Lanphun without a doubt I would definitely live there but not in that house although really nice but too big, because as you get older you will naturally start to distance yourself from people and want a more peaceful vibe that's life, you can't go 100 mph all the time, but you have Chiang Mai on your doorstep if you want to spice it up. Just remember SOLITUDE is not being loney it's liking your own company. All the best Wayne.

It's so funny, that you and I a couple of old school 90's DJ/Ravers how we love Peace and quiet now!!! HAHA. Yes, this old school raver now favors peace and quiet 🤣. My life going forwards is all about finding peace and calm. Thanks again mate and enjoy Lampang.

Me too buddy, I live next to a temple also, not a problem at all for me. Jake the owner has also commented about how quiet the temple is. Not all temples are the same noise wise. Cheers
It’s a steal my friend. When I did my exploratory trip to Chiang Mai in 2019/2020 I decided that living in the city was not for me, apartment/condo life is just too noisy. Get it! Perfect for you with the surrounding you love as well... And you could sublease the free standing room for 3,000 a month and your rent is like nothing! ;-)
Wayne you could even rent a room out mate the guy wouldn’t worry it wasn’t that big your find a nice woman there as well mate take it Wayne it’s a know brainer
Looked great value for the price, but I think the only A/C was in the annexe bedroom, don't think most sweaty farangs could handle the heat even though it was shaded.
6000 baht - about RM780 a month. For a house that large.. gee, that's unheard of around here these days. Maybe in some of the small outlying towns, perhaps... In KL you'd be paying about twice that.
That house is cheap really, it's big enough that you could rent it out with someone else split the costs. Would be a cheap rental then. Lampun is pretty close too Chiangmai which is easy to get too when you feel the need. Something to consider mate. Thanks for sharing mate stay safe bro stay safe
Wow, I pay that much to heat one room in winter. It would make a lot of sense for a family or couple of buddies that needed a base. I'd pay 5,000 and let a mate stay for free. And only 30min to CM I think it gives you the peace with the fast pace just a few min away.
@@WalkAboutWayne Yup. I'm still dreaming of that beach front condo in Penang, and with Malay Visas being what they are, at that price it would make sense to rent it all year and park someone init for say 3,000 bhat and use it for visa runs.
Thanks for sharing! That rent is a steal, if it wasn't for the temple next door. All the chanting for hours every occation like hollydays, etc. so close to my living space is a no-go for me.
from micks thai travels been upto chiang mai very nice area but its still a tourist trap ,that house was not a bad price at all i too vloggrom a village in issan just outside khon kaen a lovely city with plenty to offer but i love the village life amongst the thai community the people are great and its very inexpensive what i do like about this area is the roads and infrastructure is great , mainly because its not in a tourist area you must try it out some time
Nice one Mick. Lamphun very different from Chiang Mai city mate. Only 30 minutes away but a world away living wise. I agree Chiang Mai city is a tourists city though. Sounds like you got a good life in Isaan. I've only been to Udon Thani over that way, so hope to return to Isaan soon for a series. Cheers buddy!
@@WalkAboutWayne just going for a walk with dogs into the fields, thanks for replying many dont coming upto chiang mai in january maybe you want a coffee, if ever you want to come to come to khon kaen give me a shout
Wayn think about coming up to chaing mai area with pick up truck with bike on back, fancy lam phun what you showed as a base to leave the truck to ride the loop for a couple of days, may even do camping is this OK round there
I admit I've never explored in Lamphun very much, but from my visits I've always come away from the area thinking, if you don't work, what is there to do every day? I appreciate CM isn't far away, but if you spend 3 or 4 days a week going to CM because Lamphun is a bit too quiet, why not live closer to CM? I quite like San Patong, it's a bit busier than Lamphun, but nowhere near as busy as CM. Have to say that rental price isn't bad, and I'll be honest, when people visit I would see that small rood next to the house as a great way way to make them feel welcome, but still allowing me to retain the privacy of the house.
