Pero nangamba ako kung talagang kaya nila ang desenyo na gusto ko. So naniwala ako sa mga professional na kakilala ko na sa contractor ako magpagawa para mas safe. Nag ok ako sa presyo ng contractor sa presyong 4+ million. Same house plan ito katulad ng una. Inumpisahan na ang paggawa ng bahay at ang unang bumati sakin ay ang foreman na una kong kausap sya don pala gagawa mg bahay. Sabi nya sakin "ako din naman gagawa ng bahay mo mas gusto mo pala mahal presyo, dapat sinabi mo nalang sakin" sabay tawa. Ang foreman pa rin ang nagaasikaso ng paggawa ng bahay at minsan ko lang makita si contractor. Lesson learned.
For me mas ok ang pakyawan/contractor.. Mas mibilis sila gumawa. Pag arawan madalas sa nakikita or naririnig ko ang tagal nila gumawa. Yung gagawin lang ng for 3 days. Sa arawan tatapusin nila ng 1week.
May punto, pero share ko din na mas mamakamura pa rin ng malaki kung arawan kesa sa contrata, basta kumuha lang na trusted foreman at professional na supervisor sa project.
Yes tama si archi and nice explanation, pero base in my experience. tama sa contractor less stress kasi sila na magaasikaso lahat pero it doesnt mean smooth or talgang masusunod lahat ng nasa contract and tama yung lahat ng plan kasi anything can change at pwede may am compromise pero at the end sstill less stress. pero if you have experience na sa construction or nagpagawa ka na ng bahay or establishment before ARAWAN is much cheaper and you can control yung pwede mong ipagawa. like kuha ka ng isang magaling na project manager or external foreman na arawan to supervise yung mga workers plus kuha ka ng mga equipments/machineries para mapadali yung project and most importatn kuha ka ng workers na kakilala mo na talgang may experience na at may magagadnag project before. this is only base sa experience ko. i had a project of my own restau na qoutation of contractor is 10m pero i decided to get an arawan nalang i saved almost 3m sa project and result is the same as planned though may mga minors lng na issues pero it doesnt affect really the operation or the overall design and construction. pero this is really a nice explnation by architect.
Sa una most of my houses are contractor built. But the latest houses are built by arawan workers. If you have the experience and manpower - arawan will be the cheapest and has the best quality. Use power machineries and tools para mas mabilis ang trabaho - Machineries include concrete mixers, tamping copmpactors, bar cutters, jack hammers, etc.

Thanks so much for this, very helpful and informative talaga. We had our house reno quoted by both pakyawan and a contractor. We haven't decided yet to push through with the project and actually leaning sana sa contractor. Medyo nagulat lang kami why the contractor's pricing is like more than 300% of the quotation from the pakyawan, and not same as nun na-mention mo na markup na 10-15%. We agree naman with the other gastos na kasama dun sa contractor (building permits, covid tests, admin fees, etc) and magiging mas mahal talaga sila than pakyawan, we just couldn't understand why the material and labor costs would be x4 the price of what the pakyawan had quoted. :(
Hello Winter. You may ask for a discount from the contractor. Or get another contractor's quote so that you have more options. 😊 Contractors are ok if you want less worries and stress in the actual construction process. Especially if you're not familiar with the processes involved in construction. But you need to double check their credentials as well. Same with Pakyawan workers. You have to mindful of their work.

Alam ko na mahusay sila pero iba pa din kapag may nagma-manage sa kanila tulad ni foreman o ni architect o engineer para masmaayos ang gawa. Kung ang cliente ay wala mashadong alam sa construction, maging maingat na lang. Kasi iba pa din ang may propesyonal na sanay sa mga ganyang bagay. 😊

Contractor - if money wasnt an issue but if you dont want to be ripped off hire a lawyer to check the contract. Pakyawan/arawan - mostly for middle class Pilipinos that cant hire a Contractor since its a bit expensive for them. Arawan - for working poor

Thanks so much for this, very helpful and informative talaga. We had our house reno quoted by both pakyawan and a contractor. We haven't decided yet to push through with the project and actually leaning sana sa contractor. Medyo nagulat lang kami why the contractor's pricing is like more than 300% of the quotation from the pakyawan, and not same as nun na-mention mo na markup na 10-15%. We agree naman with the other gastos na kasama dun sa contractor (building permits, covid tests, admin fees, etc) and magiging mas mahal talaga sila than pakyawan, we just couldn't understand why the material and labor costs would be x4 the price of what the pakyawan had quoted. :(

You may ask for a discount from the contractor. Or get another contractor's quote so that you have more options. 😊
Contractors are ok if you want less worries and stress in the actual construction process. Especially if you're not familiar with the processes involved in construction. But you need to double check their credentials as well. Same with Pakyawan workers. You have to mindful of their work.

Na experience k n ung arawan at Pakyawan. Sakit sa Ulo (pero hindi lahat) kaya go ako sa Constructor isang bayaran lang, secured na secured. Un nga lang mahal lng tlga. Pero ung assurance n hndi sasakit ulo mo andun. Thank u po architect godbless po

Sa pakyawan gamol ang gagawa kasi bblisan nila ung gawa para kumita agad sila kahit wala sa ayos i go go na.
Sa contructor nman may kamahalan yan pero safe compare sa pakyawan pede mo silang ihabla dahil may pirmahan yan. Kaya lng ingat lng sa contructor dhil baka tipirin ka sa materyales para mas kumita sila. Like kapal ng bakal, dami ng bakal sa bawat poste at beam, tapang ng semento etc. Kaya pansinin nyo sa mga nakaka intindi sa mga subdivision, village, or executive village ang ginagawa ng iba ay pinapa reconstruct ang bahay dahil malamang galing sa contructor at subcon na pakyawan ang gawa.

3. If don't have time to monitor the construction itself but has the knowledge to build... have a trusted team of workers with a good supervisor or a knowledgeable foreman or leadmen to handle the entire project and some specific project scope of works.

Kahit ako, madalas arawan o pakyawan ang gamit ko sa mga minor projects. Alam ko na mahusay sila pero iba pa din kapag may nagma-manage sa kanila tulad ni foreman o ni architect o engineer para masmaayos ang gawa. Kung ang cliente ay wala mashadong alam sa construction, maging maingat na lang. Kasi iba pa din ang may propesyonal na sanay sa mga ganyang bagay. 😊

ako mas kursunada ko yung pakyawan o contractor kahit pa medyo mataas. yung arawan kakairita. dami kasi manggagawa na mahilig bumale tapos pag nakabale na eh ilang araw muna di gagawa. kapag wala na silang pera, babalik uli para magtranbaho. andyan pa yung binabagalan ang trabaho. magbabayad na lang ako ng medyo mataas sa contractor kesa makunsumi at atakehin pa sa puso

Contractor - if money wasnt an issue but if you dont want to be ripped off hire a lawyer to check the contract.
Pakyawan/arawan - mostly for middle class Pilipinos that cant hire a Contractor since its a bit expensive for them.

sa amin pakyawan sa amin... in a span of 3 months na tapos finishing touches sa bahay namin pati pa semento ng bakod at pa gate kasama na.... pag arawan kce ambagal ng galaw ng mga workers.
Tamang tama po ito sa akin, kasi planning kami ni hubby magpatayo ng bahay.. may 200sqm.lot na kami... iniisip ko palang or kinikwenta ko kung magkano kaya ang ga gastusin, sa pag papa gawa na mismo ng house. salamat po sa Tips and idea❤️
