      Would it be better to go for a purchase with an installment plan over many years (the monthly payment is fixed in Egyptian pound) or buy later with cash after the devaluation of the Egyptian pound! Or maybe it evens out in the end and there will be no big difference!

      You seem that you are an avid real estate traveler, you could the difference between a property in Panama and a property in Egypt.
      Or even in Mexico where you can buy good investment in get your money worth the risk.
      Egyptian markets are know of speculation for it uncertain economic stability

    Hi there as a foreigner who’s been living in Egypt for over 10yrs open rubbish is something Egyptian love it’s like their personal friend. They seem to have an obsession with being dirty, I don’t say this with pride or to humiliate but as fact It’s something they need to educate their ppl on the flies and vermin is terrible

    Man you need to vist new Alemain city in the North coast it will blow your mind plus they do have really great projects aswell you can ask Hani to tell you exactly wich projects are the best and you can choose if you want to live in a skyscraper or a premium villa on the beach or a middle class project

    Very interesting projects. I am very impress, the infrastructure, the new buildings, the different kind of apartments or Houses. I like that the church and that the mosque are close to each other. The project has a vision 👍😀

      You should read the full article as I address the black market rate and the imminent devaluation.
      Inflation is not necessarily bad for real estate as people pile into it for protection. We saw it in Turkey.
      Generally good for capital gains if the inflation does not last too long, but invariably bad for rental yields as you are locked in with tenants.

    egypt did have planning especially if you visit down town, garden city, Zamalek and Heliopolis. just that there was lots of corruption and no maintenance so many beautiful buildings were demolished and unplanned slums took their place. Sisi is trying his best to bring back the old egypt and to renew the parts of egypt that havent been demolished.

    New Cairo was desert 20 years ago, now people are making 700usd pm renting apartments near AUC. New capital will for sure increase in value simply by necessity because of the government moving all the administrative building there. All Egyptians will be forced to visit or move near there.

    I would look at the youtube video of what tourists think of Egypt today before thinking to buy into Egypt, furthermore i think there is a big question that Egypt can afford to continue buying into this project, there is massive waste being built, Big idea ... probably too big.

    The elevated tracks near the cathedral are part of the light rail. The monorail is a different system. I have an apartment in the adjoining Celia compound. Sisi has made some great decisions including the New Capital.

    I like how when you asked about incentives to move to the new city he said yes but didn’t mention any.
    So how about actually getting your money out once you’ve invested? You can’t take EGP out of the country and you can’t exchange into foreign currency legally

    As an Egyptian citizen, I am very happy with the giant project being created on my country’s land... for many reasons... 1- Egypt did not borrow a single pound for the project and it was built from the price of selling the land in the project to real estate developers and investors, including Forbes. The global project that will build a building bearing its name in the capital will cost $1 billion... 2- This project has created literally millions of jobs... 3- We needed modern government institutions with advanced technology capable of providing services better. 4- The old capital is very crowded and its facilities have been damaged due to crowding. We are increasing and need to create more housing so that the prices of the old do not increase... 5- The first phase was sold completely and the capital company made profits and paid taxes 6- The Egyptian economy is achieving continuous growth even during the Corona period.. 7- Inflation occurred throughout the world as a result of Corona and the Russian-Ukrainian war It has nothing to do with the new capital, which is a very successful project.

      Are you demented or getting paid to spread bullshit?
      The only country more indebted than Egypt is Argentina. If we had invested this money into improving existing infrastructure rather than sweeping it under the rug and building a new city, we wouldn't be in this mess. Nobody can even afford to move there, a 900 square foot apartment for the equivalent of $80k USD in the Third World is a joke. It's just a facade to put up the appearance of luxury for the few who can afford it, i.e the security apparatus.
      Or maybe someone like the person who posted this video, who's just an investor, and not one of the 20 million people this was supposedly built for to relieve congestion in Cairo.
      This whole project is a joke. Mubarak built New Cairo to replace Cairo as well.

      Liar this account probably works for the military. Egypt's dept has quadrupled since the military overthrew the government and this capital has drained all Egypt's resources and dept money.

      For citizenship: you have to cash
      Pure investment: I’d go with the installment plan to short the Egyptian pound over time

      Red Sea is Hurghada, El Gouna, Sharm El Sheikh (Sinai).
      These cities are great that living there may not be accessbile for most of Egyptians. Whole Egypt is safe btw.

      After 5 years. Be aware that the risk of foreign exchange controls and capital controls is always there. It might not be easy to take your money out.

      @@leopercipied2741 I am Egyptian and live in New Cairo a compound similar to the one in the video. I agree with you, it's good as a plan B and the life here is perfect.
      You get a great weather and if you manage to get the citizenship that would be a fabulous thing. I personally didn't know you can get Egyptian citizenship this way. Getting the Egyptian citizenship is new because the goverment needs USDs and this may change in the future.