Lamphun is full of surprises. The west side of the river is a traditional town, lots of coffee shops, eateries and temples. Cross the river to the East and it is quite different. Huge industrial estates mean people come from all over the north to find work. Youngsters. And with youngsters, pubs. Massive pubs, with live music, food, then there's Rodeo nightclub. If you want to party, you can party hard! When I moved there in 2013, there was a Big C known as being one of the smallest Big C supercentres in the country. Now it has extended, with cinema (no English) and a larger electronics area downstairs. Further south, there's a market called Jatujak. The market, next to Global House, was nothing much and there wasn't anything else around. Now, a small Jampha shopping mall, and they're building Condotels - we stayed in one recently on our visit to Thailand - the Siri Condotel. The rate of development is starting to look like the changes that were happening when I moved to Chiangmai in 2008. To say Lamphun is quieter than San Patong is a little mistaken.
Lamphun is more lively than San Pa Tong buddy, and they're about the same distance from Chiang Mai. Loads more going on in Lamphun. Not much at all in San Pa Tong. It's whatever you like though 👍
Such a better value than in the city. The typical 30sqm floating sky box is more than that. You don't need all that stuff in the city, 90% of it is just redundant anyways and just drive in if you need anything.
Wow wish I was there. I'd snap that up. Wholly f the price is unbelievable. Great find. You can be my realestate agent when I finally get there lol. My husband would be able to do his vegy garden and we could have family stay.
Nice house! Temple!! 😮😮😮. Really? Are you sure? 😅😅😅 Your thinking is the same as mine... I live alone... Houses outside the city.. Been there done that... too quiet... no coffee shops few food options
That is a nice place in a quiet neighborhood of Lamphun next to a gym for $175 monthly! Just needs a couple coats of interior paint and someone to enjoy it with. Quick transport to and from Chiang Mai on the blue transit trucks. Best of both worlds. I think I would like both Lamphun and Phayao.
Hi mate any chance you can do a story, how to purchase a unit in thailand as a foreigner . What the process legal requirements ect. Just a suggestion thanks .
Hi Wayne that house has your name on it. Your taking yourself out of a great opportunity. Wayne i am not criticing you just saying. Keep up the great videos.
I really had to think about this one a lot before showing this video. It was one of the hardest thinking times I've done over a place. I wouldn't do this place justice on my own. Cheers Buddy.
Nice place, prob too big. Ive been in a modern condo Jomtien for a year and im starting to look for a small villa in same area, outside of Pattaya for sure. I dont think i could live so rural but i want more like a home where in still only 100 or 150 bhat from the central madness. As for cleaning, even a small villa i would get a cleaner for sure, plus garden maintenance
If your single and all the problems with flooding, better to rent a condo on the second floor and up. If that house floods who cleans it up. Yes they said never floods, that's what Jon thought too!
I have a home in Udon Thani and it doesn’t flood. It’s really up to your personal preference. I been coming to Thailand since 2013 and I been knowing the people in my village for nine years, I love them.
I am planning on selling my house in the new year Wayne, I would share this place with you, I would pay 4k and you could pay 2k a month and I would travel around SE Asia for 6 months a year to avoid the tax situation. So you would have the whole place for half the year but I would still be paying for it. All I would want in return is a little guidance with settling in and visa advice etc.
That’s a top offer mate 👍. I’ll have to decline but a great deal. I have lots of videos on the channel that can help buddy. I’ll be doing more all the time also. Thanks 🙏
Easiest way is Riding a motorbike IMO. It's the safest also. Or the only other way is to take the bus from Chiang Mai. That would be really easy also, if you don't want to ride.
I love living next to a Temple. I’ve lived next to one for years. No problems at all for me. Or do you mean the next house? That can be a factor anywhere though. I did meet the guy next door, he didn’t look like the late night type of guy.
Seems like it was meant for you. There's nothing wrong with having a guest room. The price is right. The landlord speaks English. And worst case scenario, you find out if you like living in Lamphun. I mean, you already have your regular spot for crispy pork.
Cheers and love this refreshing video. (i just personally cannot consider the house, its really boring. the only thing interesting is the individual "guest house" by the side. The only good thing about this entire "deal" is that the owner is only asking 6,000 baht. any higher and its a complete NO for the location (and house).
