Very good advice. The point with the reviews i feel was very relevant to me. I had a guest that booked months in advance for a long-term stay. I answered many questions for her leading up to her stay, and although I never met her, she wanted to leave on day 2. Airbnb did not agree to with her complaints and I felt that it would not be booked again with no notice. So I refused to give her money back. This Airbnb was 5.0 before her stay. She gave me my first 1.0 review for everything ( which in 3 years has never happened). This "outlier" rating would not be removed by Airbnb. The consequence was loss of my Superhost rating, massive reduction in views for all my listings and large reduction in income. So my advice is, if this happens to you, just give the money back. It is not worth the ramifications of a bad review - even if if you think they will give a bad review anyway.
I have been hosting travelers for about a year and half. My experience has been terrific. I did have one experience where the guests arrived early without letting me know and I wasn't ready. They complained to Airbnb and I agreed to just let them have the refund. They were very angry when I arrived. They did arrive early (two hours in advance). I just took it on the chin. Otherwise I have not had a bad experience. I love people anyway. And I love sharing my home.
Not really fair for them to be upset if they showed up early. I think if you let airbnb know they would take up for you and negate that review, i've had a great experience with airbnb host support

Airbnb is my side income, running a bedroom and bathroom with shower, from my home. Very successful, plenty of income but hell… *so* many time wasters. I have a 5/5 rating, every review is amazing but still, so many time wasters!

thank you for sharing this quality video, I am a host of 4.7 average, been hostin for almost 3 years now, and I really can not think of a way to "host" in SEVERAL CITIES without outsourcing or using some host-for-rent service. I personally host all my guests. Also, I'd like to point out that following All your tips take up an extreme amount of energy and time to invest in each guest. A bad review is not always such a horrible thing. * I got a couple and its fine! some people are just impossible to please).
Good advice. I'm a host also and I agree about what you are saying. I have learned a lot through experience. I have only had a few negative experiences and have made some mistakes along the way, but I have a 4.9 rating. I really agree about not charging for extras. I find that to be very cheap and annoying. I started off pricing my guest room very low so that everyone would have a positive experience. I raised my prices very slowly, because I truly enjoy pleasing my guests and meeting people from around the world. My prices are higher now, but it's more like a business now.
I have trouble knowing the right amount to charge and tend to stay on the lower side just because there are a lot of other bnb's in town and I need the business...I also provide home made bread and fresh farm eggs with cream and milk and juice in each fridge to draw the guests...they love it....and I love my guests...they each have their own fridge and private entrances..we have three in our home...but I wish I was more savey when it comes to knowing what to charge...i think I don't charge enough really but then if I have a great rate then more will book !
I had to wait for host 2 hrs even there was no traffic, since I got there in 40 min from Airport after 20 hrs of flying. Other issue with toilet paper when I ask for it, the host told me it is not included in rental. Upon my departurel I left him 2 extra rolls of toilet paper. That was my first time rental on Airbnb but after that no more issues.
One would think that what you mentioned is common sense. Providing basic amenities such as towels, toilet paper, etc along with cleanliness is a must. I try my best to get the house as clean as possible.
I had only one negative experience so far. It was an old lady from Switzerland. She asked million of questions about amenities she needed and when arrived gave me tons of complains about the place. Requested many things that I brought to her like a big souse pan or radio. And finally she gave me a very horrible review. So next time I will be smarter and would not host picky people. Second if I meet a guest like her I will kick such guest out immediately and return money.
Thank you. I would like to debate the signed contracts and ID. First, there are some countries where passport ID is required/mandatory for all guests. Secondly, there are some areas where there is high crime and gang activity and the police even advise hosts to take ID and have a signed contract. The platform has created a fantastic opportunity for homeowners but the host guarantee takes a long time to resolve and why go there if you can implement practices to protect your property?
AirBnB also says it will receive complaints about unruly clients but that is a lie. They don't care. We need to change the law and prosecute them for destroying neighborhoods across America with noise pollution and toxic lung damaging vapors from leaf blowers going on for hours at a time several times a week, not to mention that even the EPA recommends decibel noise not exceed 75 decibels, above which hearing loss occurs and that is permanent. AirBnB is ruthless, callous and doesn't even have the decency to promote low noise electric leaf blowers. They truly are a scourge on America. They more they destroy neighborhoods the more there will be pushback and banning them and their noise leaf blowers ruining people's lives and destroying property values.

