    Having had some bad experiences, I do turn down reservation requests that I don't feel comfortable with. But recently I received an email from AIRBNB saying that if I turned down more requests I ran the risk of being delisted! A Superhost for 10 years I've been! When I followed up on this, I finally got an answer - yes, that is correct, AIRBNB now won't let us reject too many people. That made me very uncomfortable.

    I always tell guests the night before or on checkout morning that new guests are arriving the same day . I also say I plan to show up to ready the suite for them at 11 am . If they don't ask for a little more time then I announce that I am heading over and show up in the driveway.

    I had seen on another AirBnBers channel, he had rented long-term to a tenant that turned out to be a squatter after the 30days which falls under the "Tenants Rights". He rented the property to them FURNISHED.
    So, he was able to use a "loophole" in the law in the state that he was in, where he told the sheriff/law enforcement, that the property in the house belonged to him. He wanted to collect HIS belongings, and the tenant "squatter" could stay.
    He hired a moving company to remove the beds, TVs, tables, chairs, couches, lamps, etc and put the whole house in a storage unit until further notice.
    The only thing left was Internet/Electric/Water, since that is a utility/service that he was not allowed to shut off.
    Needless to say, the squatter vacated by the end of the day.

    We started our 1st Airbnb in the lower level of our 8,000 sq ft home in Minnesota, on July 1st this year. Now that the kids are gone, we put that space to work. We have already made $21,000 for space that was going unused. We are purchasing a home on Lake Superior in Duluth, MN - 3 hours away from us, and will turn it into an Airbnb. That will rent for $500 a day during the season, and $250 a day off season! And we will close in a few days on a home in Bradenton, FL, 2 hours from our winter home in Ft Myers, and we will turn that into an Airbnb. I had written on my goals in Jan to start 3 Airbnbs this year, and at the time had no idea if I could ever pull it off. Well, we did! Love your videos! Thanks for doing them. We starting discussing opening an Airbnb in Costa Rica about 6 months ago, since our accountant has opened one there, and gets $1,000 - $2,000 a night! Keep up the great work! Steve

    This was very helpful; much appreciated. We have three rental homes that have been long term rentals ranging 10 to 15 years. In one area, we are planning on converting to a short or medium term rental due to the eviction ban in California; it's been extended 3 times. So this information is very helpful; matter fact, now I'm considering stays less than 31 days. Thank you!

    We have always used a moderate cancellation policy in the three years we've been running our Airbnb. We have very very few cancellations. We run a one-bedroom suite in our basement, in Vancouver BC, and in the summer months the majority of our guests are international, arriving by plane. They book quite far in advance, and are great guests. The odd time someone has cancelled it has been either a Canadian or US guest, cancelling within the no-penalty time frame. I never worry about lost revenue, because the dates always get rebooked. I do not want some unhappy guest showing up at my place who tried to cancel and couldn't get out of it. They are going to resent you, and it's nothing but trouble.

      What we do is ask the renter to obscure their personal identifier number. That is considered information protected by various digital privacy laws. If you have that, you could be liable if somebody hacks you and get it. We ask them to send ID, showing address and age and so on, but not their personal identifier number. It’s worked so far.

    We decided to start Airbnb as a result of a long term tenant who became a squatter in our cottage ON our property. You are absolutely right about getting an attorney. We tried to handle it on our own through the courts to no avail and it would have been a long process but as soon as we acquired a lawyer, the tenant’s whole demeanor changed and he started to cooperate and was out of there in a short time. Chances are a squatter has been through evictions before and/or has a criminal record so they don’t want lawyers to be involved, they show a newfound respect. And the lawyer was not really as expensive as we thought. It was a growth experience. After that, we asked the attorney what he thought about Airbnb. And he said “our office has never ever had an issue with anybody coming to us over an Airbnb case”. We also asked a friend of ours, who is a police officer with an illustrious career and he said if he had room at his home, he would do Airbnb. So now we are superhosts with mostly very pleasant experiences but we only rent for up to 7 days. I i’m very curious of your and other peoples opinions on instant book?

      I've been doing instant book since I started hosting. It's much easier/faster than approving each individual booking. Experienced Airbnb-ers with reviews see that you don't have instant book turned on, and they just move on and book somewhere else, so I think you'd lose bookings without it. Now, I *do* have it set up to approve folks with no reviews yet, so I can ask them questions - I have a prewritten couple of paragraphs I send them asking a few questions and also a paragraph "training" them on what Airbnb is like, how it differs from hotels and how to be good guest in someone's home (mine is in a duplex on the second floor of my own building). It's good to train new people :) We should all do it!

    I've had problems like this before. Just take all of their shit out and change the door code. Yeah its against the law but its also a civil matter so the cops wont do anything about it. So the person would have to sue you to do anything about it and if they are squatters then they don't have the cash for a lawsuit.

    There is very little out there in the way of videos on what to do with the short-term renter who doesn't leave the house. Like someone who stays just two or three days and then just flat out doesn't leave. A lot of people will say call the police and have them arrested for trespassing but in some states like Texas and Florida the police will not act and say it's a civil matter. The video on this particular circumstance would be much appreciated!

    I have found that I get more reliable guests by keeping a strict cancellation policy. When you loosen up your cancellation policy the flakes come out of the woodwork. People who cancel 31 days or 15 days before arrival after sitting on the calendar for a month. Keep it at 60 days and people stay more committed and make it work when otherwise they might back-out. This the primary reason I like Vrbo better than Airbnb. I provide a vacation home not a room to sleep in. I don't want to compete with hotels.