It's not for you, that's fine. I loved living there for the seven years I did, but I understand other people look for different things. The market in Lamphun is quite different to Chiang Mai and wouldn't tolerate the rents Chiangmai does. 6000B/month is a very fair rent.
Wow, what a crazy great deal! At that price, you could even afford to pay someone to keep it clean for you! Yep, the only downside is that it is too big for a solo person. Ofc, you could live in the detached room, and then plan to put a GF + her family in the main house... which would undoubtedly make you even more attractive to the available local ladies! ;)
No mate, don't think that was anything I was interested in seriously in Hua Hin. I wouldn't totally rule anything out in the future, but HH isn't in my plans to live. I had a great time in Hua Hin and I might be back really really soon. I think I done a vlog about "could I swap north for south" but I needed my North. I did really think about it though. Maybe my thoughts will change when I return again. Might be there for burning season.
Yes, and if you can live without aircon the bills will only set you back another 6000B for the year. Thailand outside the tourist hotspots is very affordable.
@@JakeElliottukth Yes, I'm currently looking into it and doing some research. I visited in 2006 for 2 months and I really liked the country. I will visit next year for an extended period to the north and south and try to find some places away from the main tourism but close enough to the essentials to maybe find a more affordable, better quality lifestyle with more sunshine. Good luck with your search for a tenant.
Amazing value Wayne and what's more, guaranteed long term. 6,000 baht a month a steal and, it sounds like it is a guaranteed rental at that price for the 12 months he has requested as a minimum term. Interested as to whether there is a structured rental increase built into the contract of the lease say annually over the 7 or 8 years should a long term stay be agreed. I doubt they would leave the rent that low for the full term. If it was (which I strongly doubt) you'd be mad to not snap it up. Another top video. Cheers mate 🤩
Hi Steven, my wife's house, she just wants good tenants. We rent out two houses, have never increased the rent for a tenant, and wouldn't want to do so for fear of upsetting a good tenant!
@@JakeElliottukth brilliant and I tend to do the same with my investment property considering how reliable my tenants are and the fact they look after the property as if it was their own. Having said that I haven't raised the rent for two years and there comes a time (here in Australia) when the increasing cost of living demands so. As I said, a flat 6,000 baht a month for up to the next 7 or 8 years is awesome for all sorts of reasons but mainly affordability and residential security seriously worthy of consideration for someone intending to stay long term in that location in Northern Thailand.
@@WalkAboutWayne because of how horrible the air quality is at that time of year. And for me personally, because that's the time of year that I'm usually in SE Asia.
Rent it an l will have that room for £55 a month you can have the rest of the house for £85 share bills. I don't drink or smoke or party and l am a good cook 🎉
@WalkAboutWayne I live in Thailand and been near a temple before. Never again, nearly as bad as living next to a mosque. Holidays, funerals, family celibrations, monk inductions, etc etc. Only thing worse is living close to a school,555.
It is my wife's house, rental contract would be with her, and she receives the rent. I can't own land, our children can. There are ways you can control Thai land as a foreigner for fairly extended periods of time, but not something I've ever looked into doing.
Our UK gas and electric bill is 6000B. Council tax is 7500B. Water is 2300B. Internet is 1000B. The UK water bill alone is about the same as the total for all the above combined in Thailand.

That price is AMAZING! Yeah, as a single person....this is a bit too big, really. But I suppose if you had a roommate or partner it would be fine.
Yes, perfect for 2 people Beverly. I had to have a good think about it though.
Hope you find somewhere you like buddy. I have a cleaner for my small room now. I hate cleaning 🤣
@ cheers, yes plus they do a better job than us. Happy Crimbo
If your single and all the problems with flooding, better to rent a condo on the second floor and up. If that house floods who cleans it up. Yes they said never floods, that's what Jon thought too!
It was unfortunate for Jon, as well as everyone that experienced that flooding. Hopefully that really was a rare event.
You would need to do some flood research around the area, yes. Not everywhere gets flooded though buddy.
I have a home in Udon Thani and it doesn’t flood. It’s really up to your personal preference. I been coming to Thailand since 2013 and I been knowing the people in my village for nine years, I love them.