I’m going to be a host soon. One question: the landscaping service comes every other Thursday in the morning. Should I mention this in the listing or simply try to change the hour I’m serviced?
I would try to change it or ask the guest in advance when they book if it will be a problem each time someone book then change your time based off that
They ask you more your privacy stuff. If not they shut down your business right away weather you have guests or not. They are the right to do. They are powerful.
I stayed with a so called "super host" and honestly was the worst experience ever. No paper towel, you need to bring your own trash bags, one set of towels. They said they have a washer and dryer but you have to walk across the street to the hotel to use there's. She charged me more money if we wanted to use more than two towels. She lied about the size of the bed. I gave her 3 stars and let her know my concerns and she just disregarded me in her reply.

It gets much, much worse. AirBNB destroys nice neighborhoods, and local property values, with constant (1 hr long jet engine noise) noise from leaf blowers that AirBNB requires by virtue of the fact that pictures have to represent reality, so you have horrible noise pollution by AirBNB owners who hire people to abuse the neighborhood with very loud leaf blowers that supercede EPA recommendations of 85 decibels for preventing hearing damage and sound like jet engines. I have seen Air BNBs have 1 hour leaf blower sessions 16 days out of the month. The is a company that is literally destroying the fabric of the community. Many communities are so sick of it that they are banning leaf blowers or implementing safe hearing decibel ranges of 60-70 decibels. It causes a lot of emotional distress, too when people can't hear themselves think. Very disturbing and abusive behavior caused by AirBNB.

I had to figure a lot of this out at first by doing but I luckily had a friend who had been doing this for about 3 years and he gave me some tips that kept my mistakes down to a minimum.I am often passing on my knowledge to others as well. Pavel plz can you answer my question? I have an inherited house where I live. I'm unemployed, broke student who can't afford furniture yet. I have my room furnished and me and my boyfriend are planning to buy some lumber to build a nice queen bed and table for the other room to rent it out on airbnb. My question is, is it ok to list a room in a half empty house? I have all the necessary stuff in bathroom and kitchen, but the living space is completely bare empty. And I can't afford a couch, TV and other living room stuff. If I list a nice room in a half empty house, is this OK?? Will people complain? Even if I say I rent out a room only? Thanks a lot!!
As a 20 listing host with 5 years of experience, I can tell you very clearly how to avoid nit picky guests and who are the ones who typically leave bad reviews. 1) other HOSTS. For whatever reason, hosts are the most critical when they come as guests. I’ve always wondered why since they are in your shoes. I’ve come to the conclusion that it’s sort of how women hate other women. They see you as competition and think you should have the same or better amenities than them. 2) guests over 60 years of age. There is nothing pleasing them and they will always find an issue even when there is none. I just had one argue with me claiming that the title of my listing should be changed because I have the word “mansion”. The house is 5,500 square feet and is a mansion by most people’s standards. My description also clearly states the square footage. Yet he gave me 3 star for accuracy based on semantics. He also said I don’t have enough seating for 8 guests. I have 3 sofas in the house. He suggested I have another tv in one of the houses many living rooms. The house has a total of 5 tv’s. Unreal right ? 3) guests that ask too many questions or ask for amenities you don’t provide. E.g can you set up a kiddie pool , can you put up a Christmas tree for my stay? Etc

Thanks for the video, I list on Airbnb and on the app Musjroom, which is a great alternative for renting and booking rooms and lastminute couches. But lately im not satisfied with Airbnb customer service and the payouts in the Netherlands!
Happened to me once when my host didnt leave toilet rolls (her apartment was lovely but I felt she was a bit racist) and when I told her she asked if I could buy them and then she asked me to make the bed the day I was checking out since her housekeeper was away. It was a premium property - so imagine paying top dollar in London and facing this kind of stuff!

