26:03 it was not very nice of Enes to mislead us with the "ocean view" and Arvin bluntly points out that the camera person zoomed in to make it look as if you could see it from the second bedroom. And this won't be the last time he exposes Enes' sneaky camera crew. He showed in another video how they sometime zoom very close to a door to make the entry way look much larger than it really is.

Can easily remove a bedroom and convert it. Eight bedrooms is plenty, could hold up to 16-18 people. Besides, one limiting factor is the size of the kitchen. If you can't feed 16-18 people with a 3-door across fridge, you're going to have people-sustainability problems anyway so you might as well reduce the bedrooms by one.
The problem with these mega mansions in Bel-Air and Holmby Hills is the realtor says you can entertain dozens of people but there is absolutely no where for them to park! What are they going to do? All take taxis there and back? Mass hire a shuttle bus?😏
I LOVE THIS. This is the same thing I say ALL THE TIME when it comes to these mega mansions. It makes absolutely no sense to promote a house as an "entertainer's home" if you're guests have nowhere to park. Also, another thing is they call a lot of these big mansion's family homes but a lot of them don't have any kid friendly areas for kids to play in or outside. Also, no proper place for a dog to run around or due it's business. Then they want people to pay millions of dollars for something like that. When you can just save big money and move into a nice average family home with all the same amenities and also have a real yard, an actual driveway and all the rest.
Do party and entertainment mean sitting in one of those living rooms talking to each other like on a cozy airport lounge? No great bars, no music, no open chef's cooking? Serious?

I've been looking at this house for awhile and not understanding what I'm seeing... It's very eye catching but... off, somehow. I'm so glad you did this one because you pointed out and explained everything I was uncomfortable with but didn't know why.
Your suggestion on kitchen and bar placement is really good. It would also free up room where the current bar and kitchen is for a larger, real, chef's kitchen. A house this big and expensive? It's a must have. Also, I don't think the elevator goes to the main bedroom floor. That's weird and a miss...especially since the laundry room is a mile away. The poor housekeeper doing the laundry has to lug everything up and down that huge staircase.
Those bottles of wine will get destroyed. They are in Sunlight. A wine cellar is just that - away from natural light, and temperature controlled. The buyer will have very expensive wines - you'd never place them on those racks. Total waste.
Plus the designer of this house clearly knows NOTHING about wine. 90-something percent of wines are sold in black bottles for a reason: sunlight is bad for wine.

Arvin, the best video of this series, yet! The layout of this property is abysmal. I agree with you on the new layout for the main kitchen level. Also, the lack of privacy in the back and in the front from the street ( kind of the same with the Tione property). And, the fact that you don't have direct access to the elevator from the Primary is a joke. Good luck not kicking that step to the bathroom in the middle of the night.😂
I agree with your perspective. I call this an example of the lazy architect phenomenon. Just fill the open warehouse with furniture. Look at the house when it’s empty and compare it to a house with definable rooms. There’s no warmth to this home, it’s a poorly designed echo chamber.
It’s another spec built modern box that wanted to catch the wave back in 2014-2016. However (I’m guessing here), they probability bought the land around that period and finished just as the market for these types of home were slowing down, and they’re scared that they’ll be the ones left without a chair when the music stops. So why do they still price it so high?! Shouldn’t the goal be to liquidate the property as soon as possible and cut your losses?! Price is NOT a marketing gimmick, especially in the current climate

