I’m watching this in 2024 as a newer custom builder in SC, you’re 100% right with costs per sf. It’s ridiculous how either Google misinforms people on per sf build costs or how they’re just naive to what prices actually are. They are so used to a legal or illegal Hispanic crew building some low quality tract home who basically get paid next to nothing. Those tract homes clearly are so low costing per SF due to that reason imo

Please, everyone when you design your new home or addition, think about designing it so that you can add solar panels. This is not so hard...for nearly any location or house style, you can chose to orient your roof so that you have a large flat section facing south-ish, without decorative dormers or other complications of the roofline. Also, think about how to achieve passive ventilation of your attic and cross ventillation in your living space. Some thought put into the energy functionality of the house ahead of time will save you a little money each month going forward, adding up to a lot of money overall.

lol I have faux marble quartz in my kitchen and it stains so easy it’s a huge pain in the ass to me it’s not much better at all might even be worse but I’ll never get quartz again just garbage material I’ll do concrete counters in my next home

The under porch storage area can get warm in the summer if it gets a lot of sunlight, something to consider before putting the wine collection there.

Great suggestions! What I would suggest to builders is PLEASE for the love of humanity, Stop placing a fire place as the focal point. It is not 1912, people watch TV, nobody wants to look up to a TV 10 feet off the ground. TV's are made to look at them straight on. you cannot do that with a fireplace. put the fireplace to the side or in the corner PLEASE!!!

Number one on my list is that you don't need a 4500 + sq ft house. Spend some money on a house design that is smaller but has some thought to it and uses real materials that are timeless. Also invest in an energy efficient building envelope.

We are in the beginning of the process of building a custom home in Utah north of Salt Lake City. So much of what you have said are things we have been thinking of. We do have a great GC. One question we are working with an architect who is amazing and a GC but there is no on staff interior designer. I have priced some and they are hugely expensive. I don't need furniture and decor help but planning the bathrooms and finishes ect. One was 70K one was 50K and at most my budget is 25K. Do you think it is feasible to do this on your own? I have all kinds of Pinterest boards and have been researching so much. Some days I feel confident I can do it and other days I am like eeeeeeh. Maybe I need some help. Your opinion?

Plastic flooring will never replace timber as the quality floor of choice. Even cheap plantation softwoods are preferable to sticking vinyl all over a space you're going to be living in.

Where I'm living now, when we were building it was going to cost as much to connect to electricity as it was to build the house - so we didn't. I haven't had an electricity bill in fifteen years and I'd never go back to being tied to the grid! If you put in a shed first and put your solar panels on the shed roof, you've got power on site for building, which saves you fooling around with a genni for your electricity every time you want to use a power tool in your build.

What would you consider less expensive? 1. House with basement 8 ft ceiling insulate pad and walls OR 2.House on stem wall insulated slab and to regain storage and living space adding attic trusses. Ty for any input.

Forgot the #1 most important one: Plan the house well so that once building starts, building follows the plan and you don't change your mind on anything. Builders needing to REbuild sections 2 or 3 times because you change your mind about what you want will run up your costs faster than anything else.

I own a cleaning business in marble is one of the ugliest stones to have as a countertop, long-term they look awful. And you’re correct they’re very hard to try to keep nice. It’s a very porous material and as expensive as it is, I would never ever ever use marble in a bathroom or even a kitchen.

Are these actual custom homes, meaning that I can get whatever I want, or does the buyer choose from a number of plans and they get to pick what goes in it? Huge difference, what I’m getting is my house designed my way and entirely custom.

We finished the stairway down to the basement and half the basement. We're really happy with it. It's definitely going to help sell the house and I get to enjoy it until we go to sell. Best part, it only cost $15k including material and labor. In our case we're looking to add sell-ability not add $ to the sale price. A bonus room is a major selling point. You definitely want a basement sump pump system. You also want to use DriCore flooring or something similar.

Luckily we have a 31 acre property we bought debt free. It's perfect for building a house. I'm going to try and find a location where we could have a walk out basement. The area is overgrown with Birch trees so it's work to navigate it. Bringing in a brush cutter in the Spring.

I have worked with architects that only care about the inside… we came up with a plan for like a month and not once did he talk about how it would look. Then he gave me elevations and it was all funky without balance and not symmetrical nor asymmetrical balance just awful to the eyes… I then took the same floorplan and played around with window arrangements and roof lines and eventually we came up with a nice looking house that was actually arguably better… big waste of money… I now design them myself on sketchup and then hire draftsman and engineers by the hour to draw it up for final permit set.

About flooring. Hickory is surprisingly inexpensive. Cheaper than Maple, not sure about Oak.

Great Ideas. My favorite was heated floors.

For me I have decided that I will only ever have fiberglass shower surround. Tile looks beautiful but I don't ever want to have to clean grout again in my life.