I just started doing airbnb again. I had two difficult guest in my whole several years of doing it. One guy was to stay 4 days. And checked out after 2 days. In my ad it. Said I would be here when people rent my room from me. I don't trust people. I don't know to have free will in my home alone. I did 2 time and they robbed me blind. Took furniture and snooped in my personal belongings. My ad also says. I do not offer wiffi or internet. I also had far to many airbnb people abuse this. And it end up costing me 200 bucks in over data charges. So I never offer this to any guest who stay with me. The guy who rented from me and checked out 2 days. Walked right up into my place grabed his stuff and keft. Did not contact me to say he was comming back or checking out. And end up stealing from me. And also in my ad. I ask my guest to sometime soicalize with me threw out thier stay. Why, because your a guest in someines home. And you should be social to your host or guest to better make thier stay easyer. But in my ad. I also do not give out my keys. So they can come and go. And most my guest dont have a problem with this. Being I'm home most the time. I tell them in my ad. I will let them in and out. The second guest I just had was a lady from Japan. She was rude, nickpicked about everything. Even though my place was just remodeled and I was spring cleaning. She complained in my review my counters where not clean to her liking. Or big enough to cook or make a meal. Because i have mic, coffe maker and toaster on the counter. But, thier is nothing that I can do about that.My kitchen us small and im not going to spend thoysands if dollars to maje my kitchen larger. I only charge 35 to 25 a night. I only offered tge kitchen to get more long term or staying guest. But now after thus lady I removed the use of the kitchen, dinning room or livingroom off my ad. My ad now us just offering a room to rest and shared bathroom. Im tired of airbnb guest thonking they entilted or staying in a 5 star hotel. You are staying in someone's privte home and you need to respect them and thier place. And not have yo high demands. If you want 5 star serivce and accomadations then stay in a hitel and pay thier high prices. So, don't expect 5 star accomadation for 35 a night price. What also upset me is this japan lady said I here review of my place that I was lonely. I'm by far lonely. She just said this. Because, I like my guest to talk to me or to be some what soical with me. When they are staying with me. I have every right to ask this. It human relations and comon respect. This world has become so anti soical. They lack communication and human relations skills. They want to hide behind a smart phone or computer then enteract with real people. I just like to get to know whos staying with me in my home. Not only for my safty and thiers. But my pets as well. Which my ad also clearly says pets live on the property. This lady was deadly affraid of my little dog. Which is still a puppy.And a itilian grayhound. Over all good tips. But some i agree with and others I dont.
Some ppl are very introverted or simply want to just get away from their daily stress, and maybe don't want to socialize. We never know what someone is going thru in their personal lives, so maybe it's possible that they aren't being anti social, maybe they just need a break from "life". I interact and listen to clients, fully engaged, on average of 9 hrs a day. The last thing I want to do sometimes is interact at the end of my day. Just saying that we don't know what others' story is, If they want to have privacy and keep to themselves, it's ok. I host, I rent a room in my home, and I let them know in advance that I'm around if they need anything, but let then that, I'll give them their privacy. I'd they want to be chatty, I'll sit with them and talk.
Wow people like their privacy. Go to the community center and talk to people! People also like to know their stuff will not be stolen either! Lock the doors when you are gone! Make it as clean as possible. Immaculate even...animals are not clean! I'd keep them outside or your room. I can only imagine them stepping in a pile of pooh or pee. What do they steal? People just want to get in take a shower relax and chill. Stay out of their way. They will come to you if they want to chat. Always look clean and merry yourself.

Only if you have several listings on different continents that you manage on distance. Otherwise, on average most requests will happen during the day. Some will happen in the night but that won't affect your answer rate
I had to manage my own listing when in a different time zone when traveling. I fortunately, was able to find a co host within the same city, who could answer via airbnb app promptly if I could not get to a guest right away.

