Nice they told you. My guests aren't saying anything about damages. Also the newbies aren't that dumb. They don't think we have the ability to check or see them for some reason. If he were going to pay they would have sent you the additional charges right away. Most of my guest saying "no problem will take care of it" never pay a thing. Must involve Aircover. Happily going back to traditional rentals.
Definitely less hassle on long term rentals! I like to assume benign intent, but also prepare for the worst.. but yea, I needed aircover in the end anyway!
I had 2 guests in a row steal my very expensive German steak knives. They are display knives on our counter, I guess they thought we wouldn't notice?? Very Strange. We also had a guest take all of our house decorations, put them in the closet and left them there. Guest steal paper towels, TP and things like coffee constantly. We bought 24 rolls of paper towels, they were gone in 2 weeks. Also, we just had a guest bring a dog when we have a no pet policy, the dog trashed the house and destroyed our furs/throws.
You should be able to claim all damages and stolen items. I personally don't give expensive stuff, just ok stuff and limited amounts depending on stay. Control your inventory well.

I informed Airbnb, and advise me that I can changed the reservation. The guest accepted the changes, but after that they cancelled the reservation and just leave the place and I got the complain that guest felt uncomfortable and unsafe. And until this moment, i don't remember any situation for them to feel that way.
Can you explain how to get rental rider insurance if you are subleasing for only certain months of the year? Do I need to look for that specific insurance or is that something the landlord has to discuss with their homeowner’s insurance?
Someone broke our bed took the door off the hinges and broke the fridge. Then they said it was insulting that we ask for money to pay for things. If they want a party say HELL NO
Things like that and the fact I don't feel any attraction to this business would prevent me from doing B&B. My wife keeps talking about doing like two little cottages on our property, but the main point and main value added part would be to provide hi-end hormanship training for her remote customer base in an interesting area (both nature and "hot' tourist city in easy reach). That would be acceptable and I'd support it, because this combination increases ROI and profit significantly and we wouldn't be in need to fight the market with low prices and high investments into style and coolness of the place. Just making it good and comfortable enough would be fine. Your investment into the properties, not only financial but also the devotion and time spent on furnishing and styling, it is something that makes your B&B stand out, but also I guess makes some impact on ROI. The best part for us, your audience, though, is the videos you make 😊. Especially your thought process on styling interiors is very inspirational 👏👍
Aww thank you. It’s a good place to be on those cottages, not needing to fight with low prices but just stay higher end. 😊 I really want to get back to doing more design stuff, currently working on redoing the office. Just so painstakingly slow!
Heads up we had a bad guest with great reviews. This guy has a great career contraction . He brought drug dealers to our home and his friends staying at our home were Prostituting in our home . We sent airbnb videos and still having us wait for their investigation to be done . This man still bring drug dealers to our home with a hoodie now and looking up at our camera .. be careful with who you allow in your home 💯… put camera outside your home and watch for safety . You can’t trust people no matter what they pay .. He paid full price
I have to say it, many selfish people for guest and they are low class people, they still everything, towel, coffee maker, could not believe it these kind of people

Where you able to charge the guest extra for the pet and claim the damages?
You should be able to claim all damages and stolen items. I personally don't give expensive stuff, just ok stuff and limited amounts depending on stay. Control your inventory well.

Oh no! It sounds like they’re trying to get out of the reservation by citing safety concerns, which seems unfounded..
Can't you still get a cleaning fee? I mean when they went in it hastto be cleaned again.

I just asked my insurance provider. Rider just means added clause. It’s the same landlord insurance or homeowners insurance