There are a lot of very cheap houses for sale and rent in the Chiang Mai area at the moment.
100%
I am planning on selling my house in the new year Wayne, I would share this place with you, I would pay 4k and you could pay 2k a month and I would travel around SE Asia for 6 months a year to avoid the tax situation. So you would have the whole place for half the year but I would still be paying for it. All I would want in return is a little guidance with settling in and visa advice etc.
That’s a top offer mate 👍. I’ll have to decline but a great deal. I have lots of videos on the channel that can help buddy. I’ll be doing more all the time also. Thanks 🙏
Mr Wayne what is the easiest safest way to get from Chiang mai or Lamphun to Phayao town.
Thanks mate!
Easiest way is Riding a motorbike IMO. It's the safest also. Or the only other way is to take the bus from Chiang Mai. That would be really easy also, if you don't want to ride.
Great House
👍👍👍
I saw one air con in that detatched bedroom, none in the main house?
1 Aircon unit in the house also
Lovely place. Crazy cheap!
It really is! 👍
Nice place mate didn’t see any aircon in the main house
1 Aircon unit in the house mate.
@ nice place mate and great price think I would be lost with all that space though
The next door neighbour could be making plenty of noise EVERY morning, ours is daily.
I love living next to a Temple. I’ve lived next to one for years. No problems at all for me. Or do you mean the next house? That can be a factor anywhere though. I did meet the guy next door, he didn’t look like the late night type of guy.
@@WalkAboutWayne the temple with plenty of banging of drums, I had enough of the early morning call to prayer in the Middle East for 2 decades
No it’s nothing like that mate 👍
Could easily live in small towns as long as it was near the beach
Chonburi beach 770km 🤣
NIce Wayne very nice very nice
Cheers buddy! 😊
Does it smell OK? No musty smell?
Smells fine, someone only just moved out 👍
Seems like it was meant for you. There's nothing wrong with having a guest room. The price is right. The landlord speaks English. And worst case scenario, you find out if you like living in Lamphun. I mean, you already have your regular spot for crispy pork.
I had to give this place some serious thought , that’s for sure. 👍
Absolutely 💯 bargain, for a family, if I was living there I take it straight away,
Yes, it would perfect for a small family 👍
Cheers and love this refreshing video. (i just personally cannot consider the house, its really boring. the only thing interesting is the individual "guest house" by the side. The only good thing about this entire "deal" is that the owner is only asking 6,000 baht. any higher and its a complete NO for the location (and house).
Everyone to their own 👍. I wouldn’t say the house is boring though.
It's not for you, that's fine. I loved living there for the seven years I did, but I understand other people look for different things. The market in Lamphun is quite different to Chiang Mai and wouldn't tolerate the rents Chiangmai does. 6000B/month is a very fair rent.
In the Philippines you get a tiny studio for P6000 pesos 😅
Yes, I found The Philippines more expensive for places to live.
Incredibly cheap house. My only gripe is there is no air-conditioning in the main house but there was in the annex , so I'd sleep there 😊😊😊 .
1 Aircon in the house mate 👍
@@WalkAboutWayne.Well the house is perfect then and the town too .😊❤.
is it cheaper in Lamphun?
You can find very cheap rooms, yes. I have more options coming soon.
Be aware you may have to return to your home country soon to apply for a visa renewal or visa after January 1 via evisa.
I don’t do evisas buddy. No need to be aware, that wouldn’t change anything. I leave the country all the time and keep my condo 👍
I wouldn't want to live in the Maid's room but is it air conditioned? You didn't point out the air conditioning in the man house either.
Yeah I forgot that . I think one room has air con in the house and the room outside has Aircon 👍
Wow, what a crazy great deal! At that price, you could even afford to pay someone to keep it clean for you!
Yep, the only downside is that it is too big for a solo person. Ofc, you could live in the detached room, and then plan to put a GF + her family in the main house... which would undoubtedly make you even more attractive to the available local ladies! ;)
Yes, great deal for someone. Lot's of options with the outside room.