I think it is ridiculous to assume that I will answer a question right away! Requests should be answered within a few hours depending on the timing of the question, like after 9:00 local.
The only thing that I really have a problem with every spring for about 2 months is keeping the ant population at bay..we live near farmland not in the big city. I do my utmost to keep the ant population down and this year I have licked the problem but only after some did come in and scout around to make a nest but they didn't succeed. Last year I spent 1000 dollars to hire someone and this year i did it myself and it worked. However, for two months the carpenter ants try and try to nest inside but the poison kills them All my guests have been very good about seeing a few ants and I DO have a warning on that particular bnb site that there might be an occassional ant here or there . So if they read the site carefully describing my place they will see the warning. If not then they get a surprise when they come . I do have a poem i wrote about dealing with ants and that does help my guests to see i am trying my very very best to deal with them and I also have a return of two dollars an ant they discover . I did send one of my guests some money back and she said it wasn't necessary. She's a regular and a really great guest. Next year I am going to warn every single person who books in that suite that there are a few ants around that are being dealt with and then if they don't like it they can cancel. Only a few people will cancel as most love my place. I hope the ant problem stops !!
Trying using vinegar to keep the ants away. Most ppl want a pleasant experience but they also understand life, you've done well posting it on your listing, it's all good. I tell my guests to call on me if they need anything. I had a flood in one of my guests rooms from the guest bath and still received a great review and 5 stars, it's all in how you handle the situation, life happens and ppl get that.
I myself sometimes have an ant problem in one particular building that is not easy to deal with. I used all possible products, I also tell the housekeeper to watch out for them every time she goes there, and I send a message to every guest right after their arrival that they must not leave any open food anywhere, otherwise this might create an invasion. And with this, it works generally
If you are using instant book dont you get a lot of parties that come since you cannot vet them? And if you do vet you can only make 3 cancellations per 12 months without getting penalized.
It's not a requirement, you can let your guests do self check-ins. But you always need a person of trust in that city just in case there's any problem.
I was always a guest and had lots of fun with hosts here and there (internationally) but there was one guy who was not really responsible and kinda rude (was still okay) the last day I lost the keys, I called him to enter the apt. to take out my stuff, I said sorry the polite way, isn't everything ok. till here? I mean not a nightmare at least. Ok, he said, "how can I trust you?" Excuse me? If I have that kind of mindset like 'copying the key' why would I even tell you that I lost my keys and make you feel nervous already? Also, keys are easy ones, those cheap ones, so you can go and get a copy so easily. In another hand, It's like a hotel (a whole 3-floor old house) and it's so stupid if I ever try to live there :))) If it was a whole apt. that you get in with passwords and stuff okay, he's right... In the end, he gave me an extremely bad review I was like wow man! After sometime later, he closed his account, I checked from another account to confirm :) Now, I will try hosting, hope it goes well :) Thanks for the video buddy 🤝
Hello Paven, i have a small studio condo near Lake Tahoe, CA that i moved out of recently because i had to re-locate to Reno, NV & I'm a bit shy or lack of a better word anti-social, i really don't want to rent my studio by the month or long term because it would just be a "breakeven" after my expenses .So i want to Vacation rent it but wouldn't want to meet the tenants in person because like i said I'm too shy & it would be very inconvenient since i live about 120 miles away. Do you have any suggestions for me?? Please help.
Ray Haynes You can rent on distance, I did it for sometime. But you MUST have a person that you trust that lives there, if possible family, so they can help in case of any problem. Also, take into account the cleaning fees. If you must pay a cleaning person after each stay, it changes the finances quite a lot.

There are both types and it depends on your listing. I am renting some very cheap studios and there I get people who want to save money at all cost, but I also rent some higher-end ones and I get Airbnb people who pay decent sums of money, especially if they come with children. More and more travellers want to have a place where they can cook (most hotels don't have kitchens) and be with their children in the same apartment rather than in 2 separate hotel rooms. So it really depends on your listing. If you rent a separated room in a full apartment, then you'll likely get frugal travelers. If you rent an entire place of good quality, you'll get another type of clients who are willing to pay for their comfort

Hi, yes sorry I didn't mention it because I didn't know, but it's true that there are a few countries with certain legislations where you must do these kinds of things, unfortunately. Obivously if that's a legal requirement then you should do it. Best you could do is really to figure out with the officials in your country WHAT exactly is mandatory and under which form. If they keep insisting on specific papers to be signed upon arrival, then you have no choice but to comply.

All Airbnb properties need the TUBTOOL. It cleans tubs, showers, counters, and fixtures. Order (all one word) TUBTOOL on Amazon to simplify your bathroom cleaning. You'll love it!

I remember staying one night in a nice little apartament and the host made me sign rental papers (which was not published in their listing) and told me they'd charge me a cleaning fee if the apartament didn't look during check out exactly as it looked during check in (including having the bed made and all). It wasn't bad and I liked to have the option of no cleaning fee, but it was just weird.

That means that the host doesn't clean up the apartment between the guests. I guess the bed was used by the previous guest. I prefer to pay for the clean but being in a clean place.

