iyong bahay. :)

First time ko manood ng video mo sir,na amaze aq na pwede palang maging maaliwalas at spacious kht na maliit na lote lang.
64sqm ang nabili kong lote.
Wala akong idea maliban sa drawing kong parang drawing ng isang grade 6 student.
Sana may makita akong video mo pra sa 64sqm na lote (2 storey)
Sa ground floor;
Garage, 1 bedroom, 1cr,living room, kitchen and bar area at sa likod-bahay naman ay labahan at sampayan.
While sa taas naman
2bedroom na parehong my cr and the rest na espasyo ay terrace na.

Super admirable nito, Archi. More of this please. What I exactly have in mind is the Hannah model of Terraverde Residence. It does not have dressed up unit (if I got the term correctly) so di ko ma-visualize why ganon yung layout na ginawa nila for that house. Hope you could make a video like this for that too. Thanks! ❤

Thank you! There are different types of architects. The major ones and their liabilities are...
Design Architect - Liability is upto the design only. If it was wrongly constructed by the Contractor... the Design Architect may not be liable with the mistake.
Architect / Contractor - if his job is only for the Construction... he is liable for the construction. If his job was both on the design and the construction (design and build), he would be liable for 2.
Contractor Only (Architect) - He will follow what the design architect designed and his liabilities will be mainly on the construction part.
Architect / Project Manager - Their liabilities are with the management of the project. They are in-charge of the programs, schedules and the entire construction management of the project. He is in the middle of all things. So his liabilies are within that scope.

Fit siyang bilhin yung unit sa may mga sasakyan. Mukha kasing barrio papasok sa subdivision dahil ang layo sa city proper ng Santo Tomas at mahirap pasukin kapag commute ka lang.
Hopefully sir, isunod nila yung roadways papasok at palabas sa subdivision. Anyway, it's SM backed naman daw po rest assured all those concerns will be taken care of. :)

Hi. Ang binili ko yung duplex type. Gusto ko sana makakuha ng idea how to maximize it. Pati ung extension sa gilid at palalagyan ko 2nd floor.
Hi Ms. Diane, currently working on Therese model po. I will be touching on the Duplex model po in the future... mejo loaded lang din po lately. Pero if ever, the concepts from Tiara and Precious can be applied naman po in your duplex unit. Although, not exactly... pero it can still work po. :)
looking forward on seeing huge developments on room ergonomics and super saving spaces in the future. ang exciting!