CONS- •3 living spaces next to each other is agreed redundant. •No private driveway is a big problem for me. •Oversized pivot door is too much door. •Never been a fan of green/living walls. •Not a fan of the bar design. •The pictured backdrop in the spa is questionable. • The guest rooms are small for the property. Not proportioned. •Black tubs are a no for me. Kinda like how you feel about dark kitchens. So many of the otherwise beautiful modern houses don’t look family friendly. They look like great places for single people to through absolutely huge parties, but not great places for children to live and thrive. I grew up in a giant, modern house on a hill with an amazing view, and I’m not a fan. I would never do that to my own kids.
i have theory ... most these developers build it for the guy they use to be when they were younger .... not the smartest way to make money .. the buyer pool is very small

this is the least cozy house I have ever seen, those curved beams remind me of a bus station and one more thing, this house does not provide any privacy, maybe apart from the cinema room, the masterbedroom and the bed placed in the middle of the living room, this is an exaggeration, to put it bluntly, it is a cold house, not suitable for living in, this house looks like prepared for one party and nothing else, terrible property and taxes $40,000 a month for fire insurance is a joke Prześlij opinię
When I first saw the Enes video several months ago, I had many of the same questions and concerns. Why so many living rooms? The powder rooms are an utter joke. And the location makes little sense. Finally, an idea for future videos. How about some of the other mansion tour specialists like Producer Micheal, JP Mansion Tours, and Darren Kriz. I'm sure these others are as extravagant in their reviews as Enes, and probably for the same reasons.

It's absolutely hilarious: cameras in the bathrooms (WTF??), a nightclub that looked like it was thrown in just to take up room, second floors that are a headache to navigate. It has all the warmth and charm of a freaking shopping mall in an airport. I feel like I'm insulting airport malls, the malls at my local airport are almost all lined up on one side so the plane gates are right across from them. It couldn't be any simpler but it makes it easy to run to your gate if you're about to miss your plane!
Arvin, I'm surprised you only have 9,000 subscribers, you deserve a lot more for the excellent and unique content you provide. Keep up the great work. As for this mansion, it boggles the mind that a developer (not to mention the architect..) of supposedly high end properties can be this oblivious to basic design principles. The living areas resemble a stacked, soulless furniture store, whilst the bathrooms and powder rooms belong in an office building. Worst of all is the lack of a setback from the street, there is virtually no separation between the front walls and the street; no one who can afford $68m would settle for this design failure.
They still haven’t sold this property? I know the original owner of the house that was there prior to this build. He even said when they approached him to purchase the land he told them what they want to do won’t sell. If anyone is familiar with the neighborhood. The house is EXTREMELY out of place.
These videos are great. They show us that a lot of modern architects don’t care about space planning, how people will live in a house, how a home will age, how it fits on the land, the curb appeal, sunrise and sunset, heating and cooling of the space, fire mitigation, so on. Don’t even get me started on how they don’t care about anything natural or use anything natural to help determine the design of the house. They are literally building for square footage in these markets. For this kind of money you should be getting a piece of art and something timeless, not something that looks like a high end retail store.
I stopped watching Enes' videos because he's such a con man. I won't take him seriously until Arvin uploads a video review that shows him telling the good AND bad about a property.

Large/heavy doors always seem like a huge unnecessary effort to open/close. Imagine walking in/out several times in a row. You don't have to go to the gym ☺

Haha! I did a lot of work on this house including helping to fab and install the steel spiral staircase, pivot doors, front wall and cladding. The staircase was an insane install, super dangerous. The view is much nicer in person, but this house has some serious compromises that I was critical of during construction. We also acquired and customized the pivot mechanisms for the doors to allow for easy adjustments and to increase the strength of the pivot to accommodate the insanely heavy door and off center pivot. When I discovered this channel I was so excited to see if Arvin would make videos on some of the houses I’ve worked on, very pleased to see he agrees with my sentiments. Btw, the safe room is wired up for networking and security. I’m not sure who they got for staging but they probably didn’t think to put that since it’s right at the landing from the staircase…

I've seen this house several times and felt like it didn't click. I couldn't tell why, but that's why we watch your channel. Bad layout, and harsh lighting blasting in horizontally. There are also some very visible utility poles. Who wants to see those when you spend so much money? I learn so much every video, like this one with the pivot doors.
I kept thinking that bringing this house into reality was a major mistake because the space utilization is just really bizarre, imbalanced, and obtuse.
Lol..this house was really not planned out at all. The primary bedroom is dismal and feels so disjointed and the "safe room" is just staged as an art gallery. All of these sitting rooms and not a single place to sit in the safe room. So strange.
I know it's unfair to compare a mansion to a single family home. But after watching videos of midcentury modern houses with their incredibly well thought out functionality, definition, and interplay of spaces, these huge and redundant "living spaces" worse than disappointing. Overall, this looks more like a commercial night-club than a home.