Hi, I have never heard of anyone charging more for pets. It's either you accept pets or not (there is an option to state that on Airbnb). All you can do is define a price per additional person. Of course you are also free to write in your description that you will charge extra for pets, but trust me, you'll miss on a lot of bookings if you do that.
Yes you add it in the rules that’s it’s extra per night and or a heavier cleaning fee, guests with dogs are usually quite happy to use a vacuum cleaner etc if you let them them too. There’s a bond amount you can set at $150 minimum too
Where I host in Kenya, we literally live amongst wild life, yes there are bugs around, they live in the habitat. Warning, don't come to Africa if you expect not to find bugs anywhere :) haha I don't want to get shut down :) hihi
Be clear in your description. If the problems persists, explain it in the description like you would do it in real life: "This room is NOT a 5-star hotel, it's for budget travelers..." etc.

thank you for sharing this quality video, I am a host of 4.7 average, been hostin for almost 3 years now, and I really can not think of a way to "host" in SEVERAL CITIES without outsourcing or using some host-for-rent service. I personally host all my guests. Also, I'd like to point out that following All your tips take up an extreme amount of energy and time to invest in each guest. A bad review is not always such a horrible thing. * I got a couple and its fine! some people are just impossible to please).
Good advice. I'm a host also and I agree about what you are saying. I have learned a lot through experience. I have only had a few negative experiences and have made some mistakes along the way, but I have a 4.9 rating. I really agree about not charging for extras. I find that to be very cheap and annoying. I started off pricing my guest room very low so that everyone would have a positive experience. I raised my prices very slowly, because I truly enjoy pleasing my guests and meeting people from around the world. My prices are higher now, but it's more like a business now.
I am also an AirBnb host and I also agree with the tips.... mainly simple common sense.
I have trouble knowing the right amount to charge and tend to stay on the lower side just because there are a lot of other bnb's in town and I need the business...I also provide home made bread and fresh farm eggs with cream and milk and juice in each fridge to draw the guests...they love it....and I love my guests...they each have their own fridge and private entrances..we have three in our home...but I wish I was more savey when it comes to knowing what to charge...i think I don't charge enough really but then if I have a great rate then more will book !
I had to wait for host 2 hrs even there was no traffic, since I got there in 40 min from Airport after 20 hrs of flying. Other issue with toilet paper when I ask for it, the host told me it is not included in rental. Upon my departurel I left him 2 extra rolls of toilet paper. That was my first time rental on Airbnb but after that no more issues.

One would think that what you mentioned is common sense. Providing basic amenities such as towels, toilet paper, etc along with cleanliness is a must. I try my best to get the house as clean as possible.

I had only one negative experience so far. It was an old lady from Switzerland. She asked million of questions about amenities she needed and when arrived gave me tons of complains about the place. Requested many things that I brought to her like a big souse pan or radio. And finally she gave me a very horrible review. So next time I will be smarter and would not host picky people. Second if I meet a guest like her I will kick such guest out immediately and return money.
Thank you. I would like to debate the signed contracts and ID. First, there are some countries where passport ID is required/mandatory for all guests. Secondly, there are some areas where there is high crime and gang activity and the police even advise hosts to take ID and have a signed contract. The platform has created a fantastic opportunity for homeowners but the host guarantee takes a long time to resolve and why go there if you can implement practices to protect your property?

AirBnB also says it will receive complaints about unruly clients but that is a lie. They don't care. We need to change the law and prosecute them for destroying neighborhoods across America with noise pollution and toxic lung damaging vapors from leaf blowers going on for hours at a time several times a week, not to mention that even the EPA recommends decibel noise not exceed 75 decibels, above which hearing loss occurs and that is permanent. AirBnB is ruthless, callous and doesn't even have the decency to promote low noise electric leaf blowers. They truly are a scourge on America. They more they destroy neighborhoods the more there will be pushback and banning them and their noise leaf blowers ruining people's lives and destroying property values.

I would try to change it or ask the guest in advance when they book if it will be a problem each time someone book then change your time based off that

They ask you more your privacy stuff. If not they shut down your business right away weather you have guests or not. They are the right to do. They are powerful.
How do you select the right places to advertise?
I stayed with a so called "super host" and honestly was the worst experience ever. No paper towel, you need to bring your own trash bags, one set of towels. They said they have a washer and dryer but you have to walk across the street to the hotel to use there's.
She charged me more money if we wanted to use more than two towels.
She lied about the size of the bed.
I gave her 3 stars and let her know my concerns and she just disregarded me in her reply.