    I assume getting from Cairo airport to New administrative capital takes a long time and is kind of a hassle. Any idea if the new airport in the New Capital will start operating?

      I would not worry about the new airport operating. If Sisi lives next to the airport then it is a matter of a very short time before it starts operating.

      The existing airport is pretty closeby actually. Not an issue. I couldn’t get a clear timeline on the new airport as it doesn’t seem to be a priority.

      The government was in the middle of cairo last year and what happened?! Cairo is a hell hole now and over populated, people build on fertile land and Egypt losses billions on traffic jammes... It's a great thing they moved the government.
      And if the poor people rose the new capital will not stop them. You are just living in the old centuries... The new capital is in the back of new cairo and all that still in next to old cairo
      They didn't build it in sinai or at the red sea away from the population.. Or even at the north coast...

    I know we're just talking about Cairo here, but the whole of Egypt presents vast empty space. The expanse alone is more than enough to look into. Also plenty of lower-class, working class people need housing.

      It is not one project. I would say that it is multiple projects making up one big project. The government has been delivering on its promises in the development of the infrastructure. But it is up to each developer to complete their own individual projects. So, you might have a district where some projects are ahead of time, some are just on time, and some where it is delayed or possibly never completed.

      I invested there and in the contract it gives them maximum 1 year over the planned handover date in case of exceptional circumstances.

      The government didn’t spend a penny on this project it’s a private sector verified by the government
      Plus they are already fixing Cairo but you can’t do this significantly because there are over 26 million residents
      So if you want to fix a road or bridge you need to remove many residential buildings so that’s why 26 new 4th generation cities are being built to reduce congestion in all governorates with an advanced infrastructure to attract residents

    Any problems arise with the developer with whom you are buying forget any chance of remediation through the courts. You would end up walking away and writing off the investment. Egypt ranks 135 out of 140 in rule of law index. Better off investing in Somalia!

      First of all the country is stable and refused Palestinians entering sinai also about the Red Sea and Suez Canal that doesn’t have anything to do with Egypt it only decreases the income of the Suez Canal
      About the economic issues they are being solved because hundreds of investors are already investing and the rate of financial return here is insane egypt does have tax but compared to uae Egypt is so much better because it’s still developing so the rate of return will be higher and also the cost and prices here is really cheap attracting both investors and tourists

    It is amazing how you show us what is the benefit of the Administrative Capital at the beginning of the video, and you do not know anything, lol. The Administrative Capital was built not to reduce the population density in Cairo, but rather to be a commercial center and an investment center that has a strong infrastructure like Dubai in the Emirates.. In fact, what made me laugh very, very funny when you pointed out To the bridge at the beginning of the video, man. We have spent more than 400 billion dollars on infrastructure in Egypt over the course of 10 years. We have become number 29 in the global classification for road quality, and this was in 2019, and we were 118th globally in 2014, so you literally know nothing at all, and the house that I mentioned that it is very good. It is considered good. It only needs a few repairs on the outside. Residents often leave the house like this because this aspect of it is of no use to them.

    The Egyptian economy is not sustainable it is totally reliant on loans and grants from the western countries and from the oil rich Arabian gulf countries, Egypt has no resources to support their massive population growth, unlike iran,Turkey, brazil or Ethiopia Egypt is just a desert 🌵 country! They have very little precipitation and they rely on the nile as their main source of sweet water and not the Ethiopians have completed 95% of the renaissance dam project which will block the needed water from flowing in to the blue nile which will have a devastating effect on Egypt’s agriculture, the revenues from tourism is dwarfed by dubai’s tourism revenues for instance, the latest investments in tourism had no positives impact on tourism revenues at all.

      The only way Egypt could get themselves out of such a debacle economically, because of the UAE being the primary competitor with Egypt for economic supremacy over the Middle East, would be by conquest... The UAE is a very young nation, with a fairly new military, while Egypt's military is the strongest in all of Africa... which means an Egyptian Empire!
      If they are truly to extricate themselves from financial collapse in the future, they need the resources as you mentioned such as oil.
      If the Egyptians got their hands on the Emirates and other parts of the Middle East they would dominant the region.
      Eventually they will have to invade or ally with Sudan to take Ethiopia on for supremacy over northeast Africa.

    And terms you use like "capital gains play" is abhorrent. This country has been teetering on instability after instability, with millions and millions below poverty line. Have some heart and get out of your $ bubble.
    And what you didn't talk about in your 'analysis' - among many other issues - is what happens when a developer doesn't follow through on their promises (i.e. flats, zoning areas etc aren't exactly how they were presented)? "Investors" can't do shit all.

I have seen the real estate scams by my own eyes in Hurghada and many other cities in Egypt and seen how fragile the system is protecting the peoples investments. I have seen how easy it is a person can sell the same property to several investors and the government is not willing to do any thing about it since they benefit from such chaos in the court of law.