I agree with everything you say always with the exception of today’s mention of the 5 living rooms being poor planning. I think that if I had a house that large, I’d like to have several social seating areas that can interact with each other and still have their own identity and feel smaller and not just a large space like a ballroom. I do agree very much that the kitchen should have been moved as you suggested

I've watched so many Enes house tours, at some point I mistakenly started to assume, that Americans just don't value privacy at all. Thanks for you clarification, Arvin, every video. I wondered if it was just a cultural aspect and the American way of life would be that different to the European one. There are probably significant differencens between the mindset of each country how prominent you want to show your wealth. But all of those US houses have close to none privacy. But then again it's understandable, why Enes may showtour them and they aren't sold. Home is where you find your privacy. And each of these properties is just a stage in the spotlight. You can't paint the red flag any more red.
Great video and analysis as always. One other major flaw I believe is that the wine cellar is exposed to direct sunlight. Not good for the wine with temperature fluctuations. Wine needs steady storage parameters. Its a shame that this home has so many design issues. What a cold and uninspiring layout.
The wine cellar is in a completely wrong postion too, getting a ton of light which will of course ruin a red wine in just a couple of years, let alone the long aging premium wines worth thousand of dollars
The beds are parallel to the windows rather than facing the windows. If two people are in bed, when they wake up in the morning, they are not able to look past their feet out of the window at nature. Because the bed is parallel to the window, one person will be blocking the view for the other person.
Wine rooms shouldn't have that much sunlight and heat. If you're a collector with a collection of 1000 bottles of wine, you're probably going to want to store them differently
I absolutely think your layout idea is much better. The kitchen is so beautiful that there must be more of it, and there is easy access to the bar from the pool-it's a no-brainer!

Former wildland fire specialist here- the house itself is pretty safe from actually catching fire due to construction materials and landscaping, but yeah, you would still have a giant insurance bill. Plus the egress /ingress in fire emergencies would be Dicey
I'm a dude in my mid thirties and have some money, not this kind of money, and what you said about a gaming room or even some sort of tech room that is wired to the tits is something a lot of these homes are missing. I work in tech, own a few 7 figure properties that I rent out, and I live in a fairly basic 6 figure home. This has to be one of the worst 8-figure properties I have ever seen. It feels claustrophobic, uninspired, basic, boring, and those window shades look like something you would see in an Applebees. I am fairly removed from CA real estate being in the NW & Midwest, but it's incredible what homes are going for in CA! Just have to remark on one more thing - the light! I'm Norwegian and I love light but that is too much; overwhelming!
nice idea on rearranging the dining area, kitchen and bar. the breakfast nook should be striked out since there's another dining area outside right across it. i belive that's also the reason why they blocked the view of the breakfast nook.
I dont mind the front facade being basically a wall but the house itself just has too much space that you cant really use for anything. How many seating areas does a house need?

Awesome video Arvin. A note on the wine cellar. The sun is shining all over the bottles. Can’t imagine that would be good for the wine 😂. Also Astro turf is hot as hell in summer and you can’t walk barefoot on it. We have it around our pool here in Brisbane Australia and in summer you need shoes to walk on it. I would NEVER put it in a yard.

Good Home Designs feature an entry or foyer or lobby that does not put you into the living room but offers options to head in multiple directions towards a kitchen, dinning room or living room..or more.