It gets much, much worse. AirBNB destroys nice neighborhoods, and local property values, with constant (1 hr long jet engine noise) noise from leaf blowers that AirBNB requires by virtue of the fact that pictures have to represent reality, so you have horrible noise pollution by AirBNB owners who hire people to abuse the neighborhood with very loud leaf blowers that supercede EPA recommendations of 85 decibels for preventing hearing damage and sound like jet engines. I have seen Air BNBs have 1 hour leaf blower sessions 16 days out of the month. The is a company that is literally destroying the fabric of the community. Many communities are so sick of it that they are banning leaf blowers or implementing safe hearing decibel ranges of 60-70 decibels. It causes a lot of emotional distress, too when people can't hear themselves think. Very disturbing and abusive behavior caused by AirBNB.
One fee you automatically get everything I think was the main point. Make it easy. Don't bug people. Calm, not rage. All good tips.

Pavel plz can you answer my question? I have an inherited house where I live. I'm unemployed, broke student who can't afford furniture yet. I have my room furnished and me and my boyfriend are planning to buy some lumber to build a nice queen bed and table for the other room to rent it out on airbnb. My question is, is it ok to list a room in a half empty house? I have all the necessary stuff in bathroom and kitchen, but the living space is completely bare empty. And I can't afford a couch, TV and other living room stuff. If I list a nice room in a half empty house, is this OK?? Will people complain? Even if I say I rent out a room only? Thanks a lot!!
As a 20 listing host with 5 years of experience, I can tell you very clearly how to avoid nit picky guests and who are the ones who typically leave bad reviews.
1) other HOSTS. For whatever reason, hosts are the most critical when they come as guests. I’ve always wondered why since they are in your shoes. I’ve come to the conclusion that it’s sort of how women hate other women. They see you as competition and think you should have the same or better amenities than them.
2) guests over 60 years of age. There is nothing pleasing them and they will always find an issue even when there is none. I just had one argue with me claiming that the title of my listing should be changed because I have the word “mansion”. The house is 5,500 square feet and is a mansion by most people’s standards. My description also clearly states the square footage. Yet he gave me 3 star for accuracy based on semantics. He also said I don’t have enough seating for 8 guests. I have 3 sofas in the house. He suggested I have another tv in one of the houses many living rooms. The house has a total of 5 tv’s. Unreal right ?
3) guests that ask too many questions or ask for amenities you don’t provide. E.g can you set up a kiddie pool , can you put up a Christmas tree for my stay? Etc

Thanks for the video, I list on Airbnb and on the app Musjroom, which is a great alternative for renting and booking rooms and lastminute couches. But lately im not satisfied with Airbnb customer service and the payouts in the Netherlands!
Some countries require hosts to register guests and get ID on arrival.
Happened to me once when my host didnt leave toilet rolls (her apartment was lovely but I felt she was a bit racist) and when I told her she asked if I could buy them and then she asked me to make the bed the day I was checking out since her housekeeper was away. It was a premium property - so imagine paying top dollar in London and facing this kind of stuff!

