What’s currently the average cost per sq ft to custom build? I am interested in 3700-3800 SqFt home. And is there a big price difference between 1 & 2 story? Is it just roof and concrete that would be saved?

I wish I could get a custom home, but I'm barely able to afford a spec home that's being built in Pueblo.
They're accommodating some of my requests, heat pump instead of AC + furnace, different water heater, EV plug in the garage, but it feels like they're slow boating it all.
Any tips for people in my position?

Will we need to put things in even if we will not be putting a bar in at the same time? If you have a 3 acer lot how much should someone have sprinklers on with a sewer system and a few farm animals? For a gas firepit how will work with sewer?