Just a minor one that slipped... you can't have your wines exposed to so much light, there must be a reason it's been called a "wine CELLAR" for thousands of years. A car company, I think Genesis rented this place out for a release event, and craned the cars down onto the astro turf section. Speaking of the turf, I have artificial turf in my back yard, it has longer, darker green fibers, and has brown fibers woven in to resemble the thatch real lawns have. This place is asking more than 80 times what mine is worth, and it has the same turf people put on the balcony of a cheap apartment. Since this place is in Los Angeles proper, isn't there now a 10% excise tax on the closing price, so $6.8 million on top, assuming they get asking? Is this affecting the market for these, or is it more of a factor in the $5 - $10M range?
Arvin, in some fairness to the designer, you should visit northern Texas. Almost all the houses I toured had the master bedroom on the street level. I don't see what's uncomfortable about that. However, i do agree that it's insane to have the kitchen soooo far away from the master bedroom and the lot utilization is terrible. They should not have put the window side where it gets bombarded by the sun at 5:30 pm. I bet this house has sky-high electric bills because the a/c temp will have to be cranked down so often.

Arvin, the best video of this series, yet! The layout of this property is abysmal. I agree with you on the new layout for the main kitchen level. Also, the lack of privacy in the back and in the front from the street ( kind of the same with the Tione property). And, the fact that you don't have direct access to the elevator from the Primary is a joke. Good luck not kicking that step to the bathroom in the middle of the night.😂

I call this an example of the lazy architect phenomenon. Just fill the open warehouse with furniture. Look at the house when it’s empty and compare it to a house with definable rooms. There’s no warmth to this home, it’s a poorly designed echo chamber.

It’s another spec built modern box that wanted to catch the wave back in 2014-2016. However (I’m guessing here), they probability bought the land around that period and finished just as the market for these types of home were slowing down, and they’re scared that they’ll be the ones left without a chair when the music stops. So why do they still price it so high?! Shouldn’t the goal be to liquidate the property as soon as possible and cut your losses?! Price is NOT a marketing gimmick, especially in the current climate

•Black tubs are a no for me. Kinda like how you feel about dark kitchens.

•I’m okay with the kitchen (double islands are a bit much for me, so single is fine) but not the chef kitchen(agreed bad crapped design).
•More homes need safe rooms/vaults.
•I like upside down property’s done right. But this wasn’t it.

fire insurance possibly being $30k+ a month is insane to me. i'll keep enjoying the desert in Vegas and fly out to LA for cheap when i want to see the water lol
So many of the otherwise beautiful modern houses don’t look family friendly. They look like great places for single people to through absolutely huge parties, but not great places for children to live and thrive. I grew up in a giant, modern house on a hill with an amazing view, and I’m not a fan. I would never do that to my own kids.
i have theory ... most these developers build it for the guy they use to be when they were younger .... not the smartest way to make money .. the buyer pool is very small

Looks like they didn't put any effort into it or gave up at some point. No wow factor anywhere and no views. I can't see how they can justify asking that much. They won't get it. I TRULY dislike the front. Bedroom was so awkward. All of those living rooms reminded me of a college common area.

this is the least cozy house I have ever seen, those curved beams remind me of a bus station and one more thing, this house does not provide any privacy, maybe apart from the cinema room, the masterbedroom and the bed placed in the middle of the living room, this is an exaggeration, to put it bluntly, it is a cold house, not suitable for living in, this house looks like prepared for one party and nothing else, terrible property and taxes $40,000 a month for fire insurance is a joke

When I first saw the Enes video several months ago, I had many of the same questions and concerns. Why so many living rooms? The powder rooms are an utter joke. And the location makes little sense. Finally, an idea for future videos. How about some of the other mansion tour specialists like Producer Micheal, JP Mansion Tours, and Darren Kriz. I'm sure these others are as extravagant in their reviews as Enes, and probably for the same reasons.
Looking at a lot of them… will switch things up a little in the future

It's absolutely hilarious: cameras in the bathrooms (WTF??), a nightclub that looked like it was thrown in just to take up room, second floors that are a headache to navigate. It has all the warmth and charm of a freaking shopping mall in an airport. I feel like I'm insulting airport malls, the malls at my local airport are almost all lined up on one side so the plane gates are right across from them. It couldn't be any simpler but it makes it easy to run to your gate if you're about to miss your plane!