How did it go
I just started doing airbnb again. I had two difficult guest in my whole several years of doing it.
One guy was to stay 4 days. And checked out after 2 days. In my ad it. Said I would be here when people rent my room from me.
I don't trust people. I don't know to have free will in my home alone. I did 2 time and they robbed me blind. Took furniture and snooped in my personal belongings.
My ad also says. I do not offer wiffi or internet. I also had far to many airbnb people abuse this. And it end up costing me 200 bucks in over data charges. So I never offer this to any guest who stay with me.
The guy who rented from me and checked out 2 days. Walked right up into my place grabed his stuff and keft. Did not contact me to say he was comming back or checking out. And end up stealing from me.
And also in my ad. I ask my guest to sometime soicalize with me threw out thier stay.
Why, because your a guest in someines home. And you should be social to your host or guest to better make thier stay easyer.
But in my ad. I also do not give out my keys. So they can come and go. And most my guest dont have a problem with this.
Being I'm home most the time. I tell them in my ad. I will let them in and out.
The second guest I just had was a lady from Japan. She was rude, nickpicked about everything. Even though my place was just remodeled and I was spring cleaning.
She complained in my review my counters where not clean to her liking. Or big enough to cook or make a meal. Because i have mic, coffe maker and toaster on the counter. But, thier is nothing that I can do about that.My kitchen us small and im not going to spend thoysands if dollars to maje my kitchen larger. I only charge 35 to 25 a night. I only offered tge kitchen to get more long term or staying guest. But now after thus lady I removed the use of the kitchen, dinning room or livingroom off my ad.
My ad now us just offering a room to rest and shared bathroom. Im tired of airbnb guest thonking they entilted or staying in a 5 star hotel. You are staying in someone's privte home and you need to respect them and thier place. And not have yo high demands.
If you want 5 star serivce and accomadations then stay in a hitel and pay thier high prices. So, don't expect 5 star accomadation for 35 a night price.
What also upset me is this japan lady said I here review of my place that I was lonely. I'm by far lonely. She just said this. Because, I like my guest to talk to me or to be some what soical with me. When they are staying with me. I have every right to ask this. It human relations and comon respect. This world has become so anti soical. They lack communication and human relations skills. They want to hide behind a smart phone or computer then enteract with real people. I just like to get to know whos staying with me in my home.
Not only for my safty and thiers. But my pets as well.
Which my ad also clearly says pets live on the property. This lady was deadly affraid of my little dog. Which is still a puppy.And a itilian grayhound.
Over all good tips. But some i agree with and others I dont.

Some ppl are very introverted or simply want to just get away from their daily stress, and maybe don't want to socialize.
We never know what someone is going thru in their personal lives, so maybe it's possible that they aren't being anti social, maybe they just need a break from "life".
I interact and listen to clients, fully engaged, on average of 9 hrs a day. The last thing I want to do sometimes is interact at the end of my day.
Just saying that we don't know what others' story is, If they want to have privacy and keep to themselves, it's ok.
I host, I rent a room in my home, and I let them know in advance that I'm around if they need anything, but let then that, I'll give them their privacy. I'd they want to be chatty, I'll sit with them and talk.
Wow people like their privacy. Go to the community center and talk to people! People also like to know their stuff will not be stolen either! Lock the doors when you are gone! Make it as clean as possible. Immaculate even...animals are not clean! I'd keep them outside or your room. I can only imagine them stepping in a pile of pooh or pee. What do they steal? People just want to get in take a shower relax and chill. Stay out of their way. They will come to you if they want to chat. Always look clean and merry yourself.

Only if you have several listings on different continents that you manage on distance. Otherwise, on average most requests will happen during the day. Some will happen in the night but that won't affect your answer rate

I had to manage my own listing when in a different time zone when traveling. I fortunately, was able to find a co host within the same city, who could answer via airbnb app promptly if I could not get to a guest right away.

I think it is ridiculous to assume that I will answer a question right away! Requests should be answered within a few hours depending on the timing of the question, like after 9:00 local.
The only thing that I really have a problem with every spring for about 2 months is keeping the ant population at bay..we live near farmland not in the big city. I do my utmost to keep the ant population down and this year I have licked the problem but only after some did come in and scout around to make a nest but they didn't succeed. Last year I spent 1000 dollars to hire someone and this year i did it myself and it worked. However, for two months the carpenter ants try and try to nest inside but the poison kills them All my guests have been very good about seeing a few ants and I DO have a warning on that particular bnb site that there might be an occassional ant here or there . So if they read the site carefully describing my place they will see the warning. If not then they get a surprise when they come . I do have a poem i wrote about dealing with ants and that does help my guests to see i am trying my very very best to deal with them and I also have a return of two dollars an ant they discover . I did send one of my guests some money back and she said it wasn't necessary. She's a regular and a really great guest. Next year I am going to warn every single person who books in that suite that there are a few ants around that are being dealt with and then if they don't like it they can cancel. Only a few people will cancel as most love my place. I hope the ant problem stops !!
Trying using vinegar to keep the ants away. Most ppl want a pleasant experience but they also understand life, you've done well posting it on your listing, it's all good.
I tell my guests to call on me if they need anything. I had a flood in one of my guests rooms from the guest bath and still received a great review and 5 stars, it's all in how you handle the situation, life happens and ppl get that.
I myself sometimes have an ant problem in one particular building that is not easy to deal with. I used all possible products, I also tell the housekeeper to watch out for them every time she goes there, and I send a message to every guest right after their arrival that they must not leave any open food anywhere, otherwise this might create an invasion. And with this, it works generally

If you are using instant book dont you get a lot of parties that come since you cannot vet them? And if you do vet you can only make 3 cancellations per 12 months without getting penalized.

