    I am sorry that I started late in life working on my own projects. I just started last year building a tool supply and I have maybe 2% of what you have.. I am 44 now so there is still time to build a nice tool selection, just costs a lot of money.. As far as building a work shop/studio in your apartment, I think that is a great idea.
    The Good Word Of The Day should be something you do in EVERY video that you upload. For those who need to hear it, will hear it and forget those who don't want to hear it they can hit the fast forward

    Honestly, I like the separate maintenance shop you have going. The issue I'd have with it being in the house is... you'd be bringing work home with you. With the shop, although it's pretty confined, it's still a separated area that you go to for work, outside of your home. That's just me - you might be fine with it. As long as you'd be able to shut the door and separate it, perhaps it'll work good (and the neighbors don't complain if you have to hammer/saw something in the shop).

    Ok Ray, Little suggestions about leveling the oven...use those lift air bags you got, pump it up till it's level and lower your screws til it touches the floor. Love your Videos bud🤙🤙😎

    Everything you say about the people complaining is TRUE. I have the same problem, people think I can just pull out money that’s not mine to spend. I only do what the work order says, you are spot on 👍

    Good day Ray. Had a flood from 6th floor down to the basement here today. Tenant did not call in their toilet running water (flapper) and fell asleep while their toilet was plugged. 6 apartments with water damage over a $10 flapper. At least they did not have an infestation of fleas too haha. Burn those work clothes bruh.

      It could have been much worse to be honest. Have a great cleaner here and we had it all cleaned up by 10. Feel bad for the people who do not have renters insurance.

    Tip: Don't over tighten the chrome cap on the faucet. Loosening it up a bit will loosen up the handle..

    ahahhaha man! funniest video yet ahah love it. That flee thing happened to me once, I went into an apartment with our carpet dude he had to measure and when we got back in the car I felt something on my arm and we were covered in flees it was crazy!

    Hey, Ray. I got the 2 stickers I ordered. Thank you, sir. To remove those small pieces from the faucet, I would recommend a set of hooks/scribes from Harbor Freight. The ones I have got a blaze orange handle and come in various hook ends. I use them all the time to remove rubber washers, inserts or other small tasks in confined areas. Also, do some of your tenants have a security camera set up and talk you through their work order requests or anything like that? Just wondering because last month I did a baseboard job for a client and they were surprised to see me keep organized with tools in the middle, clean up after myself and even work without a peep. They though the audio was broke until I moved items around, ran air compressor etc and sound was heard. Thanks for all you do and record for us to see, Ray.

      you allows have to go into units with the mide set --> someone is watching you, cause there are cameras looking all the time. That's the reason I carry a GoPro with me. Complaining tenant I record everything. That just happened and I got her in a lie.

    I stumbled across your channel yesterday and your content is exactly what I like to watch here on YT, just genuine hardworking men earning an honest living and documenting it for the world to see. I'm hooked! I loved how the first almost 20 minutes of this one was just rambling and showing your new tool, but I love it lol. Never change Ray! And thank you for sharing what us what you do. BTW moving your tools to the spare bedroom does sound like a great idea for more space to get more organized!

    On the sticking door, why not just plane the hinge side of the door and re-cut the hinge mortises? Thanks for the discount on the laser measure tool.

      "why not just plane the hinge side". it was just at the stick plate where it was rubbing . removing the door and doing all that was not necessary

    Ray when you check a sink for leaks, I always put a stopper in the sink and fill it halfway up with water then pull the plug. That way its a little pressurized. If it doesn't leak then you are good with no pressure.

      I used to work at a complex that had "garberators" and we used to take them out when they caused leaking issues. The question I have is, would the tenant ask for a reduction in rent because you were taking away an appliance?

      Yeah the fact they don't have one between 2 properties is insane. My property has 250 units and we have one. The mgmt company must be shit and cheap tbh w all the shit this guy is expected to do

    What we did when I did apartment maintenance was we sprayed ourselves with alcohol before going in any home to keep bugs off ... I worked a section 8, yep never again

    You don't want to move into a "studio/workspace." You wanna be at-work, or at-home. You mix the two, you are the shoemaker sleeping in his shop.
    Management gives you a shop space for your tools, a bin for storage, and an apartment to live in. Keep them separated, or you're giving management a part of your apartment! What? Your commute is too long?

    I've never seen an apartment maintenance man supply as many personal tools as you do. I myself do apartment maintenance and supply a lot of tools more than most but I don't think it's right because the company won't buy more tools all I ever hear is about their budget

      tool for the work is not the property's reasonability. If you need a tool to do a repair and the PM will not pay for it, then dont try and fix it The PM will never buy a dewalt or Milwaukee tool. I buy tools to do the work cause that my chose. I dont ask them to get a tool unless its a tool that the property should have. I look at it this way, if I ever leave this job the PM will have a hard time to replace me lol. Rember this (my tool's my rules) not the PM tool's

I wouldn't trade my worst day for that flea infested crap hole you had to go in. Hopefully you got an exterminator in there before having to go back in.     No need for you to justify anything! I work for corporate and know you've definitely got to get work orders for all you do in order to show you provide value so they can show they value you with raises (which I hope you get a nice one)! Also, you can get rid of a lot of fleas by using an old school night light (bulb) with a tub of water with a drop of soap in it underneath as they jump to it at night and meet their demise.

    Hey boss man I’m wondering why you don’t use a shorter acting drywall mud. I’m not an expert but I picked up some 45 and it seems to work well enough. Is there a reason I might want to switch to 90? I just use it for basic patches and repairs in the house and shops.

      I found that the 90min mud set's up faster and it's easy sand. the faster set time mud will be really hard to sand when it dries.

      The quicker the mud sets, the more plaster is in it. Plaster drys very hard.