As for this mansion, it boggles the mind that a developer (not to mention the architect..) of supposedly high end properties can be this oblivious to basic design principles.
The living areas resemble a stacked, soulless furniture store, whilst the bathrooms and powder rooms belong in an office building. Worst of all is the lack of a setback from the street, there is virtually no separation between the front walls and the street; no one who can afford $68m would settle for this design failure.

They still haven’t sold this property? I know the original owner of the house that was there prior to this build. He even said when they approached him to purchase the land he told them what they want to do won’t sell. If anyone is familiar with the neighborhood. The house is EXTREMELY out of place.
These videos are great. They show us that a lot of modern architects don’t care about space planning, how people will live in a house, how a home will age, how it fits on the land, the curb appeal, sunrise and sunset, heating and cooling of the space, fire mitigation, so on. Don’t even get me started on how they don’t care about anything natural or use anything natural to help determine the design of the house. They are literally building for square footage in these markets. For this kind of money you should be getting a piece of art and something timeless, not something that looks like a high end retail store.

Haha! I did a lot of work on this house including helping to fab and install the steel spiral staircase, pivot doors, front wall and cladding. The staircase was an insane install, super dangerous. The view is much nicer in person, but this house has some serious compromises that I was critical of during construction. We also acquired and customized the pivot mechanisms for the doors to allow for easy adjustments and to increase the strength of the pivot to accommodate the insanely heavy door and off center pivot. When I discovered this channel I was so excited to see if Arvin would make videos on some of the houses I’ve worked on, very pleased to see he agrees with my sentiments. Btw, the safe room is wired up for networking and security. I’m not sure who they got for staging but they probably didn’t think to put that since it’s right at the landing from the staircase…
Btw if you know anything about the “architects” of this house, you’ll know why they made these weird choices

I've seen this house several times and felt like it didn't click. I couldn't tell why, but that's why we watch your channel. Bad layout, and harsh lighting blasting in horizontally. There are also some very visible utility poles. Who wants to see those when you spend so much money? I learn so much every video, like this one with the pivot doors.

I kept thinking that bringing this house into reality was a major mistake because the space utilization is just really bizarre, imbalanced, and obtuse.
There are 70 billionaires under 40.
14 of them are under 30.
The pool of eligibility is very small indeed.

Lol..this house was really not planned out at all. The primary bedroom is dismal and feels so disjointed and the "safe room" is just staged as an art gallery. All of these sitting rooms and not a single place to sit in the safe room. So strange.
I know it's unfair to compare a mansion to a single family home. But after watching videos of midcentury modern houses with their incredibly well thought out functionality, definition, and interplay of spaces, these huge and redundant "living spaces" worse than disappointing. Overall, this looks more like a commercial night-club than a home.

I agree with everything you say always with the exception of today’s mention of the 5 living rooms being poor planning. I think that if I had a house that large, I’d like to have several social seating areas that can interact with each other and still have their own identity and feel smaller and not just a large space like a ballroom. I do agree very much that the kitchen should have been moved as you suggested