      Bray Hill House I’m strict as well. No need to change (yet). At some point, may need to when algorithms favor moderate cancel policies and there is more supply of moderate homes versus demand. Today, we continue to book at very profitable levels even with strict. So, I take that route to ensure my revenue. Thanks for sharing!

      I too prefer the strict cancellation policy. Last year, my first year hosting, it benefited me in one month, 3 times, when I had cancellations at the last minute, all with new Airbnb guests. What would I have done without that policy in place with no time for guests to book - I would have just lost out. I knew at that time that I'd done the right thing in choosing strict. The only thing is that I can't qualify for the business traveler program (or whatever it is) as that requires me to be flexible, and I'm not going to do it.

      dont listen to garbage follow airbnb rules 1 million litigation n damage protection !!! call ur own lawyer if u need help in claiming anything airbnb is a super behemoth taking over the re industry and giving renters a break from paying bond getting into bad long term contracts aswell as being rejected from getting a rental due to a ridiculous application process

    This video has some really expert advice on much more than squatters - There are tips on how to vet your guests and the proper things to do in vetting.     Hi Richard, we have 6 long term rentals in Winchester, Va with another 12 that we jointly own in an LLC. We are actively trying to do tax free exchanges for more short term rentals. We have one vacation house on the Shenandoah River and I can tell you that the one short term is worth way more in cash flow than the long term properties and I tend to get more upscale renters.

    I believe that in my city a person has to have been in residence for 30 days to have tenant rights. I am going to turn 2 of my ltr into str soon. Sooo, I am very new at this, but I have been watching you and others for a while now. My question is, can you make 28 or 29 day long term rentals, and then have them renew the contract to be able to stay longer? I am in southern AZ. My friend has a vacation rental that is booked up most of the year, especially in the winter. Our winter visitors are called snowbirds. They are people that travel from cold places to Tucson for the winter, then they go home when we start to get hot. Many of these people are willing to pay crazy high prices to rent someone's house for a few months. Is there a way to have their contract be for 28 or 29 days and then have them rebook without interrupting their stay and making them move their stuff out?

    NYC (brooklyn) is the WORST place to do long term rentals, air bnb or otherwise. Mom & pop Landlords have no rights. If you own an apartment building the entire system treats you differently. This city wants the small landlords to bare the weight of the city's failed housing policies.

    Let's say you do decline the reservation request, does that affect your superhost status? How can this affect your status as a host, if you do decline reservations? Thanks for sharing your knowledge, keep up the great work 👍

      daineal McClinton you can decline reservation requests if guests don’t meet your criteria without penalty. However, you cannot cancel reservations after accepting (except for instant bookings you CAN cancel w/o penalty). So, as I said, ask questions IN ADVANCE of accepting the reservation!

      Tubbs Hill CDA you just cancel. It won’t affect super host status and vrbo doesn’t penalize cancellations (yet).

    Most states in the United States and Canada have a law that if a paying guest stays more than 1 month at your property, they establish tenant rights of that state.
    That makes it a very expensive/time consuming/stressful event to evict them. However, it is better to check your specific state's laws to be sure. Don't quote me on this.

    This also just happened to me where the guest trashed my house, I found curtains from the bedroom in the kitchen. They had more than 2 guests which is the permitted amount. And on check out they left the keys with the guard, instead of calling me to pick them up as I had instructed them. So as to sneak out the extra guests. Then after all these I got a 1 star review and they where trying to get a refund yet they stayed in the property for 4 days. But as Richard says don't take it/make it personal. I'll now have to create a new listing and delist the old one as they were my first guests on this property.

      I suggest you setup security cameras to monitor the exterior entry way of your house, so you can see how many guests are coming in, or if there is a party or other event being held there. The other thing I recommend is a keyless entry, so no hand-off of keys needs to happen. That way guests also can't take copies of your keys.

      Rob Henn I use instant book and take advantage of the ability to cancel 3x / year without penalty.

    I'm a good person but if someone gives me the third degree I would go stay in a cheap motel. They look at your ID and they check and see it's valid and that isn't good enough then I'm off to a motel. I'm not renting a apartment and I shouldn't have to go through stress when I'm on vacation.

    Hey ! is anybody getting many requests for longer term stays during the Coronavirus? I have had zero messages or individual 2-3 night regular bookings... like I do routinely when things aren’t shut down..but several from inquiries sent to me lately from people asking about weeks and weeks at my carriage house. I have been thinking the unverified people explaining some hardship or moving.. needing long term stay / some other stuff that makes me feel - well, creepy. My instincts are saying that they are definitely intentionally trying to scope out a squat spot?!

      @@patribee5457 if they overstay or try squatters rights call airbnb n tap into ur 1 million litigation and damages protection, u dont get squatters rights at an airbnb u get certain tennant rights for long stays, tho u still have to pay the rent, and u will be able to evict them under normal circumstances if they dont pay the rent or break the conditions, if ur rates are set properly ull make alot of money from long stays.

      Since I'm a black host, I'm sad to see this comment. Luckily the majority of my guests don't think like you and for that I am happy. I think your view is limited. Good and bad character transcends race, as is evident with your post. Many people shape their opinions based on what they experience, not realizing that what they put out also affects what they get back.🙏🏾
