I disagree with the build it bigger mantra you seem to be supporting here. While a larger house could totally be on this lot, those overly mans ionized properties never sell for tip top dollar. Prime example is look at the Adam Lavigne, Ellen, Kurt Rappaport properties--- they trade way more price / sq.ft. than over built properties. Their homes are never gargantuan but sizable homes on desirable lots in prime locations done very well. Overbuilding you'd lose the tennis court and yard spaces... I think Clements could give this a wonderful overhaul but as it is... its worth $30-32m on it's best day.
im not supporting ... im just saying the property has the potential to sell for $65M if you max it out with sqft and top top finishes ... somone would pay for that ... the has all the elements to deliver that exit ... it might take time but it will eventually