It's not a requirement, you can let your guests do self check-ins. But you always need a person of trust in that city just in case there's any problem.

I was always a guest and had lots of fun with hosts here and there (internationally) but there was one guy who was not really responsible and kinda rude (was still okay) the last day I lost the keys, I called him to enter the apt. to take out my stuff, I said sorry the polite way, isn't everything ok. till here? I mean not a nightmare at least. Ok, he said, "how can I trust you?" Excuse me? If I have that kind of mindset like 'copying the key' why would I even tell you that I lost my keys and make you feel nervous already? Also, keys are easy ones, those cheap ones, so you can go and get a copy so easily. In another hand, It's like a hotel (a whole 3-floor old house) and it's so stupid if I ever try to live there :))) If it was a whole apt. that you get in with passwords and stuff okay, he's right... In the end, he gave me an extremely bad review I was like wow man! After sometime later, he closed his account, I checked from another account to confirm :)

Hello Paven, i have a small studio condo near Lake Tahoe, CA that i moved out of recently because i had to re-locate to Reno, NV & I'm a bit shy or lack of a better word anti-social, i really don't want to rent my studio by the month or long term because it would just be a "breakeven" after my expenses .So i want to Vacation rent it but wouldn't want to meet the tenants in person because like i said I'm too shy & it would be very inconvenient since i live about 120 miles away. Do you have any suggestions for me?? Please help.
Ray Haynes You can rent on distance, I did it for sometime. But you MUST have a person that you trust that lives there, if possible family, so they can help in case of any problem. Also, take into account the cleaning fees. If you must pay a cleaning person after each stay, it changes the finances quite a lot.

There are both types and it depends on your listing. I am renting some very cheap studios and there I get people who want to save money at all cost, but I also rent some higher-end ones and I get Airbnb people who pay decent sums of money, especially if they come with children. More and more travellers want to have a place where they can cook (most hotels don't have kitchens) and be with their children in the same apartment rather than in 2 separate hotel rooms. So it really depends on your listing. If you rent a separated room in a full apartment, then you'll likely get frugal travelers. If you rent an entire place of good quality, you'll get another type of clients who are willing to pay for their comfort

Hi, yes sorry I didn't mention it because I didn't know, but it's true that there are a few countries with certain legislations where you must do these kinds of things, unfortunately. Obivously if that's a legal requirement then you should do it. Best you could do is really to figure out with the officials in your country WHAT exactly is mandatory and under which form. If they keep insisting on specific papers to be signed upon arrival, then you have no choice but to comply.

I remember staying one night in a nice little apartament and the host made me sign rental papers (which was not published in their listing) and told me they'd charge me a cleaning fee if the apartament didn't look during check out exactly as it looked during check in (including having the bed made and all). It wasn't bad and I liked to have the option of no cleaning fee, but it was just weird.
That means that the host doesn't clean up the apartment between the guests. I guess the bed was used by the previous guest. I prefer to pay for the clean but being in a clean place.

Hi, I have never heard of anyone charging more for pets. It's either you accept pets or not (there is an option to state that on Airbnb). All you can do is define a price per additional person. Of course you are also free to write in your description that you will charge extra for pets, but trust me, you'll miss on a lot of bookings if you do that.
Yes you add it in the rules that’s it’s extra per night and or a heavier cleaning fee, guests with dogs are usually quite happy to use a vacuum cleaner etc if you let them them too.
There’s a bond amount you can set at $150 minimum too

Where I host in Kenya, we literally live amongst wild life, yes there are bugs around, they live in the habitat. Warning, don't come to Africa if you expect not to find bugs anywhere :) haha I don't want to get shut down :) hihi

Even Airbnb hosts have to COMPLY WITH NATIONAL LAW: in Italy you have to sign a renting contract!!!

Be clear in your description. If the problems persists, explain it in the description like you would do it in real life: "This room is NOT a 5-star hotel, it's for budget travelers..." etc.