I've watched so many Enes house tours, at some point I mistakenly started to assume, that Americans just don't value privacy at all. Thanks for you clarification, Arvin, every video. I wondered if it was just a cultural aspect and the American way of life would be that different to the European one. There are probably significant differencens between the mindset of each country how prominent you want to show your wealth. But all of those US houses have close to none privacy. But then again it's understandable, why Enes may showtour them and they aren't sold. Home is where you find your privacy. And each of these properties is just a stage in the spotlight. You can't paint the red flag any more red.
Great video and analysis as always. One other major flaw I believe is that the wine cellar is exposed to direct sunlight. Not good for the wine with temperature fluctuations. Wine needs steady storage parameters. Its a shame that this home has so many design issues. What a cold and uninspiring layout.
The wine cellar is in a completely wrong postion too, getting a ton of light which will of course ruin a red wine in just a couple of years, let alone the long aging premium wines worth thousand of dollars
The beds are parallel to the windows rather than facing the windows. If two people are in bed, when they wake up in the morning, they are not able to look past their feet out of the window at nature. Because the bed is parallel to the window, one person will be blocking the view for the other person.
Enes never gives a bad review. He will give a positive spin no matter what. Just know what you're getting into when you watch his videos.
Wine rooms shouldn't have that much sunlight and heat. If you're a collector with a collection of 1000 bottles of wine, you're probably going to want to store them differently
I absolutely think your layout idea is much better. The kitchen is so beautiful that there must be more of it, and there is easy access to the bar from the pool-it's a no-brainer!

Former wildland fire specialist here- the house itself is pretty safe from actually catching fire due to construction materials and landscaping, but yeah, you would still have a giant insurance bill. Plus the egress /ingress in fire emergencies would be

I'm a dude in my mid thirties and have some money, not this kind of money, and what you said about a gaming room or even some sort of tech room that is wired to the tits is something a lot of these homes are missing. I work in tech, own a few 7 figure properties that I rent out, and I live in a fairly basic 6 figure home. This has to be one of the worst 8-figure properties I have ever seen. It feels claustrophobic, uninspired, basic, boring, and those window shades look like something you would see in an Applebees.
I am fairly removed from CA real estate being in the NW & Midwest, but it's incredible what homes are going for in CA!
Just have to remark on one more thing - the light! I'm Norwegian and I love light but that is too much; overwhelming!

the breakfast nook should be striked out since there's another dining area outside right across it. i belive that's also the reason why they blocked the view of the breakfast nook.

Awesome video Arvin. A note on the wine cellar. The sun is shining all over the bottles. Can’t imagine that would be good for the wine 😂. Also Astro turf is hot as hell in summer and you can’t walk barefoot on it. We have it around our pool here in Brisbane Australia and in summer you need shoes to walk on it. I would NEVER put it in a yard.

WAIT .. i understand your message about walking in on the 3rd floor but just aftr opening your door and walking into your living room is called an apartment. Good Home Designs feature an entry or foyer or lobby that does not put you into the living room but offers options to head in multiple directions towards a kitchen, dinning room or living room..or more.

Just a minor one that slipped... you can't have your wines exposed to so much light, there must be a reason it's been called a "wine CELLAR" for thousands of years. A car company, I think Genesis rented this place out for a release event, and craned the cars down onto the astro turf section. Speaking of the turf, I have artificial turf in my back yard, it has longer, darker green fibers, and has brown fibers woven in to resemble the thatch real lawns have. This place is asking more than 80 times what mine is worth, and it has the same turf people put on the balcony of a cheap apartment. Since this place is in Los Angeles proper, isn't there now a 10% excise tax on the closing price, so $6.8 million on top, assuming they get asking? Is this affecting the market for these, or is it more of a factor in the $5 - $10M range?
Since AstroTurf doesn't hold moisture like regular grass it gets incredibly hot in the summer and can burn your feet.
Arvin, in some fairness to the designer, you should visit northern Texas. Almost all the houses I toured had the master bedroom on the street level. I don't see what's uncomfortable about that. However, i do agree that it's insane to have the kitchen soooo far away from the master bedroom and the lot utilization is terrible. They should not have put the window side where it gets bombarded by the sun at 5:30 pm. I bet this house has sky-high electric bills because the a/c temp will have to be cranked down so often.
Light is terrible for keeping bottles. This "wine cellar" is just stupid.