Hi mate I thought you were interested in Hua hin last year
No mate, don't think that was anything I was interested in seriously in Hua Hin.
Can rent that place for a whole year for my current monthly cost of living in UK
Yes, and if you can live without aircon the bills will only set you back another 6000B for the year. Thailand outside the tourist hotspots is very affordable.
Yes, it's crazy right 🤣
@@JakeElliottukth Yes, I'm currently looking into it and doing some research. I visited in 2006 for 2 months and I really liked the country. I will visit next year for an extended period to the north and south and try to find some places away from the main tourism but close enough to the essentials to maybe find a more affordable, better quality lifestyle with more sunshine. Good luck with your search for a tenant.
A coat of paint and it becomes a gem
Yes, great house.
👍👍 Cheers Steven mate.
What a lovely house for £140 a month
Yes, great deal 👍
Greetings from Ireland Wayne 👍… What part of England are you from ?
A BIG hello to you in Ireland 👋. I’m from Devon in the Westcountry 👍
@ always remember once a DJ always a DJ 😎👍🥳… we never grow up 😊.. look at Mick Jagger at 81 years old .. still running around the stage ..
Doesn't it still suffer from burning season?
Yes, all the north does 👍
@WalkAboutWayne such a shame
@@seashell4327??? Why would it be a shame?
@@WalkAboutWayne because of how horrible the air quality is at that time of year. And for me personally, because that's the time of year that I'm usually in SE Asia.
Rent it an l will have that room for £55 a month you can have the rest of the house for £85 share bills.
I don't drink or smoke or party and l am a good cook 🎉
Happy Days 👍.
What's the distance from this house to Chiang Mai airport...
Around 25km
Hey Wayne, did see Mad Dogs Pizza burn down. By what I seen, it’s a total loss.
Yes, I did mate. Walked past the other day. Not sure how it happened though.
Value for money mate
Yes, can’t argue with the price mate 👍
I would love the house but next to a temple. Noisey mak mak
Yeah, not sure what festivals they will do at that temple . I would t mind the daily temple sounds. I’m sure Jake will add more info on this 👍
@WalkAboutWayne I live in Thailand and been near a temple before. Never again, nearly as bad as living next to a mosque. Holidays, funerals, family celibrations, monk inductions, etc etc. Only thing worse is living close to a school,555.
@@175ahcMe to mate, I’m next to a temple also. Never been any thought for me. But some temples can be more going on. 👍
Hi, owner's wife here. We lived there for 7 years, never any unpleasant noise from the temple.
Lampoon is rather quiet , quieter than Chiengmai .
Yes 🙏🙏
can u say Howe much in euro it is thank u
168 euros 👍.
I think I know Jake, does he look like Clare Balding?
I've never been told I look like Clare Balding, but I am a bit overweight with short blonde hair!
I can't comment, I've never seen Jake 🤣
To my knowledge you can’t buy a house In Thailand as a foreigner, is that true ?
You can lease the land I do believe. This house is for rent nor for sale 👍
It is my wife's house, rental contract would be with her, and she receives the rent. I can't own land, our children can. There are ways you can control Thai land as a foreigner for fairly extended periods of time, but not something I've ever looked into doing.
Two thumbs 👍🏼 👍🏼
👍👍
what happen at maddog ?
Fire 🔥 That's all I know.
Burnt the bacon for sure. Still investigating it.
wow.
👍👍
you like Lamphun more than chiangmai now?
More than Chiang Mai city area, Yes. and for retirement and thinking longer term, Yes.
@@WalkAboutWayne i see
I think you should just get your deposit down while it’s still available 👍
🤣🤣🤣
Problem is. Getting a 1 year visa
It’s pretty straight forward getting a 1 year visa. Simple to get the new 5 year one at the minute 👍
6k a month is basically free. You can not live in your car for 6k a month in the us or uk.
Yes, that's true 👍
Our UK gas and electric bill is 6000B. Council tax is 7500B. Water is 2300B. Internet is 1000B. The UK water bill alone is about the same as the total for all the above combined in Thailand.
These homes in other countries have the most odd floorplans!
Welcome to Thailand 🇹🇭
